Investment Potential Calculation<br />

We visit properties with the buyer and his selling agency, give pro’s and contra’s in<br />

a report and the estimated rental prices. Good investment of not?<br />

Home Care Plan:<br />

The owner can take the Home Care Plan, without our Rental <strong>Management</strong>, and do<br />

the rentals himself, or, through another agency. In this case we can do the management<br />

of his property, cleaning, meet and greet, and key holding. Ask our prices.<br />

1* Investment Potential Calculation<br />

If the client wants to, we can go on house visits with him and the selling agent. To check the<br />

properties the client is interested in, and calculate what the investment potential and<br />

return could be.<br />

Is the location good for whole year rentals?<br />

Investments need to be returned the whole year, unless the owner decides to come to the property himself during<br />

the winter. If not, it’s very important to look at several possibilities that could make it profitable for winter rentals.<br />

Lot’s of agents or clients do not take that into account when they buy. But it’s one of the most important things.<br />

In summer, all properties are rented out, in the winter this is totally different. There are some facts you need to<br />

be explained.<br />

Does the property offer everything that rental clients want?<br />

Sun, view, enough space, close to amenities or does it have a garage? Is it child friendly, etc.<br />

Is the apartment in order with the law on short term rentals, or does the new owner need to invest to make it in<br />

order? Like air conditioning in all rooms and dining room?<br />

Is the property new or old fashioned, in need for renovation?<br />

If it’s in need for renovation, what is necessary right away, what can wait to stay within the budget?<br />

What can we do for the client, what prices can we offer? Or bring the client in contact with the constructors.<br />

Does it need a new layer of paint? New furniture? Television, internet, gas or electricity. We can provide this for<br />

you.<br />

Is there humidity in the property, construction defaults?<br />

Is the property legally build or not?<br />

In case it is not, what can you do, what can we provide? Are you allowed to rent it out for Holiday Rental? We<br />

look it up for you.<br />

We observe, check and give you a report with the pro-’s and contra-’s for each property that<br />

you’ve visited. And give you the estimated rental return you could have per property. That way,<br />

you can make your own decision based on all this issues.<br />

We ask 100€ for a days visit and advice, but when you take our Home Care Plan.<br />

2* The Home Care Plan<br />

Most of our clients take The Home Care Plan because it contains all services we provide. The<br />

Home Care Plan can be taken with, or without Holiday Rentals. The service is the same, only<br />

there will be no Rental Services and all extra’s, need to be paid separately.<br />

The Home Care Plan - PRICES<br />

The Home Care Plan can be provided with, or without rentals being done by Global Properties<br />

Investments. The owner can do the rentals himself if he wants to.<br />

For the Home Care Plan, a yearly fee is charged at the owner. No monthly fees, but 1 fee a<br />

year. See prices below.<br />

The cleaning prices will be charged at the tenants, or to the owner, when he, family, friends<br />

or own clients come into the property. For rentals from other agencies, we will invoice the<br />

cleaning and other fee’s to the agency.<br />

A contract will be made for 1 year. Starting from the date the contract is signed.<br />

For all extra’s Global Properties Investments has to do for the owner, an invoice will be made.<br />

The contract will also mention if there is a linen or decoration package. By ending the contract before<br />

the end date, all goods will be returned to Global Properties Investments and no fees will be paid<br />

back! In no case the owner can keep the goods, they only rent them, but by finishing the contract, the<br />

rent stops and all goods need to be returned immediately. Global Properties Investments has no control<br />

over the use of the goods, after a contract stops.<br />

The owner can buy the goods from Global Properties Investments, when he likes this, but at the<br />

prices determent by Global Properties Investments.<br />

When the owner takes the Home Care Plan next cleanings are included.<br />

first deep cleaning of the property by signing the contract.<br />

Window cleanings when the cleaning ladies think it’s necessary<br />

In case Global Properties Investments do the rentals,<br />

Our rental clients pay for the departure cleaning. This will be marked on the rental portals, and at the<br />

invoices to the tenants.<br />

In case the owner has a Home Care Plan but brings in own tenants, the cleaning fee will stay the<br />

same and will be paid by arrival by the tenants. In no case, the clients will be cleaning themselves.<br />

We are not responsible when this happens and new clients complain about the state of the property.<br />

In the cleaning price is included the laundry of all linen + the extra set of linen we need to put in the<br />

property according the new Rental Law.<br />

In case the windows need to be cleaned, then this is included in the price.<br />

Global Properties Investments leave a small basket with cleaning products in the kitchen, included<br />

toilet paper and garbage bags. For the tenants we are available for all service 24/24 and 7/7 days.<br />

NOTE: When the owner comes himself, and he has a Home Care Plan, the preparing of the property<br />

is for free, the cleaning price after departure is 70€, laundry included. This is a discount we give.<br />

Unless the owner wants to do this himself of course.<br />

In case the owner doesn’t take the Home Care Plan ,<br />

and the owner manages his own bookings, or another office does it, then Global Properties Investments<br />

is not responsible for double bookings or faults done by one of them.<br />

In this case, we can do the cleaning, but the cleaning money will be paid - on our prices - by the<br />

owner or the other agency at the end of the month, by receiving an invoice. There is no discount<br />

when the owner comes himself.<br />

Neither will give Global Properties Investments a basket with cleaning products or a Welcome Gift to<br />

the tenants.<br />

In case of problems, the owner or rental agency will be responsible when something happens. We<br />

only do the cleaning and laundry in this case, nothing else.<br />

All our prices are always exclusive the 21% VAT we need to charge.<br />

This is on ALL our services we provide TO THE OWNER.<br />

Meet and Greet with tenants<br />

In case the owner works with Global Properties Investments for the rental of his/her<br />

property:<br />

We will be there when the client arrives, and leaves, to hand over the keys, or collect the keys.<br />

We will take the pictures of the passports and hand them over to the police as requested in the<br />

new Rental Law.<br />

All tenants will get the explanation of the rules of the property, will sign a document that they<br />

know them. They will also sign a document with the inventory of the property, that all is ok by<br />

their arrival. And a document of how many keys they get. Normally this is 2 sets.<br />

If they still need to pay the damage deposit or the rental amount, we will collect this.<br />

By departure we will overlook the inventory and keys. If all is ok, we will refund the damage<br />

deposit back to them. If not, we will charge them for any damages or loses.<br />

The rental money they paid us will be deposit on the owners account with invoice of the booking.<br />

Arrival:<br />

16h (4pm)<br />

If tenants arrive later then 16h (4pm), the following fee’s will be charged to them:<br />

- 20h (8pm) - 22h (10pm) = 30€<br />

- 22h (10pm) - 24h (00pm) = 50€<br />

- after midnight = 10€ per half hour extra!<br />

In case there is no change over the same day, we can let the tenants in a bit longer but not<br />

more then 2 hours.<br />

In case the owner wants do to the booking himself or chose another rental<br />

company for the rental of his/her property, we can do the Meet and Greet for<br />

them.<br />

the owner or company warns when the clients will be there.<br />

We will take care for all legal documents and inventory, keys, house rules.<br />

WE WONT ACCEPT ANY DAMAGE DEPOSIT OR RENTAL MONEY in this case. We are not<br />

responsible for that. (in case of other agency)<br />

At departure we will check the property on damages or stolen items but WILL NOT PAY THE<br />

DAMAGE DEPOSIT TO THE TENANTS. This is the responsibility of the owner/other agency.<br />

(only in case of another agency)<br />

Arrival hour can be different.<br />

If the arrival hour is before 18h (6pm), the price will be 30€, paid by the owner or<br />

agency with an invoice at the end of the month. We wait 1 hour.<br />

If the clients are not in the property after 1 hour, we charge 10€ per extra half hour that<br />

we have to wait.<br />

4* RENTALS by Global Properties Investments<br />

SHORT TERM HOLIDAY RENTALS<br />

At Global Properties Investments the client can chose if he wants to rent through our office or rent<br />

out himself.<br />

Booking.com (high commission!)<br />

We have a data base of over more than 5000 travel agencies in Europe.<br />

Every month they receive our newsletter with the new properties we have for rent.<br />

We also work with other agents to rent out the properties. We work a lot ONLINE with different portals<br />

in different countries. Four times a year we advertise in SpanishMove, the free Real Estate magazine<br />

at the Costa del Sol.<br />

Social Media is a very strong provider of potential rental clients. For the owner, the first year is always the<br />

most difficult because people have to learn to know the property. Once they have been there, they often<br />

come back the year after.<br />

We will place the property at the booking portals, but we put it on the name of the owner. We will<br />

make an e-mail address with the name of the property f.e.<br />

Natallia@gmail.com. This e mail address will be connected with your e-mail address.<br />

Like this we can follow the bookings also, and handle them for you. Also combine the agenda’s<br />

and see that there are no double bookings.<br />

The owner has control over all the bookings any time, he will get the payments directly on his account,<br />

paid by the booking portal, no more by us. The booking portal will send the commission<br />

invoice to the owner who will pay it.<br />

Our office will only pay the rental money on the account of the owner when the renter pays by arrival.<br />

Then we will collect the money and put it on the owners account. This is also in case of a<br />

damage deposit.<br />

We need to work like this because of the new law on Holiday Rental properties of the Junta de<br />

Andalusia. All portals have to give the owners details to the tax office from July <strong>2018</strong>.<br />

So we can’t put any property on our name anymore.<br />

We provide the owner with an estimate price range per night for the whole year.<br />

The agency calculates 20% commission on top of the agreed rate. This is our office commission<br />

for the work we do for the bookings.<br />

Here fore we do the preparing of the property, meet and greet, key handing, inventory check, departure<br />

check, cleaning and laundry.<br />

We are also reachable 24/24 hours, 7/7 days. Clients can contact us when there is a problem, we will<br />

try to solve them.<br />

An invoice of our commission will be made after every departure of the clients.<br />

We will do all we can to rent out the property as much as possible. Sometimes this will be easy when<br />

it’s a good location, for others we will have to push a little bit more. So we do all the work for you.<br />

ATTENTION! Booking.com and other portals charge you ALSO a commission. For Booking.com this<br />

is a very high commission of 15% on the booking price. The others ask between 3 till 8%. Keep also<br />

in mind that you have to pay VAT on a booking and taxes afterwards. This makes that the price mentioned<br />

at the reservation form from a booking, won’t be the amount you receive on your bank!<br />

So it’s not allowed anymore to put properties on the booking portals on our name.<br />

ATTENTION:<br />

Some clients can’t pay reservation deposits because the country they live in doesn’t allow this.<br />

This is f.e. the fact with Morocco. Moroccan people are not allowed to transfer more then 650€ a year<br />

to another country.<br />

We solved this problem by opening an account at the Moroccan bank in Malaga.<br />

Other people don’t want to give their credit card information. In this cases we have to wait till the clients<br />

arrive. Sometimes, clients do a booking and don’t show up.<br />

This is called a NO SHOW. If this happens, we can’t do anything about it. We can’t charge andy<br />

damage fee. It happens from time to time, there is nothing you can do about it, unless you have<br />

all details of the tenants, what is not the case when the booking comes from a booking portal.<br />

5* RENTALS by The owner himself<br />

The owner rents out himself:<br />

It is possible that the owner does the rental himself, our brings in own clients. That is no problem for<br />

us.<br />

In this case Global Properties Investments can’t be held responsible for faults, double bookings,<br />

or other problems, if the owner didn’t use the document we provide for this, or forget to<br />

warn us or too late.<br />

The owner fills in the document that we provide, with all the data of the tenants.<br />

We will put it in the rental agenda and block the dates.<br />

If the owner brings in own clients, we will charge 100€ for all the work we need to do.<br />

The blocking of the dates on all portals and agenda, secure all papers are filled in correctly, take the<br />

pictures of the tenants, go to the police station and bring the papers in, be available for the tenants<br />

when something happens,...<br />

Of course there is no commission asked by our office , but all costs for meet and greet, key holding,<br />

cleaning, laundry and other services will be charged to the owner.<br />

The owner will also warn us in case damage deposit or rental money needs to be received by us, by<br />

arrival of the tenants.<br />

After departure, an invoice will be made by our office for the costs of our services.<br />

The owner is responsible for the VAT and Taxes.<br />

Let us know in time if the renters want a transfer, car, baby cod, baby chair, breakfast basket, or other<br />

services. (see later in this brochure)<br />

5* RENTALS Directly from our office.<br />

Global Properties Investments has his own clients that book directly at our office.<br />

In this case we will fill in the same document as the owner needs to do when he brings in a renter,<br />

and sent this to the owner with all details.<br />

When the client pays upfront, the money will be deposit directly on the account of the owner. When<br />

the client however pays by arrival, this will be done the day after arrival of the clients. We have to<br />

see first if the clients come or not.<br />

An invoice for the commission will be sent to the owner.<br />

In this case you only pay our 20% commission but no portal commission of course.<br />

In no case we will rent out properties who are not in order with the new laws for Holiday Rental, or<br />

without CTC or VFT code!<br />

We are not held responsible when there is an inspection and the registration would be missing, nor<br />

are we responsible when the owner didn’t pay the invoices of the booking portals or VAT of taxes.<br />

LONG TERM RENTALS<br />

Some people decide to put their property for long term rental. There is a huge demand for long<br />

term rentals and nothing is available. Most of the time we advice owners to do this for the first year.<br />

In that time they have an income, and we have time enough to make publicity for the property. Besides<br />

that, people see at the booking portals that it is rented out all the time, so it must be popular!<br />

And another thing is that you don’t need all the high costs for the registration and the items that<br />

you need, when it’s rented out long term.<br />

If an owner should decide to rent out the first year for long term, he doesn’t need the Home Care<br />

Plan or <strong>Property</strong> <strong>Management</strong> Contract either.<br />

The owner pays 1 time commission. The first month. From the 1th month rent we will keep 1/2<br />

month commission. The rest of the month + the damage deposit will be put on the owners account.<br />

From then off the tenant will pay directly on the owners account<br />

6* RENT THE LINEN PACKAGE<br />

If the owner need us to check the property to see if there are things that need to be<br />

changed, items which need to be removed, dangerous areas for children, we will do this free of<br />

charge. We know what tenants want during their holiday and keep the owner informed about<br />

comments or, extras that are needed.<br />

If you want old furniture or decoration to be removed from the property, we will do this for free.<br />

You can also ask our advice about the decoration and furniture. We work with some decent companies<br />

and can order new furniture for you, if wanted. We always send the pictures and prices in<br />

front. In case the client wants to know the yearly rental prices and estimated investment income,<br />

we can provide this.<br />

A lot of properties, certainly the old ones, have old linen and towels, still blankets instead of Nordic’s,<br />

old and most of the time they don’t mach with the property.<br />

Global Properties Investments can provide a l i n e n p a c k a g e in case the owner doesn’t have<br />

enough or not all the same. Also when the linen and covers are old or old-fashioned. We can provide<br />

children’s toys, baby beds & chairs, extra beds, bathrobes, slippers etc. These last 3 items will be<br />

charged to the clients.<br />

The package is the property of <strong>GLOBAL</strong> <strong>PROPERTIES</strong> <strong>INVESTMENTS</strong> but can be used by the<br />

client. Every year we have new linen and towels.<br />

Price for the package: 500€ a year. (Price original to buy: 1350€)<br />

All get’s renewed every year. We wash the linen ourselves to keep the colors and shape to its<br />

original and fashion changes all the time even in bed linen or towels.<br />

The package will stay the property of Global Properties Investments and has to be returned<br />

by finishing the contract. In case the goods won’t be returned on time we will invoice them<br />

to the owner.<br />

7* DECORATION PACKAGE<br />

In case Global Properties Investments believe that it is better to make the property more modern<br />

or that it can be rented out more often by making it look better and more commercial, we will suggest<br />

to do some decoration changes.<br />

We are specialized in Interior Remodeling and as a Consultant, we can give you some ideas what<br />

rental clients want, how the property can be reformed to a more modern place, without huge costs<br />

for the owner. What we still can use we will recycle so there is no waist of furniture or decoration.<br />

If the owner agrees to change some things, we will make a price offer for the property to change<br />

it in a more modern look and decoration.<br />

We can do the whole interior decoration or renovation.<br />

The decoration packages we use are included curtains, paintings, house decoration, special<br />

items, decoration pillows, plants, carpets, lamps, etc. For example for a 2 bed/2bath apartment,<br />

the price of the package is between 500€/750€. Furniture not included. We can provide total new<br />

furniture, but this has to be paid separate, the furniture stays in the apartment and belongs to the<br />

owner .<br />

The package will stay the property of Global Properties Investments and has to be returned by finishing<br />

the contract. If not, we will send an invoice for the original price.<br />

It is in everyone’s interest that the property looks great to rent it out!<br />
