Description of Team Roles Admin Director – Oversees Operation group. Assigns and reviews work to ensure accuracy and compliance, hires, trains, appraises personnel. Responsible for ensuring quality standards are upheld for all Realty Kings customers and clients and problems are solved in an efficient and timely manner. Ability to perform full range of processing duties, where needed. Motivates, promotes and direct Operations team in meeting monthly and annual goals. Buyer’s Agent – Prospect for both seller and buyer leads, convert leads to appointments and close for buyer agency agreements. Conduct a thorough needs analysis to ensure fiduciary service to all buyer clients. Assist buyers with loan pre-qualifications, educate buyers about the home buying process, show homes to prospective buyer clients, write and submit all offers to purchase, close buyer clients to written offers to purchase, negotiate offers to purchase and oversee negotiation process, negotiate inspection repairs, communicate diligently with administrative staff to ensure highest level of service to buyer clients. Executive Assistant – Answers incoming calls; provides support to agents and brokers during sales process, including preparing documents, scheduling appointments, and sending emails; maintains CRM; produces listing marketing materials and assists with social media campaigns; coordinates and assists with open houses, office events/ meetings and vendor appointments. Inside Sales Agent – Responsible for calling all leads, prospecting for new leads, servicing inbound leads from sign calls and online sources, managing contacts in CRM and consistently nurturing and following up with leads to convert into scheduled appointments. Lead Gen Director – Oversees Lead Generation Group. Manages activities designed to procure new business, such as: prospecting, geographic farming, door knocking, cold calling, drip marketing, business referrals, and networking. Creates and implements systemic activities designed to generate new clients. Tracks and measures conversion ratios of team members to ensure weekly, monthly and annual quotas are being met. Coaching, trains, and ensures team members have tools needed for success. Listing Coordinator – Manages all aspects of seller’s transactions from first contact to purchase agreement. Executes all required steps to list a property and get it under agreement, such as preparing listing materials, pre-listing presentations, CMA’s, coordinating showings, and scheduling open houses. Obtains necessary signatures on listing agreements, disclosures and other necessary documentation. Provides weekly updates to sellers with feedback and progress reports from showings and marketing efforts. Oversees all marketing efforts to get property sold. 13

Listing Specialist – Prospects and conducts lead generation activities for new listing appointments, responds to online seller leads, manage all leads in CRM, prepares and analyzes CMAs, conducts listing appointments and converts appointments to listing agreements, presents and negotiates offers. Marketing Specialist – Responsible for all channels of marketing; develops, designs, implements and oversees all print and multimedia marketing, i.e. flyers, brochures, videos, newsletters, exhibits, press releases, websites, e-books, postcards, and more. Must stay up-to-date with latest technology. Identifies and pursues opportunities to drive business growth. Outbound Sales Agent – Responsible for generating outside business opportunities, via door knocking, driving neighborhoods, cold calling, networking, meeting with builders, developers, industry professionals. Sales Team Lead – Responsible for hiring, training and coaching team agents. Ensures productivity and profitability of branch, oversees adherence to team agent agreement, tracks leads and conversion rates, and maintains agent accountability. Provides personal and business consulting for team agents. Plans and executes branch level lead generation activities, such as workshops, webinars, community events, open houses, etc. Showing Specialist – Assists agents by showing homes to buyer clients, creates automated property searches, refines buyers’ criteria and proactively searches for best-fit properties, gathers and answers buyer questions about potential homes and local communities, provides buyers pricing information and market research, educates buyers about home buying process, keeps lead agent informed on all client communications and developments, close buyer clients to written offers to purchase. Transaction Coordinator – Oversee the sales process from purchase agreement to closing, including documentation, deadlines, and communication between parties. Coordinates title/escrow, mortgage loan and appraisal processes. Coordinates inspections and completion of repairs. Regularly updates and maintains communication with clients, agents, title officer, lenders, etc. Ensures file compliance and adherence to the Realty Kings Contract-to-Close process. 14
