New, high-end developments are always exciting

and so, within this and the two following editions

of the magazine, we are including a series of

features focusing on those springing up all over

London. The idea stemmed from a conversation

I had with my MD Stuart Shield earlier this year.

While on one of his business trips to the capital, Stuart was intrigued

by the increased number of enormous cranes that could be seen in

operation. We decided this was well worth following up, resulting

in the discovery of a host of newly launched projects as well as those

due for completion soon.

However, if you prefer more rural surroundings while still

enjoying quick and easy access to the buzz of the city, then the

Home Counties prove an excellent option (see feature starting

on page 89). Our international destinations this issue take in

two extremes of climate – those of Switzerland and Dubai. The

former is a well-known winter wonderland but the appeal of the

country certainly doesn’t end when the snow melts as we find

out. As for Dubai, watch this space because alongside extensive

new development, the city is aiming to attract 25 million visitors

annually by 2025. This would make it the most visited city in the

world and be sure to raise property prices accordingly.

In the first of a three-part series, we investigate the

exciting investment opportunities offered by London’s wealth

of new-build developments and renovation projects

You only have to take a

leisurely walk around the

capital by day or night

to appreciate the vast

amount of new projects that are taking

shape in prime locations. Take a look

behind existing façades and you’ll also

discover impressive renovations that

are transforming buildings from their

former uses, ranging from offices and

army barracks to breweries and radio

headquarters, into high-end residences.

Sara Ransom of Stacks Property

Search, says, “Kings Cross, with its

international links via St Pancras,

has transformed beyond recognition

through massive redevelopment

including the now iconic Gasholders

development and new shopping area.

A new residential release is imminent,

so off-plan buying in this area could

be a shrewd move.”

Ms Ransom has noticed that

developers are introducing an

increasing amount of interesting

communal elements into their spaces.

“It makes sense to pay a bit more for

an apartment in a development that

has extras that are valuable to you,” she

advises. “Some have communal work

spaces that, for the self-employed or

occasional working-from-home, can

be a godsend. Take your laptop, grab

a desk, and ‘go to work’, keeping your

apartment free of office vibes.”

Chris Osmond, director at Johns

& Co, says, “While the super prime

new build market – £2,000 per square

foot and above – has suffered over the

past year, high end new-build in the

Zone 1 fringes and into Zone 2 has

been more resilient. The particular

sweet spot is anywhere between the

£850 – £1,100 per square foot point.”

Buyers tend to be a 50:50 mix of

end user versus international buyers.

“End users are London based,” he

continues, “some will have rented

in the building and have saved or

had help from the bank of mum

and dad to upgrade to a purchase.

For international investors, taking

rental yield, capital appreciation and

currency which is still strong against

a weakened pound, high-end newbuild

is still an attractive investment.”

Mr Osmond reports that the

most popular locations for high-end

new-build tend to be SW8/SW11

(Battersea Power Station/Nine Elms).

“Whilst these postcodes have had

their fair share of bad press,” he says,

“the riverside location, the facilities,

the views of London landmarks are

second to none and, as such, are a

popular place to live.

“E14 (Canary Wharf ) is a

longstanding winner too. There are

120,000 jobs in the Canary Wharf

estate and that is set to almost double

in the next decade. Jobs bring people

so this is an area that will continue

to grow in popularity as a place to

live. The Elizabeth line opens at the

end of the year, linking the old City

at Liverpool Street to Canary Wharf

in just two stops – another draw of

living in Canary Wharf.”

Described as one of the

last great wildernesses

on mainland Britain, the

Knoydart Peninsula is as

unique as it is beautiful

and rugged. Kilchoan Estate occupies over

11,000 acres of this West Highland headland

and provides the perfect secluded getaway

with spectacular views to the Isle of

Skye, Rhum and more Small Isles beyond.

Having just been brought to the market,

this is a rare opportunity to purchase a

quintessential private Scottish estate,

boasting exceptional quality country sports.

From dramatic brooding mountains,

elevated lochs and meandering rivers to

sandy beaches and clear coastal waters –

the setting of the Estate is truly magical.

Situated approximately 55 miles (88km)

north west of Fort William and 108 miles

(174km) south west of Inverness (the

Highland capital), the closest settlement to

the property is the village of Inverie, located

on the north shore of Loch Nevis and on

the north-western boundary of the Estate.

Inverie, curiously, is the largest settlement

in mainland Britain not connected to the

Kilchoan Estate,

property portfolio

road network yet the village provides a

primary school, post office, community

shops, Knoydart Pottery & Tearoom and a

variety of restaurants.

The natural beauty is matched only by the

abundant wildlife. Habituating alongside the

red deer population (for which the Estate

is renowned) are badgers, pine marten,

otters, buzzards, golden and sea eagles. The

sea to the west is likewise rich with diverse

aquatic life and designated as a Special Area

of Conservation given its importance to the

resident population of harbour porpoise.

Other species which are frequently spotted

in the surrounding waters include whales,

dolphins, shark and seals.

Most of the peninsula, and indeed the

entire Estate, falls within a designated

National Scenic Area as prescribed

by Scottish Natural Heritage. In terms

of sporting, along with exceptional

established deer stalking, the Estate boasts

salmon, brown and sea trout fishing. The

topography of the property enables varied

and challenging stalking to take place, in

almost any wind direction, which is a rare

thing. A small population of roe deer also

reside here, alongside ptarmigan on the

high tops with woodcock and snipe on

lower terrain.

Fishing is available on the River Inverie

and is split into upper and lower beats,

boasting 15 named pools and providing

double bank fishing. Loch an Dubh Lochain

or the ‘Black Loch’ and Loch Brhoamisaig

(which has prolific brown trout) can also

be fished from boats. Sea fishing is of

course available, while lobster potting and

crabbing along the shore can provide some

of the best of Scottish shellfish.

There is a manageable portfolio of seven

well-maintained residential properties and

a small in-hand farming operation which

spans five centuries and featuring portraits, amusing

genre scenes and touching ‘fancy pictures’.

Among the key loans are Van Dyck’s The Five

Eldest Children of Charles I (1637) from the Royal

from the National Gallery, and best known of all Millais’

Bubbles (1886) from National Museums Liverpool. The

RMFAB, Brussels

It is 450 years since the death

of the greatest Flemish painter

of the 16th century, Pieter

Bruegel the Elder and Brussels,

where he spent most of his life,

is paying tribute to the master throughout 2019. His

original – often startlingly surrealist – imagery made

him popular with collectors from the very start, and his

reputation was boosted by the incredible depictions of

peasant life like Children's Games, The Wedding Dance

and The Land of Cockaigne which led to him being

called the second Hieronymus Bosch.

After the Kunsthistorisches Museum of Vienna

(which owns Hunters in the Snow) the Royal Museums

of Fine Arts of Belgium have the largest collection of

Bruegel's paintings. These treasures will be exhibited

throughout 2019 while guided walks and animations

will transport visitors to 16th century Brussels and to

the places linked to Bruegel's life and times.

fame yet she is something of a living National

Treasure. The first woman to be elected to both the

Royal Academy and Scottish Royal Academy she

also carries the quaint title of Her Majesty’s Painter

and Limner in Scotland. It gives a clue to both her

character and style: her most recognisable works

are botanical studies in watercolour.

This exhibition of 30 works spans her entire

career and reveals her skill, not only with paint,

but as an etcher. “Her unrivalled powers of

observation, stemming from a childhood interest

in botany, give us her beautiful watercolours

drawn from nature, skills which she honed in the

1980s, often with flowers from her own Edinburgh

garden, " says curator Annabel Stansfeld. "The

never sentimentality, find their own way in and

The Colour of Memory

here are enough bathing scenes in the

present show at Tate Modern of 200 works by

Pierre Bonnard to leave you feeling squeaky clean.

Suffused with light and colour, the endless domestic

views of his wife Martha de Meligny dressing,

undressing and washing and of sun kissed gardens

and interiors, suggest a blissful married life. But far from

it – Bonnard was as close to conflict as it is possible to be.

Nude in the Bath (Nu dans le bain)

1936-8 | Oil on canvas

Musée d'Art moderne de la Ville de

Paris/ Roger-Viollet

Having married beneath himself, his social life was difficult. Martha

suffered from endless ailments for which she was prescribed the baths.

His refusal to be drawn into the melting pot of new art movements

led to the scorn of many contemporaries, notably Picasso, who

labelled him ‘a decadent, at the end of an old idea’. Were Bonnard

painting today, it's conceivable his works would be showing in a

provincial gallery. But instead he is revered; for his subtle layering of

colour that defies analysis; for the strange perspectives seen with

a photographer's eye; for the air of mystery that pervades these

ordinary domestic scenes.

Heart of the

Award-winning interior designers offer their top tips on creating

kitchens that are not only functional but fantastic

Picture: Bergman Interiors

see page 59

Be wary of trends

Vanessa Adaken, Neoscene

hen designing a high-end

kitchen, picture yourself

using every feature that you

wish to include in the layout. This

will ensure that you are making the

right aesthetic and functional choices.

Include storage - even the sleekest

designs can hide storage units,

therefore make sure that you have

enough kitchen cabinets, shelving, and

pantries. While it might be tempting

to be as minimalist as possible, it is still

important to have extra storage in the

kitchen to avoid clutter.

Take the backsplash tile to the

ceiling, especially when they are only

eight feet high. This is common in a

lot of older homes. Taking the tile up

creates visual height and an especially

polished look because you don’t have

a break where tile meets drywall

(particularly around a window).

Moreover, a dramatic backsplash will

draw the eye with ease and make an

excellent focal point.

Be wary of trends - your kitchen

is a high traffic area, so try to opt for

timeless pieces. Designs and trends

evolve and a design piece might look

great now but might not be trendy in

a few years’ time. Every piece of your

kitchen design should have a purpose.

This will let you fully optimise the

space, using the features as well as

enjoying them. While aesthetics will

drive your design, remember to keep

function in mind.

Using contrasting colours on walls,

counters and floors helps with depth

perception and provides a clear line of

sight when navigating throughout the

kitchen, especially in working areas.

It will add a huge amount of visual

interest to the kitchen. When you’re

putting together the colour palette,

go with either one neutral shade and

one bold colour or choose a warm and

cool shade. Additionally, focus either

on the contrast on a single item, such

as an island, or allow an element to

continue throughout the entire space.

Consider various options as

exploring several design possibilities

will help you decide exactly what

you are looking for. If you settle on

the first counter material you see, for

example, you might not know what

other materials you could like better.

Create visual impact

he kitchen featured here is within a penthouse in

Marylebone with stunning views over Regents Park. It

truly involved a full transformation as we wanted it to

become a focal point rather than just a kitchen.

The new kitchen we designed is within the main, open

space serving both dining and living room. All appliances are

hidden and externally designed in a functional yet beautiful

way; almost as if having your own bar at home.

We used an antique mirror to visually double up the

space and enhance the visual impact creating an experience

within the space, antique brushed brass for understated

luxury and luxurious herringbone

veneers. We also designed the

lighting unit above the bar which

was inspired by a pearl earring fully

transformed into a pendant light

for ambiance and dramatic evening

light. The finishing touch was our

specially designed liquid bronze

mural featuring Marylebone and

Regents Park. »

ost of our clients consider the kitchen

very important to their daily family

life, therefore, it is crucial to Vis A

Vis to design every kitchen to be both functional

and beautiful. We start the design process from

thinking about the kitchen location and its relation

to other rooms like the dining room, living room

and entrance hall.

The kitchen should be the heart and soul of each

property. It is a place where we start our day and say

good morning to our loved ones. While designing a

kitchen it is also very important to create interesting,

appealing and defined kitchen cabinetry design that

looks superior from the couch or the dining table.

Moreover, we love to challenge the kitchen

design by sourcing modern materials that are

highly resistant. More and more often, along with

specifying reliable kitchen brands like Bulthaup, we

provide bespoke kitchen cabinetry to our clients.

Going for a bespoke solution gives ourselves and our

clients a greater choice in veneer grain and colour,

backsplash design and even custom cabinet handles.

Our latest award-winning kitchen design in a

private residence blends minimalistic kitchen wall

cabinets with sophisticated, etched mirror and backlit

opaque glass to create a stunning five-metre tall

feature wall. This reflects the garden during the day

while in the evening brings a relaxing and moody

atmosphere, perfect to entertain with friends.

Blast from

the past

As Bentley enters its centenary year, the oldest remaining and first

racing model – EXP 2 – was displayed at Retromobile recently. Joining

its illustrious forebear in Paris was the new Continental GT Convertible.

Although separated by 100 years of automotive evolution, the two

models share fundamental Bentley characteristics: both are genuine Grand Tourers offering sectordefining

levels of performance with innovative technology at their core.

A legacy of the Cricklewood era, EXP 2 is the second Bentley ever to be made, its debut was at

the 1919 Olympia Motor Show and is a landmark car in the brand’s history. Drawing influence from

W.O. Bentley’s pre-war competition experience – when he pioneered the use of aluminium pistons

– EXP 2 is also the brand’s first car to win a race, powered by a 3.0-litre four-cylinder engine with a

top speed of 80 mph. Frank Clement, W.O.’s development engineer and racing driver, won the Junior

Sprint Handicap at Brooklands in May 1921 in EXP2 – the first recorded racing victory for Bentley.

Once all the metal work was repaired to original specifications, a bespoke

aluminium bonnet was fabricated to reduce front-end weight. Then, it was time for

a concours standard repaint in Opalescent Gunmetal. The original engine was fully

rebuilt and fitted with a combination of engine upgrades synonymous with E-Type

UK: electronic fuel injection with larger throttle bodies, aluminium radiator and

header tank and the all-important 12-branch tubular stainless steel sports exhaust

system to allow the V12 to sing. Under that now perfect body, the suspension was

also heavily revised for improved handling and ride.

Emerging in May

The new Mercedes-AMG GT Coupé and Roadster are now

available to order with first deliveries arriving in May. They

feature new exhaust tailpipes; exterior styling enhancements;

new LED High Performance headlamps; and front and rearview

camera, with parking sensors and parking assistant.

The AMG GT Coupé and Roadster feature a handbuilt

‘hot inside V’ V8 4.0-litre petrol engine and an AMG

Speedshift DCT 7-speed sports transmission. The GT can

travel from 0-62mph in 4.0 seconds and has a top speed of

189 mph (188 mph for the GT Roadster).

oodwood has announced that the theme for the 2019 Festival of Speed,

which takes place from July 4th to 7th, will be ‘Speed Kings – Motorsport’s

Record Breakers’. Motorsport has always been about pushing man and

machine to the very limit, and this year, Goodwood will celebrate the

people and machinery that set the benchmark or raise the bar. The focus

will not just be on the Land Speed Record, but on every area of record breaking in

motorsport, from the most consecutive wins, to most championships, fastest laps, most

poles set by a manufacturer and many more.

This year marks 20 years since Nick Heidfeld took the outright record up the

Goodwood Hill, covering the 1.16-mile course in 41.6 seconds at the wheel of a McLaren

MP4/13. In 2018, the electric Volkswagen I.D. R Pikes Peak car came close to taking the

crown; 2019 could be the year we celebrate a new record holder.

The Peninsula Classics Best of the Best Award is among the top automotive awards in

the world. Launched in 2015 and sponsored by The Peninsula Hotels, the annual award brings

Arguably one of the most desirable cars of all time, the 1937 Alfa Romeo 8C 2900B Berlinetta

was revealed at The Peninsula Paris hotel as the winner of the fourth The Peninsula Classics Best

of the Best Award. It was the stand-out choice among the judges as the best car in the world.

Hailing from Los Angeles, California, the car was entered into the running for the award after

being named ‘Best of Show’ at the 2018 Pebble Beach Concours d’Elegance.

all of us accessorise, whether

we opt for a Breitling or

Rolex, Gucci, Versace or

Jimmy Choo. The ultimate

accessory is of course our property but

what can accessorise a house? The answer

of course is the world’s best supercars and

exotics. One particular owner chose the

McLaren Senna to add to his collection

and complement his home. It’s currently

one of the hottest cars on the planet with

performance figures to match, 789 HP,

Torque 590, 0-60mph in 2.5 seconds and a

top speed of 220mph.

68 #

When you own a supercar it makes sense

to safeguard its long-term beauty and

value by engaging the services of a paintwork

protection specialist

Paintshield provides the perfect complement to the ultimate

accessory as this car (along with his others) is completely covered

to protect it from stone chips, minor swirl marks and scratches and

enhance the paintwork. Paintshield has been protecting cars since

2003 and designs and installs its own products. This ensures that

the only thing anyone will see is your car, not the self-healing paint

protection film that keeps it looking like the day you collected it.

Paintshield can provide this service on a worldwide basis if required,

with operations in the UK (head office), France and Hong Kong.

This owner has several cars at his property in Europe and

Paintshield has previously protected his 918 and P1, all to a flawless

standard. The company’s business is driven by repeat clients; another

Senna done within a week of this one was for a prestige client who

has had more than 80 cars protected by Paintshield since 2005. The

firm considers itself to be the ultimate automotive plastic surgeon

and commits to the highest standards of workmanship, equivalent to

any of the top providers frequented for other accessories.

You may even have encountered Paintshield’s work without

being aware of it. Over the years, one of its clients was a well-known

hotel chain which wanted its trademark Rolls-Royces to have

their paintwork protected. Paintshield flew an installer to Tokyo to

undertake the work, along with others in Hong Kong to name but

two locations.

Freedom of

When time means money, opting to fly by private jet is a fast,

flexible and comfortable travel solution

Clients are not locked into a long-term

contract or tied to using a specific aircraft type

which means we can help them choose the

right jet for their requirements

Steve Huddlestone

Chapman Freeborn,

Private Jet Charter Manager

he time-saving benefits

and versatility of private

aviation is what makes it so

appealing. Particularly in the

case of business travel, clients are

able to maximise their efficiency

by avoiding busy airport

hubs and working to their own

schedule. In the case of multi-site

visits, for example, it often simply isn’t

possible on scheduled services.

Chapman Freeborn Airchartering

was established in the UK in 1973

and has offices worldwide including

North America, Europe, Africa, Asia

and Australia. The company originally

specialised in cargo aviation, but it

soon expanded into chartering private

jets. Steve Huddlestone, Chapman

Freeborn’s private jet charter manager,

says, “In 1987 we set up the charter

operation to support David Bowie’s

‘Glass Spider Tour’ and since then

the company has developed a niche

expertise managing charter flights

for entertainment industry clients.

Our clients also include many of the

world’s most respected companies

from across a spectrum of industries –

including financial services, property,

manufacturing, and technology.

“In recent years the industry has

been flooded with start-ups looking to

create Uber-type booking platforms

for private jets – but we’re very much

at the traditional end of the spectrum

when it comes to arranging charters

for our clients. Clients can email or

pick up the phone and ask us for

anything. Sometimes that might be

a last-minute itinerary change, or

arranging to have a particular bottle

of wine and catering from their

favourite restaurant on board.”

As a charter broker, Chapman Freeborn offers access to a

wide range of aircraft types - from small jets for short-hops

to large cabin aircraft for international travel. “Clients are not

locked into a long-term contract or tied to using a specific

aircraft type,” explains Mr Huddlestone, “which means we

can help them choose the right jet for their requirements.

The same client might want to use a very light jet (VLJ)

one week and a long-range heavy jet the next.

“For those that want the practicality of flying private,

but without the price tag of larger jets, aircraft like Cessna

Citation Mustang and the Embraer Phenom 100 are among

our most popular models for short flights of up to two hours.

VLJs provide a level of flexibility that scheduled services

cannot match, combining multiple site visits into a single day.

However, VLJs are more about functionality than comfort.

“At the other end of the scale, large-cabin, long range

aircraft such as the Gulfstream G650 and Dassault Falcon

7X and 8X are popular with our clients for their spacious

interiors and state-of-the-art technology. Luxury jets of this

calibre allow for non-stop travel on routes like London to

Sao Paulo and Paris to Hong Kong.”

Chapman Freeborn is able to arrange charters to

virtually any airport worldwide. “In the last 12 months

we’ve arranged flights to over 800 different destinations

across every continent – including Antarctica,” says Mr

Huddlestone. “Costs vary significantly and depend on

many factors such as route, aircraft type, payload and

aircraft availability. To give you indications though:

London – Nice – London with four passengers on a VLJ

like a Cessna 510 Mustang or Embraer Phenom 100 would

be approximately €7,500 - €9,000. Whereas a one-way

flight from London to Cape Town on a long range private

jet would be roughly €100,000 - €120,000.”

Much of the pleasure of savouring wine is in

understanding its nuances, yet the effects of altitude,

cabin pressure and air quality mean that selecting the

right wine for a flight can prove to be difficult

Wine in the sky

VistaJet’s fleet of over 70 business jets

has flown corporations, governments

and private clients to 187 countries,

covering 96% of the world. Founded

in 2004, the company pioneered an

innovative business model where

customers have access to an entire

fleet whilst paying only for the hours

they fly, free of the responsibilities

and asset risks linked to aircraft

ownership. VistaJet’s signature

Program membership offers

customers a bespoke subscription of

flight hours on its fleet of mid and

long-range jets, to fly them anytime,

anywhere. Customers can also request

direct one-off flights.

The company has now decided

to redefine wine in flight with

a collection of expert findings,

signature and wine club selections,

tastings in the sky and curated tours.

The VistaJet Wine Program has been

designed to enhance the exploration

of the world of wine on its aircraft

and at world destinations.

VistaJet founder and chairman,

Thomas Flohr, is an avid collector

and investor in wine with a cellar

of more than 3,000 bottles and a

particular passion for Burgundies.

“Enjoying a glass of wine while in

flight should be the same as a glass

of wine in a restaurant,” he says. “But

nobody has ever managed to offer

this on a global scale. So, to provide

the consistency of service and quality

to our members, we have created the

first global program that will ensure

our guests enjoy the best possible

wine in the sky whilst catering to

all their needs when it comes to

tasting, collecting, discovering and

developing a deeper knowledge of

wine – anytime, anywhere.”

Much of the pleasure of savouring

wine is in understanding its nuances,

yet the effects of altitude, cabin

pressure and air quality mean that

selecting the right wine for a flight

can prove to be difficult. During the

development of The VistaJet Wine

Program, the company hosted some

of the world’s foremost wine experts,

including those from Marchesi

Antinori, Rothschild (Lafite), Ca’

del Bosco and Artemis Domaines,

on several flights to sample, taste and

compare a number of different wines

from all over the world.

“By tasting on the ground and

in the sky,” expalains Mr Flohr,

“the experts were able to further

understand how taste and smell

are the senses most affected by the

atmosphere and work together in

a pressurised cabin; nasal sensors’

reception of aromas are limited owing

to the lower air pressure that comes

with a lower humidity; bubbles found

in sparkling wines, which contain up

to 30 times more aromas than the

liquid, tend to stick to the sides of

the glass; and that fruit flavours are

diminished, while bitterness and

spiciness are largely unaffected.”

aims high

Many impressive residential projects have

recently been completed and new developments

are springing up all over the emirate.

We find out more about where to buy and why

There’s a lot happening in Dubai at present and much

is being done to support its ongoing prospects. Dubai’s

Department of Tourism and Commerce Marketing

(Dubai Tourism) is rolling out a set of initiatives to

deliver end-to-end ‘Only in Dubai’ experiences to ensure tourists

enjoy an unforgettable stay in the emirate and encourage repeat

visits. This is part of efforts to further strengthen and sustain the

city’s world-class propositions.

One of the key pillars of Dubai’s Tourism Vision 2022-2025, the

‘Only in Dubai’ set of initiatives will deliver authentic and worldclass

end-to-end destination experiences across travel touchpoints

that are tailored to relevant segments of tourists. The ultimate aim

is to make Dubai the most visited city in the world, targeting 25

million visitors annually by 2025.

This is naturally expected to have a positive effect on the

popularity of property purchasing in Dubai. Jason Hayes,

founder and CEO of, believes that

the fundamentals of the Dubai property market already

remain strong. “While 2018 was a year with its fair share of

challenges, it did provide plenty of opportunity for those

who persevered,” he says.

“Moving into 2019, it is my expectation that the market

will enter a period of stability. We have already seen the

delivery of stunning projects such as The 118 Downtown,

District One and some of the villas at Dubai Hills. This

year, we look forward to the delivery of several more exciting

projects, including the W Residences, Bluewaters Island and

further homes at Dubai Hills.

“Early last year, the UAE government announced new

initiatives that would offer five and 10-year residence visas

for investors, and 100% foreign ownership for entrepreneurs.

They have started going into effect this year and will

undoubtedly prove to be key market drivers. The full impact

of the initiatives will be felt later in the year, particularly in

Q4 2019, when I believe there will be a return to modest

single-digit growth.”

Maria Morris, partner – head of MENA Residential

– Knight Frank Middle East, reports that, to date, almost

20 per cent of buyers at The Royal Atlantis Residnces on

The Palm are British. “These buyers can appreciate that

Atlantis offers something completely new in terms of

apartment living in Dubai. Kerzner International, through

their Atlantis and One&Only brands, has always redefined

destinations and introduced awe-inspiring and neverbefore-seen

experiences, and this next phase in Atlantis’s

development is no exception.

“Furthermore, the properties represent Dubai’s first

‘super-prime’ branded residences. The designers engaged

to mastermind the project have been drawn from a global

pool of experts. As a result, buyers can expect architecture,

interiors, on-site facilities and landscaping not just barraising

for Dubai, but internationally. We are creating living

experiences for highly discerning individuals. They have

travelled the world, have the finest luxury goods at their

fingertips and expect the very best in design, architecture

and lifestyle.”

Sweet Home

By choosing to live in

one of the counties

bordering London you

can reap all the benefits

of a rural lifestyle while

still enjoying easy access

to the buzz of the city

Location, location, location – how many

times has this been advised to be the vital factor

to take into account when purchasing a property?

However, it has to be said that in the case of the

Home Counties, no truer word has been spoken. Anouar

Elkhadraoui, Land & Sales director at Newcourt Residential

comments, “There is an undeniable increase in demand for

elite country estates from buyers who are seeking specific

attributes from their primary residence. Whether purchasers

prioritise placing their family in a secure environment with

access to superior schooling within a relaxed, countrified

setting, or they are inclined to a more compact, lock up

and go investment. Those seeking spacious family homes

in locations such as these are in high demand, particularly

as residents will benefit from being surrounded by an

abundance of land and greenery.”

Bruce O’Grady, managing director of Sherbourne

Developments, reports that at the top end of the Home

Counties market, there is strong

demand amongst buyers looking

to purchase their own mini estate

that is equipped with an array of

entertaining spaces and functions,

allowing them to host the ultimate in

weekend retreats. He explains, “The

new country homeowner demands a

level of luxury that is not historically

seen in period country houses and

which is more akin to the standard

expected in luxury country house

hotels. Whilst attracted to period

features and charm, these buyers

don’t want the hassle of maintaining a

period home and instead increasingly

want all of the necessary mod cons that

they have become accustomed to.

Farm, Cowden, Kent

see page 91 »

united kingdom

This is where our ‘listed buildings of

the future’ come into their own; our

clients increasingly want the best of

both worlds with period style, detailing

and craftsmanship, with contemporary

layouts and infrastructure.

“Only a few years ago, a tennis

court or swimming pool would

have sufficed. However, the new

luxury country homeowner has

come to expect much more out of

their country entertaining pad. It is

now not uncommon for our clients

to request homes with their own

cinema, bowling alley or dedicated

party room. Prime Home Counties’

locations remain the most popular

and areas within striking distance

of London are the most desirable,

thereby commanding a premium.”

Making a move

According to Jason Corbett, director

of Country Sales & Lettings, the

‘must move’ market is a significant

driver in the Home Counties at the

moment. “This is particularly prevalent

throughout the sub £1 million market

where everyday occurrences such as

expanding families, divorce, jobs or

death requires these vendors to move,”

he explains. “However, we are starting

to see more and more buyers playing

the current market conditions to their

advantage and upsizing while prices

are steadily decreasing due to the

current uncertainty around Brexit. We

could see a return to normality and a

correction of pricing back to the highs

of 2014 if the government provides

more certainty around Brexit and a

beneficial deal is struck with the EU.

“The Home Counties has

traditionally proved popular with

commuters looking to enjoy a tranquil

countryside setting whilst benefiting

from quick links into the capital.

However, it is now not enough to just

have a station which offers services

into London nearby, buyers are more

and more interested in the quality of

service run by the rail providers and

whether they will get a seat on the

train. Surrey remains a strong favourite

amongst our clients, with Cobham,

Guildford, Esher and Woking offering

journey times into London of under 40

minutes yet with the glorious Surrey

Hills on their doorstep.”

Switzerland is renowned for its

mountainous beauty, picturesque chalets

and excellent skiing – but that’s not all

With approximately 150 ski resorts,

more than 5,500km of cross-country ski

trails and winter walking trails at over

2,800 metres, Switzerland is a veritable

winter wonderland. However, the fun doesn’t stop once

the snow melts. Jonathan Epiney of Chestertons Alpine

Homes in Switzerland says, “In the winter months

skiing, cross-country skiing, ice skating, sledging, hiking

and Nordic walking are the main activities. In the other

three seasons, all sorts of outdoor activities are available

in all resorts with an increasing interest on mountain

biking, hiking and wellness.”

Guaranteed snow

While for decades the main pole of buyers has been the

UK and the EU, Mr Epiney reports that he has noticed

an increase in the requests, and therefore transactions,

from the domestic market. “At the moment, I would say

that 40% of our sales are made to Swiss nationals and/

or residents. Hardcore skiers will focus on the ‘snowguaranteed

resorts’ such as the Four Valleys, Portes du

Soleil or Val d’Anniviers, while the lifestyle clientele

aim for the sunnier side of the valley such as Anzère or

Crans-Montana. Verbier and Zermatt remain top of the

league when it comes to prime resorts.

“For years, most of the transactions were in the

CHF 1.5million region. However, recently we had lots

of transaction around CHF 1million or above CHF

2 million. With the Lex Weber, recent changes and

Swiss laws, we anticipate an increase of prices in the

forthcoming years as building off-plan properties is not

permitted anymore. Therefore, existing properties will

increase in value.” (The Lex Weber has prevented any

building permits being granted for second homes in any

communes where second homes already make up 20%

of the property stock.) »

Small and excluve

Tim Swannie, director of buying

agency Home Hunts, comments,

“We find apartments and chalets in

Verbier are amongst the most sought

after and most expensive in the entire

Alps. The market is quite buoyant

throughout the year, particularly with

the Brits, Dutch and Scandinavians.

This is because the resort is only

small and very exclusive and the

scenery is spectacular. The slopes do

accommodate all levels, although they

best suit confident and adventurous

skiers and snowboarders.

“There is also a great selection of

restaurants and nightlife, as well as

resorts such as the W Hotel – all of

which attract international clients,

making the rental market really

strong. Verbier is very much one of

the ‘must have’ places in the Alps for

wealthy property buyers.”

Mark Lightfoot, owner and

founder of, points

out that there is no standardisation in

the market for the sale or purchase of

properties between the resorts. “Each

resort offers something very different

to visitors across the seasons,” he

explains, “and can therefore command

a wide range of prices.

“The resorts seeing the highest

sale prices include Verbier – not least

as it has a reputation for some of

the best skiing and more expensive

holidays. Verbier also benefits from

high summer visitor numbers thanks

to an excellent range of non-snow

activities in the warmer months for

example, hiking, mountain biking,

abseiling and paragliding. The same

benefits are also seen in resorts such

as St Moritz and Andermatt, where

buyers of investment properties can

expect their property to appreciate

due to consistent demand for these

locations. Having the potential to rent

out a property for 365 days a year has

enormous investment benefits for all

resorts across Switzerland.”

This impressive chalet is on a 690m2 plot and offers 325m2 of living space.

Its living and dining rooms are located right underneath the high wooden roof

as well as a master bedroom with its own dressing room. A relaxation area includes

a sauna, jacuzzi, shower and gym space. Extra storage is also available on site as

well as an underground garage with room for two vehicles.

Absolutely stunning, out of this world, full of wow factor, exemplary in

every respect – these are just a few ways in which our judges described the

ultimate winning entries of the 2018-2019 International Property Awards.

As always during the 24-year history of these prestigious awards, our aim has been to

determine the finest architects, developers, interior designers and real estate agents

and provide these outstanding companies with the global recognition they deserve.

Following regional gala presentation dinners held in Bangkok, Dubai, Toronto and

London, I am now delighted to announce the winners of the highly coveted World’s

Best Awards.

The title of ‘World’s Best Property’ was awarded to Vinhomes Riverside by Vinhomes

Management JSC. Part of an established ecological urban township at the gateway of

Hanoi’s Eastern area in Vietnam, its sustainable design and build delivers a superior

green living standard combined with hotel-standard services.

The Museum of Ethnography in Budapest, Hungary by Varosliget Europe won the

accolade for ‘World’s Best Architecture’. Within Liget Budapest, Europe’s largest urban

cultural development, the building respects its surrounding historical green spaces, yet

creates a powerful architectural presence to raise international awareness of Budapest

and Hungarian culture.

Many congratulations to these companies and to all other winning entrants listed in

this publication.

behind the Museum of Ethnography

in Budapest, Hungary, can think of

their work as a gift to the world. It is a part

of Liget Budapest – Europe’s largest urban

cultural development. And, as one of Europe’s

first ethnographic institutions, the museum’s

collections comprise more than 200,000 items

from the Carpathian Basin and every corner

of the globe. Using state-of-the-art technology

and a flexible space, the museum needed to

house and present the cultural diversity of

humanity – no small feat! The architectural

design of the museum thus allows access to its

collection while also ensuring active social and

scientific participation by the institution.

The building had to be respectful of the

surrounding historical green spaces of the

City Park, while also creating a powerful

architectural presence that was capable of

boosting international awareness of Budapest

and Hungarian culture. The museum has

been in operation since 1872 and has been

redesigned to become a place which is a

national treasure, where all members of

society can return to, time and time again. It

also contains archived documents, more than

400,000 historical photographs, manuscripts,

sound archives and a film library. The

museum’s traditional ethnographic collection

of national character is internationally

prominent, while its pottery, textile and

costume collections are the largest of this kind

on the continent.

The exhibition hall plays an important role

in representing the value of the collections,

not just the scale of them. It is designed to

give a sense of the range of materials from

the museum and how they can be connected

to areas of both historic and modern culture

(such as usage, lifestyle, decoration, style and

everyday celebrations). Visitors at the new

museum can become aware of the social

origin of the members of the society and also

recognise their own social roots.

The most important of the institutional

requirements made of the new museum

building was the establishment of a ‘social

museum’, as defined in the museum’s mission

statement. And the development of a building

capable of fulfilling the role of a museum

of international culture. The objective was

to create a cultural institution that is much

more inclined to use the term ‘culture’ in the

plural, demonstrating the dynamic dialogue

between cultures. In this spirit, the Museum

of Ethnography had to be a complex concept

transformed into bricks and mortar.

In the 145 years since the foundation

of the Museum of Ethnography, this is the

first occasion that it has become possible

to provide a worthy and permanent home

for this exceptional collection, in a building

expressly designed and built for this purpose

and equipped with modern facilities. The new

Museum of Ethnography will therefore be

able to build on and further conceptualise its

achievements to date to extend the Hungarian

museum network with a new type of institution

in which the proactive and sensitive zone

of contact for ethnographic museology also

operates as an intercultural centre.

Zealand’s largest privately owned real

estate company, still family owned and

operated after more than 95 years. With over

75 branches and almost 2,500 staff, it is a highperforming

real estate company specialising in

the Auckland and Northland property markets.

Each branch manager runs their own office,

neither owning it nor selling in competition to

their team. This is a unique business model in

the New Zealand market.

Throughout Barfoot & Thompson’s many

years in business, its lettings agency has been

an integral part of the company. Today it has

over 60 branches with more than 300 staff and

manages 16,500 properties. Many members

of the lettings team have over 10 years of

experience and are supported by state-of-the-art

property management systems. The Lettings

Agency at Barfoot & Thompson City Branch

manages the company’s largest rental portfolio

and is a prime example. It is consistently

recognised as a top-performing agency both in

the company and throughout New Zealand.

A full lettings service provides landlords

with a complete management solution from

beginning to end. The process begins by

assisting clients with selecting the right tenants,

including interviewing, screening, credit and

reference checks. The service includes the

completion of all documentation such as the

Residential Tenancy Agreement, and the formal

lodgement of monies with the bond centre.

Clients also receive free online marketing

of their property and a comprehensive

service that includes rent collection, property

maintenance, inspections, market updates

and rent reviews, as well as dispute resolution.

Should a dispute arise, Barfoot & Thompson

is an expert in legislation and has processes

in place to resolve any issues quickly and

effectively. When required, a lettings manager

will represent landlords at mediation and

tenancy tribunal hearings at no additional cost.

Barfoot & Thompson’s overall objective

for its marketing is to help its staff list, sell

and rent more property. Its salespeople have

the tools and discretion to build a tailored

campaign for each property depending on the

target market and at an appropriate budget

level. Typically, initial marketing campaigns are

three to four weeks long and centred around an

auction date. Salespeople arrange professional

photography and are also responsible for

preparing advertising copy. They have the

option of ordering floor plans and a video, plus a

unique suite of interactive marketing tools such

as onscreen renovation tools, interactive floor

plans and 3D virtual tour options.

Clients’ properties are presented to

their best advantage across all advertising

channels to generate enquiries and visits.

The company’s multi-award winning website,, continues to be the most

preferred real estate agency website. Recent

research has shown that 44% of prospective

purchasers prefer to use it when looking at

residential properties for sale. Compared to

the overall market, Barfoot & Thompson is

also more likely to get repeat business.

By staying at the forefront of technology,

increasing productivity and enjoyment in the

workplace and empowering staff to deliver

an outstanding client service, Barfoot &

leading design studios operating in the

Asia Pacific region today. Helmed by

partners Nikki Hunt and Andrea Savage, its work

has garnered an international reputation for

attention to detail, quality and creativity, winning

awards at national, regional and global levels.

The Bachelorette Pad in Singapore has won

three awards for its kitchen, bathroom and

lighting design. The client is a professional,

single lady and her apartment is styled to exude

a serene glamour with a sense of feminine

romance and a nod to her Chinese heritage.

She wanted her kitchen to feel fully integrated

within the home with a continuous design

theme between the different zones. As there

was no requirement for entertaining, a kitchen

island with a compact dining space was included

as well as a fully functioning cooking zone.

Design Intervention had been inspired by

a television drama set in an Art Deco hotel

featuring curved walls accented by horizontal

lines. With this in mind, curved walls were used

to soften the kitchen’s hard lines and imbue a

warm and feminine ambience. They also echo

the rounded forms of the furnishings in the

living zone, integrating the two beautifully.

Unique bathing experiences were of

paramount importance to the client and so

a significant portion of floor space has been

allocated to create an ultimate retreat. A key

requirement was that the master suite flowed

seamlessly between the bathing and sleeping

areas without any doors. Design Intervention

eschewed traditional hard finishes such as

tiles and marble and opted for an acrylic

solid surface which is warmer and softer to

the touch. This was thermally shaped to give

continuous, bespoke organic forms and exude

the feminine softness required.

The lighting design is also a key design

feature of this home. Throughout the entire

process, Design Intervention has employed the

use of creative lighting to imbue the apartment

with an inherent romance and warmth.

A particular innovation was to transform

furniture pieces into lamps introducing low

level lighting without introducing additional

items that could clutter the living space.

SLB Office Singapore is owned by a fashion

design and manufacturing company in the

Central Business District. As the business

is family run, the design brief was for an

environment that would reflect their personality.

Rather than exuding a corporate feel, they

wanted the workspace to reflect their products.

The office enjoys stunning cityscape views

and so Design Intervention ensured that

the layout allowed each office space and the

conference room to have the best of these

vistas. The sample measuring area was also

situated in front of the large windows to utilise

maximum natural daylight.

The Early Learning Village is a collaboration

between Singapore’s Australian International

School and the Stamford American

International School. At 50,000m² with five

buildings, more than 100 classrooms and a

capacity for 2,100 children, it is the world’s

largest pre-school space. Design Intervention

was tasked with the interior design of the

public spaces as well as the libraries.

The client brief was to create inspired

spaces for young learners, incorporating

interactive elements. Both schools subscribe

to the world-famous Reggio Emilia philosophy

of incorporating the environment as a third

teacher. Hence, the overall design softens

the architectural colossus to create friendly,

intimate spaces that will delight and excite

small children and also appeal to their parents.

Each school was given its own identity and

reflects their individual cultures whilst

ensuring a balance in the level of execution.

its success on the Polish market, has opened

branches in London and Berlin.

The company’s award-winning project

Chmielna 89 is an office development in the

central business area of Warsaw. Created as

a new landmark for Chmielna, one of the

central streets of the Polish capital, its main

design criterion was to provide ample sunlight

both for the interior of the building and the

neighbouring developments.

The building is unique due to its crystallike

shape which fulfils the requirement for

maximum natural light. Standing 79.36 metres

high, it has 14 floors, each of which provides

a panoramic view of the city from its interiors

and spectacular terraces. All floors have been

designed in an open plan layout for flexible

tenant arrangements and include underground

parking connected by lifts and staircases.

The western elevation is the only one that is

entirely vertical as the southern and eastern are

slightly tilted at the bottom. Additionally, since

the building has an inclined roof or, technically,

no roof at all, it was possible to set up three green

terraces. The technical equipment is hidden

under blinds on top of the northern elevation.

Tenants have the benefit of a 600m² two-storey

high lobby and space is also provided for a large

restaurant and café at the ground floor.

INARC DESIGN HAS 30 years of experience

in the design of quality interiors and

architecture for the hospitality, residential,

corporate and retail markets. The company’s

latest award-winning project is for one of

Macau’s major casino gaming enterprises.

The client’s vision was to develop ‘City of

Dreams’, an outstanding entertainment

complex including casinos, hotels, retail

arcades and speciality restaurants on Cotai

Island. As part of this new complex, the

client wanted to create an exclusive Chinese

restaurant for VIP patrons and their guests.

Inarc was thus commissioned to design ‘The

Treasure Palace’.

As the venue is located on the ground floor

and mezzanine floor of the entertainment

complex, its design capitalises on both

the daylight factor and picturesque views

overlooking the adjacent lake. The resulting

restaurant has been designed to accommodate

approximately 360 people in both open dining

areas and five unique private dining rooms

of varying sizes. It was decided that different

dining moods should be provided for both

lunch and dinner experiences as well as a teamaking

ceremony exhibition counter.

Custom designed, red and gold ‘swimming

fish’ inspired sculptural pendant chandeliers

have been created for each seating bay in

the large open dining area. Similar but smaller

white chandeliers were made for each of the

private dining rooms – both versions are backlit

by programmable LED lights. Symbolising

good luck and fortune, they form stunning

centrepieces to this superb dining venue.

launched in 2011 and is now considered

to be one of the country’s leading,

multiple-award winning real estate agents. It

has grown from a single office in Estoril with

just four staff to seven showrooms located in

prime sites across Portugal with more than 30

employees dedicated to the luxury residential

real estate market.

The company differs from all its competitors

in Portugal in many ways. Firstly, it has a

very well defined and budgeted expansion

plan in terms of the geographical areas of the

country that it wishes to represent. All of Fine

& Country Portugal’s offices are owned and

managed by the company rather than being

franchised and its staff are encouraged to build

long term relationships with potential buyers

and vendors alike. Rejecting as many listings

as it accepts, Fine & Country Portugal bases its

acceptance on the probability of being able to

sell the property and whether it fits well with

the firm’s overall portfolio.

Fine & Country Portugal’s marketing

team is trained to have a ‘martech’ profile

and strategies – a key skill to perform digital

marketing functions. In addition to all digital

goals and objectives, it continues to believe in

offline and the power of media coverage. This

overall marketing philosophy is summed up

perfectly in the company’s slogan, ‘Bringing

housing an estimated 80,000 people. It also

the constraints of older developments and

existing infrastructure. This has allowed

developers and planners to create a new city

from a blank slate, all in accordance with

contemporary urban design philosophy and

planning principles.

As a mixed-use development, Waterfall

features everything expected from a lively,

modern city. Essential elements range from

secure residential estates and retirement

five-star hotels as well as business and office

parks. Fitness centres, green spaces and a

within three years’ time. Aedas’ creative

solution was to devise an ‘urban transformation

Founder International Financial Center is

located in the Wuchang Zhongbei district in

Wuhan, China. Two soaring dragons formed

the design inspiration for this iconic landmark

Additionally, the 240-metre north tower

features a fabulous sky lobby and viewing deck,

PH ALPHA DESIGN (PHA) is earning an

international reputation as one of the

leading architects of large-scale, mixeduse

projects in Asia. Headquartered in London

and Hong Kong, the company has branches in

Shenzhen, Shanghai and Beijing. Its awardwinning

project Genzon Kexing Technology

Park D4 Tower is located in the new CBD of

Shenzhen, China.

The development is surrounded by six

office towers and so PHA’s aim was to design

a brand new façade which would put the

development firmly in the spotlight, thus

making it become a new must-go-to hub

for the public. Newly constructed highways

and elevated bridges have blocked the area’s

pedestrian circulation and made most of the

public spaces inaccessible. Therefore, PHA

has designed this central tower to resemble

a kaleidoscope. During the day, through the

reflection and juxtaposition of the surrounding

scene on every folding glass, it becomes a

collaged drawing on the building. Each of the

six modules is formulated through parametric

design with a LED display which forms a pixel

screen for night-time use bringing a range of

diverse possibilities for public use.

A curved canopy was designed for the plaza

next to the D4 Tower which enables

the area to host various events. A roof garden

has also been created as a semi-public open

space which can be enjoyed by office workers.

By combining and integrating art, office and

open space into this central hub, it brings a

new and refreshing working environment to all

those concerned.

award-winning project located at the heart of

Wroclaw in Poland. This brand new shopping

centre is integrated with a bus station

and office spaces and perfectly combines

modernity and tradition.

The focus of Wroclavia’s designers was to

develop a state-of-the-art architectural concept

which would become a timeless point of

reference. The design refers also to things that

are meaningful for Wroclaw residents – such as

protecting an ancient oak standing in front of

the building and references to the Odra River

which flows through the city in the project’s

interior design.

The design objective was to develop a

multifunctional and multi-storey building, with

predominant retail functions, supplemented

by dining and leisure areas, offices, a large car

park and integrated bus station. Great attention

was given to the project’s external walls which

were extremely important in the city context.

FOUNDED IN 1999 by Feza Koca (Architect,

architectural projects amounting to many

thousands of square metres. The company’s

award-winning project, BJK NO1903, was

commissioned by Besiktas Jimnastik Kulubu

(BJK) one of the biggest sports clubs in Turkey

and located in Akatlar, Istanbul. The brief was

to create a facility for the use of BJK’s chairman,

board of members, directors, convention

members, supporters and the general public.

The building has four floors, including

two basements, a closed area of 4,600m² and

a landscaped area of 2,500m². Working as

designer as well as contractor, Elips Tasarim

created a fitness club and spa, café and

children’s area, lounge for club convention

members, restaurant and bar, a private

meeting room for the chairman and club

directors and a flexible area for special

events. Spacious and well-organised areas

have also been designed to meet the service

needs of users.

The aim was for customers to be able to

spend all day in the building, doing different

things either alone or with their family. The

first basement sports area for example, offers

facilities including separate indoor and outdoor

swimming pools for adults and children, a

studio area with terraces and a full range of

was founded in 2010 and since then has

worked on developing large-scale projects such

as Lisi Green Town in Tbilisi, Kokhta-Mitarbi

Resort on the Black Sea Coast. The aim of the

projects is to create not only a modern living

style and refined architectural complex but also

to establish a brand new environment for an

ecological and healthy way of living in Georgia.

Since its foundation, Lisi Development has

introduced an innovative principle of 80/20,

which implies using only 20% of the territory

for the residential part, and the remaining

80% for creating recreational zones and

additional infrastructure.

Lisi Green Town is the company’s first

large-scale project. It covers a five hectare

land plot and comprises: residential

apartments; duplexes; townhouses, private

houses, villas, parks, swimming pools, a

gym, children’s and entertainment zones,

open and closed parking. The architectural

project of Green Town is created by local and

international, well-known architects.

Lisi Green Tower is a new residential

building within Lisi Green Town. The design

concept of the project is made by the famous

Dutch architectural company UNStudio.

The 11-storey tower contains 32 apartments

ranging from 85m² to 200m², three retail

It is distinguished due to the following

factors: first – it is a four-season relaxation

Brooklyn 0181, Pretoria

South Africa

Boogertman + Partners is a multiaward

winning architecture, interior

design, urban design and graphic design studio.

The company was appointed by one of the

world’s leading engineering services firms,

WSP, to carry out the space planning, interior

design and fit out of its new headquarters

of approximately 6,000m² located in the

Knightsbridge office park, Bryanston.

The brief stipulated that the office interiors

must reflect WSP’s culture of collaboration,

innovation and excellence throughout its

design. Therefore, the resulting interiors

illustrate the successful implementation of

a tailor-fit workspace strategy and biophilic

design principles. This approach not only

addresses the aesthetics of the interior but

also has a positive impact on the emotional,

cognitive and physical wellbeing of users.

1 Discovery Place is the new head office

of Discovery, a South African health and life

insurance company. Boogertman + Partners

were given two distinct goals for the project.

The first was to create an architectural

statement that captured the essence of

the Discovery brand. The second was to

improve efficiencies in the day to day working

of the company while allowing flexibility for

future growth.

Key features of the building are the floating

‘nose’ of the west tower which projects over

the main intersection and the sun-lit internal

atria. A significant challenge was how to

move people vertically through the space in

a way that allowed them to enjoy the scale of

the atriums and concourse without feeling

intimidated. The solution was double volume

landings looking out from the relative ‘security’

of the smaller space.

firm with a dedicated team enabling

The company’s award-winning project,

Z-Spec House, is located in prestigious Grand

Harbour within the exclusive Grand Isle Estate

Quay, Cayman Islands. This striking, modern

house fuses bold design with the clever use of

natural light, volume and space. The client’s

brief included maximising the wide-open

canal frontage to include a double boat slip, a

vanishing double-sided water edge pool and a

swim up bar.

The greatest influence for this 700m²

five-bedroom home was its orientation which

incorporates views of the water, the use of

photovoltaic solar panels and the natural

trade winds that provide cross breezes on hot

and humid days. Due to the extreme heat,

hurricane winds, potential storm surge and

heavy rainfall, all of which are common in the

Caribbean, insulated concrete forms with an

elastomeric finish were used for heightened

strength. Large roof overhangs and window

eyebrows were also incorporated into the

design style to keep the terraces in shade

and the sun’s rays off the glass. Overall, the

property has been designed to incorporate the

very best for indoor/outdoor entertaining and

a true Caribbean lifestyle.

All three entrances are given equal

importance and lead to a central ‘hall’ of

attraction. The sales area covers 80% of the

entire boutique and is split into high and

each category of goods offers a privacy area.

The choice of materials was crucial

in creating an elegant and welcoming

elements was also required to optimise the

acoustics within such a large space and with

high numbers of visitors expected at the

estate developer syndicate with over

20 years of proven success focusing on

premium developments on a global stage. The

company’s project ‘Aperture’ is a new condo

and townhouse development in Vancouver

which has won a trio of awards. Its name

comes from the frames surrounding each floorto-ceiling

window. These regulate the amount

of light allowed into each unit, much like the

aperture of a camera.

Located in Oakridge, one of the last areas

in Vancouver to be developed, Aperture is

an artful enclave of six innovative buildings

surrounding a tranquil courtyard garden.

Aperture’s architectural design responds

to its ‘single-family-transitioning-to-urban’

context with a unique campus-like massing.

This steps down in scale from two, six-storey

buildings on the busy arterial road down to

stand-alone villas that are sensitive to the

single-family neighbourhood to the north of

the development.

The project’s Asian-inspired landscape

is rooted in nature and features wood,

bamboo, river rocks and running water.

Complementing these surroundings perfectly,

Aperture’s exteriors are inspired by iconic

images of stacked timber. The design deftly

pays homage to the area’s mid-century

modernist heritage while adding a West Coast

flavour, while spacious interiors feature the

simple elegance of hardwood floors, wood

veneer cabinetry and quartz countertops.

Aperture is now a distinct landmark

development in Vancouver. Its ongoing goals

are to encourage community interaction

through unique open spaces in a traditionally

introverted, single-family neighbourhood and

to gain LEED Gold certification.

NATALIA LOMEIKO IS a wellestablished

interior designer based in

Moscow, Russia. Her award-winning

project, Berendeevo Tsarstvo in Siberia, has

been built on a 550m² plot of land in traditional

Russian style yet with all modern requirements

for 21st century living. Named after the fairy

tale pagan kingdom of the mysterious King

Berendey, who was believed to be a sorcerer, its

design concept follows a theme of Russian fairy

tales. The ultimate aim was to create a fabulous

palace as if straight from a story book.

Several non-standard solutions were used

to make the newly built wooden house appear

as if it has been lived in for many years. The

ceilings are all trimmed with a hand-painted

pine board featuring a different pattern

in every room and ornaments have been

artificially aged. Following the fairy tale theme,

lighting was most important and so lights and

chandeliers have been specially selected to be

in-keeping with the theme of each room.

The client requested a fireplace to create

a centre piece and talking point in the living

room. In order to achieve this, several

thousand ceramic tiles were handmade in

accordance with samples from 13th century

craftsmen with every design being unique.

Each side of the central fireplace symbolises

a different season and the finished result

is so elegant that it resembles a porcelain

casket. Featuring beautifully carved staircases,

traditional Russian pottery and folk art crafts,

this is a fairy tale palace come true.

specialising in hospitality, commercial

and residential projects. The boutique

firm offers clients a wide range of design

services with personalised attention to detail

and is dedicated to providing innovative

design solutions to suit each client’s economic,

marketing and aesthetic goals. The unique

designs created by RAD reflect the culture and

atmosphere of their locations, as demonstrated

admirably by its award-winning project, The

Shore Club Turks and Caicos.

The resort’s initial design began in 2007,

with the client’s directive being to maximise

the allowable density of condo-hotel units on

to the nine-acre beach front site. This yielded

RAD’s first design with five beach front fivestorey

condo-hotel buildings and all associated

amenities of a typical Caribbean resort. This

design progressed all the way through to the

completion of construction documents until

the economic recession of 2008 shelved the

entire project.

The client then recommissioned RAD in

2011 with a new brief to retain two of the

low-rise condo-hotel buildings and introduce

six luxurious six-bedroom villas, all with their

own pools, hot tubs and beach front access. In

addition to the condo-hotel product, the brief

included a main lobby and reception building,

administrative offices, four food and beverage

outlets, a spa, fitness centre, multi-function

banquet space, four distinct pools, and all back

of house operational areas required for a fivestar

property and the design was established for five

stories. Being five stories established the 100

feet building setback from the existing beach

front vegetation line.

Inspiration for the design concept was

sought from the tropical British Colonial and

Barbadian architecture of Oliver Messel. The

climatic context of the development greatly

impacted design of the master plan. Being

on the windward, beach front side of the

island, it was decided that the largest pool be

tucked behind the two low-rise guest suite

buildings and flanked with cabanas to act as

a wind buffer on overly windy days. While

the guest suite buildings and villas are of the

more traditional vocabulary, the client brief

requested that the public area designs lean

towards contemporary Caribbean casual. Coral

render is utilised to great effect on the interior

and exterior in patterns to simulate coarse cut

coral stone.

A system of corridors and lockout doors

were designed to allow for full rental flexibility

for all bedrooms. To keep guest and employee

activities interaction to a minimum, a basement

level tunnel system connects the entire resort

from the main back of house building through

all public buildings to under the guest suite

buildings and villas. All stairs and lifts extend to

the back of house basement for easy employee

access for housekeeping, room service, butler,

bellman or any maintenance calls.

In addition to The Shore Club Turks and

Caicos’ stunning and innovative design, its

location sets this resort apart from others in

Providenciales as it is the first and only hotel

situated on Long Bay Beach which gives guests

the feel of a private island experience.

Yaw Addo Developments has steadily

built a solid reputation for delivering

high quality residential and commercial

properties. The company’s award-winning

project Painite Residences has been skilfully

crafted to fuse both modern elegant design

with functionality that offers convenience,

comfort and peace of mind to today’s home

owners and investors.

Located in Dzorwulu in Ghana, the Painite

Residences is an architectural masterpiece

which comprises four townhouses and six

apartments. Yaw Addo’s main challenge in its

design was the relatively small size of the land

available at just 0.56 acres. The solution was to

build higher which in turn optimised the views

for all properties.

The fully gated development has 24-hour

security and includes a leisure and fitness

area with a swimming pool and gym. Each

four-bedroom townhouse has been designed

primarily for privacy and exclusivity with

independent and direct access to the street.

All four homes have over 500m² of living space

distributed over four floors which are connected

by a private lift. The basements can park three

cars and there are also room for two staff

quarters with independent access to the house.

Apartments share the same quality and

exclusivity and feature large windows with

almost 360-degree views and open spaces.

With 292m² unit per floor and over six levels.

Each one includes three bedrooms, an open

space living room, full surrounding balconies

and single staff quarters.

Bareo Co. Ltd has grown to become

one of Thailand’s leading interior design

companies. Its continued expansion inevitably

lead to the need for new offices, creating the

perfect opportunity to extend Bareo’s skills

into architectural design, taking total control

of its destiny.

Incorporating fundamental concepts from

the ancient Chinese philosophy of Feng Shui,

design cues were taken from the ideas of

bubbles and sponges to meet the basic element

of ‘water’, complementing the dominant ‘earth’

element of Bareo’s founder. This has translated

to gentle, curvaceous forms utilising insulation

foam and FSC wood that avoid sharp edges

and corners, with double skin facades sporting

rounded cutouts over large glazed areas.

Careful adherence to the flow of Qi

encourage a flow of money and prosperity

through the positioning of the main office

areas. Seven entrances fulfil specific

functions, covering staff, visitors and services.

Temperature management is a major factor

in Thailand, so the physical building design is

intended to minimise heat uptake, supporting

air conditioning and reducing energy usage.

The building includes a cafeteria and fitness

area for staff, ensuring all their wellness

needs are met. The office also incorporates a

luxurious residential space on the second floor,

with a sweeping spiral staircase connecting to

the open-plan living area.

The end result is a striking and eminently

usable building that will take Bareo into the

next few decades of existence.
