As a member of the GCRHBA, our members enjoy<br />
many benefits. A significant benefit is the opportunity<br />
to network with other professionals in the housing &<br />
building industry. This networking opportunity “builds<br />

our members, we hold events throughout the year<br />

and successful by our attending members. For example,<br />
in July we held our third annual and extremely<br />
successful Remodelers Night Out with approximately<br />
100 members in attendance. We had two presenting<br />
sponsors, McGrath Fleet & Commercial and Randy’s<br />
Flooring, James Hoth with Select Construction sponsored<br />
a musician, and 24 supporting sponsors.<br />

This annual event is held by the HBA Remodelers<br />

Thank you for support<br />
Thank you for your membership and participation!<br />
We had our Remodelers Event last month<br />
at Iowa Brewing! We had a huge support for<br />
sponsorship and a well-attended event! They<br />
chose to have a 50/50 drawing at the event and<br />
the donations were for the foundation I started<br />
last year after losing my son to depression. Project<br />
SAFE CRCA is the 501 C 3 foundation I started,<br />
and the website is www.projectsafecr.org. Jim<br />
McGrew, Suburban Lumber, won the drawing<br />
and donated his half to the foundation. I cannot<br />
thank you enough for your support! Then on<br />
July 22nd I held a fundraiser for my foundation<br />
at Blue 42 Sports Bar and Rob Hajek and Melissa<br />
Olson walk in with a big check for $1,000 in<br />
support of my foundation. My HBA family truly<br />
humbles me in their support and love they have<br />
shown my family and myself! We raised around<br />
$13K at that event! And over 300 people showed<br />
up to the event! I am very proud to call myself a<br />
member in this organization, and you should be<br />
also! I love each one of you!<br />
We have our Golf outing coming up on August<br />
17th. This will be the first Cedar Rapids HBA<br />
golf outing that I will have missed in 27 years. I<br />
am heading back to Ohio to attend my 35th class<br />
reunion. Hard to believe since I am still 35!<br />

HBA Remodelers Council<br />
Makes Donation<br />
On Thursday, July 12 the HBA Remodelers Council held their annual<br />
Remodelers Night Out at the Iowa Brewing Co.<br />
This year the council donated a portion of the event proceeds<br />
to Project Safe CRCA, a suicide awareness foundation.<br />
Along with 50/50 drawing proceeds that evening, the HBA Remodelers<br />
Council donated a $1,000 check to Project Safe at their<br />
Smoke Off event later in the month.<br />
The Project Safe CRCA foundation was created by the GCRHBA<br />
2018 President, Mike Farr, in memory of his son Garrett Farr. The<br />
foundation has a simple goal, to save lives, one life at a time, by creating<br />
awareness and highlighting available resources. Project Safe<br />
of the Cedar River Corridor Area aims to inform everyone in our<br />
community about the local resources for mental health and suicide<br />
prevention. With their events, resources, and more, they are not<br />
only starting their mission of ending the stigma around depression<br />
and suicide, but they are starting a much needed open dialogue<br />
on these issues and what they can do to help. Project Safe also<br />
awards two Garrett R. Farr, Construction Trade and Life Achievement<br />
Scholarships to a current high school graduating senior who<br />
attends College Community School District. For more information<br />

design, materials and colors drawn<br />

SINKS AND VANITIES<br />
• Floating vanities enhance the open feel of the room.<br />
A simple countertop with cabinet and drawers or a few<br />
shelves underneath is mounted on the wall and seems to<br />
float above the floor, leaving an uninterrupted flow and<br />

countertop ledge, may form a<br />
visual centerpiece for the room,<br />
drawing the eye to its shape, color<br />
and material. Most popular<br />
vessel sinks are bowls in smooth<br />
white, pure black or colorfully<br />
patterned porcelain, or hammered<br />
metal, cast bronze, and<br />
even glass. Dramatic curved rectangles<br />
and whimsically sculpted<br />
vessel sinks are other choices<br />
that add a creative dash.<br />
• Simple, sleek lines in faucets<br />
are trending. Tubular faucets<br />
express basic unity of form and<br />
function, as in the wall- and<br />
sink-mounted models in the elegant<br />

From young families just starting out to empty-nesters looking to downsize, multifamily homes are<br />
an increasingly popular option for U.S. households. According to a recent survey conducted by the<br />
Department of Housing and Urban Development, approximately 32.6 million residences, or 24.6% of<br />
housing in the U.S. today, are multifamily. These spaces include apartment buildings, condominiums,<br />
townhouses and mixed-use developments.<br />
Types of Multifamily Homes<br />
CONDOMINIUMS<br />
The ownership of a condominium is divided by each unit—condos<br />
are bought individually with buyers sharing ownership of<br />
communal spaces. Because of this, condos tend to be built to<br />
appeal to a buyer’s market. Typically, condominium communities<br />
are built with a specific lifestyle focus such as working<br />
professionals or seniors. Condominiums are the perfect choice<br />
for buyers seeking the stability and financial benefit of home<br />
ownership, but also the amenities and low-maintenance of<br />
multifamily communities.<br />
MIXED-USE<br />
A mixed-use development may combine homes with commercial,<br />
retail, entertainment or cultural spaces. Apartments or<br />
condominium units are built side-by-side with grocery stores,<br />
restaurants, shops, religious spaces, office buildings and, increasingly,<br />
public transit stations. Mixed-use developments offer<br />
residents the luxury of convenience, since the distance between<br />
home, work, entertainment and retail is greatly reduced.<br />
Trends in Multifamily Housing<br />
In today’s market, multifamily homes are getting smarter,<br />
healthier and more all-inclusive. Today, residents put having a<br />
fitness center and workout classes at a premium—but it’s not<br />
just their own bodies they want to be healthy. Buyers are also<br />
looking for spaces that are good for the environment that can<br />
reduce their energy costs while also using resources responsibly.<br />
Another trend is a new incorporation of high-tech devices.<br />
Buyers are flocking to homes where they can check their energy<br />
use with their smart phone or connect to the internet with<br />
Wi-Fi covering every spot in the building. They also want other<br />
new types of amenities like dog parks for their pets, biking and<br />
hiking trails and large communal areas to lounge outside on a<br />

In addition to flexibility in home design and<br />
architecture, buyers typically choose their<br />
ideal location and environment. As a result,<br />
custom home design often incorporates<br />
elements of the local landscape, whether<br />
that is a view of the ocean, a natural<br />
stream, or the distinct colors and plants of<br />
a desert landscape. ><br />

DIFFERENCES BETWEEN CUSTOM &<br />
PRODUCTION HOMES<br />
While production builders build communities by restricting<br />
design to a group of preselected home types<br />
on lots they have picked and purchased themselves,<br />
custom builders tend to build on land owned by the<br />
customer and start fresh with each design.<br />
Production builders typically construct large number<br />
of homes throughout the year; these may offer a<br />
variety of options, but production builders generally<br />
do not use construction plans other than the ones selected<br />
by the building firm. Custom builders spend<br />
more time on each project and often work on fewer<br />
than 10 homes a year.<br />
TRENDS<br />
Green Building<br />
Concern for the environment is growing among U.S.<br />
households—and so are energy costs. Because of this,<br />
many custom builders are embracing green building<br />
techniques. Features like solar panels, water-saving appliances,<br />
insulation to improve heating efficiency and<br />
the use of renewable or recycled building materials are<br />
all popular techniques to improve a home’s efficiency.<br />
Custom builders allow buyers to include a wide range<br />
of green products and give them the opportunity to<br />
weigh each cost and benefit to create a home that is<br />
stylish, comfortable, but also eco-friendly.<br />
New Amenities<br />
Today, home owners like to see features that will improve<br />
their lifestyle through health, entertainment or<br />
comfort. In this way, custom homes really set themselves<br />
apart from the competition. Yoga studios, resistance<br />
pools and fitness rooms can be added to encourage<br />
healthy living; game rooms, theaters and even a<br />
bowling alley can be added for fun; and for comfort,<br />
breezy, screened-in porches or warm hearths can make<br />
your home feel cozy and welcoming.<br />
Custom amenities are also taking a turn to the world<br />
of tech. In a world where there’s an app for everything,<br />
buyers are beginning to expect a custom home to do<br />
more and be “smarter.” Nowadays you can control<br />
many features in your home using a phone, including<br />
energy usage, security systems, lighting and even the<br />
music playing in each room.<br />

a silver award in the 2012 Best in American<br />
Living Awards for its use of layered balconies<br />
and porches that make the most of the home’s<br />
spectacular view of the water. This nook is an<br />
example of the unique architectural details<br />
often included in custom homes.<br />
Architect Joel Turkel of Turkel Design and the<br />
building team at My House Design created<br />
the Gambier Island House, using a design<br />
from Lindal Cedar Homes. Perched on a hill<br />
overlooking the waterfront in British Columbia’s<br />
Gulf Islands, the custom builders used<br />
careful planning to integrate the home with<br />
its lush forest atmosphere. The home’s sleek<br />
design, use of green building techniques and<br />
connection to nature earned the home a spot<br />
as a finalist in the 2012 Best in American Living<br />

Multigenerational Living<br />
Whether it’s aging parents moving in with their adult<br />
children or young adults living back with mom and<br />
dad, multigenerational households have specific needs<br />
when it comes to a home.<br />
Custom builders are seeing an increasing need to tailor<br />
homes to this lifestyle. A recent Pew Research Center<br />
study shows that 39% of adults ages 18 to 34 have<br />
had to move in with their parents. In the same year, the<br />
U.S. Census reported that 4.3 out of 76 million households<br />
were made up of at least three generations.<br />
Multigenerational families often build homes that<br />
include the traditional mother-in-law suite or even feature<br />
a locked-off living space within the home. These<br />
apartment-style spaces can have their own kitchenette,<br />
full bathroom and living areas to provide a sense of privacy<br />
and independence.<br />
Universal Design<br />
As the country grows older and many baby boomers<br />
look to retirement, Universal Design (UD) features are<br />
an ever-growing priority for many custom buyers and<br />
builders. UD is used to ensure that features like wider<br />
doors, lower countertops and fewer stairs are used<br />
to create a home that everyone can enjoy comfortably.<br />
An accessible home allows owners to age in place, prolonging<br />
their ability to stay in the house independently<br />
and can also increase value by opening the market to<br />
any future buyer, despite age, stature or ability. T<br />

Top Trends for 50+ Kitchens<br />
WHETHER YOUR TARGETED CONSUMER<br />
is a treadmill-tromping active adult or an<br />
older senior with limited mobility, success<br />
in the mature market will require a new way<br />
of thinking about the kitchen, arguably the<br />
most important room in the home. And for<br />
the new-home shopper of any age, it remains<br />
vitally important to demonstrate the<br />
kitchen space with a model, showing the<br />
endless possibilities of today’s high-tech,<br />
high-style kitchens.<br />
Here are five current trends to look for<br />
when designing kitchens for today’s mature<br />
market. ><br />

Location, Location, Location<br />
While that is usually the most important tenet<br />
invoked when assessing a real estate purchase,<br />
it has become equally important to<br />
consider that when laying out a kitchen for<br />
the over-50 crowd.<br />
Rethinking the placement of appliances,<br />
sinks, and storage so their locations are more<br />
comfortable for bending, reaching, and working<br />
will be the key to capturing this buyer.<br />
Rethink the double oven, for example.<br />
Why not install them in two separate locations<br />
— splitting, not stacking them – and<br />
eliminate that awkward oven on the bottom?<br />
Realize that the over-the-range microwave<br />
might be not only difficult, but also dangerous<br />
for the average consumer.<br />
And the dishwasher? That’s something<br />
we’ve all spent too many years bending over<br />
to load and unload, so why not raise the dishwasher<br />
with separate drawers installed at<br />
counter height?<br />
“The universal reach ranges from 15 to<br />
48 inches,” says Mary Jo Peterson, CKD,<br />
CBD, CAPS, a kitchen and bath designer<br />
and universal design professional who recommends<br />
implementing this sort of out-ofthe-box<br />
thinking. Consider the array of other<br />
appliances in drawer formats, such as microwaves,<br />
refrigerators, warming drawers, and<br />
ice makers.<br />
When dedicating space to a built-in<br />
refrigerator, cautions Peterson, make sure<br />
that the space allotted never extends beyond<br />
the counter top. When installing a<br />
free-standing fridge, a 24-inch depth is a<br />
good rule of thumb.<br />
A mini-kitchen built right into a master<br />
suite may just be the only private place in<br />
some households for a morning cup of coffee.<br />
In this room, make sure there are plenty<br />
of electrical outlets to accommodate appliances<br />
such as a microwave for quick coffee<br />
warm-ups, and a mini-fridge for those middle-of-the-night<br />
ice cream indulgences.<br />

Kitchen Sink<br />
Most households have more than one cook in the<br />
kitchen, so how about two sinks? A prep sink, in<br />
addition to the main sink, will create a separate<br />
work zone. Smart sinks, such as Kohler’s troughshaped<br />
stainless-steel Crevasse, are made especially<br />
for food prep, automatically rinsing food<br />
scraps and activating the disposal.<br />
A bar sink in the nearby dining or family room<br />
creates more possibilities when entertaining. The<br />
enameled cast iron Kohler Cordial® bar sink, includes<br />
an ice mold and holes for chilling up to<br />
three bottles of wine.<br />
Working sinks are often two-to-three inches<br />
deeper today, accommodating larger pots and<br />
pans and keeping splashing to a minimum. Stylish<br />
options range from apron sinks (also known as<br />
farm sinks) to sleek, contemporary stainless-steel<br />
designs. And how about a pop of color? Designer<br />
Jonathan Adler has partnered with Kohler to bring<br />
a splashy new line of sink colors, such as Greenwich<br />
Green, Piccadilly Yellow, Palermo Blue, and<br />
Annapolis Navy.<br />
The sink faucet has been re-imagined, too. The<br />
Kohler Karbon articulated arm is a great option<br />
for the mobility challenged. And pot fillers are increasingly<br />
popular, alleviating the heavy lifting required<br />
for carrying a heavy pasta pot from the sink<br />
to the stove.<br />
Fantasy Island<br />
Kitchen islands have become more stylish and functional.<br />
For the less mobile resident, or for people whom standing<br />
is a problem, create an island niche or fold-up extension<br />
that accommodates sitting while preparing food. Another<br />
trend is to situate the microwave at the end of an island,<br />
making it more reachable for the mobility-challenged user,<br />
or even the grandkids.<br />
And while we’re at it, why not consider two islands?<br />
One can be for eat-in convenience and the other for chopping<br />
and rinsing. Two-tiered islands and breakfast bars offer<br />
additional flexibility, and cabinetry in finishes contrasting<br />
with the base cabinets appear more like furniture than<br />
a built-in.<br />

High-Tech Touches<br />
Don’t forget to include a tech nook in today’s kitchen.<br />
A great many of the over-50 crowd are quite<br />
comfortable with the Internet, email and social networking,<br />
so a computer desk in a kitchen will allow<br />
them to browse for recipes on cooking sites and<br />
monitor the front door at the same time.<br />
A docking station will allow them to recharge<br />
all of today’s gadgets. Streamlined systems can be<br />
slipped out of sight behind a base or wall cabinet.<br />
For the less mobile or eyesight-impaired, a monitor<br />
mounted on an articulated arm can adjust for<br />
height and distance.<br />
Even appliances are going decidedly high-tech<br />
and can make life easier for today’s over-50 consumer.<br />
Manufacturers such as Hafele are making cooktops<br />
with built-in computer monitors that produce<br />
induction heat that is both green and safe.<br />
Using technology borrowed from the smart<br />
phone, Thermador’s Freedom induction cooktop<br />
boasts a full-color touchscreen interface.<br />
And for the grandkids, how about a flat-screen<br />
TV that pulls down from above the cabinets?<br />
Earth-Friendly Fashion<br />
While granite is still popular, the countertop<br />
world has opened-up with new possibilities that<br />
are Earth-friendly, such as lava stone counters<br />
that emit zero toxins. Butcher block is making<br />
a comeback, and soapstone, limestone, glass,<br />
copper and concrete are other natural countertop<br />
materials. Recycled glass and metal shavings<br />
sealed into a transparent matrix also are<br />
environmentally conscious choices. So are low-<br />
VOC paint and bamboo flooring.<br />
Cabinets are still key, and according to<br />
Sarah Reep, director of designer relations<br />
and education at Masco Cabinetry, the 50+<br />
Housing Council’s universal design sponsor.<br />
“Home owners are looking for flat panel<br />
doors with clean lines and matching drawer<br />
fronts. They’re drawn to maple, cherry and<br />
straight grain oak that has minimum texture<br />
and a more controlled pattern than in previous<br />
years.” Crisp, clean, painted cabinets are<br />
popular choices right now.<br />
Natural woods such as walnut, mahogany,<br />
hemlock and bamboo, are making strong appearances.<br />
Contrasting colors and two-tone<br />
colors are popular, not only for cabinets, but<br />
for countertops and appliances as well.<br />
Don’t underestimate this important market’s<br />
discerning taste or desire for style and<br />
technology. For the builder catering to today’s<br />
over-50 market, the possibilities are endless.<br />
By staying on top of the shifting trends in this<br />
important market niche, builders will be able<br />
to target — and satisfy — this important demographic<br />
