The proposed Phase 4a homes brings Battersea Power Station’s total proposed affordable housing provision to 581 new homes, 64 more than the 517 required as part of the 2011 Battersea Power Station masterplan. The proposed mix of tenures is subject to agreement with the London Borough of Wandsworth. The Phase 4a proposals include; 374 affordable homes, ranging from one to four bedroom properties. The proposed tenure of these affordable homes is; 258 discounted rental and 116 discounted sale. Of the 374 affordable homes; 177 homes are for delivery in 2019 – three years earlier than planned and a further 197 homes would be completed in 2022. The buildings echo the style of London’s grand red brick mansion blocks which are reminiscent of the mansion blocks found throughout the capital from Battersea’s Prince of Wales Drive, to Maida Vale and Hampstead. Nearly every home (93%) is dual aspect and a handful are triple aspect. Each home will have access to private outdoor space in the form of a balcony or terrace, as well as a residents’ garden and there is provision for a residents’ ‘growing’ garden. 12,000 sq. ft. of flexible business incubator space for local entrepreneurs will also be available. Phases 4-7 The final phases will complete the redevelopment of the site ultimately due for completion by 2025. Outline planning consent has been granted for these phases – which cumulatively will add around a further 1,000 residential properties, and 92,500 sq m of commercial space.
