HBA Members traveled from around Iowa to judge the Parade Homes Thursday, May 31st. They judged on
exterior, interior, livability and functionality of the homes to name a few of the criteria.
There were some very close scores and all of
the homes are excellent but these stood out
above the others in the judges eyes.

We made it! Summer is here and it is time to catch our
breath and enjoy the
fruits of our labor. The
2018 Parade of Homes
has come and gone.
If you didn’t make it
out, you missed some
amazing new and
remodeled homes that
touched all price points.
A special thanks to the
buyers and owners
of the presold new
homes and remodeled
homes for allowing us into your homes. We appreciate
you allowing us to showcase the work that our HBA
members produce. Hopefully these owners are reading
this message as they relax and enjoy their homes.
So what does the HBA have cooking for the summer?
First and foremost supporting the next generation of
Home Builders. We have two things we would like to
highlight. First, the Student Built House project kicked
off Tuesday 6/5. The program has 13 students signed up
to build a home for residents of Reach for Your Potential.
9 of those students will earn Kirkwood Credit. The cost
for the students to get the 2 hours of Kirkwood Credit
is $350. Many of these students are being sponsored by
our members who are covering the cost. Second, the
3rd Annual Clear Creek Amana Construction Camps.
The first camp the week of 6/11 had 15 students and the
second camp the week of 6/18 was full! HBA members
graciously donated construction materials, pizza for the
final day of each camp and shade tents.
What about our members relaxing a bit for the summer?
I hope everyone will take time away from the daily
grind, get the sticks out, and de-stress at the Nail Drivers
Open Tuesday July 10th at Brown Deer Golf Course in
Coralville. And who knows, maybe you’ll hit a hole in
one and win a skid loader! Like that would ever happen.
Oh wait, it did last year.

NAHB Chief Economist Robert Dietz provided this housing
industry overview in the bi-weekly newsletter Eye on the Economy:
The most serious headwind facing housing markets today
is the escalation of framing lumber prices — up 59% since
the start of 2017. Recent NAHB surveys suggest the price for
lumber has overtaken the availability of labor as the primary
business challenge for home builders.
Since the beginning of last year, rising lumber prices have
added more than $7,000 to the price of a typical new home
and more than $2,000 to the price of a typical apartment.
“In the little markets, most builders are very small and so
are their margins. When you add $7,000 to the cost of a
home [that’s 300,000], people walk away,” said Dale Oxley
of Modern Home Concepts in Hurricane, W.Va. “When you
have a market that’s anemic, a small builder is pretty much
out of business – you can’t get an appraisal to reflect [the
additional cost of lumber], so it’s left to the contractor to eat.”
There are a number of reasons why lumber prices have
jumped, including a rail car shortage in Canada, but the
primary factor is the 21% effective tariff rate placed on
Canadian softwood lumber. The ongoing concerns over
trade wars represent a macroeconomic risk to the gains
resulting from the recent tax legislation, and lumber is a
prime example.
Nonetheless, builder confidence remains strong, despite
total housing starts falling 3.7% in April. Though
multifamily starts declined 11% last month, that market
is up 10% year-to-date, outperforming our forecast. And
single-family starts are 8% above their year-to-date totals
from a year ago. However, recent data show a gain in
average new-home size, which is an early indicator of
weakness in the entry-level market due to rising input costs.

3rd Annual Urban
Acres Bike Ride
Urban Acres Real Estate is proud to celebrate another
year of The Parade of Homes by giving cycling
enthusiasts the opportunity to visit all of the parade
home sites on bike.
Routes began at Urban Acres’ new location at 250
Holiday Road in Coralville, where riders were invited to
gather for breakfast before heading out. They had parade
tickets, wristbands and routes available for riders and
were giving away lots of biking swag. Geoff’s Bikes also
had a tent set up at Urban Acres offering mechanical
services to ensure riders got off to a safe start.
Once riders were on the road, they were invited to
stop at parade homes and local businesses,
including 30Hop, Hilltop Tavern, Blackstone and
Red’s Alehouse for food and drink specials.
At the end of the day Urban Acres hosted a
celebration at Rocky O’Brien’s with drink specials,
live music, biking swag and prizes.

City High Architecture Construction and Engineering (ACE) Track Shed

the Track Shed before school

as worker shortage continues
to be a problem for our

summer, all of the students will have their 10 Hour OSHA certificate and
9 of the students will have 2 hours of credit from Kirkwood Community
College sponsored by our members. All of the students but two have been
hired for the summer.
