<strong>Builders</strong> Excellence Awards<br />
HBA Members traveled from around Iowa to judge the Parade Homes Thursday, May 31st. They judged on<br />
exterior, interior, livability and functionality of the homes to name a few of the criteria.<br />
There were some very close scores and all of<br />
the homes are excellent but these stood out<br />
above the others in the judges eyes.<br />

Message from the President<br />
We made it! Summer is here and it is time to catch our<br />
breath and enjoy the<br />
fruits of our labor. The<br />
<strong>2018</strong> Parade of Homes<br />
has come and gone.<br />
If you didn’t make it<br />
out, you missed some<br />
amazing new and<br />
remodeled homes that<br />
touched all price points.<br />
A special thanks to the<br />
buyers and owners<br />
of the presold new<br />
homes and remodeled<br />
homes for allowing us into your homes. We appreciate<br />
you allowing us to showcase the work that our HBA<br />
members produce. Hopefully these owners are reading<br />
this message as they relax and enjoy their homes.<br />
So what does the HBA have cooking for the summer?<br />
First and foremost supporting the next generation of<br />
Home <strong>Builders</strong>. We have two things we would like to<br />
highlight. First, the Student Built House project kicked<br />
off Tuesday 6/5. The program has 13 students signed up<br />
to build a home for residents of Reach for Your Potential.<br />
9 of those students will earn Kirkwood Credit. The cost<br />
for the students to get the 2 hours of Kirkwood Credit<br />
is $350. Many of these students are being sponsored by<br />
our members who are covering the cost. Second, the<br />
3rd Annual Clear Creek Amana Construction Camps.<br />
The first camp the week of 6/11 had 15 students and the<br />
second camp the week of 6/18 was full! HBA members<br />
graciously donated construction materials, pizza for the<br />
final day of each camp and shade tents.<br />
What about our members relaxing a bit for the summer?<br />
I hope everyone will take time away from the daily<br />
grind, get the sticks out, and de-stress at the Nail Drivers<br />
Open Tuesday <strong>July</strong> 10th at Brown Deer Golf Course in<br />
Coralville. And who knows, maybe you’ll hit a hole in<br />
one and win a skid loader! Like that would ever happen.<br />
Oh wait, it did last year.<br />

NAHB Chief Economist Robert Dietz provided this housing<br />
industry overview in the bi-weekly newsletter Eye on the Economy:<br />
The most serious headwind facing housing markets today<br />
is the escalation of framing lumber prices — up 59% since<br />
the start of 2017. Recent NAHB surveys suggest the price for<br />
lumber has overtaken the availability of labor as the primary<br />
business challenge for home builders.<br />
Since the beginning of last year, rising lumber prices have<br />
added more than $7,000 to the price of a typical new home<br />
and more than $2,000 to the price of a typical apartment.<br />
“In the little markets, most builders are very small and so<br />
are their margins. When you add $7,000 to the cost of a<br />
home [that’s 300,000], people walk away,” said Dale Oxley<br />
of Modern Home Concepts in Hurricane, W.Va. “When you<br />
have a market that’s anemic, a small builder is pretty much<br />
out of business – you can’t get an appraisal to reflect [the<br />
additional cost of lumber], so it’s left to the contractor to eat.”<br />
There are a number of reasons why lumber prices have<br />
jumped, including a rail car shortage in Canada, but the<br />
primary factor is the 21% effective tariff rate placed on<br />
Canadian softwood lumber. The ongoing concerns over<br />
trade wars represent a macroeconomic risk to the gains<br />
resulting from the recent tax legislation, and lumber is a<br />
prime example.<br />
Nonetheless, builder confidence remains strong, despite<br />
total housing starts falling 3.7% in April. Though<br />
multifamily starts declined 11% last month, that market<br />
is up 10% year-to-date, outperforming our forecast. And<br />
single-family starts are 8% above their year-to-date totals<br />
from a year ago. However, recent data show a gain in<br />
average new-home size, which is an early indicator of<br />
weakness in the entry-level market due to rising input costs.<br />

3rd Annual Urban<br />
Acres Bike Ride<br />
Urban Acres Real Estate is proud to celebrate another<br />
year of The Parade of Homes by giving cycling<br />
enthusiasts the opportunity to visit all of the parade<br />
home sites on bike.<br />
Routes began at Urban Acres’ new location at 250<br />
Holiday Road in Coralville, where riders were invited to<br />
gather for breakfast before heading out. They had parade<br />
tickets, wristbands and routes available for riders and<br />
were giving away lots of biking swag. Geoff’s Bikes also<br />
had a tent set up at Urban Acres offering mechanical<br />
services to ensure riders got off to a safe start.<br />
Once riders were on the road, they were invited to<br />
stop at parade homes and local businesses,<br />
including 30Hop, Hilltop Tavern, Blackstone and<br />
Red’s Alehouse for food and drink specials.<br />
At the end of the day Urban Acres hosted a<br />
celebration at Rocky O’Brien’s with drink specials,<br />
live music, biking swag and prizes.<br />

13 students signed up for the newly rejuvenated Student Built House.<br />
Hands on experience and the satisfaction of a job well done are only a few<br />
of the benefits these students will receive this summer. By the end of the<br />
summer, all of the students will have their 10 Hour OSHA certificate and<br />
9 of the students will have 2 hours of credit from Kirkwood Community<br />
College sponsored by our members. All of the students but two have been<br />
hired for the summer.<br />
