Abergavenny and Monmouth named<br />
the best places to live in Britain<br />
Two towns in Gwent have been named amongst the best places to live in Britain by<br />
The Sunday Times Best Places to Live guide, published in March 2018.<br />
Both Abergavenny and Monmouth feature in the<br />
guide, which named Mumbles, as the best place<br />
to live in Wales.<br />
Among the reasons cited for its inclusion were the<br />
creation of the multi-million-pound Oyster Wharf<br />
development which has transformed the seafront in<br />
Mumbles with a host of new restaurants.<br />
It also mentioned plans in the future to give<br />
Mumbles Pier a new lease of life. Mumbles also scored<br />
highly on affordability of housing compared to the rest<br />
of the UK.<br />
A starter home costs in the region of £171,000 to<br />
buy and £520 per month to rent, a mid-market home<br />
costs around £312,000 and £910 to rent and a family<br />
home costs around £574,530 and £1,300 to rent.<br />
This year the second best place to live in Wales is<br />
Abergavenny which was described as “a beacon of food<br />
and fun” and a “wonderful place to live”.<br />
Renowned for its annual Abergavenny Food Festival,<br />
the study found that the average starter home in the<br />
market town is £171,710, or £520 per month, the midmarket<br />
average is £312,510 and the average for a family<br />
home is £574.530.<br />
Monmouth, the historic market town in the heart<br />
of Monmouthshire is another regular on the list.<br />
The average starter price is £158,77, mid-market is<br />
£270,780 and family home is £452,600.<br />
Monmouth, nestled in the beautiful wooded Wye<br />
Valley, the town feels secluded and rural, with hikes<br />
up the Brecons and walks through the Forest of Dean<br />

UK’s first residential property sale recorded<br />
in the blockchain by HS <strong>Property</strong> Group<br />
March 2018: HS <strong>Property</strong> Group, a real estate investment and development<br />
firm based in Manchester, has used the clicktopurchase ® platform to become<br />
the first UK residential property company to record the online exchange<br />
of a residential property using blockchain technology.<br />
The transaction, which<br />
was reported in the<br />
blockchain, was for<br />
the sale of a four-bedroom HMO investment property in<br />
Oldham, Greater Manchester developed by HS <strong>Property</strong><br />
Group and listed for sale on its website.<br />
Heralded by many as the future of finance and real<br />
estate, blockchain technology has attracted headlines<br />
recently as cryptocurrencies like Bitcoin and Ethereum<br />
are underpinned by this mechanism, thus enabling<br />
technologies such as peer-to-peer financial transactions,<br />
without a third party mediator.<br />

Theresa May launches consultation<br />
to overhaul planning framework<br />
Councils could be stripped of their planning powers if they fail to approve enough housing developments<br />
under tough new planning laws unveiled by the Prime Minister in March.<br />
In a bid to restore the dream of home ownership to millions of would-be buyers,<br />
Theresa May has proposed a major overhaul of the National Planning Policy<br />
Framework - the rules governing the building of homes in England - to force<br />
councils to hit housebuilding targets.<br />
Despite already delivering more than a million homes since 2010, the government<br />
has recognised it must to do more to achieve its target of 300,000 homes a year by the<br />
mid-2020s.<br />
The shake-up, the first in six years, aims to encourage the construction of more<br />
homes and weed out developers with a poor build-out record, by focusing on the<br />
following key areas:<br />
• Greater responsibility - Local authorities will have a new housing delivery test<br />
focused on driving up the numbers of homes actually delivered in their area, rather<br />
than numbers planned for. Developers will also be held to account for delivering<br />
the commitments, including affordable housing and the infrastructure needed to<br />
support communities.<br />
• Maximising the use of land - More freedom will be given to local authorities to<br />
make the most of existing brownfield land to build homes that maximise density.<br />
Redundant land will be encouraged such as underutilised retail or industrial space<br />
for homes, with more flexibilities given to extend upwards on existing blocks of<br />
flats and houses as well as shops and offices.<br />
• Maintaining strong protections for the environment - Ensuring developments<br />
result in a net gain to the environment where possible and increases the protection<br />
given to ancient woodland so they are not lost for future generations.<br />
• Ensuring the right homes are built - Delivering more affordable homes that meet<br />
the housing needs of everyone wherever they are in their life, including sites<br />
dedicated for first time buyers, build to rent homes with family friendly tenancies,<br />
guaranteed affordable homes for key workers and adapted homes for older people.<br />
• Higher quality and design - Introducing new quality standards so well designed<br />
new homes are built in places people are proud to live in and live next door to.<br />
• More transparent planning process - Local authorities will be encouraged to work<br />
together and continue to close the gap between planning permissions granted<br />
and homes built. A new standardised approach to assessing housing need will be<br />
introduced with new measures to make the system of developer contributions<br />
clearer, simpler and more robust, so developers understand what’s expected of<br />
them and will be in no doubt that councils will hold them to their commitments.<br />
The 80 point consultation proposal is part of a wider package of housing reforms;<br />
building on the recent £5 billion Housing Infrastructure Fundannounced to help<br />
unlock new homes in areas with the greatest housing need.<br />
Commenting on the announcement, Housing Secretary, Sajid Javid MP, said:<br />
“An entire generation is being locked out of a broken housing market as prices and<br />
rents race ahead of supply. Reforming the planning system is the crucial next step<br />
to building the homes the country needs. This government is determined to fix<br />
the broken housing market and restore the dream of home ownership for a new<br />
generation. There is no silver bullet to this problem but we’re re-writing the rules on<br />
planning, so we can take action on all fronts.”<br />
The National Planning Policy Framework will be open to consultation for the next<br />
eight weeks, with the final version due to appear in summer.<br />

Removers that are right for you<br />
Finding a good removal company can be quite a tricky process.<br />
Whilst personal recommendations are, of course, normally the best way to<br />
find a firm you can trust with your precious possessions, if you don’t know<br />
anyone who has moved home recently or if you’re trying to find a removals<br />
company outside the area you currently live in, it can prove to be a bit of a challenge.<br />

What should I be looking for when researching<br />
removal companies?<br />
It’s best to look for companies who are members of the British Association of<br />
Removers (BAR) member firms have signed up to a strict code of conduct and offer<br />
pre-payment protection (as most removals companies require pre-payment to book<br />
your moving day) as well as an independent dispute resolution service, should you<br />
need it. You can find a list of member companies by going to the BAR website at<br />
Bar.co.uk. Many companies also share their customer feedback using TrustPilot or<br />
Checkatrade.com, so it’s worth taking a look to see how they’ve rated with other<br />
previous movers.<br />
What questions should I be asking removal<br />
companies?<br />
Once you’ve got yourself a short list of perhaps three companies, invite them to<br />
visit your pad so that they can advise how much they would charge. Some good<br />
questions to ask to ensure that the price you’re quoted includes everything you need are:<br />
• Do they provide Goods in Transit Insurance and Accidental Damage Cover? If so,<br />
what is the excess on their policy and is there a limit to the amount that you can<br />
claim per item? Also, do they offer cancellation insurance, in case your move falls<br />
through completely or the dates change?<br />
• What’s included in the price? For example, some companies charge extra to pack<br />
up a kitchen, as wrapping up all the crockery and glasses and emptying all the<br />
cupboards is a time consuming task. If you need help with this particular aspect,<br />
or anything else specific, such as perhaps packing up a shed or garage, you do<br />
need to raise this separately to ensure that your quote covers for the time and<br />
manpower required. Most companies include dismantling and assembling beds as<br />
standard, but again, it’s worth checking just to make sure, so that you don’t end up<br />
faffing with Allen keys and mattresses at midnight…<br />
• Will they lend you mobile wardrobes, so that your clothes can remain on their<br />
hangers throughout the moving process? And what about packing materials,<br />
are they included? And will they deliver them to your home in<br />
advance so that you can pack some items yourself?<br />
Final things to remember<br />
Do make sure that you get a copy of all quotes in writing, together<br />
with terms and conditions and details regarding any insurance<br />
policies, and if you have any questions or need any clarification, it’s<br />
best to confirm things in writing (email is fine) after<br />
any conversations, again just so you have a paper trail<br />
to refer to should you need it.<br />
One final tip; keep your removal team happy on<br />
the day. Frequent offers of tea and coffee or cold<br />
drinks, coupled with biscuits and snacks will help<br />
keep them smiling. So, put the kettle, mugs and<br />
teabags where you can easily find them, and you<br />
won’t go wrong!

Welsh Land Transaction Tax<br />
On the 1st April Land Transaction Tax (LTT) will<br />
replace Stamp Duty Land Tax (SDLT) for property<br />
purchases in Wales. <strong>Property</strong> lawyers in England<br />
and Wales are gearing up for the change.<br />
LTT will only apply when buying or leasing property in Wales that completes on<br />
or after 1st April 2018. Different rates will apply, depending on whether the<br />
property is residential or commercial.<br />
Whilst it will be similar to SDLT, there are some notable differences.<br />
• The starting threshold for LTT for residential property will be £180,000.00, in<br />
contrast to £1<strong>25</strong>,000.00 for SDLT, however, LTT will be higher than SDLT for<br />
properties valued between £400,000.00 and £9<strong>25</strong>,000.00.<br />
• There will be no LTT payable on the rental element of residential leases.<br />
• There will be no relief from LTT for first time buyers.<br />
As with SDLT, higher rates of duty will apply on purchases of additional residential<br />
property but relief will be available from the higher rate, currently 3%, where a main<br />
residence is being replaced. Where a second or additional property is acquired to<br />
replace a main residence, but completes before the sale of your main residence,<br />
providing the main residence is sold within three years, it will be possible to re-claim<br />
the extra 3% charge from the Welsh Revenue Authority.<br />
The commercial rates of LTT are, as with residential properties, reduced for lower<br />
value properties but become more expensive for non-residential properties in excess of<br />
£1m.<br />
Where a property straddles the border between England and Wales, the amount<br />
of tax payable will be apportioned on a just and reasonable basis between LTT and<br />
SDLT. It will be necessary, in this situation, to file two returns, one with the Welsh<br />
Revenue Authority for LTT and one with HMRC for the SDLT. The advice in these<br />
circumstances is to obtain a valuation in order to be able to deal with the just and<br />

How long have you lived in Coleford?<br />
Effectively, all my life. My family<br />
moved to the area when I was two. I went<br />
away briefly for university and decided to<br />
locate back here in 2000.<br />
What makes Coleford special?<br />
For me it’s a combination of the town<br />
centre, with its iconic clock tower and<br />
independent shops, and its proximity to<br />
the woodland of the Forest of Dean and<br />
the beauty of the Wye Valley.<br />
What three words best describe Coleford?<br />
On the up! There’s a sense that the<br />

town is really improving, with small,<br />
independent shops choosing to relocate here from neighbouring towns and cities.<br />
With this, we’re seeing a renewed sense of community within the town centre<br />
businesses and an emerging sense of an ‘artisan’ offer. If this continues, the next<br />
couple of years should be really exciting.<br />
For you, personally, what’s the best thing about living in Coleford?<br />
I love the way that our small market town comes alive throughout the year with<br />
a regular programme of events – like the Carnival of Transport every Easter Monday<br />
attracting over 400 exhibitors; a week-long walking festival in May; a multi-stage,<br />
free community music festival in July, and the annual Christmas lights display each<br />
December. Coleford also never misses an opportunity to capitalise on other events<br />
such as the BBC Music Day in 2017 when a series of ‘pop up’ live music events were<br />
held around the town and its tourist attractions.<br />
What, if anything, spoils it for you?<br />
I wouldn’t say that it spoils it and it is certainly changing, but we still have a<br />
lack of retail choice in the areas of low cost convenience shopping and clothing, in<br />
particular.<br />
What kind of personality do you think Coleford is best suited to?<br />
I’d say it’s perfect for someone looking for the beauty of the rural countryside but<br />
the convenience of a good road network and a small urban community.<br />
Describe the vibe in your favourite local café.<br />
I like the relaxed vibe in Le Petit Hibou, a fairly new French coffee shop in the<br />
Market Place. When I go in, it’s not unusual for me to spend a good few hours<br />
catching up with friends and soaking up the Parisian atmosphere. There’s even an<br />
‘artist in residence’ who sets up his easel and recreates wonderful water colour images.<br />
Where do you go for entertainment?<br />
There’s quite a choice, including a twin-screen cinema, regular live music in the<br />
town centre pubs, monthly music nights in local village halls and then the regular<br />
events programme. On the edge of town, we also have a small theatre which is used<br />
for live performances and concerts and we’re only six miles from Monmouth, which<br />
has two theatres.<br />
Where would you go, locally, for a celebratory meal?<br />
Andersens Restaurant at the Forest House Hotel – a wonderful, relaxed dining<br />
experience in a tasteful setting. It offers a good selection of fish, meat and vegetarian

options as well as a sophisticated children’s menu<br />
which is a real hit with my niece!<br />
Where would you go for a casual evening out?<br />
Ritmo Tapas Bar in the Market Place – ideal<br />
whether you want a relaxed meal or just a drink and<br />
catch up with friends. Later on in the evening at<br />
weekends it comes alive as diners move aside to make<br />
way for a younger clientele that take over the dance<br />
floor. On a Wednesday evening you can also join in<br />
with salsa classes.<br />
What leisure pursuits do you enjoy locally?<br />
I am not the most active but a couple of years<br />
ago I set about a bucket list – my 40 before 40<br />
and this allowed me to explore some of the leisure<br />
activities right on my doorstep. I went running at<br />
the local athletics club, cycling on the Forest of Dean<br />
family cycle trail and walking on the Sculpture Trail, a series of art installations in the forest around<br />
Beechenhurst Lodge, a Forestry Commission site just three miles from the town.<br />
Where can people shop for day-to-day groceries?<br />
In the town you are spoilt for choice when it comes to independent grocers; it still boasts three<br />
butchers, two bakeries, a green grocer, health food shop and there’s soon to be a new delicatessen.<br />
How would you advise someone moving to Coleford to get to know the locals?<br />
If you enjoy a nice pint and chatting in a local pub then check out The Dog House micro pub in<br />
St John Street – this friendly establishment holds regular quizzes, live music nights and even craft<br />
and hobby groups. If pubs aren’t your thing then why not try and get involved with a local group, or<br />
volunteer within the town – some of my most<br />
treasured friendships have come from my<br />
involvement in the local community and with<br />
the town’s wide-ranging events programme.<br />
In what ways are you involved in your local<br />
community?<br />
Probably my single biggest involvement<br />
currently is my role as a Town Councillor<br />
for Coleford which I have held for seven<br />
years (plus a further four years 2003/2007)<br />
and I am currently proud to be the Mayor<br />
of Coleford. I am also actively involved with<br />
organising many of the town’s events.<br />
What’s the most exciting initiative that’s about to happen in Coleford?<br />
Over the last few years we (the Town Council) have added a strategic view to what we want to achieve<br />
for the community and this is really starting to deliver. By this November we will have completed our<br />
largest project to date which is a £1m leisure park just 200m from the town centre. The Bells Field<br />
scheme will bring a skate park, multi-use games area, wildlife pond, bike pump track, amphitheatre,<br />
fitness trail and much more to the town.<br />
The design of this scheme has been community-led with a number of consultation events leading<br />
to the selection of the principal elements. It brings much-needed provision for young people but also<br />
provides for families and elderly residents with easy access paths around the site.<br />
If adult friends were staying with you for a week, where would be top of your list for excursions?<br />
Whitecliff Off Road Driving Centre, which is guaranteed to deliver a thrill and Hillside Brewery, which<br />
offers brewery tours, brewing experiences, a brewery shop, and a live venue.<br />
If your friends had children with them, where<br />
would you go?<br />
Puzzlewood, an ancient woodland that’s<br />
a must-see for all ages; Perrygrove Railway,<br />
Clearwell Caves and Beechenhurst Lodge,<br />
where there’s a children’s play area, junior<br />
Go-Ape, climbing walls and an assault course<br />
as well as access to the Sculpture Trail and<br />
family cycle trails.<br />

Coleford in the coming months …..<br />
Coleford was originally an outpost of the Mediaeval manor of<br />
Newland so when manors morphed into civil parishes,<br />
despite its growing economic muscle Coleford remained part of the<br />
large parish of Newland centred on the small village of that name.<br />
It was only in 1894, when local government was taking<br />
on new powers, that Coleford nally became a parish in<br />
its own right and an urban district for administrative<br />
purposes.<br />
However, it seems the authorities were undecided as to<br />
whether Coleford was a town or not: its triumph was shortlived<br />
and it was subsumed into West Dean Rural District in<br />
1935. This itself became part of the Forest of Dean District in<br />
1974 when Coleford was awarded its own Town Council.<br />
Coleford Carnival of Transport<br />
The 2nd of April 2018 marks Coleford’s annual Carnival<br />
of Transport’s 21st show and it is set to be one of the best yet.<br />

Chepstow - the place to be<br />
With the tolls on the Severn bridges betweenWales and England being scrapped by the end of 2018,<br />

Singing Club, Paris Jazz Café, Water Girls, Lydbrook Band, High Trapeze. Dusk torchlight parade<br />

mortgages in a decade<br />
Mortgages in the UK have reached their most affordable level in a decade, new research from Halifax has revealed.<br />
Typical mortgage payments accounted for less<br />
than a third (29%) of homeowners’ disposable<br />
income in the fourth quarter of 2017 compared<br />
to almost half (48%) in 2007 (Quarter 3). This means<br />
mortgage affordability levels for first-time buyers and<br />
homemovers have dropped by 40% since the 2007<br />
peak.<br />
The significant improvement in affordability since<br />
2007 has been driven predominantly by historically<br />
low mortgage rates, despite the first base rate rise in a<br />
decade last November.<br />
Andy Bickers, Mortgage Director at Halifax, said:<br />
“This is a real boost for both those who already have a<br />
mortgage and those preparing to take their first step on<br />
to the property ladder. Improved mortgage affordability<br />
has been a key factor supporting housing demand and<br />
helping to stimulate the modest recovery that we are<br />
currently seeing.<br />
“In recent months we have seen the number of<br />
first-time buyers and homemovers purchasing a home<br />
with a mortgage bounce back towards 2007 levels,<br />
and mortgage payments becoming a much smaller<br />
proportion of disposable income across most of the<br />
country will also support a heathy market with more<br />
choice and opportunity for buyers/borrowers.”<br />
The greatest improvements were mostly in Northern<br />
Ireland, where affordability has improved due to a<br />
significant fall in house prices, which are now 44%<br />
lower than in 2007.<br />
In England, the most significant improvement has<br />
been in South Bucks, where the proportion of average<br />
disposable earnings devoted to mortgage payments<br />
has fallen sharply from 93% to 53%, a reduction of 40<br />
percentage points in the past decade.<br />
North / South mortgage divide<br />
While mortgage payments are at their lowest as a<br />
proportion of disposable earnings in Northern Ireland<br />
(19%), Scotland and the North (both 20%), Yorkshire<br />
and the Humber and the North West (both 23%), these<br />
are highest in Greater London (45%), the South East<br />
(40%) and South West (34%).<br />
The 10 most affordable local areas are all in northern<br />
Britain, whilst the 10 least affordable areas are all in the<br />
South.<br />
Unsurprisingly, the 10 least affordable areas are<br />
predominantly in London and the South East. Brent and<br />
Haringey are the least affordable places in the country<br />
with average mortgage payments on a new mortgage<br />
loan, accounting for 61% of average local disposable<br />
earnings, followed by Harrow (58%) and Elmbridge<br />
(56%).<br />
Affordability has worsened over<br />
last five years as average house<br />
prices rise<br />
Whilst the comparison of mortgage affordability<br />
over the last 10 years shows a vast improvement, when<br />
looking only over a five-year period, affordability – on<br />
this measure – has actually deteriorated. Whilst the<br />
average mortgage rate has fallen from 3.7% in 2012 to<br />
1.98% at the end of 2017, average house prices have<br />
grown by 40% in the same period.<br />
As a result, 89 Local Authority Districts (LAD’s) have<br />
seen mortgage affordability as proportion of disposable<br />
earnings rise by at least 5%. In Elmbridge in the South<br />
East, this measure has deteriorated from 34% to 56%<br />
with an average of 22% more disposable earnings<br />
devoted to mortgage payments.<br />
The Surrey district is followed by Merton (33% to<br />
52%) and Hillingdon (38% to 56%). However, there<br />
are areas where mortgage affordability has improved<br />
since 2012; in Torridge in North Devon, this ratio has<br />
fallen from 45% to 35% and similarly in Ceredigion<br />
(40% to 31%).<br />
Principality raises more than<br />
£300,000 for Welsh charities<br />
Principality Building Society has fundraised over £300,000 for three Welsh charities, with an extra £30,000<br />
donated thanks to the Welsh rugby team making home advantage count in the 2018 Six Nations.<br />
Every victory by the national team saw Principality donate an extra £10,000 to<br />
its three nominated charities which are Llamau, a leading homelessness charity<br />
in Wales; Cancer Research Wales, and School of Hard Knocks, which uses sport<br />
to help disadvantaged Welsh communities.<br />
The victories at Principality Stadium, and Principality colleagues’ fundraising<br />
efforts, mean each charity has now received £100,000 in the past two years of its<br />
partnership with the Society.<br />
Principality colleagues took on a range of challenges to raise money for the three<br />
charities, including a night walk to the Snowdon summit and sleeping rough for a<br />
night in Cardiff.<br />
Julie-Ann Haines, Chief Customer Officer at Principality, said: “I’m immensely<br />
proud of the way we continue to support charities, and it has been totally inspiring<br />
to see colleagues go the extra mile in taking part in events and making very kind<br />
donations. We raised a lot of money in two years and I know this money means a<br />
huge amount to our charity partners and will make a significant contribution to their<br />
activities on the ground all across Wales, and to the vulnerable people they help.<br />
“We know how much our Members love their rugby and the national team, so it<br />
was great to see Wales make home advantage count with victories in the Six Nations,<br />

The significant donation from Principality will help School of Hard Knocks deliver<br />
its sports programmes across Wales to adults and in schools. It will allow Llamau to<br />
fund shelter for homeless women and young people, while Cancer Research Wales<br />
can continue to support PhD students researching ways to increase early diagnosis of<br />
cancer.<br />

Principality has undoubtedly changed the lives of homeless young people and women<br />
in Wales. Not only have they raised a huge amount of money to help us prevent<br />

through tickets to see Beyoncé or tours of Principality Stadium, Principality Building<br />

The UK House Price Index from the ONS and Land Registry released on the<br />
20th March, has revealed a ‘predictably’ slow start to the year with a fall of 0.3%. The<br />
data confirmed a more substantial 0.5% drop was felt in England.<br />
According to the report, annual house price growth slowed from 5.0% in December last<br />
year to 4.9% in January 2018. However, it has remained around 5% since 2017.<br />
The East Midlands showed the highest annual growth, with prices increasing by 7.3%<br />
in the year to January. This was followed by the South West at 6.9% and the West<br />
Midlands and East of England (both 5.3%). The lowest annual growth was in the North<br />
East, where prices increased by 0.7% over the year, followed by London at 2.1%.<br />
The local authorities with the largest annual growth are largely in Scotland with the<br />
Orkney Islands, East Lothian and West Lothian placing the highest. The Orkney Islands<br />
have also enjoyed some of the largest growth so far in 2018, second to Kensington and<br />
Chelsea.<br />

prices got off to a rocky start in 2018. Despite record low mortgage rates remaining<br />
largely unchanged since the rate rise, and November’s stamp duty reforms said to have<br />

If that’s how many have benefited from the stamp duty reforms already, there is no<br />
doubt that house prices will soon be back on the rise. The Chancellor’s commitment in<br />

being put forward as the only solution.<br />
Encouraging institutional investment in large scale developments, specifically designed<br />
to rent rather than buy, will help to control house price growth while also improving<br />
living standards for the thousands still relying on the buy-to-let market.”<br />

prices and limited choice. A call on developers to build and councils to release land<br />
will help, but ultimately we need the supply gap to be sorted sooner rather than later.”<br />

By law, you will need an EPC (energy performance certificate) for your<br />
rental property, and from 1st April this year, it will need to be EPC grade<br />
E which your letting agent can help you to organise. You won’t be able<br />
to market the property without one, so get it sorted as soon as possible -<br />
they’re valid for 10 years.<br />
Choosing the right agent<br />
If you want to make the process pain-free, use an agent to manage your<br />
property and guide you on everything you need to know. A good agent<br />
will take away the stress of finding suitable tenants and also ensure your<br />

After 20 years living with their characteristically cluttered,<br />
country-style kitchen its owners decided they were ready for a<br />
chic, sleek, clear-surfaced look with integrated practicality!<br />

So, they called in award-winning kitchen designer Ann Stevens, from Monmouth-based<br />
Woodbrook Designs, to help realise their vision, confident that she would be able to meet<br />
their exacting standards.<br />
The kitchen transformation included installing underfloor heating, re-purposing the old,<br />
stripped wooden kitchen units in the adjacent utility room and creating bespoke cupboards to act<br />
as a divide between the kitchen and dining/living area which are on different levels. Ann provided<br />
invaluable design expertise and supplier contacts, including the electrician and carpenter.<br />
It’s not just the look and feel of the new kitchen which impresses;<br />
it’s also its practicality. Discovering that the owners are keen cooks, Ann<br />
helped them design everything to make food preparation easy. Whilst<br />
they still have a fridge freezer in the utility room, they can now keep<br />
often-used items in a swish integrated fridge with pull-out drawers.<br />
Alongside the inset hob there’s a strategically-placed pull-out herb<br />
drawer; there’s a pair of matching ovens directly behind the hob and<br />
ample storage drawers and cupboards include a large larder cupboard<br />
with pull-out shelves.<br />
The couple had a clear idea of what they<br />
wanted. They’d had a ‘cottagey’ kitchen and<br />
were ready for a more contemporary look. They<br />
also wanted a colour scheme that would match<br />
in with the blue and green décor in the adjacent<br />
dining room. Advised by Ann, they opted for<br />
modern, Shaker-style ‘Boston’ doors, painted<br />
in subtle, contrasting colours – Matt Cashmere<br />
and Fjord Blue, completed with coral gold<br />
granite worktops.<br />
The result is stunning, with a lovely<br />
symmetry of design and a new layout, which<br />
involved moving the sink and cooker to a<br />
beautiful central island. As challenges arose,<br />
Ann was ready with creative solutions. For<br />
example, the ceiling height prevented the use of<br />
an extractor fan over the central island, so she<br />
suggested one that’s inset into the worktop and<br />
can be raised when needed and lowered when<br />
not in use.<br />
