Each year, thousands of Canadian homeowners make the<br />

decision to remodel their homes. One of the most common<br />

reasons for a kitchen remodeling project is change.<br />

The average individual is likely to enter their kitchen, at<br />

least, eight times a day. Unfortunately, overtime you may<br />

find that your kitchen no longer looks attractive or brings<br />

you excitement. If this is how you feel about your kitchen,<br />

it may be time for a change. That change can easily be<br />

accomplished with a kitchen remodeling project.<br />

A kitchen remodeling project means different things to<br />

different individuals. There are some homeowners who<br />

only like to change around one or two things, like their<br />

lighting fixtures and floor tiles, but there are others who<br />

want to change everything. If you are really looking to<br />

make your kitchen like a whole new kitchen, you will<br />

probably want to do a large remodeling project. A large<br />

remodeling project not only includes a large amount of<br />

work, but also a fairly large amount of time, but the end<br />

result is almost always more than worth it.<br />

Despite the fact that a kitchen remodeling project is<br />

almost always worth it, you may still find yourself unpleased.<br />

One of the reasons for that is because of what we<br />

tend to view as a remodeling project. We often associate<br />

kitchen remodeling with just kitchen fixtures, like flooring,<br />

lights, countertops, cabinets, and sinks. As much as<br />

you change the fixtures or structures in your kitchen, you<br />

may still be reminded of your old kitchen, especially if you<br />

are using the same kitchen appliances. That is why it may<br />

also be a good idea to include replacing your kitchen appliances<br />

as part of your next kitchen remodeling project.<br />

As previously mentioned, replacing your entire kitchen<br />

appliances may make it seem as if you are really getting<br />

a new kitchen. In addition to the change, you may also<br />

enjoy the new look, especially if your current kitchen<br />

appliances are quite old. Over the past few years, kitchen<br />

appliances have changed quite a bit. Whether you<br />

are looking to purchase a new dishwasher, refrigerator,<br />

toaster, oven, microwave, or blender, you will find that<br />

you, literally, have an unlimited number of appliances<br />

to choose from. Almost all of the previously mentioned<br />

kitchen appliances come in more than one color; therefore,<br />

whatever color or design you are looking for, you<br />

should easily be able to find it.<br />

Hot Condo Topics<br />

Current condo hot topics include<br />

the Condominium Property Amendment<br />

Act and amended Human<br />

Rights legislation regarding age<br />

restricted housing.<br />

Condominium Property Act<br />

amendments have been created<br />

to improve protection for buyers<br />

of newly constructed units (new<br />

units sold directly by developers)<br />

and existing owners/purchasers of<br />

resale units. Some of the amendments<br />

regarding developers include<br />

strengthening the province’s power<br />

to inspect, investigate and enforce<br />

rules respecting sales, expanding<br />

purchase disclosure information<br />

including a final date by which the<br />

unit must be ready for occupancy<br />

and options to cancel a contract if<br />

that date is not met.<br />

Amendments with regard to existing<br />

owners (or purchasers of<br />

existing condominium units) to be<br />

addressed in regulations supporting<br />

this Act include new restrictions regarding<br />

the registration of a caveat<br />

against a unit’s title for a charge ($)<br />

to a unit for monetary sanctions<br />

imposed under a bylaw or other<br />

debts claimed by the corporation<br />

(may only be registered against the<br />

unit title by caveat if the sanctions<br />

for debts are found by a court to be<br />

valid but remain unpaid), capping<br />

expenses with regard to preparation,<br />

registration, enforcement or<br />

discharge of a caveat, limiting the<br />

amount of monetary sanctions that<br />

can be imposed in accordance with<br />

the bylaws, enabling certain types<br />

of votes to be conducted electronically,<br />

prescribing maximum fees<br />

that can be charged for a corporation’s<br />

documents and clarifying<br />

insurance, maintenance and repair<br />

obligations of the corporation and<br />

those of unit owners. These amendments<br />

are also geared towards<br />

raising standards in Alberta’s condominium<br />

management sector by<br />

designating the Real Estate Council<br />

of Alberta (RECA) as the regulator<br />

of condominium managers and enabling<br />

this body to establish licensing<br />

requirements for condominium<br />

managers, including education and<br />

training requirements.<br />

A new tribunal system will be<br />

framed to be an affordable and<br />

efficient forum/decision maker for<br />

certain types of condo disputes<br />

between Boards, owners, occupants<br />

and other interested parties. The tribunal<br />

will operate under rules and<br />

procedures set out in the regulations<br />

to ensure that hearings are fair<br />

and efficient, but will only operate<br />

in a limited geographic area (such<br />

as Edmonton or <strong>Calgary</strong>) during the<br />

pilot phase. It will be expanded later<br />

to hear a wider range of disputes in<br />

a greater number of locations across<br />

the province. Courts will continue<br />

to hear disputes that fall outside of<br />

the tribunal jurisdiction including<br />

disputes such as unit foreclosure or<br />

modification of the Condominium<br />

Plan.<br />

Changes to Alberta’s Human Rights<br />

legislation prohibits ‘age’ as a form<br />

of discrimination in condos (and<br />

other areas) and other types of<br />

community housing (co-ops and<br />

mobile home sites). Condominiums/<br />

community housing will be allowed<br />

to continue age restrictions from<br />

55 years and above (including the<br />

spouses and significant others under<br />

the age of 55). Condominiums<br />

who have age restrictions under<br />

55 years will be grandfathered for<br />

a period of 15 years. This means<br />

that between now and approximately<br />

2032, condominiums with<br />

age restrictions will have to decide<br />

(and change their bylaws) to either<br />

eliminate the restriction altogether<br />

or set their age restriction at<br />

55 years. There is a national trend<br />

showing that restrictions by age can<br />

affect communities where there is a<br />

critical shortage of housing and this<br />

amendment will help to create a<br />

more level playing field.<br />

Carpet Choices<br />

When you select carpet for your<br />

home, you have many things to consider<br />

and many different options to<br />

weigh as well. Carpets come in many<br />

different colors and styles, textures<br />

and fibers, and there are many different<br />

qualities to choose from as well.<br />

The two most popular choices of<br />

carpet today are the loop pile and cut<br />

pile. Loop pile has individual strands<br />

of yarn pulled through the backing<br />

of the carpet twice, which creates a<br />

small loop. The cut pile has the loop<br />

cut at the top, leaving tufts of yarn<br />

that stand straight up. Cut pile is normally<br />

more durable than looped pile.<br />

Cut piles come in many styles, such<br />

as shag, textured, saxony, and velvet.<br />

Loop pile choices include berber, cable,<br />

or sisal. For high traffic areas, loop<br />

pile is an excellent choice.<br />

One of the factors with choosing<br />

your carpet is the cost. Even though<br />

there is nothing more luxurious than<br />

having wool carpeting in your home,<br />

most of us can’t afford wool. If you are<br />

able to afford wool carpeting you’ll<br />

find that even though it costs more<br />

to install, it will prove to be far more<br />

superior than any other type of carpeting.<br />

There is no man made carpet<br />

fiber that come close to the durability,<br />

rich look, or even the feel of wool<br />

– which can also last for 30 years or<br />

more. Acrylic carpeting is very similar<br />

to wool, and sometimes referred to<br />

as man-made wool. It is resistant to<br />

moisture, fading, mildew, crushing,<br />

and staining, although it isn’t recommended<br />

for high traffic areas.<br />

Nylon carpeting is also popular, as it<br />

is recommended for high traffic areas.<br />

Nylon is one of the most expensive<br />

types of synthetic fibers, although it is<br />

still cheaper than wool. Olefin is a low<br />

cost carpet material, often used for<br />

indoor or outdoor carpeting. Olefin<br />

is colorfast and strong, very easy to<br />

clean. One of the draw backs to olefin<br />

is that it can easily be crushed.<br />

Another consideration you’ll have is<br />

the color and patterns of the carpet.<br />

Light carpeting colors help to create a<br />

spacious effect, making the room appear<br />

to be larger. Light color carpets<br />

will of course, show much more soil<br />

than dark colors.<br />

If you have pets around the house<br />

or little kids, dark colors may be your<br />

best bet. There are many different<br />

varieties of dark colors, which is great<br />

for those interested in style. Dark colors<br />

are ideal for stains or pets, as they<br />

don’t show soiled areas near as much<br />

as light colored carpets.<br />

If you end up selecting light colors<br />

around pets or little kids, you’ll find<br />

yourself having to work twice as hard<br />

to make stains less noticeable. It<br />

would be easier and also smarter to<br />

select a dark color and make it easier<br />

on yourself.<br />

DECORATING A GAME ROOM<br />

The kids have moved away, and now you suddenly find yourself<br />

with an extra room in the house. Unless you’re in dire need of a<br />

home office, why not make that extra room into a game room?<br />

After all, you’ve worked hard enough, now it’s time to play, and<br />

the game room can be a room full of excitement and fun.<br />

There was a time when you could only afford the luxury of a<br />

game room if you had a basement, and that usually meant a<br />

couch and a billiard table. However, in this age of technology<br />

the game room most likely will have a big screen TV and a game<br />

console with lots of video games. Few will still have a billiard<br />

table. One reason is because most rooms are not as big as a<br />

basement and a billiard table would take most of the space<br />

available.<br />

Since this should be a family room, or a room for you and your<br />

friends to get together for fun, why not add a game table you<br />

can use to play board games, and perhaps a soccer table, or an<br />

air hockey game table. These won’t take up as much room as a<br />

pool table. If it’s in your budget, a jukebox can add to the fun<br />

and atmosphere! What is the best way to decorate this room?<br />

What colors should you use? What about wallpaper? Below are<br />

some ideas you may want to consider.<br />

First, be sure to use bright colors. Stay away from dark colors<br />

– no one wants to play in a dark room. Use “fun” colors such as<br />

light green, light yellow, and light orange, but try to only use the<br />

orange as an accent color. You should not paint an entire wall<br />

orange. Bright colors will raise the excitement level in the room,<br />

whereas dark colors will only bring gloom to the room.<br />

In addition to painting the game room a bright color, you may<br />

want to add a colorful border as well. There are so many patterns<br />

to choose from! If the theme of your game room is geared more<br />

towards board games or card games, find a border with graphics<br />

of tables, chairs, or maybe poker cards. If you can’t find exactly<br />

what you’re looking for, then look for borders that represent fun,<br />

excitement and celebrations. You should also try to have borders<br />

that appeal to both sexes. Keep that in mind with the colors as<br />

well. In other words, try to stay away from colors such as pink. If<br />

the game room allows it, try to section off the room so that your<br />

friends and family can easily move from one area of the room to<br />

the other. For example, you may want to designate one area of<br />

the room as the card and/or board game area and place the table<br />

in that section of the room. The other area of the room could<br />

be designated as the TV area. Here, you can play video games or<br />

watch the Super Bowl or other sports games. If possible, try to<br />

have something for everyone.<br />

As mentioned above, if it’s within your budget, a jukebox can<br />

really add to the fun. You can also use a stereo (perhaps with<br />

surround sound?) to add music to the room. Another great item<br />

is a karaoke machine. Be sure to have lots of sing-along lyrics,<br />

not only for the kids, but for the adults as well!<br />

Consider holding a “Decorate the Game Room” party. Invite<br />

your friends and family and get them involved choosing colors,<br />

borders, games, music, etc. Together you can make this the best<br />

room in the house!<br />

You have decided to sell your home –<br />

now the time has come to get it ready<br />

for sale.<br />

It’s important to remember that,<br />

when we’re selling your home together,<br />

we don’t get a second chance to<br />

make a good first impression. Most<br />

buyers look for homes that are well<br />

cared for and bright – in general,<br />

clean and spiffy.<br />

First, look at the lawn and yard. Remove<br />

clutter, cut the grass (including<br />

the edges along the walks), trim the<br />

hedges and weed the gardens. Now,<br />

check the front of the house. If necessary,<br />

paint, fix or wash the railings,<br />

steps, drains, screen door and/or front<br />

door. When applicable, also clear<br />

snow from the walks, driveway and<br />

If you have a garage, straighten<br />

it up, paint, fix broken items, or wash<br />

doors and windows.<br />

Going inside now, check the basement<br />

and make sure that all items are<br />

stored neatly in order to create a spacious<br />

appearance. If necessary, paint<br />

the floor. Now, it’s time to check the<br />

plumbing. Repair all dripping faucets<br />

and leaky toilets.<br />

Once the plumbing is looked after,<br />

check out your home’s heating and<br />

cooling system and get any needed<br />

repairs done. Then clean the exterior<br />

of the unit.<br />

Next, take a look at the lights<br />

throughout the home. Replace all<br />

burned out bulbs and fix faulty<br />

switches. With that mission accomplished,<br />

take a look at halls and stairs<br />

and remove clutter to give narrow areas<br />

areas. Then check your carpets and<br />
