communication is about being there for everyone, being in touch with the real 

challenge of the project, and understanding real issues within a team.

Project leadership calls for clear communication about responsibility, performance, 

expectation, and goals. With organizations becoming increasingly projectized, 

project manager’s role has grown to accommodate the ever-changing complexity 

of the business environment. Project engineering is complex and technical, but not 

everyone who works has the same technical expertise, which makes it even more 

important to have good communication. Regular reporting of the project status is 

vital for the success of any project. Project team members need to collate, 

collaborate, share, and integrate information and knowledge to realize project 

objectives. A project often fails because the project manager fails to clearly 

articulate the vision to the team members. The whole team should be able to 

visualize the end result of the project in order to work with a common goal. 

Given the organizational and geographical diversity, it is important to consider all 

types and methods of communication during project management. We are leaving 

in an era where technology allows people to communicate with every team 

member. Uses of digital networks, video conferencing, social network platforms, 

effective use of emails, free internet calls are transforming communication in an 

amazing way. Active listening is the biggest factor affecting effective 

communication. It shows that team members are genuinely interested and engaged 

with the project manager while talking. It will help the project manager to connect 

with team members. 

Cost, time, scope and quality are the four cornerstone factor on which success of 

the project depends. The project manager’s skills to communicate have an impact 

on the cornerstone areas of project management. The successful execution of a 

construction project depends heavily on the project manager’s abilities as a 

communicator to lead the team and manage a project successfully. It is a function 

that integrates cost, scope and time to achieve the quality product. Effective 

communication is the foundation that supports cornerstones for achieving any 

project objectives.

ngineering is a diverse industry with various segments. Engineering service industry 

Ehas witnessed substantial growth in recent decades, and has evolved to encompass a 

broad range of new product development, project-engineering and engineering 

consulting functions. Since inception, HOCHTIEF (INDIA) PVT. LTD is providing

In an Interview with Insights Success, Gopan Pillai, the Managing Director of 

HOCHTIEF (INDIA) PVT. LTD gave some insightful answers highlighting the influences 

made by the company to take this industry to next level. 

1. Briefly tell us about your organization and its vision 

HOCHTIEF (INDIA) PVT. LTD., known as HT India, is a 100% subsidiary of the 

well-known construction group HOCHTIEF AG from Germany, which remains as one of 

the largest construction companies in the world, being part of the ACS group and having big 

conglomerates like TURNER and CIMIC under its umbrella. This unit in India was founded 

in 1999, with the sole purpose of supporting the parent company in its activities, by 

providing engineering at an optimum cost. 

Over the last 18 years, the company has grown to a well-grouped 230 engineers, with rich 

exposure to international engineering practice. A small team of 20 engineers which started 

with structural engineering support, has now grown into a team of engineers from various 

fields like Civil, Structural, Mechanical, Electrical, Plumbing, Fire-fighting, etc.; having 

diversified areas of involvement like engineering support, design development, peer review, 

construction related supports, pre-tender support, technical coordination and overall project 

support.

2. Tell us about Project Engineering from your point of 

view. 

For HOCHTIEF India, Project Engineering is the

3. Kindly describe the CEO/Founder of the company 

and his/her contribution towards the growth of the 

company. 

Gopan Pillai is the Managing Director at HT India and 

heads the Indian office for its global operations. He is an 

experienced Civil engineer who has pursued his postgraduation 

in Structural Engineering. Besides this, he is 

also a management professional. Gopan has been in the 

construction industry for over three decades and has equal 

exposure to domestic as well as international markets 

within his involvement in designing, project management, 

and operations of various prestigious projects. Gopan joined 

HOCHTIEF in 2010 as the CTO (Chief Technical Officer), 

thereafter, taking the operations as the COO (Chief 

Operating Officer) in 2012 and has been a Board Member 

since 2014. 

Nanda Kumar, the Managing Director (Former) who have 

served HOCHTIEF in various roles during his tenure of 

thirty-six years, served right from a Management Trainee to 

the Commercial Manager and Director. He was 

instrumental in establishing the Indian office and 

developing it into a self-standing organization. Upon his 

retirement in 2016, he continued to be the whole-time 

Director till March 2018 and opted complete retirement 

from active services. 

4. Explain the company’s journey till date and the 

strategies that you’ve used to overcome the initial 

struggle 

Coming with a construction background and acting as 

purely an in-house team there was no signs of growth as 

compared to other forms of industry or with similar service 

providers. Even the neighbours never knew what was 

happening within the four walls. From a European market 

when the services spread to Middle East, there were no 

ripples, neither was there any bigger growth. When the 

services were also extended to handpicked third parties, 

there were signs of improvement. The real impact came 

when a face lift was made and additional portfolios

In the corporate world, the office of project management (PMO) has many different titles. Some of the common names 

are program management office, portfolio management office and project management office. As the name describes 

itself, the PMO involves the management, full control, and maintenance of the overall project for the entire 

organization. It also offers tools, resources, guidelines, standards and assistance to all the project managers. 

There are two types of management offices i.e. centralized and decentralized. Centralized PMOs comprises enterprise-wide 

projects and implements the standard tools and techniques prescribed by the enterprise PMO. The decentralized focuses on 

a program or project. As it provides support within the program, its scope and influence is limited and it falls under the 

program manger’s authority. Regardless the type, the major function of such office is to provide decision support

A Report on 

Indian Malls Resurge, 

and challenges in 

Tier-II, Tier-III Cities 

1% Indian retail sales driven by

smaller cities remain underserved 

Good quality mall stock to increase by 

10-15%; mediocre-to-weak stock to 

decline by 5-10%. 

While brick-and-mortar and 

e-commerce stores will continue to 

co-exist in India, e-commerce today, it 

has a definite edge over physical retail 

in tier II and tier III cities of India, 

warns ANAROCK Retail’s report 

'Rebirth of Retail Malls: New, 

Improved and Revitalized’. The report, 

mentions that India’s tier-II and tier-III 

cities will be key contributors to the 

retail growth in the future of country. 

The organized retail market is growing 

at CAGR of 20-25%. Around hundred 

million people out of India’s 300-400 

million-strong middle class family are 

living in tier-II and tier-III cities. Thus, 

significant portion of Indian retailers’ 

target clientele lives in the non-metro 

cities. Cities of India such as Jaipur 

and Surat, household incomes are 

expected to cross Rs. 800 billion and 

26 other cities will cross Rs. 400 

billion by 2020. Considering the rising 

purchasing power and the consumption 

pattern in these cities, the slow 

deployment of physical organized 

retail there is worrisome. 

Tier-II cities alone received 

investments of more than USD 6,000 

million between 2006-17 and tier-III

cities received around USD 500 

million. Tier-I cities collectively saw 

USD 1,300 million investments in the 

same period. The numbers speak for 

themselves. 

Investors and mall developers are 

beginning to realize the massive 

potential of these ‘smaller’ markets 

and trying to make their presence felt. 

However, the speed of quality retail 

deployment must pick up a 

considerably faster pace to leverage the 

huge opportunities India’s tier-II and 

tier-III cities offer. 

According to the reports, lack of 

physical outlets is allowing 

e-commerce to flourish in these towns 

and cities. It is growing rapidly and is 

expected to cross USD 100 billion of 

value by 2020. The major share of 

online shoppers in India includes 

millennial (Gen Y) aged 18-35 who 

currently account for 34% of the 

population. The high purchasing power 

of online shopping population is 

insufficiently tapped in these cities due 

to the lack of good quality physical 

retail spaces. 

On a larger scale, the report confirms 

that the Great Indian Mall Story is 

alive and growing rapidly. As much as 

91% of retail sales in the country are 

driven by brick-and-mortar stores in 

India. 

With respect to the quality of the 

operational mall stock, around 40-45% 

meet ‘good quality’ requirements, 

30-35% of them are in the mediocre 

range, while the remaining in the weak 

category. In the next 5 years, good 

quality stock will increase by 10-15% 

while the mediocre and weak stock 

may decline by 5-10%, respectively. 

The report also examines the syndrome 

of failed and struggling malls, and 

envisages re-inventing strategies for 

retail malls to strengthen their 

positioning in the evolving digital era. 

It makes a strong argument for the 

Technology Imperative as physical 

retail’s only viable means to counter 

e-commerce competition. 

In a country like India that boasts of a 

population of 1.35 billion and the rapid 

adoption of the tech-savvy culture, 

modernization and innovation are 

critical for the survival of brick-andmortar 

stores. 

In the final analysis, the advantage that 

physical retail has over e-commerce is 

essentially the ‘experience’ factor. By 

uniting conventional methods with key 

success elements of digital experience, 

brick-and-mortar retailers can offer 

consumers an experience surpassing 

that of online shopping.

As for peeping into future, SCPL notes
