set to continue in the west<br />
The residential population of Christchurch’s western suburbs<br />
has grown significantly since the Canterbury earthquakes of<br />
2010 and 2011, and that growth looks set to continue for<br />
some time.<br />
A number of subdivisions have already been developed across<br />
the area in response to that growth, with more coming on<br />
stream over the next few years.<br />
One new one being developed is an extension to the existing<br />
Country Palms subdivision in Halswell, which was established<br />
prior to the earthquakes by development company Suburban<br />
Estates.<br />
“That one was well received and sold quickly,” company manager<br />
Tracey Watson says.<br />
“The new development is smaller, with 100 lots. The first stage,<br />
comprising 33 lots, has just been released, with the remainder<br />
to be released over the next couple of years.”<br />
Section sizes range from 400sqm to 700sqm, with access<br />
through the existing Country Palms development.<br />
“The subdivision has access to good infrastructure, with the<br />
opportunity to have access to Halswell Junction Road, and<br />
there are good facilities all within a kilometre,” Ms Watson<br />
says.<br />
A newcomer to the Christchurch market, Avanda Group, is<br />
developing a site at 197 Halswell Junction Road. Planning and<br />
design work has started and civil engineering work will get<br />
underway once designs are finalised, marketing manager Sarah<br />
Davidson says.<br />
The existing plan for the development includes 197 lots, with<br />
section sizes ranging from 300sqm to 650sqm.<br />
“There is an allowance within the plan for a small number of<br />
integrated housing lots, should the demand for such products<br />
develop over the course of the sales programme,” Ms Davidson<br />
says.<br />
She says Avanda has spent a number of months speaking to<br />
active parties in the market, and listening to what purchasers<br />
want.<br />
“This information has been at the forefront of our decision<br />
making. We are in the process of appointing a local urban<br />
design and landscape architect team to assist in the design of<br />
the layout and the treatment of outdoor spaces to make 197<br />
Halswell Junction Road a welcoming community,” Ms Davidson<br />
says.<br />
“Avanda chose to develop in Halswell as it is a growing and<br />
popular community that we wanted to be part of. There is a<br />
demand for good-sized sections in the area.<br />
“We hope this will be the first of many developments in<br />
Christchurch for Avanda.”<br />
Several other subdivisions in the area have had council consent.<br />
There are 205 lots over three subdivisions in Awatea Rd, Carrs<br />
Rd and Halswell Junction Rd.<br />
A further 634 lots across four sub divisions in Sutherlands Rd,<br />
Halswell Junction Rd, and Milns Rd are currently subject to a<br />
subdivision consent application.<br />
