The subject property consists of two parcels. The first parcel

of land which will be referenced as the ‘upper level’ consists

of 13.30 acres. The site is improved with two buildings and

a storage bunker. The first building is a two story structure

the Union District of Marion County. The site is comprised of

two (2) irregular shaped parcels of land offering a total area

of 27.07 acres. The property is identified as District 18, Tax

Map 17, Parcels 4 and 4.1. Parcel 4 can be referenced in

Deed Book 1040, Page 532 and parcel 4.1 can be referenced

in Deed Book 1040, Page 534. Parcel 4.1 is listed at 13.88

acres, however, the property owner will be keeping 1.103

acres in their possession making the available acreage of

INGRESS / EGRESS / DIRECTIONS

This location currently offers one point of ingress and egress via

Tulip Lane. When traveling on I-79, take Exit 135. At the stop

sign, proceed southeast onto Millersville Road. At the first

stop sign, proceed straight onto Tulip Lane. Travel 0.5 mile on

Tulip lane, then bear right to continue on Tulip Lane. This road

will lead you directly to the property, eventually offering the

and to the right. The building is built into a small hill, so both

upper and lower levels offer ground access.

The lower level of the building offers two entrances into the

restaurant area which seats 72 people. There is also a separate

entrance into the tasting room. The upper level offers

additional dining areas that are commonly used for formal

and informal public and private events. The “Hayloft” seats

60, and the “Lottery Room” seats 24. Additionally, there is

an outdoor entertainment area which includes a corn crib

gazebo, band stage and courtyard which seats up to 86

people. The lower level also offers a full service kitchen.

The building construction is a mix of wood pole with the

lower level being a pre-case concrete. Exterior is metal with

some decorative ornate added. The exterior skins are also

metal as well as the roof. The windows are fixed pane units.

the current build-out but rather a suggested build-out for a

wedding/special event use. The space in green represents

building is constructed as a wood pole building with metal

siding and roof with a poured concrete floor. Of the 2,795
