CI Works’ Building Purchase Benefits Manufacturers
AMESBURY – After five years
of leasing a 50,000-square-foot
building from ARC Technologies
(now Hexcel Corp.), CI Works is
buying the 110-plus year old mill
building with plans of turning it
into a modern, energy efficient
structure for the benefit of its
tenants.
Its goal is to turn the usual
love-hate relationship between
landlords and tenants into one
that could better be described as
a love-love connection.
CI Works announced last week
that with financing through
Enterprise Bank it has purchased
the brick mill building at 11
Chestnut St., which for the last
State Sen. Diana DiZoglio, D-Methuen
five years it has been leasing out
to a wide assortment of young
manufacturing companies.
It also has an option to purchase
another 50,000 square feet, the
remainder of its leased space.
Owning the building allows CI
Works to offer more flexibility in
lease terms, the company said.
And for its young manufacturers,
flexibility is a key factor.
The purchase allows CI Works
to upgrade old lighting systems
to modern quality and energy
efficiencies and pass along the
savings in reduced rent and
improved work environments.
“Now we can work solely on
behalf of our tenants,” said CEO
DiZoglio To Be A Strong Voice on Beacon Hill
Robert O’Brien. “I know that
sounds like apple pie, but it’s
true. If our tenants succeed, we
succeed. Our product line is our
tenants’ success.”
Most owners of commercial
buildings are looking to sign a
few large companies to long-term
leases. They believe that reduces
the building owners’ risk.
Not O’Brien and Mark Friery,
his partner at CI Works. They
maintain it is less risky to have
multiple tenants in businesses as
diverse as woodworking and sports
equipment to homebuilding and
brewing beer. If one business fails
or an industry goes into decline,
THE FIRST ESSEX
SENATORIAL DISTRICT –
It seemed like such a simple idea
for a complicated problem.
Fly red flags at various points
along the Merrimack River
to tell swimmers, kayakers,
fishermen and even boaters that
the river was heavily polluted
with sewage. A yellow flag
would tell people and their dogs
to jump in with caution. And a
green flag said the water is fine.
But that idea began to fade
when newly elected state Sen.
Diana DiZoglio, D-Methuen,
started meeting with public
officials, municipal waste
water operators, civic and
environmental groups along
the river to learn more about
the challenges municipal waste
water plants cause.
From left, Bob O’Brien, Barewolf Brewing owner Steve Bareford and Mark Friery.
DiZoglio found that it was
not a simple task to define how
much and what type of pollution
is flowing in the wide, fastmoving
river. The data collected
from the many stakeholders
along the river varies widely, she
said.
She blames miscommunication
as a major stumbling block
to finding a solution. “We are
talking at one another, not with
one another,” DiZoglio said.
The Merrimack River cuts
a long swath through her new
senatorial district, which runs
from Methuen to Salisbury.
Most days, thanks to the federal
Clean Water Act, the river is
much cleaner than it was, but
not in the days after a major
rain storm hits the Merrimack
Valley.
Postal Customer
In a meeting with state Rep.
James Kelcourse, R-Amesbury,
and Newburyport Mayor Donna
Holaday earlier this month,
the issue of combined sewer
overflows (CSO) in the river
dominated their discussion.
CSOs occur during rain
storms that dump too much
water on the Merrimack River
Valley for waste-water plants as
far upriver as Manchester, NH,
to handle. The operators at six
overwhelmed plants have little
choice but to open the flood
gates and let raw sewage flow
into the river.
Last year, the legislature tried
and failed to pass new laws
requiring plant operators to
notify municipalities downriver
in a timely way that sewage was
Response to
ROWLEY GOVERNMENT-“Going to Pot”!
Community Announcements
written by Tim Toomey, Community Rowley MA (January Connections
16-22, 2019 printing)
Tim Toomey’s letter to the editor (ROWLEY GOVERNMENT-“Going to Pot”!) brought
up some interesting facts to investigate and for us as citizens to consider:
1) Did the pot vote only Business pass by 4 votes Rowley’s Spotlight
2016 election? Does this issue
warrant a separate and new town vote?
For
2) Have the selectmen actually approved 5 sites out of Essex county’s 16 sites to be
Real Estate
established in Rowley and will they running as “Pot Parlors”?
•
Sale
For Sale
3) Have Rowley residents actually taken the time to consider what the long term effects
for inviting FIVE Pot Sports Parlors into our • community Sports may have • on Sports
our children
and our grandchildren? Other than “promised” and/or “anticipated” MONEY,
what advantage does living in a pot hub of the north shore provide for us as a
solid community? Other Pets, states are not Animals, seeing the expected financial Plus benefit from
marijuana because of increasing “home grown” marijuana selling at half the cost
and not having the police man power to track down and stop illegal operation.
4) Why have Rowley citizens
Health
not been provided
& Fitness
with more information on this
decision made by the selectman and the reality of the possible impact on and for
our community?
5) What is the stance of the Finance Committee on this proposed decision?
6) and YES! HOW DID IT GET THIS FAR IN THE PROCESS before recognized?
My interest in writing editorial letters is to call attention to Rowley residents and to make
sure this is what YOU want for YOUR future and the future for YOUR children.
WHAT DO PEOPLE WANT ROWLEY TO LOOK LIKE IN 20, 50 or 100 YEARS?
People who grew up here and are now “aging out” experienced a truly caring community. Our
fathers and forefathers fought many town committee battles such as these for the GOOD of
ALL, not to prosper temporarily. Children and families were important to them, and a future
for their community was of paramount importance. They were united around values despite
the many differences of opinion. Is filling our community with Pot Parlors the legacy we want
to leave our children to deal with?
What benefit and good will 5 “Pot Parlors” create for the community, its roads, its police
and fire fighters? for all those who are working to keep us safe? And, lastly, what IS the
EXACT reality of Federal funding vs State funding for issues related to Marijuana as brought
up in a previous meeting within a Counseling agency’s plea to NOT allow one of these 5 sites
to be close to their established Rowley site because of EFFECTS of its presence on children
who have been traumatized and the families with children who are dealing with deaths from
drug overdoses and suicides.
PLEASE PEOPLE THINK THIS THROUGH CAREFULLY BEFORE IT IS TOO
LATE
Joanne (Foster) Lind
To Judge Jeanine Pirro,
Hi Judge, I like your show and that you don't take any stuff from anyone. I’m 88 years
old. Question; Why did they stop the pay of people that work and need it and why didn’t
they stop the pay of the politicians? It seems to me that would help open the govt faster.
CI Works’ Building Purchase
Benefits Manufacturers
Continued from page 1
OBITUARY
their old mill building will still be
humming.
CI Works currently manages 68
leases for companies that employ
225 people. The building is 93
percent leased, which has made CI
Works look for additional space. It
is also leasing 90,000 square feet of
space in the IndusPAD building,
formerly owned by Polartec, on
the Methuen-Lawrence border.
For many of its manufacturers,
CI Works functions as a second
stage incubator where each
business is encouraged to innovate
and collaborate with one another
to overcome challenges faced by
most young companies.
When O’Brien and Friery
began working together in 2010
as the CleanTech Center in
Newburyport’s Industrial Park,
there were no models for them to
learn from. “Where there was an
environment with no models, we
created one,” O’Brien said.
The company moved to
Amesbury in 2014 and created
the Chestnut Innovation Center
– now CI Works. Friery and
O’Brien credited Mayor Kenneth
Gray and City Councilor at Large
Christian Scorzoni for providing
a welcoming atmosphere for the
company’s growth, including
streamlining the permitting
process.
In addition to the lighting
upgrades, CI Works plans to
have Summit Solar install solar
panels on the roof to produce 200
kilowatts of power, enough to
provide electricity to the building.
It also plans to install two electric
vehicle charging stations for
employees to power up their cars
for free, while at work.
One tenant, Blackburn Energy’s
CEO Peter Russo said, “We
appreciate the flexibility and
support CI Works provided this
year. A startup has very few stable,
reliable elements to its business.
Blackburn appreciates the fact
that CI Works provides some of
those elements.”
Blackburn, which manufactures
a system that captures kinetic
energy generated by trucks
and stores the electricity in a
battery pack, leases a working
manufacturing shop, office, large
group meeting space and parking
of its test truck.
CI Works celebrated its
purchase of the building last
week by hosting a party at one
of its tenants, Barewolf Brewing,
which recently expanded its lease
to accommodate larger-thanexpected
customers at its tap
room.
DOCS FOR SOCKS
Anna Jaques Hospital Partners with
Local Podiatrists to Collect Socks for the Homeless
NEWBURYPORT, MA - Newburyport
Podiatrists Dr. Angela Barnes and Dr. James J.
DiResta once again partnered with Anna Jaques
Hospital in the “Docs for Socks” program and
collected 578 pairs of new socks for people
impacted by homelessness in our community. The
socks were delivered to Ellie Davis at the YWCA
Greater Newburyport on January 11th who will
distribute the socks to the greatest area of need
throughout the community.
Dr. Angela Barnes believes that, “one’s general
health is intrinsically linked to our foot health and
protecting feet all year long is vital to our overall
health. Winter in New England produces many
cold days that upon overexposure to the cold and
damp can result in frostbite and loss of limb for
those less fortunate. Providing socks from our
drive is just one of many opportunities for all of
us to help.”
Why socks? The answer is simple: homeless men
and women who live in shelters and on the streets
spend much of their time outside and are often
exposed to rain, snow, ice and cold temperatures;
leaving many to wear soaking wet socks and shoes
for days or weeks at a time. As you can imagine,
The Town Common Courtesy Photo
these circumstances can result in serious infections
and ailments, such as immersion foot or frostbite.
The best way to prevent these types of conditions
is to keep feet clean, dry, and warm.
Collection boxes were hosted at Anna Jaques
Hospital and the Newburyport Podiatry practice of Dr. DiResta and Dr. Barnes at 37 ½ Forrester
Street Professional Building in Newburyport. Hospital employees and patients of Drs. DiResta and
Barnes rallied around this program in an incredible way.
If you are thinking of buying a Your electric and water bills will
installing one in your current depends on the pool size and
aspects of pool ownership before Insurance
owning a home with a pool can pool will likely see their insurance
be terrific on hot summer days it premium higher than a home
negative consequences. From
the price of pool maintenance,
the higher cost of insurance, the
safety of your children and the
impact on your property value,
there’s plenty to think about when
buying a house with a pool.
It’s Really Cool
There is no doubt having a pool
on a hot summer day is great.
Taking a dip after a long day in
the sun is fantastic. Owning a
pool gives you access to enjoy that
dip anytime you want, no getting
in a car to go to a friend’s house or
to the YMCA or even the beach.
Your home will be the envy of
the neighborhood kids, and who
doesn’t like having a pool party
every now and then.
New England
We all know what the new
England weather can be like. As
I write this, the forecast calls for
a foot of snow. We endure long
winters and while we have 4
seasons here, some of those seasons
are shortened. How many days
out of the year will you really need
a pool? While it’s great when the
temps are over 80 degrees, how
many of those days do we see each
year in this part of the country?
Maintenance and Cleaning
Unfortunately, pools do require
regular maintenance. Chemicals,
cleaning and upkeep takes time
and money. Don’t have the time
won’t insure you at all or at
exorbitant rates if you have a
diving board due to increased
injury risk.
Safety First
It’s critical that you and take
the necessary precautions when
buying a house with a pool. While
you may have all the preventative
and protective measures installed,
including a safety fence, locks
on doors leading to the pool and
teaching your kids the rules, you
can’t always control what the
neighborhood kids or your guests
are up to.
Protect
Most towns require that
homeowners install some sort of
fence around the perimeter of
their pool for safety purposes.
The idea is to prevent people
from jumping in your pool. Not
every town has the same zoning
regulations, so be sure to check
before installing a pool in your
home.
Space is Needed
Do you have enough yard? I
have been to some homes that
the only thing in their backyard
is the pool. Not ideal. You may
have enough room for a pool but
do you have room for a patio or
deck? Where is the septic system?
Is any part of it in the backyard?
If so, you may not even have the
option of putting a pool in.
WE ARE LOCAL
Any Condition, Any Reason!
hunters in our area often times
look at pools as negative when
shopping for a new home.
Having a pool can be a lot of
fun. In the summer your kids are
much more likely to stay home
and have their friends over the
house. Taking a swim after or
before work can be refreshing and
a good source of exercise. In my
16+ years as a REALTOR® I am
often asked if having a pool is a
plus? My answer would be while
many buyers don’t want a pool
there are some that require a pool
or space to put one. A nice in
ground pool in a pretty setting can
certainly increase the value of your
home even here in New England.
We just need to figure out a way
to shorten winters around here!
ARIES (March 21 to April 19) Although you’re getting
kudos and other positive reactions to your suggestions,
don’t let the cheers drown out some valid criticisms.
Better to deal with them now than later.
TAURUS (April 20 to May 20) Following your keen
Bovine intuition pays off, as you not only reassess the
suggestions some people are putting in front of you, but
also their agendas for doing so.
(c) 2019 King Features Syndicate, Inc.
GEMINI (May 21 to June 20) You continue on a highenthusiasm
cycle as that new project you’ve assumed takes shape. You’re also buoyed by the
anticipation of receiving some good news about a personal matter.
CANCER (June 21 to July 22) Your eagerness to immerse yourself in your new assignment
is understandable. But be careful that you don’t forget to take care of that pressing personal
situation as well.
LEO (July 23 to August 22) This is a good time to learn a new skill that could give a clever
Cat an edge in the upcoming competition for workplace opportunities. Enjoy the arts this
weekend with someone special.
VIRGO (August 23 to September 22) You could risk creating an impasse if you insist on
expecting more from others than they’re prepared to give. Showing flexibility in what you’ll
accept could prevent a stalemate.
LIBRA (September 23 to October 22) Although you can weigh all factors of a dispute to find
an agreeable solution for others, you might need the skilled input of someone you trust to help
you deal with an ongoing situation of your own.
SCORPIO (October 23 to November 21) The good news is that your brief period of selfdoubt
turns into a positive “I can do anything” attitude. The better news is that you’ll soon be
able to prove it.
SAGITTARIUS (November 22 to December 21) This is a good time for Sagittarians to start
making travel plans while you still can select from a wide menu of choices and deals, and not
be forced to settle for leftovers.
CAPRICORN (December 22 to January 19) Like your zodiacal sign, the sure-footed Goat,
you won’t allow obstacles in your path to keep you from reaching your goal. Don’t be surprised
by who asks to go along with you.
AQUARIUS (January 20 to February 18) Let your head dominate your heart as you consider
the risks that might be involved in agreeing to be a friend’s co-signer or otherwise act as his or
her backup in a financial matter.
PISCES (February 19 to March 20) Prioritize: Resolve to close the door and let your voicemail
take your phone calls while you finish up a task before the end-of-week deadline. Then go out
and enjoy a fun-fi lled weekend.
BORN THIS WEEK: Your capacity for care and compassion helps to bring comfort to
others.
Health & Wellness
BY J. PETER ST. CLAIR, DMD
The word is out – taking care of
your oral health is better for your
whole body, including your mind.
However, statistics still indicate
only about half of the population
goes on a regular basis. For those
that do go, most patients usually
stay with a dentist unless there is
some kind of personality conflict
or philosophical discrepancy in
the perceived need for treatment.
How do you know if another
opinion is right for you?
When it comes to larger
purchases, such as a car, a house
or even home improvements, it’s
not uncommon to get a second or
third opinion/quote. We use the
information we gather to make
a more informed decision about
where and what we are going to
spend our money on.
When it comes to our health,
it usually depends on the nature
of the issue. More complex issues
in medicine, such as a diagnosis
of cancer, an unknown diagnosis,
or other major medical issues in
which we have to make decisions
about significant treatment, tend
to stimulate people to get more
than one opinion.
Routine dental care is generally
not that complicated. However,
there are many different ways to
After being told for years that doing
daily crossword puzzles or other types
of brain stretchers would help maintain
our cognitive abilities, researchers now
say it isn’t so.
Specifically, researchers at the
University of Aberdeen in Scotland
wanted to look at whether “intellectual
engagement” can help to offset agerelated
cognitive decline.
Their conclusion was that late-life
ability was based on early life ability
Brighter Smiles...
do the simplest things in dentistry.
The method is a function of the
dentist’s beliefs and training. It is
relatively uncommon for a patient
to get a second opinion for this
type of maintenance dental
care. Although there is some
subjectivity as to what different
dentists might deem as “needing”
to be done, patients usually base
their decision on their perceived
need. Often times, this perception
of need comes from the dentist’s
ability to communicate the
reasons for treatment.
The patient’s trust in their
provider is a big factor. If a patient
trusts and genuinely likes their
dentist, they may not necessarily
do or want to do what the dentist
wants them to, but they are
comfortable enough with the
relationship to make the decision
without the need for another
opinion. It is when there is a lack
of trust, a personality conflict,
or the inability of the dentist to
properly communicate with the
patient effectively, that often
stimulates the desire for another
opinion.
Another important factor, which
falls in the communication area, is
that the patient is given choices.
Patients always have the right to
choose what treatment they feel
is right for themselves. If choices
are given and the treatment is
effectively communicated to the
patient, they have a better ability to
decide on the direction to proceed
that is right for them. If a dentist
presents treatment options and
and engagement along the way. In
other words, the more intellectual
ability we start with, the more likely
we are to engage in mental activities
throughout our lives, so we have a
higher “starting point.” However,
intellectual engagement doesn’t help
maintain cognitive ability later in life,
it just lets mental decline start later.
Assuming they’re wrong in their
conclusions (after all, there were only
some 500 study participants), there are
any number of ways to maintain our
cognitive abilities. Here are two ideas:
-- Take a daily newspaper. While the
cost of a paper has gone up over the
years, you can often get an electronic
version for only one-third the price.
With a tablet or iPad, you can sign on
Two-Way Street
Senior Scene
Puzzles, Games Don’t Boost Brain
the patient decides to do nothing,
that is the patient’s choice. It is
when treatment presented aligns
with the patient’s perception of
need or desire, that the patient
moves forward with treatment.
Fees tend to be a less common
reason for patients to seek another
opinion. Fees for treatment can
definitely vary between dental
offices. The problem with seeking
treatment based on fees is that the
same treatment in two different
offices with different fees can also
vary in the level of expertise and
precision in which it is done. As
a consumer, you have very little
control in your ability to evaluate
this.
You do have the ability to know
whether you feel comfortable
to make an informed decision.
Regardless of the situation, if you
need more information to make
the best decision for yourself,
get more information. If you feel
pressured to make a decision,
don’t make it until you feel
comfortable.
The doctor-patient relationship
should be an open two-way
conversation.
Dr. St. Clair maintains a private
every day, and best of all, with a swipe
of the fingers you can increase the size
of the text.
-- Consider buying one of those
page-per-day calendars that can sit
right on the kitchen table. Over
breakfast you peel off the new date
and have a fresh puzzle to work on
while you eat. Check Amazon for a
wide variety of puzzle types and put
“puzzle calendar 2019” in the search
box. Click on each one for a sample.
Choose from brain games, crossword,
Sudoku, Wheel of Fortune and more.
If you have a bookstore near you, it
will likely have these too.
