west off of Industrial Park Road onto Van Kirk Drive in two

separate locations. There is one point of ingress and egress

end of the building (closest to Roush Circle). Roughly 3,670

square feet is shop/warehouse space and 500 square feet is

office space. The shop space is open with 24’ ceilings, one

16’ x 14’ drive-in door and one man door. Access to the

office space can be achieved by a double man door from

the exterior which leads into the first level of office space, or

via interior staircase leading to the second floor. The office space

consists of one office and a restroom on each floor, and an open

area, kitchen and restroom with a shower on the second floor.

There is also a kitchenette area with a sink and mop sink in the

shop area located below the staircase.
