Brewery Expansion Plans Halted
Continued from page 1
by withdrawing the application,
the project applicant can start
over. Because member Ed
Cameron could not vote, only
four members of the zoning
board could vote on the project.
If one had voted no, the project
would have been turned down
for its special permit.
In addition to the ZBA, Cowie
and Newburyport Brewing must
win the approval of the Planning
Board, the Conservation
Commission and the Historical
Commission, which has approved
removing the summer kitchen on
the 1850s-era farmhouse.
Newburyport Brewing planned
to add a tap room with live
music, food and beer that would
accommodate 125 customers.
The barn, which would become
a venue for corporate and
entertainment venues, would be
large enough for 135 seats inside
and 40 outside.
“Petitioner is seeking to add
an amenity much needed in the
business/industrial park – that is
a meeting space and function hall
availability,” the application for a
special permit stated.
Several residents criticized the
project as being too large for the
old farm site.
To meet concerns the ZBA had
about the project, Cowie and the
brewery had offered to limit the
number of customers on site.
If the tap room was having an
event, the barn could not hold
one simultaneously.
“It’s too bad all the parking is
not in the same place,” said ZBA
chairman Edward Ramsdell.
The offsite parking, which
would have been on an adjacent
lot, would require that the owner
build either a sidewalk along
Parker Road or a walkway through
wetlands. The Conservation
Commission was considering
which remedy would be better.
Newburyport Brewing,
founded by Chris Webb and Bill
Fisher, is now a few blocks away
in an 8,330-square foot facility at
4 Pasture Rd.
It currently hosts live music on
Thursday, Friday and Saturday
nights in its taproom. Webb and
Fisher play in a seven-piece funk
band named Das Pintos, which
performs at the tap room.
Riverwalk also has a tap room,
which is currently offering a
dozen different beers from lagers
and stouts to pale ales and Belgian
whites.
