Inner Urban Management Services Our qualified tradesmen are available to carry out any repairs. All maintenance is carried out in consultation with Landlord and in accordance with instructions. MAINTENANCE Tenants have an obligation to notify the agent of any items requiring maintenance. We can arrange general maintenance and repairs on your behalf, using qualified tradesmen, and make payments through your rent statement, as instructed. RENT REVIEWS Our aim is to maintain the highest return on your investment. A review of the rent is conducted strategically before the end of a fixed term lease and a recommendation submitted to the Landlord. Appropriate notices are then sent to the tenant by registered post. LEASE RENEWAL TO EXISTING TENANT Although neither a tenant nor a landlord is obliged to enter into another fixed term lease, if either party seek a new fixed term, we will consult and negotiate a new lease if both agree. TENANT VACATING AND RE-LETTING When a tenant gives notice of intention to vacate (minimum notice - 28 days) • Landlord is contacted and instructions sought • Marketing is commenced immediately • Tenant is given a checklist to assist them to meet their obligations • A pre-vacating inspection is conducted • Arrangement made with the tenant for early inspections (legally, tenant only obliged to allow access in the last 14 days of the tenancy) FINAL INSPECTION AND BOND When the property is vacant and on receipt of the keys, a thorough inspection is conducted to ensure that the tenant has fulfilled their obligations, taking into account fair wear and tear. Any outstanding items are discussed with the Landlord and tenant and, if necessary, the tenant is formally notified of any repairs or cleaning necessary. The bond is required to be processed within 10 business days of the tenant vacating. If all is in order the tenant and agent sign the Claim form and the bond, less any agreed deductions, is refunded to the tenant. In the event there is a dispute and the tenant and landlord cannot agree, then it will be necessary to apply for a VCAT hearing to resolve the issues. We undertake this process in consultation with you. INSURANCE We strongly recommend Landlords have insurance cover for each investment property, specifically, • Building • Public Liability • Landlord Insurance We are an authorised distributor of AON + Terri Scheer Insurance Pty Ltd and can assist in arranging Landlord Insurance Cover – which includes public liability. TAXATION Taxation is a complicated area and we recommend our clients consult a qualified professional concerning all taxation matters.
