Perley and Phillips Burrill sold the property in 2005 to Pedoto’s Little Joe Realty Trust for $1 million where they operated the gas station and Viking Oil Co. But in 2006, state Attorney General Thomas Reilly sued the company and Pedoto after the heating oil distributor abruptly stopped delivering to customers. Viking Oil ceased operations that year. Later, town officials alleged Pedoto leased the property Catering available SU CHANG’S Authentic Chinese Cuisine to landscapers and a used car dealer. “All those uses are illegal, so we were constantly battling, it was a big mess,” Crawford said. “We had to take him to court multiple times to get anything done.” Pedoto faced a 30-day jail sentence in 2015 for failure to heed a judge’s order to remove five underground storage tanks from the Salem St. property. He later compiled. “He refused to cooperate until he was going to be arrested and jailed,” Crawford said. All the while, the property and the building on it continued to deteriorate. There were three mortgages on the property from Bank of America, Global Oil Co., and Joseph Ricupero Jr., owner of Renewable Waste Solutions totaling $1.7 million, which were never paid. Crawford said he expects there to be several bidders at the auction. “Let’s say the property cost $475,000 and $125,000 to clean it up, or $300,000 per lot, that’s a very good price,” he said.
