Although I’ve only ever had two golf lessons in

my life, I must admit I can see the attraction. They

were both taken during press trips (one in Portugal

and the other in Switzerland) where the itinerary

enabled me to experience each resort’s properties

and leisure facilities. As you can imagine, the golf

courses were superb with exceptional views, coupled with hot sunshine

in the Algarve and alpine strawberries growing alongside the fairways

in Switzerland. I think the only reason I haven’t pursued the hobby

is a distinct lack of time to fit in my existing loves of sailing and

horse-riding – maybe one day!

If you’ve been bitten by the golfing bug and are contemplating

purchasing a property close to a golf resort or course, then this issue

is full of superb suggestions as to where to invest. We’ve covered all

manner of destinations ranging from Spain and Portugal to the USA

and Asia. By featuring hotels and resorts alongside, you could have

great fun trying out all the surrounding courses before making a final

decision on where to buy.

Our London feature takes a rather different slant. There have been

two Royal weddings this year, that of Prince Harry and Megan Markle

followed by Princess Eugenie and Jack Brooksbank. This gave us the

idea of focusing on highly prestigious properties close to Buckingham

Palace, Kensington Palace and Windsor Castle. If the idea of having

Royal neighbours appeals, then look no further.

St James’s see page 15

Our regular feature looking at the capital’s prime properties

from the viewpoint of an aircraft’s first or business class cabin focuses

on highly prestigious addresses with Royal neighbours

magine the prestige of living within view of a Royal

residence such as Buckingham Palace, Windsor

Castle or Kensington Palace. Not only will the

immediate vicinity be exceptionally historic and

beautiful, your property will also be of a particularly

high architectural standard and value.

In recent years, the Mayfair property market has

outperformed other prestigious locations in the capital,

with both average price rises and sales transactions higher

than those across prime central London (according to

research by Knight Frank). This makes the neighbourhood

an ideal choice for investors in the UK and internationally.

This summer marked the completion of Clarges Mayfair,

the landmark development by British Land in the heart of

Mayfair. It comprises 34 premium residences with superb

views of Green Park and Buckingham Palace.

Designed by award-winning international architect,

Squire & Partners, the development complements the

surrounding architecture of prized Piccadilly landmarks,

including The Ritz and The Wolseley hotels, through the use

of traditional Portland stone with contemporary detailing.

James Taylor, head of Clarges Mayfair, comments, “The

success of Clarges Mayfair to date is testament to the

international appeal of this beautifully designed residence

with a quintessential British address.”

Over in Kensington, London developer Fenton Whelan

has unveiled details of its new £450 million development

known as Park Modern. A 190,000 square feet mixed-use

development, it will include 57 residences and 30,000 square

feet of commercial space. Residents will be neighbours of the

new Duke and Duchess of Sussex as its large site directly

borders Kensington Gardens and Kensington Palace.

The Broadway,

This new mixed-use scheme is located at the former New Scotland

Yard headquarters. Inspired by the Art Deco features of the

neighbouring Grade I listed property, the buildings have been named

after three of the world’s most revered diamonds: The Sancy, The Paragon and The Cullinan.

The Broadway’s six architecturally striking towers are set to complete in 2021 and

will provide unrivalled views of The Houses of Parliament, Westminster Abbey, Big Ben,

Buckingham Palace, the London Eye, Horse Guards Parade, St James’s Park and Green Park.

The development aims to create a sense of community through a new 20,000 square feet

public square and pedestrianised piazza. It will also include two fourth-floor sky gardens,

which will link the six residential buildings and provide a floating oasis for residents.

This classic 19th century, Grade II

listed townhouse is directly opposite

Buckingham Palace. Comprising 1,472m2, it

is arranged over seven floors, offering five

reception rooms and six principal bedrooms

as well as staff accommodation.

Elegant, spacious and bright, the house

is perfectly suited to entertaining on a

large scale, with ceiling heights in the main

reception rooms reaching 4.4 metres.

Meticulously restored and beautifully

modernised for 21st century living, it

includes a private garage, six-person

passenger lift to all floors, air conditioning

throughout, state-of-the-art security, 24-

hour concierge and an impressive spa area

with a 10-metre swimming pool, sauna,

gym, bar and treatment room.

St James’s

Royal gateway

The Park Modern project will spearhead a multi-million

pound transformation of Queensway into Bayswater

Village, triggering a range of public realm improvements

including a new Royal Gateway for Kensington Gardens.

Sanjay Sharma, co-founding director at Fenton Whelan

says, “Prime London mixed-use schemes don’t get any

better than this, a unique offering of Royal neighbours, a

park-side address and palace and garden views. The new

Royal Gateway will provide a unique opportunity to join

Hyde Park to Queensway and deliver a legacy monument

for the area.”

In the heart of Westminster, Northacre, London’s ultraprime

developer, and Abu Dhabi Financial Group have

unveiled The Broadway, a new residential and commercial

destination. Located at the former New Scotland Yard

headquarters, The Broadway is on the doorstep of the

capital’s most iconic landmarks.

Superbly connected, the underground stations of

Westminster and St James’s Park neighbour the scheme,

with Victoria Station, the centre of London’s travel network

close by. As the area becomes a new thriving business and

leisure district for London, The Broadway will add 118,000

square feet of state-of-the-art office space alongside its

27,000 square feet retail collection. Jassim Alseddiqi, CEO

of ADFG, comments, “The Broadway represents the future

of urban living, a thriving destination to live, work and play

in a world class address surrounded by unparalleled views

of London’s most famous landmarks.”

Over the last few years, Westminster has been transformed

into a vibrant commercial and retail centre, supported by

extensive investment and redevelopment. Historically, any

new build schemes in the borough have been small-scale,

boutique projects and over the last five years, only six per

cent of completed new developments have been more than

100 units in size. The Broadway is now aiming to be the final

piece of the Westminster puzzle.

Dukes London

One of Mayfair’s most celebrated hotels, this

five-star bolthole in St James’s Place first opened in 1908 as a hotel for

dukes and other members of the aristocracy

This year marks 110 years

since Dukes London first

opened its distinguished

doors. Bursting with

history and with many a story to tell,

the building it occupies was originally

built around 1890 as the London

Chambers for the sons of Britain's

aristocracy, until it became Dukes

Hotel in 1908. Guests who wanted

to be seen stayed elsewhere as Dukes

was, and still remains, a discreet hotel.

Dukes is just a short stroll

from Clarence House (the official

residence of Prince Charles and

Camilla, the Duchess of Cornwall)

and Spencer House, which belongs

to the Spencer family. In addition

to noblemen, artists, politicians and

bankers were, and continue to be,

regular guests and Sir Edward Elgar

always stayed in Dukes’ apartments

when in London for concerts. James

Bond author, Ian Fleming was a

regular guest of Dukes Bar, where

he got the inspiration for the classic

Martini line: ‘shaken, not stirred’. He

is also known to have written parts of

the 1953-classic Casino Royale here.

The iconic hotel has recently

completed a multi-million pound

refurbishment which has seen a refresh

for all 90 bedrooms, including the

creation of 22 gorgeous new Deluxe

Rooms, a new-look lobby and the

opening of GBR, the hotel’s signature

restaurant. This has enhanced and

enriched what guests know and love

about the Dukes’ experience, whilst

maintaining its award-winning fivestar

service and attention to detail.

Action-packed adventures

Exploration incites wonder and there is a rising trend of adventurers

wishing to explore all the unknown wonders of the world

The wealthy amongst this

new breed of traveller want

this sense of adventure

to be combined with

unprecedented luxury for the ultimate

getaway. This is more than just basking in

the sun on a superyacht, this is taking that

vessel to the most remote corners of the

planet, while enjoying unique elements

tailored to suit individual tastes and

passions, such as submarine exploration,

built into the itinerary.

For a decade, Cookson Adventures has

been at the forefront of the ultra-luxury

adventure travel market, taking trips to an

unprecedented level of personalisation.

These range from organising the first privately-owned submersible dive in

Antarctica to putting clients at the heart of crucial conservation work in the

Galápagos Islands.

Clients may wish to search for polar bears deep within the Arctic Circle, returning

afterwards to an elegant meal on the ice, observe sharks swimming through

the wrecks of World War II fighter planes lying on the seabed and contribute to

important marine research, or fly to seldom-travelled glacial lakes for a day of

paddle-boarding amongst the stunning backdrop of an Alaskan mountain range.

On Canada’s Baffin Island, Cookson has worked with a local partner to set up

the world’s most northerly heli-ski camp, offering access to dramatic Arctic skiing.

Clients can explore the uncharted slopes of an Arctic mountain range via helicopter

or snow-cat, whilst experiencing the rich culture of the native Inuit people.

Henry Cookson, founder of Cookson Adventures, says, “Despite changes in

the higher end travel market, our vision remains the same; to provide unique and

elegant adventures to the curious and the daring. In an age when increasingly

less of the world remains pristine and undiscovered, we’re continuing to pioneer

the concept of luxury adventure travel, whilst contributing to conservation as an

integral part of the trip to make sure we keep it that way.”

diamond slice drop earrings demonstrate admirably.

Styles of the swinging 60s

November 17th live in Los Angeles and online, will offer the opportunity to own one of

her many iconic dresses. Highlights include an ivory silk moiré mini dress by Alba worn

Epoch making is not an everyday event.

Anthropocene is a 'proposed' new epoch

– one in which human (anthropos in

Greek) activity has become the dominant

influence on the earth's geology and

eco-systems. As yet not accepted as a

definition by the scientific community, it is

in the art world.

The Anthropocene Project is an

exhibition of new work by photographer

Edward Burtynsky created in collaboration

with Jennifer Baichwal and Nicholas de

Pencier, that explores the visual impact

that mankind's activity is having on nature.

Taken from both aerial and subterranean

perspectives, the patterns and scars of

human-altered landscapes appear to form

an abstracted painterly language.

The Solomon R. Guggenheim, New York, was originally meant to

be a collection of works of ‘radical abstraction’ says curator Megan

Fontanella. Then in the 1960s along came the legacy of Justin

Thannhauser, the son of the German gallerist Heinrich Thannhauser,

whose collection included paintings by some of the greatest names

of the 19th and 20th centuries.

Some 50 paintings from the legacy are now on show at the

Guggenheim Bilbao, including works by the great precursors of the

modern era; Manet, Braque and Van Gogh. Picasso, who was a great

personal friend of the Thannhauser family, is represented by works

that span 65 years including the first major work he created on his

arrival in Paris in 1900, Le Moulin de la Galette. In addition, you can

also see works by Joana Vasconscelos, a young Portuguese artist

who shot to fame with works such as the pink feathered helicopter

that she placed in the Palace of Versailles and now on show here.

A virtual journey from Palmyra to Mosul

The destruction of ancient Roman

remains at Palmyra, Syria, by members

of so-called Islamic State was met with

international condemnation. Now four

major sites which were damaged, pillaged,

or destroyed including Palmyra and

Aleppo, Mosul (Iraq), and Leptis Magna

(Libya) form the subject of new exhibition

at the Arab World Institute in Paris.

Using digitisation techniques,

visitors can take a virtual journey into

the architectural riches of these cities

and archaeological sites which are all

symbols of the multicultural history of

the civilisations of the Middle East. Giant

screen projections reveal the current

condition of the sites and also travel back

in time through a virtual reconstruction

of public buildings, homes, and

archaeological vestiges. Complemented

by documents, video accounts of residents

and texts, the show spans thousands of

years of history present in these cities, as

well as the torments of their recent past.

relatively little of its cultural heritage. Oceania is indeed the

as many outstanding artefacts created for canoes and boats

Pearls of

We meet Noor bin Eidan, a highly talented

interior designer from Kuwait, who has become an

inspiring role model for all women who dream of

succeeding in their chosen career

he western world

often thinks of Arab women as

being oppressed, all too often failing

to recognise their talent and success

stories, not only in the Middle East

but also around the world. One such

success story is that of a celebrated

Kuwaiti designer, Noor bin Eidan.

When entries were invited for the

renowned International Property

Awards, a competition seeking the

world’s most outstanding property

professionals, Noor’s company Done

Interior was among those included.

Noor had dreamt of creating the

wonderful homes we all hope for but

was born into a typical Arab Society

with limitations that block women

from becoming aspiring entrepreneurs.

However, she made her way out and

started to follow her dream, inspired by

her parents. Right from her childhood,

Noor used to spend her free time

creating and collecting beautiful

interior accessories. She specially

mentioned about Eidiyyah (Eidiyyah

is a gift or money given to someone

on the blessed day of Eid) given by

her parents. Noor still remembers how

she carefully spent that money to buy

small interior accessories for her room,

which was the only stage to display

her talent. Noor’s dream and hobby

continued to grow with her age and

eventually became a reality.

The pearl chair

Noor’s designs are exquisite and

elegant, with many furniture items

made of pearls and mother of

pearl. Pearls are part of her family

history. Way back in the history of

Kuwait, long before oil exploration

began, the pearl trade played a key role

in the economic activity of the Arab

world. Noor’s forefather ‘Bin Eidan’

was the owner and captain of the ship

that found oysters and trade pearls and

handicrafts made from pearls. Today,

the story of Bin Eidan and his voyages

still remain recorded in the history of

Kuwait and have the highest integrity

and honour.

Pearls are a rare and high valued commodity. In the

Arab world, they are considered as white oil, just as the

western world considers oil as black gold, and all the elite

class women wear them with pride.

Noor’s first exquisitely designed chair features pearls

embedded into it. The chair’s design and the way the material

and pearls are featured show how close pearls are to her heart

and art. She has always expressed her rich family history

throughout her art and business.

After designing exclusive furniture pieces for several years,

Noor achieved her first interior design project as a consultant

in 2003. Having successfully completed her education, she

Noor’s designs are exquisite and elegant,

with many furniture items made of pearls and

mother of pearl

gained valuable experience from a few

years spent as a self-employed designer.

Speaking from her own personal

experience, Noor acknowledges how

tough it is for an Arab woman to

be successful when every mistake

is scrutinised and criticised. “Every

minute mistake is used to make you

stop being independent,” she says.

She recalls the days she was out

working late, causing stress to her

parents and siblings and the amount

of bullying she faced from her

employees and contractors, simply

for being a woman. Out of all these

challenges, her dream of being an

independent woman and her passion

for interior design has pushed Noor

to be successful.

After the completion of a few projects,

Noor decided that it was time to start

her own company, believing this

was the only way she could pursue

her real aim in bringing dream homes

to people. In other words, to turn a

sketch of design into a piece of art.

This concept has been the

enduring hallmark of the firm ever

since Noor established it in 2013.

Over the years it has been her passion,

creativity and exclusivity that have

allowed Done Interior to establish

itself as the most exclusive stop for

complete turnkey interior solutions

across GCC and Middle East.

Noor says the main reason for her

success are the references given by her

clients following previous completed

projects. These references are offered

as a result of the firm’s attention to

both quality and detail. This formula

has become a guideline for its daily

activity and is prioritised in the

entire process of project handling.

This extends right from the mood

board to the choice of the timber

and selection of fabrics, from the first

drawings made for the client up to the

installation of the furniture in his or

her house.

Growth and presence

After the success of Done Interior,

Noor continued to aim for new

heights and this led her to set up a

manufacturing unit. This operates

alongside her studio and retail space,

producing delightful ambiences and

selling exclusive and selected lines.

The firm uses its manufacturing unit

to give life to Noor’s designs. Great

care is taken in every single step of

making each piece of furniture using

raw materials and fabrics based on

the chief designer’s (Noor’s) precise

designs. The company’s experienced

master woodcarvers and sofa makers

work under the patronage of Noor

to ensure that every detail and every

carving is studied and carried out in

the best possible way.

Because of this practice, clients

around the Middle East have been

increasingly appreciating her designs

and furniture. Noor’s designs and

business growth have also inspired

many young Arabs, especially women.

In spite of fame and demand, she is

still making time for her charity

supporting old age homes and social

initiatives like supporting young and

upcoming designers and women

entrepreneurs. Noor considers this

as an opportunity and blessing from

Allah to give back to society.

Now the team, which currently

numbers more than 100 staff, is

expanding beyond the Middle East

into Europe. Noor states that future

plans are, “To continue to grow in a

consolidated manner, to strengthen our

international operation and to continue

to create ambiences of excellence.”

regory Phillips Architects specialises in award-winning

residential schemes that are timeless and of the highest

quality. These range from contemporary interiors to

new-build architecture, renovation and landscape design.

Having launched an office in Los Angeles, the company is

now expanding its architectural services stateside. This

spectacular contemporary residence on a picturesque

22-acre estate in Shropshire forms a prime example

of the company’s expertise. The client’s brief was to

completely transform his entire property from extensive landscape

design and the renovation of an existing Victorian Hall, to the design

and build of this stunning modernist home.

One of the priorities was to create a strong connection with

the magnificent natural surroundings, yet retain seclusion. A

meandering driveway accesses the new house, now the main

residence, by passing the existing Victorian home, which the team

also fully restored. On approach to the contemporary addition,

an external reflecting pool is flanked by monolithic garden

walls constructed of long, distinctive brick – an introduction to

the architecture of the new house. “Our idea was to have the

landscaping blend and interact with the building, blurring their

boundaries and rooting the building to its

site,” says Mr Phillips, whose work is known

for creating a connection between indoor

and outdoor living.

A covered walkway traversing the

reflecting pool leads into a dramatic,

double-height entrance hall – the first in

a series of breath-taking interior spaces,

many of which frame views of the

surrounding landscape. The house’s layout

has four wings oriented for optimum sun,

all accented by a coordinated palette of

traditional materials including timber,

marble, brick, suede and leather. These are

contrasted with the contemporary qualities

of raw concrete, glass and stainless steel.

The same bricks used externally have been

incorporated inside too – in walls, stairwells

and fireplace – to accentuate the visual

ambiguity of inside and outside living.

Success for our clients is simple.

We strive to combine practice and the creative poetic environment through spatial

conceptual thinking applied in graphic and interior design to reflect your corporate identity.

What does this mean for you? Your space reflects who you are.

Simple, really.

“Lighting can be manipulated

in certain ways to create the desired

ambience of a dining room. By placing

low-hanging lighting pendants directly

above the dining table, Accouter

Design accentuates the centralised

space, the natural meeting point for

diners, while muting the lighting in

unoccupied parts of the room for a

dramatic atmosphere. Not only this,

but through clever use of reflective

surfaces such as polished plaster

ceilings and mirrored walls, low-level

light is reflected back on to the dining

table creating the same effect.”

When it comes to dining at the

table, from Hermes chinaware to

engraved silverware and embossed

linens, Accouter Design collaborates

with tableware and decorative

specialists to curate a truly unique

and luxury dinnerware experience

designed with opulence. “Although

the design doesn’t end at the dining

experience itself,” advises Rhian.

“When unoccupied, delicate

sculptural decorations become a table’s

centrepiece accentuating the notable

characteristics of Accouter Design’s

bespoke feature dining tables.”

Creating the ght mood

Sally Storey, creative director of John Cullen Lighting,

advises that the essential ingredient that contributes to a

successful dining room, after food and company, is the mood

and this is best controlled by lighting.

he key to good dining room lighting is to focus light

on to the centre of the table, on to the silverware

or the flowers, but never directly over the diners’

heads. Low glare downlights with narrow beam lamps

are ideal for this and will give the centre of the table a soft

atmospheric glow. When dining this helps create an intimate

feel to the space and draws the diners in.

onsider the features in your dining room and light these. Light

your art with downlights or picture lights as this will provide

a soft reflected light in the room and create a focus. Think about

framing any windows and provide an element of uplight to the

window frames or shutter boxes. Reflect light off your curtains so that

the material can be seen at night.

void decorative lights in a dining room that are nondimmable

and cold LED light sources. If you have a

chandelier over your dining table, this will provide ambient

light within the space, but this should be dimmed and

downlights added to provide the focus and create intimacy.

inally, always control lights on different

circuits ie the light on the centre of a table,

separate to decorative lights and from

any feature lighting. By having a variety of

effects it is easier to change the mood and create

the ideal atmosphere.

Paul Bassi takes the wheel of the new Bentley Continental GT

The new Bentley Continental GT has to be an exceptional car in order

to improve on its predecessor. For over a decade, the GT in its many

variations has become an iconic car that has re-established Bentley on the

manufacturer top table.

The new GT has a sleeker, more elegant body shape, more sports car

than grand tourer. Its bonnet has an abundance of Bentley charisma, while

the rear end is totally redesigned and futuristic. Internally, the GT is simply

beautiful. The sporty steering wheel has been taken from its Bentayga

big brother and everything else is new. The leather seating, the wooden

finishes, the disco style lighting and all the high chrome finishes are

everything a Bentley owner would expect.

The drive is a combination of supercar and luxury. It has instant power

that can be called upon, while the Sat Nav, telecommunications and media

systems by Bang and Olufsen are all five-star. Finally, part of buying a

high-end prestige brand is the quality of the service received from the

dealership (which in this instance was Bentley Birmingham).

DHL thanks clients with

motorsport VIP

ou may well have watched F1 and MotoGP

live or at home but there is every chance that,

although you see the DHL banners alongside the

track as the racing cars or bikes scream past, you

have never given them a second thought. However,

if it wasn’t for DHL there might not be a race to watch.

This is because all the teams’ cars, bikes, tools and spares are

shipped with the greatest efficiency and care all over the world

by DHL – and you thought they only delivered parcels.

The International Property Awards also uses DHL to send

From capital

to coast

Every year, the famous Bonhams London

to Brighton Veteran Car Run intrigues

thousands of roadside viewers with its

unique appeal which draws entrants from

all around the globe. It also serves to

honour all those pioneering engineers for

their ingeniously innovative technologies

dating back to the dawn of the horseless

carriage era.

Furthermore, the world’s longest

running motoring event inspires a large

number of museums not just to display

their extraordinary veteran cars but also

to keep them in perfect running order in

readiness for their annual pilgrimage from

capital to coast. “It’s a unique spectacle and

brings notable exhibits from our collection

to life,” enthuses Stephen Laing, curator of

the British Motor Industry Heritage Trust.

Now exhibited at the newly refurbished

British Motor Museum at Gaydon, the

Trust’s remarkable collection adds up to

the world’s largest display of historic British

cars – at the last count it totals more than

300 vehicles spanning classic and vintage

as well as veteran eras. Around eight of

these machines date back to before 1905

and thus are eligible to join the Veteran

Car Run, and six are regularly entered,

sometimes for high-profile participants.

Blisteng Lister

Hot in the broad tyre tracks of the fast-selling new Lister LFT-666

coupe, the 65-year old all-British specialist sports car maker - The Lister

Motor Company - can now also confirm that it is launching the Lister

LFP. It will produce around 670bhp, with a top speed of 200mph and an

estimated 0-60mph time of just 3.5 seconds, with extensive carbon fibre

modifications helping to potentially make it the world’s fastest SUV.

Stuart Shield rates the Goodwood

Revival as being ‘unmissable’

If you are looking for the antidote to the increasingly dull world of Formula 1

then I prescribe an annual dose of Goodwood Revival each September. Here fire

breathing cars driven by oil smeared drivers entertain a crowd more than half of

which are dressed in period costumes.

It is hard to imagine that the Goodwood circuit that used to host Formula 1

races back in the 40s and 50s was brought back to life from its half derelict state

20 years ago to a renaissance as the finest historic motor racing event in the

world. Gentleman racers are joined by living legends of the track to battle for the

trophies in cars that are quite often worth much more than central London homes.

The Sunday afternoon programme included a parade of Revival winners and the

hour long RAC TT race where two drivers took turns to complete the endurance.

The field of cars included AC Cobras, Jaguars and Ferraris of 60’s and 70’s vintage.

The new Maserati ‘Ghibli Ribelle’, produced in a limited edition of just 200 cars for the

EMEA markets, offers owners exclusive design and elegant interior trims. It will be available

with all of the sports saloon’s three powerplants, the 275 HP V6 turbodiesel and the two

petrol options, both twin-turbo V6 delivering 350 HP and 430 HP.

At first sight, the Ghibli’s elegant silhouette acquires a new dimension thanks to

the metallic tone of the ‘Nero Ribelle’ colour. The interior features two-tone black/red

dashboard, black door panels and red central armrest, black leather Sport steering wheel

with tone-on-tone stitching, and steering wheel paddle shifters. The sporty seats (with 12

position memories) are in full premium leather, again two-tone in black/red with contrasting

stitching, available exclusively for this limited edition. Maserati also offers the optional

Ribelle Plus package, with laminated privacy windows, full-LED Matrix adaptive headlights,

Harman Kardon premium sound system and opening sunroof.

Pristine parade

Salon Privé

The 2018 Salon Privé took place at the

finale of the long, hot English summer in

the grounds of Blenheim Palace and proved

itself a truly vintage event. It featured the

European debut of the Lamborghini SVJ and

the Brabham BT62 supercar alongside the

new Honda NSX and many of the finest new

creations from the mainstream and smaller

luxury car manufacturers.

This annual event also offered the

chance to see the most pristine examples

of the rarest classic road and racing

cars. The panel of 18 judges for the UK’s

most important Concours d’Elégance

was headed by five times Le Mans

winner Derek Bell MBE. Taking home the

prestigious Best of Show Trophy was a

stunning 1933 Bugatti Type 55 Roadster,

styled by Jean Bugatti.

The 70th anniversary of Porsche

featured a parade and trophy presentation

and so the Bentley Drivers Club is planning

to mark next year’s 100th anniversary of

Bentley with a very special tour. Supported

by Bentley Motors, participants will drive

from the tip of Scotland to the Tower of

London taking in Britain’s finest roads and

hotels along the way. Most of the spaces

have been taken by Bentley owners from

the UK and overseas with just a handful of

spaces left.

If you are interested in joining the tour

place from September 5th to 7th.

Taking flight

By choosing to fly by private jet, the

sky is the limit for both convenience

and comfort. We find out more

about availability and aircraft options

from specialists within the industry

Owning a private jet may

only be possible for those

in the very top percentage

of ultra-high net worth

individuals but fortunately

there are other ways to enjoy

this fabulous form of travel.

PrivateFly is a leading booking

platform for private jet charter. It

was launched in 2008, when former

RAF pilot and experienced private jet captain, Adam

Twidell saw a gap in the market for a faster, technologydriven

booking platform for private jet charter. With over

7,000 aircraft integrated worldwide, PrivateFly combines

innovative technology with a team of aviation experts,

available 24/7 – making it faster and easier to arrange a

Clients can choose from all types

and sizes of accredited private charter aircraft,

from small jets and helicopters,

up to ultra long-range jets and luxury

converted airliners

private jet, wherever and whenever

you want to fly.

Adam and his wife and co-founder

Carol Cork (an experienced

marketing professional) sold their

house to raise the seed funding for

PrivateFly, which has gone on to

grow rapidly in both Europe and

the USA. Clients can choose from all

types and sizes of accredited private

charter aircraft, from small jets and

helicopters, up to ultra long-range

jets and luxury converted airliners.

“We offer clients a choice of aircraft

and will make recommendations

based on their budget, route, group

size, and other specific requirements,”

explains Adam.

Clients looking to charter larger

jets can either use PrivateFly’s website

or app, or speak to its team of flight

experts 24/7. To search online, they

can enter details of the route and

itinerary to see estimate prices and

aircraft options for long range jets

or airliners, then opt to request live

availability and quotes. “Advice and

pricing is also available from our

expert flight team at any stage – some

clients prefer to deal with our team

from the start,” says Adam, “especially

for a larger aircraft.”

For long haul transatlantic or

transcontinental flights, clients can

choose from a wide variety of long

range jets, including Embraer’s Legacy

range, Bombardier’s Challenger and

Global families, Dassault’s Falcon

jets and a number of Gulfstream

models – all of which are widely

available for charter. At the very top

end of the market are VVIP private

jet conversions of large airliners, such

as the Boeing Business Jet and Airbus

Corporate Jet, some of which are

available on the charter market.

“Currently the longest range

private jet available is the recordbreaking

Gulfstream G650ER,”

advises Adam. “It has a flight range

of 7,500 nautical miles, making it

capable of 12+ hour flights such

as Hong Kong to New York, or

Los Angeles to Melbourne. This

will be slightly surpassed by rival

Bombardier’s Global 7500 when it

enters the charter market next year,

capable of flying up to 7,700 nautical

miles. But many clients don’t require

such a long nonstop flight, and will

instead choose more cost-effective

aircraft such as the Gulfstream GIV,

capable of flying many routes between

Europe and the USA, or the Legacy

600 for routes between Europe and

the Middle East.

“On-demand charter is the

most flexible and cost-effective

way to travel by private jet. Clients

can choose the right aircraft for

every flight, from a wide choice of

available aircraft, all over the world.

There are no membership fees or

annual contracts, so it’s appealing to

those who do not want an ongoing

financial commitment. But unlike

other new business models, which

offer jet-sharing in a private aircraft

on a pre-determined route, charter

still means you have the whole aircraft

to yourself and can specify your own

itinerary and departure times.”

As for pricing, PrivateFly’s

online flight search gives an accurate

estimate of the likely cost of a private

jet charter for any global route. This

is based on a number of factors for

each charter including airport fees

and repositioning fees, with the

most significant variables being the

aircraft’s hourly rate and the length

of the flight. For London to New

York one-way for example, prices

can vary from around £60,000 for a

Gulfstream GIV to £250,000+ for a

Boeing Business Jet.

Going the distance

Planet Nine (P9) is a new, boutique

US-based ultra long-haul charter

specialist. Having made its first

Dassault Falcon 7X available for

charter this summer, the company

intends to have four 7Xs operational

by the end of this year.

Headquartered out of Los Angeles,

California and London with a staff of

28 full time employees, co-founders

Matt Walter and James Seagrim are

positioning P9 to provide a competitive

offering in the premium end of the

ultra long-range charter market. “Our

operation will centre on a floating fleet

model, and the efficiency it brings to

our operations we can then pass on to

our customers in the form of better

pricing,” explains James.

P9 brings a new offering into

the long-haul business jet market

with the 5,950 nautical mile range

Falcon 7X, stylishly configured for

11-16 passengers, with six individual

sleeper seats, perfect for over-night

Transatlantic flying. With operating

costs at least 30% lower than

equivalent Gulfstream G550 and

Bombardier Global 6000 aircraft,

P9 believes that the 7X has a distinct

advantage over its competition. The

company’s aircraft will all feature

refurbished cabin interiors and

include full Wi-Fi and IFE from

Gogo/Swift Broadband.

Over the summer P9 performed

several charters into Europe, including

London Luton Airport and runway

restricted Cannes Mandelieu. It

recently ran several charters into

Honolulu International Airport,

pre-hurricane, while other key

charter destinations have included

Nice, Geneva and Tivat Airport,

Montenegro. Will Holroyd, sales

and marketing director at Harrods

Aviation, London Luton Airport,

comments, “We are very proud that

Planet 9 are regularly choosing the

services of Harrods Aviation at Luton

to support this exciting new addition

to the long-haul charter market. With

so many of our regular customers

flying between London and the major

international US hubs, their fine longhaul

offering, based on the popular

Falcon 7X, is a welcome addition to

the industry.”

Bill Wulf, P9’s CFO, has found

from his own experience that there is

an acute shortage of premium ultralong

haul aircraft available for ad hoc

charter out of the US. “And those

charter management companies that

have aircraft available have typically

one or two at most,” he says. “Our

decision to go with a number of

environmentally friendly Falcon 7X’s

and our plan to build up a sizeable

fleet of this type, is going to make

us appealing to clientele who want a

special experience.”

Spain is the top European

golf tourism destination with

many thousands of golfers

visiting each year to enjoy

its superb courses which are

According to KPMG’s latest ‘Golf Study’

bathed in sunshine and with

report, there are now 349 golf courses in Spain,

stunning views

making the country a popular choice for those

who like to combine their love of the sport

with a holiday in the sunshine. Options range from ninehole

municipal courses to championship courses by leading

designers based in Spain or the USA. Many believe that

the development in Spanish golf over the last four decades

is partly due to Severiano Ballesteros, who popularised the

game through his great achievements.

Most golf courses have apartments

and villas with access to the course and views

over the fairways and greens

For those wishing to extend their

opportunities to play, a property close

to a course offering world-class

facilities is the obvious answer. Jose

Ribes, CEO of Rimontgo, an affiliate

of Christie’s International Real

Estate, says, “Golf attracts potential

clients and/or investors with high

or medium-high purchasing power.

When we talk about residential areas,

directly linked to a golf course, buyers

are national residents and foreigners.

In 2017, 40% of the buyers were

national and 60% foreigners, with

Germany and the Nordic countries

in the lead, but also the rest of Europe

and the USA being important.

“These properties are situated in

high-standing residential complexes

belonging to high purchasing power

residents, boasting unparalleled

locations within the complex,

near major cities such as Valencia,

or Dénia and Jávea on the Costa

Blanca, with all services in the

immediate vicinity.”

Mr Ribes advises that the Costa

Blanca is one of the main international

landmarks for golf throughout the

year. “Golfers can enjoy a complete

network of courses with excellent

sports facilities and, most importantly,

an enviable climate all-year-round,”

he says. “Most golf courses have

apartments and villas with access to

the course and views over the fairways

and greens.

“Prices after the crisis, in which

high-end properties did not suffer

so much, have recovered, and a clear

upward trend is noted, backed by a

growing number of sales. The forecasts

are that the prices will remain stable,

as can be seen from recent reports on

the purchase and sale of property in

Spain. This scenario of stability in the

real estate market is marked by the

growing acquisition of residences by

foreigners in Spain, particularly in the

main cities of the country and on the

Mediterranean coast.”

Portugal is internationally renowned as a golf destination

for players of every level while many of its courses,

designed by famous architects, prove challenging for the

The Algarve has an ideal

climate that enables play

throughout the year and,

with a wide variety of

almost four dozen courses, the region

is a golfers’ paradise. Most courses

are located in protected areas, with

stunning views and are internationally

recognised for the quality of their

facilities. Portugal’s Silver Coast

is also one of Europe’s must-play

destinations with courses like Praia

del Rey and the newer Royal Óbidos

regularly featuring in lists of Europe’s

top golf courses.

What’s more, the Global Residence and Citizenship

Programs (GRCP) rating, which considers factors such

as immigration laws, tax regimes and quality of life, has

concluded that Portugal is one of the best destinations in

the world to invest in property. With the seemingly endless

demand on properties, prices per square metre are gradually

growing in appreciation. Paul Cotterell, sales director of Casas

do Barlavento, says, “There has not been any let up in the

buyers’ requests this year; the supply and demand for luxury

properties are becoming more evident as the days go by.”

Ricardo da Costa of Luximos, an affiliate of Christie’s

International Real Estate, reports that the company’s clients

are mainly international with many from the UK, Ireland and

USA. “They are buying in the most prestigious areas of the

Algarve, surrounded by golf courses and close to the ocean.”

According to Brennon Nicholas, commercial director

at Monte Rei, the majority of people who buy at so-called

golf resorts, do not even play golf! “People like the services

offered at resorts or estates,” he says, “where they know there

is a full time onsite team who can look after their property as

well as provide amenities such as restaurants and concierge

services. They are also attracted by the manicured landscapes

and views that are likely to remain unchanged.

“Portugal as a whole is a relatively safe destination. In

terms of crime, terrorism and political stability, it compares

very favourably with many of the other familiar holiday

destinations. Buyers do spend more time doing their

homework these days, and though they may not be deciding

factors, the favourable tax regime is a selling point that many

take into consideration when buying.”

This new regular feature explores paths to gaining citizenship

in exciting and beneficial locations

Where citizenship property

investment meets lifestyle

A number of nations now offer

citizenship through government

approved property investment.

International Property &

Travel magazine has launched

International Property Citizenship

Services and teamed up with

experts to highlight the many

benefits. This issue, we meet a

couple who have turned their

dream into reality by gaining

second citizenship in Antigua

ag and Katrina are a European couple in their early 40s.

Through working in telecommunications, Dag has made

a comfortable life for themselves and their two children.

He regularly travels internationally and has been a fan of

the eastern Caribbean since his early 20s when crewing

on a friend’s sailboat during a two-week cruise.

When Dag heard about the Antigua citizenship program

which rewards property investment with an opportunity to become a citizen in

2015, it was the push he needed to make the commitment he had been dreaming

about. “It had always been a fantasy of mine to own something in the islands”, says

Dag, “but it had always seemed too extravagant. When I started to think about

the benefits of our family having a second citizenship along with the property I

had dreamed of, it was a much easier decision.”

After making two visits over the autumn and winter, the couple bought

an oceanfront, three-bedroom villa on the west coast of the island. This was

approved under the Citizenship by Investment Program (CIP) and Dag and

Katrina believe they have done well with its capital appreciation since. However,

far more important for the family is the lifestyle change. They are now averaging

over four months per year in Antigua and the children split their school year

between home in the autumn and winter at the Island Academy. Popular with the

international residents of Antigua, this is one of the two international baccalaureate

schools in the eastern Caribbean.

Paradise found

We discover one of the best kept secrets of the Bahamas – Harbour Island,

a chic retreat where golf carts are the transportation of choice

this romantic little island, called ‘Briland’ by locals, is just

an hour by plane from Florida. After landing in North

Eleuthera, visitors take a five-minute cab ride to a short

water taxi ride before finally reaching paradise. This quaint

and friendly town features old Victorian structures adorned

with Bahama’s colourful pastel paint schemes. There are no highrise

buildings, no fast food nor traffic jams, not even a red light!

Word of mouth has always been the only way to learn about

Harbour Island. This has made it become popular with international

business magnates and famous celebrities who prefer to keep

a lower profile and don’t want to be bothered by crowds or the

paparazzi. Visitors have the choice to stay in one of the few

boutique hotels or to rent a vacation home on the island. These

range from an old historic house to an ocean front villa.

La Palmeraie was conceived as a resort villa, it offers the privacy

of an exclusive property combined with the luxury, comfort and

service of a five-star resort. Visitors will almost feel as if they are

on a private island as the house is located on one of the quietest

sections of this incredible beach. This 11,000 square feet villa with

nine bedrooms is located right on the dune overlooking the beach

with 140 feet of beach frontage. Harbour

Island’s long, wide beach is renowned for

its pale pink sand and has been listed as

one of the 10 best beaches in the world.

La Palmeraie was completed in May

2018 and has a definite Asian flair while

incorporating a minimalist decor and

design. Featuring a hotel size fitness centre,

a full spa with steam bath and sauna and

massage room, La Palmeraie also includes a

400 square feet movie theatre, wine cellar

and a large office. Its large swimming pool

and outdoor jacuzzi for 12 people are ideal

for further relaxation.

A cleaning team attends during each

stay and additional staff such as a chef are

available upon request. Last but not least,

La Palmeraie has two golf carts for guests

so that they can cruise around the island

at their leisure.

“Recently we have experienced an

increase in demand for such ‘lifestyle’

properties offering the ability to walk

to the Beach Club, Lodge at Pebble

says Chris Pryor of Carmel Realty

sought after. We attribute this to »

a few key factors, one of which is the

proximity to the Bay Area, the health

of the economy in recent years and

affiliate of Christie’s International Real Estate, says buyers

are Thai and expatriate residents from Bangkok, also expats

based in regional cities such as Hong Kong, Singapore,

Shanghai, as well as Europeans and Australians looking

for second or retirement homes.

“The Eastern Seaboard in areas outside Pattaya are

currently investment and development hotspots,” he says.

“These include locations such as Bangsaray and Na Jomtien

where highway access from the capital is being upgraded,

boosting demand. Sunplay Bangsaray is the only integrated

active lifestyle community in this part of Thailand and

offers a combination of condos and villas enhanced by the

Sunplay Club.

“Developments such as this offer residents a combination

of active pursuits, including golf, and peaceful relaxation away

from the city with tropical views and

healthy ocean breezes. More than

10 golf courses are located within a

30-minute radius, including Siam

Country Club, which boasts 63 holes

over different types of terrain, and an

additional 18 holes under construction.

Other courses within easy reach

include Pattaya Country Club &

Resort, Phoenix Golf & Country

Club, and the new Khao Chee Chan

course at Silver Lake.”

Mr Delaney advises that property

prices around the Eastern Seaboard

have expected year on year increases

of three to five per cent. This is due

to improvements in infrastructure and

accessibility with the expansion of

U-Tapao airport and large-scale public

and private sector investment into the

Eastern Economic Corridor (EEC).

World record breaking

Mission Hills has been a pioneer in

the China golf industry, investing in

a sport that was hardly known in the

country at the time. Founded in 1992

and still 100% owned and operated by

the Chu family, it has grown to become

one of China's most remarkable

success stories. Mission Hills has two

high-end resorts (one in Shenzhen and

one on Hainan Island) spanning 40

square kilometres and 22 golf courses

designed by golfing legends including

Jack Nicklaus, Nick Faldo and Vijay

Singh, among others. This makes it

the largest golf facility in the world (a

Guinness World Record). The group

has hosted more than 100 world-class

events dating back to the World Cup

of Golf in 1995 (the first televised golf

event in China) and Tiger Wood's first

visit to China in 2001.

Having expanded into a worldclass

destination, Mission Hills offers

fully-integrated facilities ranging

from 168 volcanic mineral springs (yet

another Guinness World Record) to

980,000 square feet of retail, dining

and entertainment over two shopping

malls; two international schools;

partnerships with hotel brands Ritz

Carlton, Renaissance and Hard Rock

(the first Hard Rock Hotel in China);

Asia's largest tennis academy with

52 courts; a movie town and four

film studios (including the world's

largest); and China's first Wet'n'Wild

water park.

Mison Hills, Haikou, China

A combination of an original ecological

environment and well-established facilities,

Mission Hills redefines a healthy, natural

and sustainable organic lifestyle. In the

second phase of Mission Hills Residential,

the architectural style has brought the

tropical style of Southeast Asia to the fore.

From a distance, it complements the green

golf course, while the buildings themselves

form a unique landscape. Mission Hills takes

local materials and uses volcanic rocks in

its architectural design as ancient volcanic

rocks purify the air and water.

Banyan Tree

Lang Co

Situated in the foothills of the Truong Son mountains in Central Vietnam, this fabulous

resort looks out over a three kilometre beach on a crescent bay

The artistic heritage of Vietnamese dynasties

past has inspired the design of Banyan Tree

Lang Co and its 32 lagoon pool villas. Each

one reflects the cultural and historical legacy

of Vietnam, with integrated clay tiled pitched roofs, open

courtyards and wood rafter ceilings designed in the style

of the traditional houses of Hue.

In addition to its hotel swimming pool, gourmet

restaurants and award-winning spa, the resort is also

home to Laguna Golf Lăng Cô, winner of the 2017

IAGTO Golf Resort of the Year Award. Designed by

six-time major winner Sir Nick Faldo, the 18-hole, par-71

championship golf course pairs huge bunkers and plenty

of water features with an intriguing mix of holes, perfect

for all levels of players. With views of the sea from many of

the holes, and a mountainous backdrop for all, the course

weaves between trees and streams, over rice paddies and

through impressive rock features, and will leave a lasting

impression on all who play it.

Conrad Maldives

Rangali Island

There are few places in the world that can compete for the title of Heaven on Earth

but Stuart Shield believes that the Maldives is certainly a contender

The Conrad Rangali

is located in the Alifu

Dhaalu atoll at the centre

of this island nation, just

a short seaplane ride from the capital

Male. Situated on two neighbouring

islands linked with a bridge, it offers

a range of villas - several of which are

built over the sea - accommodating

from two to six guests. This is a resort

where you can indulge yourself in

total relaxation or recharge your body

and spirit through all the activities

on offer.

Back in 2005 the resort claimed

a world first by opening its undersea

restaurant Ithaa; situated offshore,

it is on the seabed five metres below

the surface. The 12cm thick plexiglass

gives diners a clear view and we were

able to observe beautiful tropical

fish in their natural environment

along with Blacktip Reef Sharks.

The seven-course meal also proved a

match for the best restaurant setting

I have ever experienced.

The resort has eight different

places to eat, two of which are on

piers over the water. There are also two spa treatment

centres over the water with a number of treatment rooms

featuring a glass floor. This allows guests to observe the

sea life while being massaged.

After chilling out for the first two days, I was inspired

to take to the water after I saw a 10 year-old flying above

the sea wearing a pair of water jet boots. In just 10 minutes

he turned from a complete novice to a mini James Bond as

he mastered the technique. The waters are crystal clear and

warm so the temptation to scuba dive or snorkel is immense.

We ventured out to sea with 12 other guests to swim

with Manta Rays and Whale Sharks. Upon spotting the

huge shark we jumped in and watched as it slowly glided

along gulping krill and plankton. In all, we saw two of these

magnificent beasts as well as turtles and rays. On another

expedition we took a guide and two jetskis to a distant reef

to observe dolphins who treated us to an acrobatic display

and swam in formation with us when we powered up.

In November this year, Conrad Rangali is opening

Muraka, the world’s first undersea hotel suite featuring an

underwater bedroom, bathroom and lounge. Demand for

the suite is high so, if you want to have a King Neptune

experience, contact the resort to join the waiting list.

District / Glam

Being the concentration of Eastern

and Western culture, it is not too

much to say Itaewon is the most

exotic area in South Korea.

The District, located on the first and

second floor of the Hamilton Hotel,

was designed as a complex cultural

space holding the uniqueness of

Itaewon, where a diversity of styles

and culture coexist.

B One

It had to reinterpret the symbolic

elements of club such as basement,

party culture and music with a

meaning of change, and express

the more experimental and unique

sensibility. Designer planned the

gloomy atmosphere of basement

to overwhelm the whole space by

overlapping the architectural elements

such as texture of wall and ceiling.

The Tatra House,

best mountain house

in Poland

The Tatra House was built in Zakopane - the heart of the

winter capital of Poland. This region enjoyed great growth

in the 1920s and in recent years has re-established its most

valuable traditional values in art and architecture. There, on

the charming slopes of mount Gubalowka, and with stunning

views of the Tatra panorama, is found the most beautiful

summer house in Poland. This 2017 European Property Award

Winner for Architecture Single Residence Poland was designed

by the titled architecture office Karpiel Steindel Architecture.

Our community offers breath-taking views of the championship golf course and the scenery around it while

providing a stable and wholesome environment perfect for raising your family.

The 2018-2019 series of International Property Awards is now heading

towards its conclusion having accrued new allegiances across the

various regions. I am therefore delighted to welcome Dubai Land

Department who has joined as sponsor for the new International Property

Awards Dubai – part of the Africa & Arabia Property Awards.

We have held numerous judging sessions to find the most innovative and wow-factor

packed interior designs, developments, architectural projects and homes. Real estate

agents and property consultants have also come under scrutiny and only those with the

finest portfolios and customer service have made the grade.

It is now Africa & Arabia’s chance to prove the excellent standards they can achieve. Here

are just a few top-scoring international nominees: Klein D’aria Private Estate by Devmark

Property Group in South Africa is a residential property designed for indoor-outdoor

living. In Ghana, Devtraco’s mixed-use project Nova features a panoramic view through

its modern architectural design.

Ayla Oasis Development Company in Jordan has earned three international nominees.

These are for Ayla Marina Village (Leisure Development) and Ayla Peninsula Villas

(Residential Development and Residential Property). A further hat-trick has been achieved

by JLL through its Lettings Agencies in Abu Dhabi, Saudi Arabia and Egypt.

These and many other highest scoring entrants will now compete against other equally

successful companies from Europe, the UK, Asia Pacific, Dubai, Canada, the USA, Central

and South America and the Caribbean to determine the World’s Best in each category. This

year’s grand final will be held on December 3rd at London’s Savoy Hotel where the ultimate

winners will be revealed. Visit for further information.

Very well done to all those listed in this publication,

JUMEIRAH LUXURY IS a double awardwinning

project which has been developed

as a joint venture between Jumeirah

Golf Estates and Luxury Living Investments.

This exclusive, contemporary residential

development features 291 townhouses,

designed for architectural excellence

and sophisticated living, located on the

championship golf course ‘Fire’ creating a

landmark in Jumeirah Golf Estates.

Jumeirah Golf Estates currently comprises

16 unique communities which overlook two

of the world’s championship golf courses –

namely ‘Earth’ and ‘Fire’. Forming one of these

distinct communities, Jumeirah Luxury is

an exclusive and contemporary residential

project in the heart of Dubai. With three, four

and five-bedroom options, Jumeirah Luxury

will reinforce Jumeirah Golf Estate’s distinct,

high-end, indoor-outdoor lifestyle offering.

Roof terraces and private gardens enhance

the experience, enabling residents to immerse

themselves in the serene surroundings.

Set across 1,119 hectares of lush green

landscape, Jumeirah Luxury is a unique

destination offering attractive investment

opportunities and world-class amenities. As

a gated community, it combines a friendly

neighbourhood atmosphere with superior

lifestyle facilities such as a clubhouse, fullyequipped

gym, tennis courts, shopping mall,

restaurants, and bars.

As host of the annual DP World Tour

Championship and home to the Middle

East’s only European Tour Performance

Institute, Jumeirah Golf Estates also rivals

the best-golfing destinations in the world.

Opportunities to play golf are therefore

naturally unlimited in Jumeirah Luxury and

complemented by the additional benefits of a

Golf Academy and a clubhouse.

The developers chose the design of 60 plots

with 291 townhouses offering contemporary

architecture and affordable luxury. The

configuration has less density, more space for

multiple gardens and the provision of public

areas for relaxation and exercise. There are

jogging tracks, water features and attractive

landscaped areas in which children can play.

Each townhouse has the advantage of either a

golf, gardens or lake view. Also, despite the fact

that they are all surrounded by 200-400 metres

of golf course, the properties still include their

gardens and water features.

The internal living spaces have been planned

in a highly efficient layout. They use high quality

imported building materials, branded home

appliances and smart home systems where

air-conditioning, lighting, curtains and CCTV

are all controlled centrally, as well as other ecofriendly

technologies. Floor-to-ceiling, bi-fold,

adequately insulated glass windows provide

maximum connectivity with the outdoor

surroundings. They also include special frosting

to reduce the heat and ensure privacy. Being

larger than normal, these windows also provide

more natural daylight, thus reducing energy

further. LED, energy efficient lighting is used

throughout the homes and solar street lighting

is implemented for further energy saving.

The development offers the opportunity

to create bespoke homes, with options to

customise the design, interiors, and layout.

Buyers may even opt to purchase three

attached townhouses and transform them into

an independent mansion.

Glenshire Hills Estate

of a team of highly qualified and experienced

architects who create extraordinary spaces

known to positively impact the spirit and leave

the environment a better place. The company

– based in Ghana – recently had two of its

projects (Glenshire Hills and The Rwenzori)

judged winners in two categories at the 25th

Africa & Arabia Property Awards – part of the

International Property Awards.

The first, Glenshire Hills Estate, is situated

in the suburban area of East Airport in

Ghana’s capital, Accra. Its apt location means

residents can simultaneously access the

bustling city whilst enjoying the green and

serene environs when at home. The design

concept for Glenshire included four prototype

buildings with the option for residents to make

modifications if required. The form, function

and design optimally used space and fused

attractive terraces and rooftop gardens to

compensate for the buildings’ footprints.

Large shaded windows provide maximum

amounts of both natural lighting and

ventilation considered the best of breed for the

climate the properties are built in. Sustainable

building materials and methods have been

incorporated with services such as electricity

and fibre optic cables located underground

to promote free circulation, ample greenery

and a general open feel for residents. A gridlike

layout across the development provides

maximum benefits from the south-westerly

winds and allows for a green park to enhance

the living environment.

The second, The Rwenzori, is an impressive

seven-bedroom home designed to be the icon

within Akroprong, a vicinity in the Eastern

Region of Ghana. It follows a local vernacular

architectural style based on the client’s

The Rwenzori

preference and in keeping with the ethos of

the site.

Locally sourced stone, wood and other

construction materials have been used to great

effect maintaining a good balance between

modern and traditional values.

The client’s intent was to have the

property serve as a traditional home for

immediate and extended family members

whilst incorporating a modern architectural

style that fostered a vacation or ‘get-away’

home depending on who was visiting at the

time. The above requirements mean that the

building has therefore been divided into two

adjoining units for either extended family or

rental purposes. Continuing with the afrocentric

family value theme, one will note that

a single level building can be seen upon entry

with the more modern double volume end

facing the valley.

The design along the slope punctuates the

skyline when viewed from the base due to the

wide roof which overhangs the building. This

feature further accentuates the cliff-hanging

sophistication the building exudes. By lodging

the building within a hilltop, occupants will

consistently experience breathtaking views of

the valley and surrounding mountains from

any living area.

In keeping consistent, the building features

a typical traditional Ghanaian stone-paved

courtyard which is ideal for family functions.

An entrance terrace at the southern part of

the building leads to a lobby and a stair area

which in turn, links all spaces to each other.

Terraces and balconies provide private spaces of

relaxation for each room, while the other openair

spaces have then been arranged to enable

easy access from most of the interiors and merge

the boundary between inside and outside.

winning company in Jeddah, Saudi

Arabia. The company’s developments

are not just built for today, they are designed to

enhance the neighbourhoods in which they are

located permanently. Lifestyle Developers aims

to address the needs not only of its customers

but also the neighbours and the broader

community in which it is a part.

The Vue is a premier residential tower

situated in a prime location north of Jeddah.

Its name is derived from the main feature

which is one of a kind views of the Red Sea.

The Vue’s design has created an axial view

through its central sculpture garden benefiting

all residences by providing extensive views that

link the inside to the outside.

The architectural design brief was to

provide 35 exclusive units, ranging from one to

five bedrooms and including nine magnificent

two-storey sky villas. These feature outdoor

living rooms with fabulous views. Positioned

on a 2,240m² site and with a total built up area

of 11,700m², the 12-storey high-rise tower

stands 69 metres tall.

Its concept evolved from the idea that

the overall design of the tower could be a

direct reflection of the variety of residences

within. The voids created would then be

an exact result of the function of the floor

plans, creating a dynamic and intriguing

façade. Framing elements emphasise the

voids and dynamic nature of the plans, with

no two floors being alike. The original design

envisioned was quite literal, in that the

main components consisted of the framing

elements over an entirely glazed building. This

evolved into a design with a second layer of

vertical wooden louvres to provide privacy to

occupants and reduce the solar impact. It also

offered another opportunity to add a vibrancy

that would further increase the dynamic

nature of the design.

Renowned British sculptor and artist

David Harber and Philippe Starck, the most

celebrated designer and one of the founders

of the leading design studio YOO, have

collaborated to create this truly exceptional

project. YOO will provide design intent and

proposed finishes for the amenity spaces of

The Vue such as the elevators, entrance lobby,

corridors, service cores, external areas and

all common areas. In turn, David Harber

has created a gallery of sculptures forming

centrepieces for the main lobby and ground

floor corridor connecting the exterior to the

interior. He has also crafted an art piece named

Torus which is strategically positioned outside

the main entrance to reflect the sea views.

The Vue features exclusive amenities for

its residents, including a club room, cinema

and male and female gyms and spas with

private outdoor ‘New York’ style roof top

swimming pools. These are designed to

respect privacy as well as cultural needs. A

cigar room is also provided so that residents

can entertain guests or hold business

meetings, while a tea room is ideal for smaller,

more intimate gatherings.

Overall, The Vue displays a forwardthinking

design aesthetic that is both dynamic

and distinctive. Its design is successful in

creating exclusivity and variety, providing

exceptional places in which people can live,

work and relax that will extend for many years

to come.

XBD COLLECTIVE IS a multi-disciplined

design firm that offers architectural

as well as residential and commercial

interior design services. With 15 years’

experience, the multi-award-winning group

was formed as a result of the high demand

from clients to expand its services in the

commercial and hospitality property markets.

Its Cantilever Villa in Emirates Hills is a

large, contemporary family home. A shard

atrium intersects the building and acts as

the main circulation space, with flowing

interconnecting bridges at higher levels between

two wings. Other features of the home include a

cantilevered swimming pool, sunken garden and

a sliding door glazing system throughout.

XBD Collective’s City Walk private

apartment mixes down-to-earth and youthful

design with sophisticated elements to be

practical for a young family. The design

direction for the main living, dining and bar

area required the flexibility to change the mood

for entertaining. Its textures therefore needed

a glamorous edge especially when illuminated,

such as grey mirrors, satin, tinted glass and

lacquer. Other distinguishable features include

a bespoke bar clad in leather and chrome,

a funky swing chair from Lee Broom and a

kitchen island clad in champagne metal and

covered in thick composite stone from Dekton.

The next award-winning interior design of

a private family villa in Emirates Hills, area

design feature, including a custom-designed

nine metre chandelier spanning two floors,

Fendi furniture (due to the clients’ love of the

room. In area P of Emirates Hills, the interior

The interior design of a private residence on

black Carnelian stone and an Arabesqueinspired

roof terrace including an outdoor

fireplace and private cabanas.

The interior design of a show home in

the Alef Residences, W Hotel on the Palm

in a luxurious resort. The design brief was to

capture a five-star lifestyle that potential buyers

would crave. It has been designed to appeal to

any type of buyer as the price of units ranges

from £3.1m to £14.4m, the interior needed to

show the many upscaling possibilities. Features

include Volga blue marble, black St Laurent

marble and suede cladding.

The last but not least of XBD Collective’s

impressive array of awards is for the

commercial offices of Taws Printing, a

prestigious printing company established

in the UK in 1978. The design brief was to

mix innovation and style with an industrial

company’s brand and heritage. This included

old printing machinery and the recreation of

original typography. Features include slate tiles

and wired glass, vintage rope and iron pipe

pendant lights in the coffee bar, and a vintage

Four Seasons Hotel DIFC

DEVELOPMENT is a Dubai-based

development company which was

established in 2007. It rapidly expanded its

activities over a short period of time and now

offers, through its different business divisions,

a wide range of real estate related services

providing its clients with a unique ‘all in one’

approach to handling their assets.

H&H has won awards for two of its latest

projects. The first is for the new Four Seasons

Hotel at Dubai International Financial Centre

(DIFC) which is part of the larger Gate

Village complex, a mixed-use development

that forms the social heart of the Financial

District of Dubai. The hotel building was an

existing structure and has been converted from

residential to commercial use. The brief was

to create a 106-suite five-star boutique hotel

which would meet the hotel’s image and brand

offering. It also had to integrate harmoniously

into the DIFC master plan and urban massing.

Catering predominantly for business and

city travellers, the Four Seasons Hotel DIFC

is characterised by a residential style with

calming tones throughout from its lobby right

up to the rooftop. It is laid out on eight levels,

with the sixth floor housing a spa, panoramic

swimming pool and Juice Bar while the trendy

Skyline Bar is above on floor seven.

The hotel uses every corner of space to

contain bespoke details and quirky design

touches with restaurants, bars and lounges that

offer a sense of intimacy and exclusivity. Art

then becomes a fundamental link throughout

the guestrooms and corridors. The result is

a triumph of colour, art and design in which

everything is made to measure, enhanced

by panoramic views of a city that has made

‘luxury’ part of the national scenery.

Galleria Barsha

Galleria Barsha is a boutique shopping

mall with a total 5,392m² of built area over

two levels. It includes primarily retail and

food and beverage outlets as well as an

outdoor cinema rooftop component, spas,

medical clinics, a traditional souq and

basement parking. As the second of its kind

to be opened in Dubai, the owner is aiming

to launch the brand internationally. Each

Galleria looks different but has key common

characteristics, architecturally, operationally

and experience wise.

The aim of the development is to create

a landmark retail centre building that will

stand out from its competitors. Designed

by Dutch architects, OMA, Galleria Barsha

is therefore composed of different elements

that characterise the building as a whole. Its

perforated roof, the pavilion at the centre

of the plaza and the plaza itself recreate an

outdoor environment which enables the

business to operate all year round. A green

wall feature also enhances the user experience

at the outdoor cinema on the rooftop. Rich

materials have been incorporated for the

interior finishes such as travertine, white

granite and walnut timber.

Galleria Barsha’s façade veers away from

the anonymous façade typically seen in

shopping malls. Instead it is light, pleasant

and playful but above all, elegant. The overall

design concept blends in seamlessly with its

surrounding environment so as not to create

disturbance to the low-rise buildings of the

residential neighbourhood. Equally, the

design has the architectural gravitas to make

it stand out and be recognised in front of an

international audience.

in 2017 by Shahad Alazzaz, who

adopts what she describes as a ‘new

philosophy’ to her passion for design. The

boutique firm undertakes projects of all scales

and tailors each project to the client’s needs.

Sono Villa is the first of Azaz Architects’ two

latest award-winning projects in Saudi Arabia.

The client wanted a garden that would act as

a cascading stage for a 3,000m² plot, giving all

living areas access to stunning views of greenery,

open air and sunlight. By orienting all three

floors towards the central landscape, a successful

harmony has been achieved between both solid

and void aspects. The design is minimal and

shows a sophisticated understanding of how

nature and humans can interact.

The design process for Gulf Address

Clubhouse proved challenging as the mixeduse

project required various leisure and retail

spaces covering a large mass. Azaz Architects

was approached by the client to reconfigure

an original design which revealed faults in

circulation and urban configuration and failed

to take advantage of the coastal views.

The solution was to create a cluster of

boxes that appear to float on top of one

another within delicate floor slabs; keeping

the central axis to the sea clear to provide

maximum views. Inside, the building has been

designed to unite its different uses under one

roof, yet giving diversity to the journey from

one space to the next crossing via floating

pedestrian bridges.

renowned for creating exquisite

interiors for the hospitality

market for over 20 years. During this time

the company has nurtured an award-winning

reputation and established an enviable

clientele, reflecting its superlative performance

and commitment to unique interiors.

The Renaissance Downtown Dubai is an

excellent example. The client was converting

his recently built office tower into an exclusive

hotel and favoured the Marriott Group’s

unique and unconventional Renaissance

Brand. Working closely with the client and the

Marriott/Renaissance team, WA International

re-planned the entire building to accommodate

guestrooms, suites, lounges, receptions,

meeting rooms, restaurants and a raised

swimming pool.

The concept for the public areas and

guestrooms was the evolution of a skyline from

concrete and glass – the natural elements of

Dubai being sand and water. Polished concrete

walls and concrete floors therefore feature

predominantly throughout these areas. The

guestrooms average an incredible 60m² in

area with impressive ceiling heights. Their

spaciousness is also accentuated by an open plan

concept from the bathroom to the bedroom.

Guestrooms, suites and public areas are

furnished in a modern classic style with a tonal

pale grey and sandy colour palette. Dubai’s

brilliant sunshine and its lightscapes have then

been emulated beautifully by contrasts of light

and dark, gold and black accent colours. The

golden sun itself and Dubai’s gold souks have

also been referenced for the hotel’s hardware,

sculptures and golden chain curtains.

Kristina Zanic Consultants.

Kristina’s design inspiration for Ritz Carlton

Al Wadi Desert Resort focused on the theme

of an adventure to a luxurious oasis. Private

villas are designed around a bedouin tent with

subtle yet traditional Arabian design elements.

These are reflected in the soft furnishings,

ornate carpet patterns, traditional embroidery,

sumptuous textures and detailing. Villas exceed

100m² with large open bedrooms and separate

living spaces featuring a palette of saturated

tones of tan, green and camel. Other areas

of the hotel include a signature ‘Farmhouse

Ritz Carlton Al Hamra Beach Resort’s design

a full-service interior design company

in Lagos, Nigeria. It provides the

highest quality interior design consulting

experience, offering premium design choices

for both residences and businesses.

The company’s award-winning project

involves the interior design of an open-plan

office plus private managerial offices. The

client is ETranzact International, a company

that deploys mobile payment solutions to

banks and other financial institutions. In

a bid to maintain an interactive open-plan

approach to encourage creativity and increase

staff productivity, glass was used for wall

partitioning. Frosted vinyl film was then

applied in decorative patterns to create a level

of visual privacy.

White, red and blue are the main colours

used for the design – white gives a high-tech feel

to the spaces while red and blue represent the

ETranzact brand. Other colours and textures are

used for the managing director’s office, giving

the overall space a unique style. The furniture

used throughout the project was designed using

ergonomic and anthropometric principles.

Great consideration was also given to promote

staff’s good posture, less stress in work flow

and efficient movement between computers,

printers and scanners and work areas.

Gemona West’s combination of mood

Yaw Addo Developments has steadily

built a solid reputation for delivering

high quality residential and commercial

properties. The company’s award-winning

project Painite Residences has been skilfully

crafted to fuse both modern elegant design

with functionality that offers convenience,

comfort and peace of mind to today’s home

owners and investors.

Located in Dzorwulu in Ghana, the Painite

Residences is an architectural masterpiece

which comprises four townhouses and six

apartments. Yaw Addo’s main challenge in its

design was the relatively small size of the land

available at just 0.56 acres. The solution was to

build higher which in turn optimised the views

for all properties.

The fully gated development has 24-hour

security and includes a leisure and fitness

area with a swimming pool and gym. Each

four-bedroom townhouse has been designed

primarily for privacy and exclusivity with

independent and direct access to the street.

All four homes have 292m² of living space

distributed over four floors which are connected

by a private lift. The basements can park three

cars and there is also room for two staff quarters

with independent access to the house.

Apartments share the same quality and

exclusivity and feature large windows with

almost 360 degree views and open spaces. With

only one 191m² unit per floor over six levels,

each one includes three bedrooms, an open

space living room, full surrounding balconies

and single staff quarters.

WATERFALL IS THE largest mixeduse

development in Africa as

well as the largest property

development in South African history. The

award-winning project will ultimately boast

over 28,000 residential units housing an

estimated 80,000 people. It also includes

approximately 1.6 million square metres of

gross leasable area for commercial, retail

and office space, which will eventually

accommodate a further 80,000 people.

Situated on a 2,200-hectare tract of

land in Gauteng, Waterfall is unaffected by

the constraints of older developments and

existing infrastructure. This has allowed

developers and planners to create a new city

from a blank slate, all in accordance with

contemporary urban design philosophy and

planning principles.

As a mixed-use development, Waterfall

features everything expected from a lively,

modern city. Essential elements range from

secure residential estates and retirement villages,

private schools and a hospital, to five-star hotels

as well as business and office parks. Fitness

centres, green spaces and a range of dining

and entertainment options are also included

alongside the iconic Mall of Africa – the largest

on the continent built in a single phase.

Complemented by a world-class fibre optic

and wireless communication network, as well as

on-site alternative energy provision, Waterfall

is a truly trailblazing city, setting new standards

in property development. By offering integrated

live-work-shop-play environments that are

Thembelihle Village, a mixed-use social

housing project located in Pretoria Central. It

provides affordable rental accommodation to

families in the lower to mid earning sector of

the population.

Following several reconfigurations since

its inception in 2002, the number of units

was increased to 735 before the start of the

construction in 2013. These comprise studio

apartments as well as one, two and threebedroom

apartments. They are distributed

within nine, four-storey walk-ups and four

10 to 11-storey high-rise tower blocks all

clustered around an inner green lane. This is

an articulated permeable and safe inner haven,

away from cars and city noise, which features

several social areas and children’s playgrounds.

In addition, approximately 1,000m² of retail

and office areas were added on the ground

floor of the buildings. Despite necessary

budgetary constraints, ASA succeeded in

achieving a visually exciting project. The style

of Thembelihle Village is contemporary South

African featuring a mix of building types and

heights as well as a variety of materials, colours

and asymmetric patterns. Approximately 65%

of the units have been north orientated while

the balance face east and south. Amenities

abound both within and in close proximity to

PDM IS A KENYAN real estate company

incorporated in 1963. Since then it has

become established as a highly respected

developer and facilities manager in East Africa.

The firm’s award-winning office development

in Nairobi, Vienna Court, was previously a

residential property built over 50 years ago.

PDM has now converted the building into

12,000m² of extremely flexible office space

featuring the highest specification throughout.

The offices are comprised of two crescentshaped

wings plus a smaller three-storey wing

with a glazed roof. The latter houses a gym,

conference facilities and a roof terrace café.

Suspended external bridges at first floor level

link the three separate wings and create a

courtyard-type permeable enclosure around

existing gardens. These have been reorganised

to incorporate new cascading water

features and informal seating areas. Parking

accommodates over 400 cars, offering one of

the highest parking to lettable area ratios for an

office building in the region.

In line with PDM’s commitment to

environmental sustainability, the ground

level around the building has been opened

up around the building to form generous

green spaces that are free from vehicular

traffic. With external balconies shading

the building, solar control glass, and local

stone cladding, Vienna Court has been

pre-certified Gold Level in Leadership in

Energy and Environmental Design (LEED).

The project is therefore positioned as a

leading sustainable and progressive office

development in East Africa.

FOUNDED IN 2008, Wanders Werner

Falasi Consulting Architects offers

outstanding architectural design services

internationally. The company has won awards

for two of its latest projects.

The concept for Muwahid Villa in Dubai

Jumeirah combines modern spaces with

traditional architectural elements. Its design

allows the Palestinian family to enjoy open

spaces orientated to the centre of the house.

The sequence of spaces is developed from

public to private – from the entrance crossing

the linear connection of formal dining room

and seating area, passing a cosy tea room and

leading up to the casual family lounge. This

area also has a linear connection to the family

kitchen overlooking the pool and terrace. An

olive tree imported from Palestine and planted

in a central courtyard connects both the home

and its occupants to their roots.

Ras Al Khaimah Villa overlooks the shores

of the Arabian Gulf with magnificent views

over natural mangroves. The plot allows for

two villas on top of a dune, a boat house,

service buildings, green spaces, infinity pools

and terraces. Designed as a weekend home,

the initial brief was simple: to create a modern

villa with lots of light and views to the garden

and sea. Six bedrooms are positioned on

the first floor while the large ground floor is

completely open, yet clearly zoned, with fully

glazed corners. A stunning focal point is the

central water feature and seating area beneath

a custom-made chandelier.

DOBAS UNITES A TEAM of architects,

designers and technicians, all

specialised in the creation of interiors

for retail, hospitality and exhibition projects.

The company’s award-winning project, ‘51 East

– Shoes and Bags’, is a 1,000m² boutique within

Lagoona Mall in Doha, Qatar.

All three entrances are given equal

importance and lead to a central ‘hall’ of

attraction. The sales area covers 80% of the

entire boutique and is split into high and

mid-price segments. Its interior design forms a

stage without overshadowing the main actors,

the goods. With shoes, bags and accessories

forming the colourful leading characters,

Dobas chose mellow, earth tone colours in

contrast. The only exception is a piece of art

that embraces the full scheme of colours and

provides a striking focal point. Open and

intimate areas invite the customer to meander

through the boutique and for VIP customers

each category of goods offers a privacy area.

The choice of materials was crucial

in creating an elegant and welcoming

atmosphere. A balance of hard and soft

elements was also required to optimise the

acoustics within such a large space and with

high numbers of visitors expected at the

same time. The large shop front window is

designed to change the appearance of the

boutique according to the seasons. Gates in

Arabian style then act as access to the window

while also allowing a fascinating peek into the

boutique beyond.

has provided an ethically sustainable, sourced

ONE OF SOUTH AFRICA’S top interior

designers, Deborah Garth is an

award-winning professional with a

flair for remodelling spacious elegant homes

and premium commercial spaces. She has 26

years’ experience updating and upgrading the

houses and offices of corporate executives,

business owners, lawyers, engineers and other

professionals in Johannesburg, Pretoria, Cape

Town, Durban and even Cornwall, England.

Her work has been featured in the Sunday

Times, DSTV Home Channel and the South

African Garden and Home magazine.

This private residence was created for a

client who frequently travelled to Europe and

across Africa for work. He wanted to blend his

African roots with a contemporary European

feel. He also stipulated the need for high-end

furnishings and finishes that would reflect

the high standard and quality of his European

head office, as he would be entertaining

clients and colleagues.

Some distinguishing project concepts

and design features include a double garage

space converted into an art room, which

incorporated a 3D abstract of an urban African

skyline; a hallmark statement of the clients

African roots represented in a patio wall mural,

which created a 3D abstract effect of Ndebele

women; and in the master bedroom, in bluecoloured

accents, are vinyl images printed on

Perspex of a tranquil forest scene, signalling

the calmness of nature and creating a sense of

comfort and serenity.

Via Lanzone n.22

20123 Milano, Italy

BASED IN MILANO, Italy, Massimiliano

Camoletto Architects combines

functionality and form to create a

perfect equilibrium. The company believes

that mankind and the essence of life should be

at the centre of all its design projects with the

principal aim being the physical and emotional

wellbeing of the individuals who will be using

the spaces.

Massimiliano Camoletto Architects

guarantees its clients a form of architecture

that is custom-made to fit their personal

requirements. The specification of its projects

in relation to the surrounding environment

(whether urban or rural) makes them unique

and unrepeatable. The company gives preference

to natural materials that are simple and basic,

paying careful attention to the use of non-toxic

substances in complete respect for health.

Architecture by subtraction, based on

simplicity of form, tactility of materials and

functionality, has distinguished Massimiliano

Camoletto over his 25 years of professional

activity. During this period of time he has

gained many successes including an award for

the architectural design of Desert Rose Villa in

Kuwait. This project was developed under the

previous partnership UdA which divided into

three independent companies in 2015.

In a place where there is no nature as

we understand it and surrounded by desert

landscape, Massimiliano Camoletto Architects

has turned architecture itself into nature.

Sculpted and shaped by the wind and storms

like a desert rose, this is not only a house but

also an oasis. It is a stunning piece of cityscape

featuring marble and stone in a city with

almost no urban form.

Watts and Claudia Mitcham, with a

collective 20 years’ experience, MWM

Studio is redefining modern interior design

in the Middle East. Taking the lead from

each client’s brief, the studio works alongside

leading architects and consultants to bring

projects from off plan to completion.

MWM’s brief for its award-winning interior

design project, Hillside at Jumeirah Golf Estates,

was to create a show home for modern living.

Given that Hillside is the first development of

its kind in Dubai offering just 20 contemporary

villas with highly luxurious interiors, it features

open plan communal areas, state-of-the-art

fixtures and clean lines throughout.

While Dubai is often regarded as being an

urban jungle, Hillside incorporates the lush

greenery surrounding the golf estate. MWM

therefore paid particular attention to the

views from inside the villa whilst developing

the floor layouts. The entrance door has

become a feature in itself through effective

landscaping. Other highlights are a basement

with a cinema and entertainment space

complete with a bar and parking for five cars

and bedrooms with walk-in wardrobes and

rainfall showers.

The open plan kitchen spills into a formal

family living area which leads on to a more

formal living/dining space. Natural finishes have

also been incorporated such as warm timber

floors in key areas with accent stone feature

walls and tonal tiles in secondary bathrooms.

Luxury living has been placed at the forefront of

the show home’s design throughout.

OMAN IS WELL KNOWN for its souqs,

where local handicrafts and produce

are displayed and sold in a traditional

way. The country’s two historic souqs, Muttrah

and Nizwa, have been around for over 200

years. Souq Al Madina is OIDC’s ambitious,

award-winning redevelopment project in the

heart of the city that pays tribute to this rich and

traditional heritage.

Featuring traditional souq-style architecture

built upon a modern steel structure with

a wooden ceiling, Souq Al Madina aims to

embody its theme – ‘where time stands still’. Its

goals are to create a vibrant commercial centre

that will provide a unique and traditional

shopping experience that caters to both the

community’s and city’s needs.

The redevelopment will provide open public

spaces that can be used for special events as

well as regular, local ‘Friday’ markets. An ‘eat

street’ will also offer a multitude of dining

options, both indoors and outdoors. The

focus is on food and beverage and hospitality

offerings – things for which MSQ has always

been famous.

Oman International Development Company

(OIDC) is a subsidiary of the 150 year-old

WJ Towell Group, a five generation family

business in Oman. The group built Oman’s first

mixed-use residential community in the early

1970s, Madinat Sultan Qaboos (MSQ), which

was named after the country’s current Ruler.

OIDC was then founded in 1975 to develop the

community’s commercial precinct.

Martin Baerschmidt & Ivar Krasinski – EDGE Founding Partners

EDGE IS AN award-winning architect

and leading consultancy with offices in

Dubai and Abu Dhabi. The company

specialises in architecture, master planning and

interior design.

Its 46-storey 1/JBR residential high-rise

building was inspired by the skyline of Dubai

and the principle of clarity. Believing that the

market in the UAE is cluttered with oddlyshaped

unusable spaces, it wanted to create

a building design that spoke of minimalist

opulence and gave the buyer the most habitable

spaces possible, while also providing a fresh

and unique experience for Dubai residents.

The company is also motivated by a desire

to reinvent Dubai’s luxury living market,

detracting away from the ostentatious,

but instead offering clean, simple living, in

opposition to the complex and often dazzling

buildings that populate the city. Edge design

director, Ivar Krasinski explains, “When one

wants people to listen in a crowded room full

of noisy talk, he should whisper.”

Spaces within the plot were creatively

arranged to optimise the spectacular views of

the Arabian sea, Palm Jumeirah and Ain Dubai.

They offer exclusive beach access and also

maintain a sense of privacy, with semi-private

to express lift services. The tower also offers

an infinity pool, fitness centre and an oasis of

private gardens with walkways that connect the

apartments to beautiful sandy shores.

3.5 billion across a portfolio of 40 projects.

Winning an award for most influential

leader and leading the company into its third

generation, Muhammad BinGhatti has a vision

to illustrate the ‘Art of Property’ through the

creation of iconic buildings with a branded

and distinguishable visual identity, which

should also be at an affordable price. Making

a statement in Business Bay, Dubai’s most in

demand community, its Millennium Binghatti

Residences provides the company with an

excellent opportunity to demonstrate its design

prowess and showcase its ambition to create a

renaissance in the property industry.

As an architect, but also an artist and

a poet, Muhammad BinGhatti sees the

potential for art in every aspect of human

life. His primary objective is to depict

‘The Art of Property’, and in doing so

successfully revolutionise the realm of

property into an artistic one throughout the

use of architecture. Inspired by the Arab

region’s traditions, history, and culture,

Binghatti has been successful in developing

BASED IN BEIRUT, Lebanon, Wissam

Hayek is a well-established architecture

and planning firm. Its award-winning

public service architecture project, SFM School

in Zahleh covers a total area of 25,086m². An

extension of the existing school premises, it

comprises four different blocks – one each

for classroom, management, residences and

theatre purposes.

The school is owned by the Maronite

Sisters of the Holy Family, who will be

accommodated in the residential block.

Education methods and the philosophy

behind them are evolving tremendously

due to the technical and digital revolution

that is being witnessed these days. The Holy

Family school therefore needs to reflect this

contemporary education trend and also be

ready to embrace future evolutions.

Wissam Hayek’s brief was to design the

new buildings and facilities in a way that

complemented the existing structures. The

company also had to ensure that all students,

future citizens who will most likely become

the leaders, lawyers and doctors of Lebanon,

are stimulated and enriched throughout their

education. Lush, green landscaped areas

enhance the look of the school and provide a

contrast to the buildings’ natural stone walls and

tiled roofs. This impressive project has added

greatly to the school’s facilities; whilst remaining

in harmony with its original architecture it

has provided all the contemporary elements

required for the 21st century and beyond.

a unique portfolio of residential and

investment projects through which

it has been able to create flexible residential

solutions. This enables all segments of the

community to own a modern and distinctive

residence suited to their financial status.

The firm’s project, Burooj Global, is a

private chalet development which consists

of 14 units each with a single floor, private

swimming pool and outdoor sitting area.

The interior design by Art Code, a company

renowned for connecting art and décor,

follows seven modern styles which are namely:

African, Coastal, Contemporary, Country,

Japanese, Mexican and Moroccan. These give

Burooj Global a distinct and award-winning

‘east meets west’ theme.

The African design features splashes of vivid

colours with organic materials, captivating

prints, bold décor elements and dark brown

and orange furniture. Country style has

rough finishes, natural line patterns, wooden

furniture, textured walls, a stone fireplace

and black, white and brown furniture. White

and brown minimalist furniture with red

accents take pride of place in the Japanese style

design alongside carved wall mosaics, oriental

decorations and small plants.

Coastal style features crisp, blue-green

fabrics, pale neutrals, natural fibres and

casual furniture and accessories. An

abundance of colourful accessories, geometric

patterns and earthy wall and floor tiles set

the scene for Mexican style. Moroccan has

decorative lighting, designer furniture and

accessories and a sunken grey sofa while

contemporary features a minimal use of

textures, clean lines, brown designer furniture

and blue-green accents.

ESTABLISHED IN 2005, Aqua Properties

is an award-winning real estate group

based in Dubai. It specialises in

everything from property marketing, brokerage

and leasing to property management, project

planning and development. The company’s

key strength is in the variety of unparalleled

services it provides clients. This ranges from

understanding their exact requirements to

delivering a high return investment that

surpasses their expectations.

When it comes to modern marketing,

Aqua strongly believes that today’s constantly

switched-on, multiple-device consumer has

completely changed the rules of investor

engagement. Aqua’s brand has therefore

embraced this shift from purchasing via high

street offices to digital sources of information.

However, the company still believes that

offline efforts are essential to support its online

marketing efforts. A combination of paid and

owned media, digital and offline are used to

market Aqua’s listings.

One of the company’s most innovative

projects this year was the development

of Global REIT – the world’s first ever

blockchain-based REIT. The primary goal of

this innovation was to offer investors exposure

to global real estate markets without the

necessity of acquiring an entire property, by

shifting the management and compliance

obligations to the fund management.

As a result, this innovation has been an

unequivocal driver of growth and marketing

for Aqua, due to the worldwide recognition it

has catapulted for the company. Therefore, the

brand of Global REIT has since been used in

conjunction with Aqua Properties to promote

the agency and services in untapped markets

and regions.
