Rachel Schmutz at Falcon Point East is governed by a Home Owners Association (HOA). This means that there is a set of documents that lets residents know what they can and cannot do on their property. Some of the most common mistakes that homeowners/renters make are: • Forgetting to cut and edge your grass on a regular basis: Frequency of maintenance depends on the weather, rate of growth, weeds, etc.; however, the maintenance must occur often enough to ensure the lawn is maintained to the community wide standard. • Forgetting to put up your trash can at the end of a trash collection day: Please put your trashcan and recycle bin away and out of public view. Leaving your can by the front of the garage door or on the side of the home warrants a letter from Community Solutions. • Not putting in a Home Improvement application before you make a modification to the exterior of your home. Volunteers Needed We will need one volunteer from The Arbor, The Grove The Landing, & The Meadows to help place and remove garage sale signs before and after the event. The HOA will provide a gift certificate to each volunteer from the four neighborhoods. If your neighborhood does not have a volunteer it will be excluded from participating. Please send an email to if you would like to volunteer for the event. The Falcon Point East Annual Garage Sale is tentatively scheduled for Saturday, April 7, 2018, from 8 AM-2 PM. The gates will remain open during this time. The rain date is Saturday, April 21 st . Nominations for Yard of the Month Yard of the Month is awarded during the summer months. Community Information The Falcon Point East (“FPE”) subdivision consists of the 613 lots located in the Arbor, the Grove, the Landing and the Meadows. Owners of these lots are members of the FPE Homeowners Association, Inc. (the “Association”). The Association is managed by Community Solutions Unlimited LLC (“CSU”). Policies are set by a five member Board of Directors (the “Board”). The Board is elected by the members of the Association at the Annual Meeting held in October or November of each year. Street Gutters and Drains: Please keep the street area in front of your house clean, so that leaves, pine needles, grass clippings, dirt and liter will not accumulate in the gutters next to the curb. Accumulated debris will end up being washed into the drains causing them to back up and flood the streets. This also applies to lawn contractors that are blowing debris into the street instead of bagging them. Falcon Point East Park: Dogs are NOT allowed in the Falcon Point East Park. Willow Fork Park: Dogs on a leash are welcome in the new Willow Fork Park (next to Cinco Ranch High School). Remember, if your dog poops, you must scoop. Gate Transmitter, Wallet Card and Code: If you wish to buy gate access equipment, you can contact the Gate Committee at You are authorized to distribute your 6-digit code for personal use. Soccer Field Reservations: The soccer fields at the neighborhood center can be reserved by contacting Rachel Schmutz of Community Solutions at 713-429-5440. Reservations must be made by a FPE resident and who is responsible for the activities on the field during the reserved time. Streetlight Outage: Please note that the association pays electrical charges for a streetlight whether the bulb is functioning or not.
