Annual HomeOwners’ Association Meeting in March - Watch for Your Proxy in the Mail The Westgate HOA will conduct its Annual Homeowners’ Meeting in March. The meeting will be at the Richard and Meg Weekley Community Center (8440 Greenhouse Rd., right around the corner from Longenbaugh) on the fourth Thursday of the month, as usual, that’s March 22 nd . Registration begins at 6:30 PM and the meeting begins at 7 PM. You should receive a proxy for this meeting in the mail. It is EXTREMELY IMPORTANT to achieve that 5% attendance quorum at the Annual HOA meeting. A quorum of residents MUST BE REPRESENTED AT THE MEETING FOR BUSINESS TO BE CONDUCTED, including the election. You can represent your home by attending the meeting in person or by returning your proxy BEFORE the meeting. Feel free to email the HOA Board if you have any questions or need your proxy picked up: board@westgatetx. net. You may also have someone come to your home to ask for your proxy for purposes of collecting enough to achieve a quorum. If you are having your proxy picked up, please put it in a sealed envelope. Also on the proxy, residents will have the opportunity to vote for one Board position that is currently held by Abel Gonzalez. You can vote for one candidate on the proxy if you cannot make the meeting. Please look for all candidates’ statements of purpose on the website and on our Facebook group. Whoever wins this position will serve a two year term. At the annual HOA meeting this year: • We will have one Board of Directors position up for election. • This is a great time to sign up for any committees you’re interested in, such as the social committee, the crime watch committee, the pool and parks committee and the deed restrictions committee. • There will also be a time for questions. • Remember, you can vote by proxy if you can’t come to the meeting. If you don’t want to vote, please at least return the proxy for purposes of achieving quorum if you can’t come to the meeting. So look for your proxy in the mail, check next month’s newsletter, our Westgate Subdivision Facebook group and Westgatetx.net and come and be involved, get informed, show interest in your community-Westgate! Westgate Easter Egg Hunt! Once again, the Westgate social committee will be hosting an Easter Egg Hunt in the pool/park area on Saturday, March 31 st . Please email the social committee if you can pitch in and help make this a great event for our Westgate families: social@westgatetx.net. We’re ordering twice the amount of eggs we have last year for more fun for the kids! If you’d like to help supplement the eggs that the HOA is providing and add to the kids’ fun, please fill 12 plastic eggs (with goodies that are NOT chocolate); please drop them off at 7422 Vine Grove Ct. by Wednesday, March 28 th . On the morning of the egg hunt, we will hide the eggs at the park before 10 AM, please show up around 9:30 AM to help hide eggs and the activities will begin at 10 AM. Each child will hunt and collect eggs in different sections of the park separated by age group. We do need volunteers to help keep this organized and to help hide eggs. If you’d like to help and for questions, email social@westgatetx.net. Thank you to Nicole Gerrard, social committee chair, for taking the lead on this event! Last year, the kids had so much fun finding toys and goodies in the eggs. We hope to see you there! 4 Difficulty Paying Your Annual Dues? If you anticipate not being able to pay your Westgate fees for 2018 on time, be sure to call our management company Inframark (281-870-0585) to discuss getting on a payment plan before more fees are tacked on - from the attorney, etc., $605 can turn into $1,000+ very quickly. Even if you don’t think you can pay all at once, you need to call Inframark to make payment arrangements, DON’T WAIT and cost yourself MORE money. These dues help pay for landscaping, electricity, water, refurbishing and adding amenities and pool management, among other things. It helps Westgate continue to be a great community with stable or increasing property values. If you’d ever like details of how your dues are spent, you can always ask our management company. Get to Know Your Neighbors New Section Groups on Facebook By now, I hope everyone knows about our neighborhood Facebook group- “Westgate Subdivision Official” -with over 1,000 members. In an effort to foster crime prevention and safety, we now have Facebook groups created by Westgate Crime Watch for each individual section. This will make communication easier and quicker to stay informed on what’s happening in your immediate area. Also, these section groups will facilitate more neighborly relationships and foster a sense of community with your closest neighbors. This is a basic tenet of neighborhood safety. To join your section group search for “Westgate Section X” (your section number) and request to join. You may be sent a message and asked to provide confirmation of your address. Don’t know which section you live in? Look on HCAD online, look up your address and it will tell you which section you’re in. Real Estate Outlook 2018 Submitted by Westgate resident and realtor Tim Bogott Many people are wondering how the Houston housing market is after Hurricane Harvey and what to expect in 2018. Dr. Ted Jones, Chief Economist for Stewart Title, gave his annual talk on the real estate and economic outlook for 2018 on January 10, 2018. Even with the impact of Hurricane Harvey, Dr. Jones reported the Ft Bend-Galveston-Harris- Montgomery Counties single family sales grew 2.4% and prices grew 3.9% in 2017 versus 2016. Dr. Ted Jones’ real estate and economic outlook for 2018: 1. Record job growth driven by the corporate tax rate cut and cheap energy prices. 2. Existing home sales will grow 2% and pricing will grow 3.6%. Existing home sales growth is restricted due to the number of homes damaged by Hurricane Harvey. 3. New Home Sales will grow 9.2% and pricing will grow 4.1%. The growth could be dampened and see additional price increases as builders compete for labor and materials with Hurricane Harvey repairs of existing homes. The Bureau of Labor Statistics Texas reported a job growth rate of 2.73% for the 12 months ending November 2017. That was 2 nd in the nation and only behind Utah at 2.85%. The prospect of record job growth in 2018 will only continue to strengthen the overall housing market. The job growth will also bring more entry level buyers into the market since Millennials (25-34) have begun to purchase their first homes and were 30% of homebuyers in 2017. March 2018 | Westgate
