development sessions over a period

of three weeks. We follow a step-by-step,

collaborative process to develop a clear concept

PROGRAM DISCOVERY

The Welty Think Tank program

begins as our teams join you to define

the Mission and Vision for your expansion

program. We define the strategic filters

required to answer the challenges of a

major construction program. In advance

of the first session, the group will take

personality assessment tests to optimize

the working dynamics of the team.


DATA INSIGHTS AND

ORGANIZATIONAL NEEDS

As the owner, your team presents

the required pre-work package — from

key Human Resources data to facility

audits, core processes to operating

cost schedules. This provides critical

insights to our Program Manager

and custom assembled team, often

consisting of:

• Architect

• Engineer

• Site Planner

• Workplace

Designer

• Virtual Reality/

BIM Specialist

• Estimator

• Lean Process

Expert

The team then guides you through a stepby-step

process that considers growth

plans, culture, space requirements,

workflow, risk, funding options, and

financial requirements. Site “Gemba

Walks” and the “voice of your team”

will be critical inputs to this experience.

PROGRAM DEVELOPMENT

During this intense session,

the team begins developing and

scoring facility options based on your

strategic filters, collected insights,

and the organization’s critical needs.

The output includes 2D layouts and

workflow maps for your new facility.

From here, we create renderings of 2-4

concepts to refine space, processes,

adjacencies, and workplace strategy.

OPTION EVALUATION

PULL PLANNING

Welty’s Construction Technology

team presents further refined visual

concepts of each option for final review

and scoring. In the time since Day 1,

our technical experts will have vetted

each option, considering design,

constructability, human factors, and

financial requirements. The group is

now ready to down select concepts for

further design development.

Welty’s Lean Building Science

experts will facilitate pull planning

of a Master Project Schedule. Pull

Planning is the collaborative process of

developing a “phase schedule,” working

back from critical milestones in the

construction and financing processes.

The objective for this session is to

sequence all major project activities

— from design through construction

and commissioning. Pull Planning will

ensure clarity on what must happen to

achieve your project deadline for each

of the scenarios being evaluated.


WELTY THINK TANK DAY 2

VISUALIZATION

Your project comes to life during

this session. Welty experts utilize

the latest design and construction

technologies — 3D renderings, Virtual

Reality walk-throughs, and drone flyovers

— seamlessly integrated so you

can experience your new facility. The

Welty Think Tank team presents a 3D

Massing Model for your facility with

refined site placement, traffic flow,

and parking recommendations, as well

as the integration of your brand and

workplace strategy. The design team

will react to your feedback and make

changes in real time.


FINANCIAL CONSIDERATIONS

Making your facility vision

a reality requires financial rigor

and the creative development of

financial options. Welty and our

inSITE Advisory Group work with

you on everything from incentives

to operating costs. We start with

an orientation on Economic

Development — from city, county, and

state agencies, to job creation and

utility incentives.

Using customized diagnostics,

we analyze the market and your

circumstances to identify the

best possible grant and financing

strategies to maximize external

contributions to your project. We

explore site selection options to

determine possible target locations.

The team will consult on everything

from site and community selection to

renewable energy and earning LEED

building certification.

SCHEDULES AND MILESTONES

As the team nears the end of

the Day 2 working session, the group

will score refined options and the

conceptual master schedule will be

completed. At this point, the Welty

and inSITE teams will have the best

available information to build your

summary package.


WELTY THINK TANK DAY 3

Half day working session

GO FORWARD PLAN

RECOMMENDATIONS

The Welty and client teams will reconvene

for a final working session. Our subject

matter experts will all be available for your

executive or advisory team as they present

the conceptual plan and financials for your

facility. During this session, you will see the

entire portfolio of images of your facility,

a preliminary project budget, and your

facility financial operating plan. A virtual

tour will let you experience a facility that

was simply an idea just a few weeks prior.
