CI Works’ Building Purchase Benefits Manufacturers<br />

AMESBURY – After five years<br />

of leasing a 50,000-square-foot<br />

building from ARC Technologies<br />

(now Hexcel Corp.), CI Works is<br />

buying the 110-plus year old mill<br />

building with plans of turning it<br />

into a modern, energy efficient<br />

structure for the benefit of its<br />

tenants.<br />

Its goal is to turn the usual<br />

love-hate relationship between<br />

landlords and tenants into one<br />

that could better be described as<br />

a love-love connection.<br />

CI Works announced last week<br />

that with financing through<br />

Enterprise Bank it has purchased<br />

the brick mill building at 11<br />

Chestnut St., which for the last<br />

five years it has been leasing out<br />

to a wide assortment of young<br />

manufacturing companies.<br />

It also has an option to purchase<br />

another 50,000 square feet, the<br />

remainder of its leased space.<br />

Owning the building allows CI<br />

Works to offer more flexibility in<br />

lease terms, the company said.<br />

And for its young manufacturers,<br />

flexibility is a key factor.<br />

The purchase allows CI Works<br />

to upgrade old lighting systems<br />

to modern quality and energy<br />

efficiencies and pass along the<br />

savings in reduced rent and<br />

improved work environments.<br />

buildings are looking to sign a<br />

few large companies to long-term<br />

leases. They believe that reduces<br />

It seemed like such a simple idea<br />

for a complicated problem.<br />

Fly red flags at various points<br />

along the Merrimack River<br />

to tell swimmers, kayakers,<br />

fishermen and even boaters that<br />

the river was heavily polluted<br />

with sewage. A yellow flag<br />

would tell people and their dogs<br />

to jump in with caution. And a<br />

green flag said the water is fine.<br />

But that idea began to fade<br />

when newly elected state Sen.<br />

Diana DiZoglio, D-Methuen,<br />

started meeting with public<br />

officials, municipal waste<br />

water operators, civic and<br />

environmental groups along<br />

the river to learn more about<br />

the challenges municipal waste<br />

water plants cause.<br />

DiZoglio found that it was<br />

not a simple task to define how<br />

much and what type of pollution<br />

is flowing in the wide, fastmoving<br />

river. The data collected<br />

from the many stakeholders<br />

along the river varies widely, she<br />

said.<br />

She blames miscommunication<br />

as a major stumbling block<br />

to finding a solution. “We are<br />

talking at one another, not with<br />

one another,” DiZoglio said.<br />

The Merrimack River cuts<br />

a long swath through her new<br />

senatorial district, which runs<br />

from Methuen to Salisbury.<br />

Most days, thanks to the federal<br />

Clean Water Act, the river is<br />

much cleaner than it was, but<br />

not in the days after a major<br />

rain storm hits the Merrimack<br />

Valley.<br />

and Newburyport Mayor Donna<br />

Holaday earlier this month,<br />

the issue of combined sewer<br />

overflows (CSO) in the river<br />

dominated their discussion.<br />

CSOs occur during rain<br />

storms that dump too much<br />

water on the Merrimack River<br />

Valley for waste-water plants as<br />

far upriver as Manchester, NH,<br />

to handle. The operators at six<br />

overwhelmed plants have little<br />

choice but to open the flood<br />

gates and let raw sewage flow<br />

into the river.<br />

Last year, the legislature tried<br />

and failed to pass new laws<br />

requiring plant operators to<br />

notify municipalities downriver<br />

in a timely way that sewage was<br />

up some interesting facts to investigate and for us as citizens to consider:<br />

My interest in writing editorial letters is to call attention to Rowley residents and to make<br />

sure this is what YOU want for YOUR future and the future for YOUR children.<br />

WHAT DO PEOPLE WANT ROWLEY TO LOOK LIKE IN 20, 50 or 100 YEARS?<br />

People who grew up here and are now “aging out” experienced a truly caring community. Our<br />

fathers and forefathers fought many town committee battles such as these for the GOOD of<br />

ALL, not to prosper temporarily. Children and families were important to them, and a future<br />

for their community was of paramount importance. They were united around values despite<br />

the many differences of opinion. Is filling our community with Pot Parlors the legacy we want<br />

to leave our children to deal with?<br />

What benefit and good will 5 “Pot Parlors” create for the community, its roads, its police<br />

and fire fighters? for all those who are working to keep us safe? And, lastly, what IS the<br />

EXACT reality of Federal funding vs State funding for issues related to Marijuana as brought<br />

up in a previous meeting within a Counseling agency’s plea to NOT allow one of these 5 sites<br />

to be close to their established Rowley site because of EFFECTS of its presence on children<br />

who have been traumatized and the families with children who are dealing with deaths from<br />

drug overdoses and suicides.<br />

(Maynard) Bradstreet, 88, passed away<br />

on January 14, 2<strong>01</strong>9 at the Sea View<br />

Retreat in Rowley. She was the wife of<br />

the late Eldon Bradstreet and the late<br />

Frank Maynard, Sr.<br />

Born in Topsfield on August 30, <strong>19</strong>30,<br />

she was the daughter of the late James<br />

and Marie “Mary” (Nadeau) Walsh.<br />

She had a career as a certified nurse’s<br />

assistant in many nursing homes in the<br />

local area. Jeannette was also a member<br />

of the Grange. She was an avid reader, a<br />

wonderful cook and loved to travel. She<br />

was truly a kind and giving woman.<br />

She is survived by her children,<br />

Frank Maynard and his wife, Lydia<br />

of Haverhill and Mary Maynard of<br />

CO, her siblings, Rosemarie Walsh of<br />

Topsfield, James Walsh of Merrimac, Richard Walsh of Georgetown, Edmund<br />

Walsh of Topsfield and Phillip Walsh of FL, her grandchildren, Eric, Melissa,<br />

Christopher, Scott, Deanna, Matthew, Kimberly and Benjamin, eleven great<br />

grandchildren, two great-great grandchildren and many nieces and nephews.<br />

She was predeceased by her children, Daniel and David Maynard, her<br />

granddaughter, Michelle and her siblings, Mary-Jane Perkins, Robert Walsh<br />

and David Walsh.<br />

Her Funeral Mass will be celebrated at 10AM on Saturday, January <strong>19</strong>, 2<strong>01</strong>9<br />

in Saint Rose of Lima Church, Park St., Topsfield. Visitation will be held in<br />

the church from 9-10AM prior to the Mass on Saturday morning. Burial<br />

will follow in Oakdale Cemetery, Middleton. In lieu of flowers, donations<br />

may be made in Jeannette’s name to the Sea View Retreat Activities Fund, 50<br />

Works look for additional space. It<br />

is also leasing 90,000 square feet of<br />

space in the IndusPAD building,<br />

formerly owned by Polartec, on<br />

the Methuen-Lawrence border.<br />

For many of its manufacturers,<br />

CI Works functions as a second<br />

stage incubator where each<br />

business is encouraged to innovate<br />

and collaborate with one another<br />

to overcome challenges faced by<br />

most young companies.<br />

When O’Brien and Friery<br />

began working together in 2<strong>01</strong>0<br />

as the CleanTech Center in<br />

Newburyport’s Industrial Park,<br />

there were no models for them to<br />

learn from. “Where there was an<br />

environment with no models, we<br />

created one,” O’Brien said.<br />

The company moved to<br />

Amesbury in 2<strong>01</strong>4 and created<br />

the Chestnut Innovation Center<br />

– now CI Works. Friery and<br />

O’Brien credited Mayor Kenneth<br />

Gray and City Councilor at Large<br />

Christian Scorzoni for providing<br />

a welcoming atmosphere for the<br />

company’s growth, including<br />

streamlining the permitting<br />

process.<br />

In addition to the lighting<br />

upgrades, CI Works plans to<br />

have Summit Solar install solar<br />

panels on the roof to produce 200<br />

kilowatts of power, enough to<br />

provide electricity to the building.<br />

It also plans to install two electric<br />

vehicle charging stations for<br />

employees to power up their cars<br />

for free, while at work.<br />

One tenant, Blackburn Energy’s<br />

CEO Peter Russo said, “We<br />

appreciate the flexibility and<br />

support CI Works provided this<br />

year. A startup has very few stable,<br />

reliable elements to its business.<br />

Blackburn appreciates the fact<br />

that CI Works provides some of<br />

those elements.”<br />

Blackburn, which manufactures<br />

a system that captures kinetic<br />

energy generated by trucks<br />

and stores the electricity in a<br />

battery pack, leases a working<br />

manufacturing shop, office, large<br />

group meeting space and parking<br />

of its test truck.<br />

Anna Jaques Hospital Partners with<br />

Local Podiatrists to Collect Socks for the Homeless<br />

NEWBURYPORT, MA - Newburyport<br />

Podiatrists Dr. Angela Barnes and Dr. James J.<br />

DiResta once again partnered with Anna Jaques<br />

Hospital in the “Docs for Socks” program and<br />

collected 578 pairs of new socks for people<br />

impacted by homelessness in our community. The<br />

socks were delivered to Ellie Davis at the YWCA<br />

Greater Newburyport on January 11th who will<br />

distribute the socks to the greatest area of need<br />

throughout the community.<br />

Dr. Angela Barnes believes that, “one’s general<br />

health is intrinsically linked to our foot health and<br />

protecting feet all year long is vital to our overall<br />

health. Winter in New England produces many<br />

cold days that upon overexposure to the cold and<br />

damp can result in frostbite and loss of limb for<br />

those less fortunate. Providing socks from our<br />

drive is just one of many opportunities for all of<br />

us to help.”<br />

Why socks? The answer is simple: homeless men<br />

and women who live in shelters and on the streets<br />

spend much of their time outside and are often<br />

exposed to rain, snow, ice and cold temperatures;<br />

leaving many to wear soaking wet socks and shoes<br />

for days or weeks at a time. As you can imagine,<br />

these circumstances can result in serious infections<br />

and ailments, such as immersion foot or frostbite.<br />

The best way to prevent these types of conditions<br />

is to keep feet clean, dry, and warm.<br />

Collection boxes were hosted at Anna Jaques<br />

Hospital and the Newburyport Podiatry practice of Dr. DiResta and Dr. Barnes at 37 ½ Forrester<br />

Street Professional Building in Newburyport. Hospital employees and patients of Drs. DiResta and<br />

Barnes rallied around this program in an incredible way.<br />

Walking Club is funded with a competitive grant recently awarded to the<br />

Georgetown Council on Aging (COA) through a grant to the Massachusetts<br />

Associations of Councils on Aging by Blue Cross Blue Shield of Massachusetts.<br />

Led by a COA volunteer walking group leader, easy outdoor walking routes<br />

are planned starting from the Georgetown Senior Community Center. Indoor<br />

routes will be planned for inclement weather. An endurance exercise, walking<br />

temps are over 80 degrees, how<br />

many of those days do we see each<br />

year in this part of the country?<br />

Maintenance and Cleaning<br />

Unfortunately, pools do require<br />

regular maintenance. Chemicals,<br />

cleaning and upkeep takes time<br />

and money. Don’t have the time<br />

won’t insure you at all or at<br />

exorbitant rates if you have a<br />

diving board due to increased<br />

injury risk.<br />

Safety First<br />

It’s critical that you and take<br />

the necessary precautions when<br />

buying a house with a pool. While<br />

you may have all the preventative<br />

and protective measures installed,<br />

including a safety fence, locks<br />

on doors leading to the pool and<br />

teaching your kids the rules, you<br />

can’t always control what the<br />

neighborhood kids or your guests<br />

are up to.<br />

Most towns require that<br />

homeowners install some sort of<br />

fence around the perimeter of<br />

their pool for safety purposes.<br />

The idea is to prevent people<br />

from jumping in your pool. Not<br />

every town has the same zoning<br />

regulations, so be sure to check<br />

before installing a pool in your<br />

home.<br />

Space is Needed<br />

Do you have enough yard? I<br />

have been to some homes that<br />

the only thing in their backyard<br />

is the pool. Not ideal. You may<br />

have enough room for a pool but<br />

do you have room for a patio or<br />

deck? Where is the septic system?<br />

Is any part of it in the backyard?<br />

If so, you may not even have the<br />

option of putting a pool in.<br />

The word is out – taking care of<br />

your oral health is better for your<br />

whole body, including your mind.<br />

However, statistics still indicate<br />

only about half of the population<br />

goes on a regular basis. For those<br />

that do go, most patients usually<br />

stay with a dentist unless there is<br />

some kind of personality conflict<br />

or philosophical discrepancy in<br />

the perceived need for treatment.<br />

How do you know if another<br />

opinion is right for you?<br />

When it comes to larger<br />

purchases, such as a car, a house<br />

or even home improvements, it’s<br />

not uncommon to get a second or<br />

third opinion/quote. We use the<br />

information we gather to make<br />

a more informed decision about<br />

where and what we are going to<br />

spend our money on.<br />

When it comes to our health,<br />

it usually depends on the nature<br />

of the issue. More complex issues<br />

in medicine, such as a diagnosis<br />

of cancer, an unknown diagnosis,<br />

or other major medical issues in<br />

which we have to make decisions<br />

about significant treatment, tend<br />

to stimulate people to get more<br />

than one opinion.<br />

Routine dental care is generally<br />

not that complicated. However,<br />

there are many different ways to<br />

our cognitive abilities, researchers now<br />

say it isn’t so.<br />

Specifically, researchers at the<br />

University of Aberdeen in Scotland<br />

wanted to look at whether “intellectual<br />

engagement” can help to offset agerelated<br />

cognitive decline.<br />

Their conclusion was that late-life<br />

ability was based on early life ability<br />

The method is a function of the<br />

dentist’s beliefs and training. It is<br />

relatively uncommon for a patient<br />

to get a second opinion for this<br />

type of maintenance dental<br />

care. Although there is some<br />

subjectivity as to what different<br />

dentists might deem as “needing”<br />

to be done, patients usually base<br />

their decision on their perceived<br />

need. Often times, this perception<br />

of need comes from the dentist’s<br />

ability to communicate the<br />

reasons for treatment.<br />

The patient’s trust in their<br />

provider is a big factor. If a patient<br />

trusts and genuinely likes their<br />

dentist, they may not necessarily<br />

do or want to do what the dentist<br />

wants them to, but they are<br />

comfortable enough with the<br />

relationship to make the decision<br />

without the need for another<br />

opinion. It is when there is a lack<br />

of trust, a personality conflict,<br />

or the inability of the dentist to<br />

properly communicate with the<br />

patient effectively, that often<br />

stimulates the desire for another<br />

opinion.<br />

Another important factor, which<br />

falls in the communication area, is<br />

that the patient is given choices.<br />

Patients always have the right to<br />

choose what treatment they feel<br />

is right for themselves. If choices<br />

are given and the treatment is<br />

effectively communicated to the<br />

patient, they have a better ability to<br />

decide on the direction to proceed<br />

that is right for them. If a dentist<br />

presents treatment options and<br />

and engagement along the way. In<br />

other words, the more intellectual<br />

ability we start with, the more likely<br />

we are to engage in mental activities<br />

throughout our lives, so we have a<br />

higher “starting point.” However,<br />

intellectual engagement doesn’t help<br />

maintain cognitive ability later in life,<br />

it just lets mental decline start later.<br />

Assuming they’re wrong in their<br />

conclusions (after all, there were only<br />

some 500 study participants), there are<br />

any number of ways to maintain our<br />

cognitive abilities. Here are two ideas:<br />

cost of a paper has gone up over the<br />

years, you can often get an electronic<br />

version for only one-third the price.<br />

the patient decides to do nothing,<br />

that is the patient’s choice. It is<br />

when treatment presented aligns<br />

with the patient’s perception of<br />

need or desire, that the patient<br />

moves forward with treatment.<br />

Fees tend to be a less common<br />

reason for patients to seek another<br />

opinion. Fees for treatment can<br />

definitely vary between dental<br />

offices. The problem with seeking<br />

treatment based on fees is that the<br />

same treatment in two different<br />

offices with different fees can also<br />

vary in the level of expertise and<br />

precision in which it is done. As<br />

a consumer, you have very little<br />

control in your ability to evaluate<br />

this.<br />

You do have the ability to know<br />

whether you feel comfortable<br />

to make an informed decision.<br />

Regardless of the situation, if you<br />

need more information to make<br />

the best decision for yourself,<br />

get more information. If you feel<br />

pressured to make a decision,<br />

don’t make it until you feel<br />

comfortable.<br />

The doctor-patient relationship<br />

should be an open two-way<br />

conversation.<br />
