BRADFORD COLONY 1 & 2
(BC1&2) NEWS FROM THE BOARD
Spring cleaning/repair/ACC
Spring is here and so are the weeds in our yards and so the cycle begins once
again. Please take a look at the outside of your house and yard to replace rotted
wood trims, clean mildewed sidings, cut down or prune dead trees and shrubs
since we had a harsh winter this year. This is one way you can help the community
to save money sending deed violations and allow us to use the dues we all paid
towards improvements around our neighborhood. Don’t forget to complete an
ACC request and submit for approval prior to starting the work.
Assessments Late fees and interests
As we have always reminded our residents that late fees and interests will be
adding to your annual assessment outstanding balances. I want to emphasize
that if you need to pay it in installments, PLEASE contact our manager Shannon
s.abernathy@pmghouston.com so that we know you are not just ignoring the
financial duty. We all have circumstances and situations when we need some
help, letting us know may help to avoid sending your account to legal actions.
Once it is with attorney, there is little we can help.
Monthly meeting and website changes
As you may have read the announcement from post card mailed to you and
website, our monthly meeting has moved to 2 nd Wednesday of every month and
we are meeting at the M.U.D. 102 water plant building next to the water tower.
Meeting starts at 7 PM still.
PMG (our current management company) is going to phase out our website and
instead we will be using new phone app called TownSquare. You can download
onto your phone, the app is free. Once downloaded you will need to have your
property account with PMG (found on your assessment letter/bill) and register to
starting accessing notifications, information, send questions and requests etc…
Please go check it out and give us feedback.
More Pleasant neighborhood
During the past winter when we had exceptional freezing temperatures and snow,
I noticed there are a lot of feral/community cats around our neighborhood. They
are probably a nuisance to some residents but I felt so sorry for them shivering
out there I actually took them inside from the cold for a few hours. They could be
somebody’s pet at one time or still are pets but owners just let them stay outside
because “the cats like it.” If you are a cat owner, please spay and neuter your cats
to combat the over-population of feral/community cats roaming around. There
are many low cost animal clinics near us (KAAWS, Panda Wellness, The Greater
Good just to name a few) that perform the surgeries at low cost and it helps the
animals to stay healthy. No one likes un-neutered cats spraying around their
yards or houses but that’s their un-neutered animal behavior. I am sure many of
you have heard cats screaming and fighting especially at night, the sound is very
disturbing. Spaying and neutering can stop that too. These are great ways to help
make our community a pleasant one to live in.
BRADFORD COLONY SECTION 3
(BCS3) WATER TREATMENT PLANT WORK
As many of you are already aware, there has been an ongoing
repair effort at the water treatment facility that is located
just outside the northwest corner of BCS3. Based on reports
from that MUD district, this major work project should be
completed around May 1 st .
Note that this water treatment plant is part of the MUD 250
system (Hearthstone Place) and not our MUD system (102).
In addition to a continual stream of daily traffic going to this
facility, there is also daily activity just behind the homes on
Vaughnville Drive associated with large tanker trucks picking
up loads of waste water from the storage lines that feed this
facility. This activity is needed to prevent these storage lines
from overflowing and flooding the area.
Normally this tanker traffic only takes place during the daylight
hours, but during periods of heavy rain, the tankers
will be running 24 hours a day to keep this storage site at
proper levels.
Hopefully, this work will be completed as estimated and the
BCS3 residents will not have to deal with the traffic and noise
associated with these activities.
(BCS3) NEW RESIDENTS
There have been many new residents who have moved into
the neighborhood over the past year. The Board would like
to welcome all these new homeowners and rental tenants.
Existing residents are encouraged to stop by and say “Hi” to
our new neighbors.
In a neighborhood as small as hours, everyone knowing their
neighbors is one of the primary crime prevention practices
we have to keep BCS3 and our residents as safe as possible.
(BCS3) 2018 HOME OWNERS ASSESSMENT
The Board would like to thank everyone who has paid their
2018 Assessment as of this date. As of the writing of this
news item, 80% of the property owners are paid up for 2018.
If you are reading this note and have yet to pay your 2018
Assessment, please contact Theodora Daly at ACMP (281-
855-9867) to make arrangements to handle this financial
obligation.
Air Conditioning Contractors of America
(BCS3) 2018 ANNUAL MEETING
Our annual meeting is tentatively set for Sunday, May 20 th at 7 PM.
The meeting probably be held at a residence in the neighborhood so
as to make it as easy as possible for residents to attend.
Key aspects of this meeting will be the election of one new Director
as well as serve as an open forum for any residents to discuss various
neighborhood issues with the Board as well as Theodora Daly (ACMP
Management).
Look for more information on this meeting in the coming weeks.
(BCS3) RECREATION CENTER POOL ACCESS
Note that the HOA has been contacted by the group that manages
the Recreation Center and Pool complex located at West Little York
and Addicks-Satsuma about the possibility of having BCS3 residents
become part of this center.
The Board is working with our Management Company and Association
lawyers to look at the available options and determine the appropriate
course of action.
Look for more information on this issue in the near term.
(BCS3) CONTACT THE BOARD
As is the case with everything in our small neighborhood, every resident
should feel free to contact any Board member as to any issue or
question that you have about BCS3. Contact information for all the
Board members is located on the inside front cover of this publication.
CHARLESTOWN COLONY
(CHC) Notes from the Board
Happy Easter!
YARD OF THE MONTH FOR MARCH:
Congratulations to 5615 Charlestown Colony Drive!
Although Hurricane Harvey reeked wide spread havoc in our community
and the release of the Addick’s Reservoir caused 80% of our
subdivision to flood, winning yard of the month is a testament of our
community’s resiliency despite all the tragedy we experienced.
As we continue to beautify our homes, we should not forget to celebrate
the mile stones of our progress. There are many events happening now
and later this Spring, let’s give ourselves a break every now and again.
Remember, we are Charlestown Colony Strong and we will come back
stronger, better and more beautiful than before Hurricane Harvey!
ANNUAL DUES PAYMENT
Thank you to all who have paid your HOA dues! If HOA dues have not
been paid yet, expect a certified letter soon with penalties. In order
to avoid additional costs and fees, there are several options to make
HOA payments. As of February 1 st , unpaid annual dues are considered
delinquent and subject to late fees and penalties. Our management
company has new policies and procedures in place to collect on past
due HOA assessments. If these have not been paid yet, please make
every effort to pay or make a payment arrangement. The Board worked
diligently to maintain our HOA dues at $300 for 2018 although the
neighborhood incurred additional expenses caused by the flooding.
HOME RENOVATION PROJECTS
Many of us are in various phases of renovating our homes. Please be conscious
of our deed restrictions and the Architectural Review form required
to complete exterior projects such as replacing fences, exterior painting
and pretty much any other exterior project attached to the home that
can be viewed from the street. The Architectural form can be obtained
from Principle Management Group Houston (PMG). We have all endured
a lot due to the flood and have probably filled out enough forms over the
last few months to last a life time. However, this form is just another step
in the renovation process and keeping the project on track. Our deed
restrictions have these forms in place to maintain the appearance of
Charlestown Colony. If exterior projects are completed without consent,
the homeowner could be subject to make changes such as re-painting
the house all over again which is costly and time consuming. Most of the
Architectural Review forms can be processed within 10 business days, but
it could take up to 30 days. If it is urgent, please indicate that on the form
and include a phone number. PMG may be able to offer a verbal, “yes” to
get the project started while the form is being processed.
DEBRIS REMOVAL & DEED RESTRICTION VIOLATIONS
The Board has graciously given us until May 1 st to have all debris
removed from in front of our homes without receiving one of those
dreaded deed restriction violation letters. Please make every effort
to have the renovation projects complete by this time. If more time is
needed, the board and management company will review these on a
case-by-case basis. Please reach out to the management company.
TRASH PICK-UP
As we continue to work on renovating our homes, please be cognizant
of trash collection dates and the items that should be included in the
trash for pick up. If the trashcans are left out, there is a possibility that
a deed restriction violation letter may be sent.
Trash Pick-up is Monday and Thursday by WCA unless it falls on one
of the holidays below.
Thursdays - Normal Trash Pick-up
(CC) GARAGE SALES
Concord Colony residents are not to have more than two garage sales
per year.
(CC) HOA request
Dear Concord Colony Residents,
Your Board of Directors and Community Manager strive to make this
community look its best at all times. We are asking you to please take a
good look at the exterior of your home and yard. Landscape your flowerbeds
if needed, trim your trees and bushes if needed and also reduce the
clutter. If the paint on your home is chipping or fading, please consider
repainting (approved colors only). However, before you start painting, you
must submit an ACC application to the management company for review.
If you have any questions or need an ACC application please do not
hesitate to contact your community manager, Linda Bartel, at 713-329-
7100 or by email at l.bartel@pmghouston.com. Thank you in advance.
(CC) HOA MEETING
Our meetings are held the second Tuesday of every month at the MUD
#102 Building which is located at 15300 Falmouth Ave. under the Colonies
Water Tower. Watch for our meeting notice signs posted throughout
our neighborhood. We encourage you to attend.
centerpointenergy.com/outage and you can report the issue online.
(CC) DEED RESTRICTIONS
Please remember that deed restrictions are strongly enforced and any
outside construction or major landscaping changes to your home must be
approved by the Architectural Control Committee (ACC). ACC contact information
for Concord Colony is on the inside back cover of this newsletter.
GEORGETOWN COLONY I
(GC1) GARBAGE CANS
Many neighbors have been storing their garbage cans in view from the
street. This is in violation of the deed restrictions and appropriate actions
are subject to corrective action.
Also, please remember to place garbage curbside after 6 PM, the night
before pickup.
(GC1) GARAGE SALES
According to the State Comptroller’s office, garage sales are permitted
only twice annually. If more than that, it will be assumed that a business
is being operated out of home, which is in direct violation of the deed
restrictions and necessary action will be taken.
(GC1) LOST AND FOUND PETS
The first thing to do if you find a lost dog that does not have a tag, is to
take it to any vet’s clinic or Petsmart and have it scanned for a micro chip.
This is the fastest way to get the dog back to its owner. If it does not
have a micro chip, please look for signs to make sure the dog gets back
to its rightful owner. A dog that is left to wander is subject to being hit
by a car, abuse or starving to death. Those of you who are dog owners,
please be sure to keep a collar and tag on it at all times. Even if the dog
is micro chipped, it is much easier to return the dog to you if it has your
contact information on a tag.
Our new Board members have been elected and I would like to thank
those who came. We have 337 homes in our neighborhood and we had
5 houses other than the Board members represent the neighborhood.
I wish we could get a better turn out at these meetings, as when I am
out in the community, people have a lot to say but don’t come to the
meetings so other Board members can hear the concerns. We’re all in
this together, get involved!
(YTC) POOL SIGN UP
Sign up will be at the community swimming pool. The pool tags are free
on the designated days for sign up, anything after these dates there
will be a $10 charge for each tag. Please keep in mind, you will not be
issued a pool tag if your HOA dues are not up to date.
Yes, it’s that time again, get started early and be ready, start now with
the Spring cleaning and get rid of all the unwanted clutter and any
gently used items you no longer want or need. This is a time we should
work together and watch out for each other, be mindful of the extra
traffic and people, (kiddos too) walking in the street. This is a big event
and we look forward to it each time, this is a great way to make a little
extra spending money without ever leaving the house. Let’s do this!!
hands dirty. Happy planting.
(YTC) GARDENING
In addition to the pleasure of watching finches, wrens and cardinals
flit about your garden, many song birds also consume those pesky
insects that can make outdoor living a misery. Keep in mind that birds
are attracted to particular plants for three specific reasons: shelter,
nesting and food.
Most backyard birds eat a combination of seeds, berries and insects.
But in late spring and early summer, birds are busy filling
the mouths of their hatchlings and baby birds like nothing better
than freshly caught bugs.
That’s good news for gardeners, because garden pests are usually
at their peak in late spring and early summer. Our bird friends can
save us lots of headaches by combing our gardens for cabbage
worms, whiteflies, aphids, earwigs, grasshoppers, cucumber beetles
and grubs!
BUG EATERS
Below is a list of common backyard birds and some of the insect
pests they eat. Next time you see or hear a bird in your yard, you can
breathe a sigh of relief, knowing that they’re on your side, helping
you keep your garden healthy and looking good.
• Bluebirds: grasshoppers, crickets, beetles, larvae, moths
• Cardinals: beetles, grasshoppers, leafhoppers, stinkbugs, snails
• Chickadees: aphids, whitefly, scale, caterpillars, ants, earwigs
• Grosbeaks: larvae, caterpillars, beetles
• Nuthatches: tree and shrub insects such as borers, caterpillars,
ants and earwigs
• Oriole: caterpillars, larvae, beetles, grasshoppers
• Sparrows: beetles, caterpillars, cutworms
• Swallows: moths, beetles, grasshoppers
• Titmice: aphids, leafhoppers, caterpillars, beetles
• Warblers: caterpillars, aphids, whitefly
• Woodpeckers: larvae, beetles
• Cover: When designing a landscape to attract birds, it’s important to
provide places where they can hide or take cover from the weather.
During the spring and summer, birds also need nesting sites. Twiggy
shrubs and small trees offer many appealing nesting options. If your
landscape is always tidy and well kept, consider designating one area
that can be allowed to develop more naturally. Remember that more
nesting birds means more hungry mouths to feed and more doting
parents combing your yard for food.
• Water: Birds are attracted to water for drinking and bathing -
especially if that water is moving. If you already have a birdbath,
consider adding a bubbler to it. If you don’t already have a birdbath,
think about an outdoor fountain instead.
• Food: Keep at least one feeder filled with a quality seed blend
that will appeal to chickadees, grosbeaks, cardinals and sparrows.
Also consider non-melting suet cakes that will keep titmice and
woodpeckers coming to your yard. While they’re in the area, they’ll
munch on insect larvae and other delicacies.
(YTC) FENCES
When repairing your fence, work together with your joining neighbor
as this fence is shared by both. Any portions of the fence facing
the street must have the smooth side facing thestreet and any
modifications such as moving the fence up closer to the street or
out must have an ACC form approval.
(YTC) TRASH TALK
The leaves and other tree debris is crazy right now, please do your part
to help keep the streets clean and heighten your curb appeal. Sweep,
blow, rake and bag, put the bags on the side of the house until trash day.
If you have your yard mowed before or after trash pickup, please do not
leave the bag on the curb, remove it and put it out on the next pickup day.
Please put your garbage bags in trash cans as we have tons of stray cats
and other critters that get into the bags and scatter trash everywhere.
If you see suspicious vehicles or people in the neighborhood, please
call the sheriff’s department 713-221-6000.
HELP HORNE ELEMENTARY!
An easy way to help our school is to turn trash into cash. Horne
Elementary participates in the Box Tops for Education program.
Some of the grocery items we use have Box Tops on them. Each
Box Top is worth 10 cents for the school. You would pick up a dime
on street - so cut out the Box Tops and donate to Horne! You can
find the Box Tops logo on hundreds of products like Cheerios®,
Hamburger Helper® and Kleenex®, in almost every aisle of the store.
To donate the Box Tops, simply bring them to the reception desk
at Horne, give them to a family with children who attend Horne
or contact this year’s coordinator, Rufina Bonilla, for pick up. Her
email address is rufinamb@gmail.com and her cell phone number
is 713-294-6940. Let’s collect them all year long and give Horne a
big boost to start the new school year!
glassware, kitchen items and tools.
• If you haven’t used an item in a year or so, consider selling it.
If it has been two or more years, SELL IT.
• Clean items could be priced at about 30% of new retail,
but that is only a guideline.
• Old, stained (but clean) t-shirts make great rags. Bag them up
and sell a bunch at a time.
• Items with missing pieces or broken should be free -
someone may want parts.
• Display some of your more interesting items at the end
of the driveway to lure people in.
12 April 2018 | The Colonies Community Newsletter
• Background music creates a relaxing atmosphere - pick middle
of the road, easy listening.
• If it is hot, have the kids sell cold soft drinks or have a water jug and paper
cups handy. The longer you can keep customers, the more they will buy.
• Have some “guy things” out front: an old lawn mower, some tools; set up
a guy table with jars of screws and nails, electronic parts, fishing stuff,
camping stuff, etc.
• Your sale will be more successful if you take the time and make sure everything
is clean and displayed well. During the sale, keep busy by filling in the empty
spots on your tables by rearranging your stuff.
• Have plastic grocery bags available to put sold items in; also, it’s a good idea
to have newspaper handy to wrap breakable items.
GOOD LUCK!
Mulch - If possible, buy Bagged Mulch. Bagging helps eliminate a great many pests that
die from various causes while in the bag. When you buy 'loose' mulch that is trucked
to your home, you are also buying ants, roaches, termites, etc… Spend a little more
on bagged material and save lots of future pest problems. Keep your mulch at least
4" - 6" below the top of your homes exposed foundation edge/side. This will aid in
minimizing pests in your home and allow for quick and accurate termite inspections.
Shrubs, Flowers and groundcovers - Trim all shrubs/plants at least 12" - 18"
back from your home. Do your best to create a plant free zone that is 18" - 24" wide
around your home. The exception is your lawn - it can grow up next to the slab as
long as you keep it 4" - 6" below the top of the slab. The most conducive to termite
infestation are groundcover plantings, growing high against your homes exterior or
(especially) ivy that grows on your walls.
Trees - Spray your trees at least twice annually. The spring spray eliminates overwintering
pests and fungi while preparing trees to resist the pest onslaught of summer
with residual pesticides. The fall spray also kills pests from the summer, prevents
most fungi from occurring over the winter and puts your valuable asset off to a
healthy winter's dormancy.
Lawn - Spring is the perfect time to do a fungicide treatment to stop brown patch
in its tracks along with other fungi. If your lawn is thin and weak in some areas, here
are some important fundamentals: a) lawn aeration b) fertilization c) weed control.
Most important is proper watering:
• Water once per week (unless you get a 1/2" rain or more - then do not water.)
• Water heavily (1" - 2") for total lawn coverage.
• In severe drought, water every 5th day.
• Water from 5 AM to 7 AM in the morning - NOT AT NIGHT.
• A heavy deep weekly watering makes the turf grow deeper, stronger
and more drought resistant roots.
• Less watering also saves you money!!
Nearly all children with 5p-Syndrome have
poor muscle tone when they are young. Other
characteristics may include feeding difficulties,
delays in walking, hyperactivity, scoliosis
and significant developmental delays. A small
number of children are born with serious organ
defects and other life threatening medical
conditions, although most individuals with 5pcan
anticipate a normal life expectancy. With
early and consistent educational intervention,
as well as physical and language therapy,
children with 5p-Syndrome are capable of
reaching their fullest potential and can lead
full and meaningful lives. Children born with
this very rare genetic defect will most likely
require ongoing support for life, from a team of
parents, therapists, medical and educational
professionals to help the child achieve his or
her maximum potential.
SPRING CLEANING
YOUR HOME
It’s 2018. A brand new year. A chance to start
afresh, breathe in the new and make resolutions.
While you’re feeling enthused about a
year that’s new, now is the perfect time to look
around your living space and start doing some
spring cleaning.
Gifts
Are there any gifts you received over the holidays
or for your birthdays over the years that you
don’t like for whatever reason? Maybe they’re
clothes that didn’t fit or perfume you didn’t
like the smell of. Unless they hold sentimental
value for you, let them go. Sell them. They’re
taking up space.
Jewelry
If you have jewelry or lots of them, go through
them all. Which ones still speak to you and which
ones no longer do? Let go of the ones that don’t.
It will also make you appreciate the ones you’ve
decided to keep all the more.
Books
Go through your book collection. Get rid of the ones
you’re truly never going to read. Consider gifting
some of the ones you’ve read to someone else.
Books are beautiful - the feel of them, the smell
of them, being able to physically hold one, the
turning over of a page. However, give some
thought to whether there are some of your books
you’d be willing to part with and instead, access
their digital versions using an electronic reader
like a Kindle or a Fire tablet.
Magazines/CDs/DVDs
Do you still have piles of old magazines, CDs,
DVDs? Let them all go. If there are any that are
of particular value, sell them and give the rest
to charity.
Appliances/Technology
Most people have an appliance stored away
that they have never used or hardly use. A coffee
machine or smoothie maker, for instance. Any
damaged ones you’ve been telling yourself you’ll
fix one day or spare laptops or computers you
rarely ever use can all be gotten rid of.
Shoes/Clothes
This is the last thing listed but is probably the
first thing you should go through. However, you
can build up to it by doing one of the things
already listed. Unless you’re a minimalist, there
are probably clothes and shoes of yours you can
go through and say your goodbyes to. Challenge
yourself to get rid of at least a quarter of it. For
every three items you choose to keep, let go of
one item.
Spring cleaning can be freeing. You’re clearing
energy. It can make your living space feel lighter
and make you feel lighter too. Imagine how it’ll
feel once you’ve finished spring cleaning your
home, knowing that most of what you’ve chosen
to keep is what you actually want.
The New Year can also be a good time to start
planning for any work you may want done on
your home. If you live in an old building and plan
on hiring someone to do the work for you, ensure
they have the appropriate lead certification first.
IRS TAX DEADLINE
People have until Tuesday, April 17, 2018, to file their 2017 returns
and pay any taxes due. The filing tax deadline is later this year due
to several factors. The usual April 15 th deadline falls on Sunday this
year, which would normally give taxpayers until at least the following
Monday. However, Emancipation Day, a Washington, D.C., holiday, is
observed on Monday, April 16 th , giving taxpayers nationwide an additional
day to file. By law, Washington holidays impact tax deadlines for
everyone in the same way federal holidays do. Taxpayers requesting
an extension will have until Monday, Oct. 15, 2018, to file.
The IRS expects more than 70 percent of taxpayers to get tax refunds
this year. Last year, nearly 112 million refunds were issued, with an
average refund of $2,895.
