The Blue Hills Equestrian Estate management body<br />

has been developed to ensure that should you<br />

have a query or wish to address anything on the<br />

Estate, we have a team of individuals you can refer<br />

your concerns to. This committee goes beyond our<br />

monthly Directors’ Meetings, and is instead aimed<br />

at ensuring that the running of this Estate is handled<br />

with all due care.<br />

Estate Manager’s Desk<br />

My name is Dikane Mavunda. I am your new Estate<br />

Manager here at Blue Hills Equestrian Estate.<br />

Thank you for the warm welcome I have received<br />

thus far. I’m hoping that we will have a good<br />

working relationship going forward and that it<br />

would be a relationship that benefits the Estate.<br />

More people are starting to build their dream homes here<br />

and currently we have about 14 stands that are already<br />

occupied. We would like to welcome the Bowes Family<br />

who has recently move in. We hope that you will feel at<br />

home from the get-go.<br />

starting. We have entrusted Servest<br />

to look after our landscaping needs<br />

and they are doing their best to get it<br />

as beautiful as possible.<br />

We are currently experiencing<br />

difficulty entering the Estate from R55.<br />

Our directors together with Century<br />

are looking at erecting robots to make<br />

our Estate easily accessible from R55.<br />

Unfortunately, we don’t have a time<br />

frame for the onset of this project as<br />

of yet, but will keep you posted.<br />

Fibre installation to the Estate is almost<br />

complete with some sections already<br />

live and connected.<br />

As this is the final issue of the Blue<br />

Hills Equestrian Estate’s magazine for<br />

<strong>2018</strong>, I would like to take the time to<br />

wish you all the best for the last stretch<br />

of the year, especially our scholars<br />

with the exams just around the corner.<br />

May you end the year on a high note<br />

and experience a fantastic festive<br />

season. To those of you travelling,<br />

The Estate’s wildlife, antelopes, guinee fouls, jackals and<br />

various bird species are truly wonderful to experience daily.<br />

There are, however, snakes too so we advise residents to<br />

report sightings in your yards to security.<br />

Walk-through<br />

A VIRTUAL<br />

HLP Construction, in partnership with Century Property<br />

Developments, hosted an event recently at the prestigious<br />

Blue Hills Equestrian Estate.<br />

Guests were treated to a wine and chocolate<br />

pairing demonstration, and were able to mingle<br />

with industry-leaders in the property and construction<br />

market - from Musi, representing Blue Hills, with his<br />

thorough knowledge of this superb Estate, to HLP<br />

Construction, who specialises in the construction<br />

of high-end residential properties. A virtual walkthrough<br />

of one of HLP Construction’s current<br />

projects were also set up for guests to experience,<br />

showcasing how virtual reality can benefit those<br />

in the market for a new home, by taking away<br />

the uncertainty or misconceptions that could occur<br />

during the design and construction process. The<br />

afternoon was filled with tasty food, good wine (and<br />

a Gin & Tonic or two!) and plenty of memorable<br />

experiences.<br />

This uber trendy natural look for<br />

kids’ bedrooms has me swooning!<br />

The clean lines along with natural<br />

tones and textures create a calming<br />

haven for your little one. And<br />

this look could not be easier to<br />

recreate. If you stick to natural<br />

wood products, use neutral tones<br />

for your decor and incorporate<br />

nature into your design, you’ve hit<br />

the nail on the head for a space<br />

that is at one with nature.<br />

Colours that are wonderful for this type<br />

of design are your light greys, taupe, forest<br />

greens, beige, cream & various shades of<br />

brown. Keep the palette light in colour and<br />

do not be too heavy handed with the use of<br />

darker shades of brown and green as this will<br />

darken your space very quickly. A good rule of<br />

thumb here is to stick with your beige, cream<br />

and natural wood for all your large items and<br />

bedding and include the shades of brown and<br />

forest green in your decor items. Perhaps a<br />

air purifying plant on the shelf, or a scatter<br />

cushion in a lovely leaf design on the rocking<br />

chair. To add to the serenity of this space, use<br />

soft, fluffy items for toys, rugs and bedding.<br />

Don’t forget you can put your DIY skills to<br />

good use here! Grab a nice piece of natural<br />

wood, sand it down gently and seal with<br />

varnish and create beautiful looking rustic<br />

shelves. Try copper pipe or wrought iron for<br />

the brackets to add an interesting feature to<br />

your wall. Or how about creating a floating<br />

wardrobe!? Make sure you secure it to the<br />

ceiling with sturdy hooks and tie rope around<br />

a smooth piece of wood and secure to the<br />

ceiling as shown below.<br />

A gorgeous way to create a simple, rustic, yet<br />

pretty look to the room.<br />

While stencils<br />

are by no<br />

means a new<br />

form of décor, it has<br />

recently spread from<br />

the walls onto floors,<br />

furniture and various<br />

other textiles. Stencil<br />

painting is an extremely<br />

cost-effect and versatile<br />

DIY technique suitable<br />

for paintable surfaces<br />

inside and even outside.<br />

If you can imagine it, it<br />

can probably be done.<br />

Here’s what others are doing:<br />

Floors<br />

Cement, wooden, vinyl, laminated or tiled<br />

floors are given a dramatic new look with<br />

stencil patterns. Cover the entire surface to<br />

create a tile or wooden effect or add a stencil<br />

design on a specific area to create a rug-like<br />

appearance. Stencil patterns here and there<br />

create instant warmth and character in large<br />

open spaces. Transform stairs and/ or risers<br />

with this technique.<br />

Settle on one colour to create a two-tone<br />

appearance or attempt multiple colours for<br />

maximum drama. Don’t stop inside the<br />

home either. Patios, driveways, paved areas<br />

etc. could all benefit from stencils.<br />

Furniture<br />

Chalk paint has introduced a new level of<br />

weird and wonderful colour options with<br />

which to enhance old dressers, tables,<br />

headboards, chairs, frames etc. Stencils can<br />

help you take your project a level up. From<br />

splashes of designs on strategic places


through to all-over stencilling – anything<br />

goes. You can even transform old wicker<br />

furniture into works of art or stencil over<br />

stains on your favourite upholstered chair.<br />

Once you start, you won’t be able to stop…<br />

Textiles<br />

Stencils and fabric paint can help you take<br />

any visual concept you love to your curtains,<br />

scatter cushions, bedspreads, rugs etc.<br />

Why waste your time (and money) looking<br />

for a rainbow Mandala duvet when you can<br />

breathe new life onto a plain white set you<br />

already have? Stencils create creative ways to<br />

upcycle anything and renovate your living<br />

spaces at a fraction of the cost.<br />

SECURITY UPDATE<br />

This is a contingency /emergency plan for Blue Hills<br />

Equestrian Estate over the festive season. This plan’s<br />

purpose is to ensure the safety and security of residents<br />

as well as visitors over this festive period, build strong<br />

relationships and provide a good service to the<br />

residents of The Estate.<br />

SITE MANAGER<br />

The Site Manager will do frequent spot<br />

checks on the site ensuring every officer<br />

is well equipped with the necessary<br />

knowledge and skills to perform their duties<br />

100% at all times.<br />

Site Manager will liaise with the Area<br />

Manager as well as the General Manager<br />

and ensure that all necessary information<br />

are shared to them at all times.<br />

The Site Manager must ensure that NO<br />

violations whatsoever occur and must also<br />

take the necessary disciplinary actions if<br />

need be.<br />

The Site Manager must ensure NO<br />

violations whatsoever occur as well as to<br />

take the necessary disciplinary action if<br />

need be.<br />

After gathering all necessary information,<br />

the Site Manager must ensure that the<br />

Estate Manager is kept in the loop<br />

regarding any incident.<br />

Site Manager to ensure all officers are<br />

up to date with the SOP of the Estate in<br />

performing their duties and to ensure they<br />

adhere to it at all times.<br />

The Site Manager must ensure that officers<br />

are always neat and properly dressed<br />

and professional in performing duties onsite,<br />

whereby NO intoxication and or drug<br />

abuse whatsoever may occur on-site.<br />

Site Manager must ensure NO<br />

absenteeism in any manner occurs and<br />

must also take the necessary disciplinary<br />

steps against any violator’s on-site.<br />

REACTION OFFICERS<br />

ESTATE NEWS<br />

Reaction Officers will ensure frequent<br />

patrols are done on the Estate ensuring all<br />

Hot Spot checks are done daily in order to<br />

ensure no security perimeter fence breaches<br />

occur.<br />

Reaction Officers will ensure frequent OB<br />

entries are done and everything out of<br />

the ordinary as well as all incidents are<br />

reported to the Site Manager.<br />

Reaction Officers will do frequent<br />

construction building checks /houses still<br />

under construction will be checked daily to<br />

ensure no unauthorised persons are hiding<br />

out inside houses.<br />

Daily construction house checks list will<br />

be completed as per confirmation and<br />

checked by the Site Manager.


Reaction Officers will ensure daily Thermal Camera<br />

checks are completed in order to confirm whether<br />

cameras are still operational.<br />

Reaction Officers will ensure outer perimeter fence<br />

checks are done every other day and will report in<br />

OB as per confirmation.<br />

Rapid Response crew will do site visits every other<br />

day to ensure that backup is provided to Reaction<br />

Officers on the Estate if need be.<br />

Reaction Officers will do light checks every second<br />

evening (Night Shift Crew) and all reports will be<br />

checked by the Site Manager.<br />

Reaction Officers will assist main gate controllers<br />

if need be. All delivery trucks should be escorted<br />

regardless of who and where the delivery trucks<br />

are delivering to in the Estate.<br />

No exceptions.<br />

Reaction Officers will at all times ensure visibility<br />

with strobe lights turned on. Any after hour arrival<br />

of any resident or visitor at the main gate should<br />

be brightly lit allowing persons to get out of their<br />

vehicles safely and pass through the main gate<br />

safely as well.<br />

CONTROL ROOM OFFICERS<br />

Controllers will ensure that all cameras are in<br />

working condition and report all incidents directly<br />

to the Site Manager.<br />

Controllers will ensure day/night camera checks<br />

are performed.<br />

Controllers to report every incident into OB book<br />

for perusal.<br />

Controllers to ensure all equipment inside control<br />

room are in good working condition at all times.<br />

Controllers to report immediately to the Site<br />

Manager if any equipment is not operational<br />

ACCESS CONTROLLERS /MAIN GATE<br />

Must ensure that they adhere to the Main Gate<br />

access control procedure in accordance with the<br />

SOP at all times.<br />

No access will be granted to any visitors without<br />

proper confirmation from the resident or proper<br />

scanning of the visitor’s vehicle.<br />

No violation and or deviation from the access<br />

control procedures will be tolerated.<br />

Access Control Officers will ensure to fill out the<br />

Access Control Register at all times regardless of<br />

who the visitors are whereby all information must<br />

be recorded into Access Control Register.<br />

No exceptions.<br />

Officers must ensure to be polite and professional<br />

as well as to be helpful at all times when dealing<br />

with residents as well as visitors at the main gate.<br />

On arrival of residents and or visitors after hours,<br />

an Access Control Officer must always step outside<br />

with a panic button in hand ensuring safe entry at<br />

all times.<br />

Big Gates should also be closed after a resident<br />

and or visitor gains entry into the Estate after hours.<br />

speed limit.<br />

The speed limit is 30Km/h in the Estate.<br />

We don’t have stopstreets in the Estate yet<br />

but the HOA is looking at installation of<br />

road signs/speed signs throughout the<br />

Estate, please ensure that you drive as safe<br />

as possible.<br />

There are children walking and riding<br />

their bikes to school please ensure that<br />

you keep to the speed limit.<br />

Timeline<br />

The Board urges all homeowners to begin<br />

submitting and finalising their building<br />

plans to ensure they abide by the rules and<br />

regulations and avoid being penalised.<br />

Homeowners have been given 24 months<br />

to commence building from date of<br />

transfer of stand, therefore all Home<br />

owners need to adhere to this in order to<br />

avoid penalties from being incurred.<br />

Cocktail Party Ideas for the<br />

festive<br />

season<br />

The December holidays are all about social gatherings<br />

with family and friends, and doing so around delicious<br />

feasts. The only problem is, cooking up a storm is hard<br />

work, time consuming and stressful. Hosting a dinner,<br />

even one as relaxed as a braai, more often than not leaves<br />

the hosts missing out on some aspects of the party.<br />

A Bruschetta Bar – We just love this idea.<br />

Set up a table with a selection of delectable<br />

dips, cheeses, meats, pâtés, grilled veggies, jams<br />

etc. together with multiple slices of bruschetta,<br />

and get your guests to build their own.<br />

Caprese Salad Skewers – A cherry tomato, basil<br />

leaf and mozzarella ball on a skewer drenched<br />

with some sticky balsamic reduction. Simple,<br />

Dress up – Make it a dress-up party i.e. semi-formal<br />

or a fun dress up theme and ask your guests to get<br />

More than just a drink – Supply your guests with<br />

beautiful pieces of fruit such as pomegranate seeds,<br />

blueberries or strawberries to “garnish” champagne/<br />

sparkling wine for example. Rosemary, lemons, blood<br />

oranges and mint look great with gin and tonics.<br />

Serve craft beer and wine in beautiful glasses.<br />

While winter has most of us yearning<br />

for earthier, woolier and warmer<br />

materials and tones, summer does<br />

exactly the opposite. Bright, airy and<br />

cool are the three things that will<br />

help make the indoors more bearable<br />

during the long summer season that<br />

awaits.


Here are some clever tips to<br />

brighten-up your home:<br />

Let the light in – Brighter rooms are created<br />

through natural light, so where possible, let more<br />

light in. Replace heavy, dark curtains with lighter,<br />

thinner options, even dummy blinds could work.<br />

If it is possible to add glass panes in heavy wooden<br />

doors, this will also help brighten up your space.<br />

IDEA: Extend your curtains rods 12 - 18 cm<br />

above and 25 - 30 cm past the window frame so<br />

that curtains don’t obscure any of the natural light<br />

streaming in. This will also make the windows<br />

appear bigger.<br />

Add shine – Shiny objects reflect light, which<br />

means it could double the effect of your available<br />

light. Glass, mirrors and metal vases for e.g. will<br />

make a dramatic impact as light is bounced back<br />

and forth.<br />

IDEA: Create a bright feature wall by hanging<br />

multiple medium-sized mirrors that are diverse in<br />

style.<br />

Simulate natural light – It isn’t always possible to<br />

utilise natural light in some corners or passages<br />

in a house. Simulate natural light in these areas<br />

by using light sources. The higher a ceiling light is<br />

placed, the more natural it will appear.<br />

IDEA: Brighten up dark corners with a small<br />

table lamp with a white lamp shade and keep it lit<br />

during the day.<br />

Choose brighter, lighter colours – White walls<br />

and ceilings will create a sense of brightness, but<br />

the same is true of light pastels or brighter colours<br />

such as yellow, bright green, bright blue etc. The<br />

use of indoor plants will instantly cool down any<br />

room.<br />

IDEA: Balance out the dark appearance of a<br />

brown leather couch with the use of a lighter/<br />

brighter carpet and scatter cushions as well as a<br />

white/bright wall as its backdrop.<br />

Less is more – Cluttered spaces will prevent air<br />

from passing through freely. In summer less is<br />

more. Remove or reshuffle unnecessary decor<br />

items such as carpets, book shelves etc.<br />

IDEA: Transform big, bulky furniture by<br />

painting/upholstering them in a lighter shade.<br />
