Georgetown <strong>Colonies</strong> are $100 per household. Tags will be issued at $150<br />

per household after Memorial Day. No pool tags will be issued after July 4 th .<br />

BRADFORD COLONY 1 & 2<br />

(BC1&2) NEWS FROM THE BOARD<br />

COMMUNITY IMPROVEMENTS<br />

You should have noticed that we have put in a new play structure in our<br />

community park. These structures are very expensive so we will continue to<br />

replace the worn out ones in stages over next 2 years. We are also replacing<br />

the fence along Huffmeister Road.<br />

ARCHITECTURAL CHANGES AND DEED RESTRICTIONS<br />

As the weather improves, we know a lot of homeowners will start with<br />

improvement projects. The Board has noticed homeowners are making<br />

changes without first filing and obtaining approvals via Architectural<br />

Change Requests. The form is available on our website in TownSq (https://<br />

app.townsq.io/login). Please DO NOT alter the form (we will not accept it),<br />

you are welcome to add additional information on blank pages to give us<br />

details, write legibly additional details to help us to understand what is to be<br />

done. Illegible and lack of information usually causes delay. You can submit<br />

the completed Architectural Change Request Forms to our management<br />

company rep Maggie McKay via TownSq for approval. You can also post any<br />

questions in TownSq and get responses there as well. If you do not get prior<br />

approvals before starting the projects and the results do not comply with our<br />

deed restrictions, you will have to rectify the issue(s) at your own costs. We<br />

don’t think homeowners want the Board to spend the annual dues on legal<br />

actions fees instead of on improvements, but if the process is ignored, we<br />

would be left with no other options. We hope homeowners would understand<br />

the importance of the deed restrictions compliance to ensure pleasing<br />

aesthetics of the neighborhood with the goal of maintaining homes’ values.<br />

If you have received any deed violation notices and have any questions<br />

on how to become compliant, please contact Maggie McKay at PMG - our<br />

management company manager - at 713-329-7148 or post your questions<br />

in TownSq for her for more information. A copy of the deed restrictions is<br />

available TownSq as well. Please do not ignore the violation notices.<br />

MONTHLY MEETING<br />

Lastly, the Board would like to invite all home owners to our monthly<br />

meetings. We meet 2 nd Wednesday of every month at 7 PM at the M.U.D.102<br />

building next to the water tower. Please come and meet our neighbors, give<br />

us feedback and participate in improving our neighborhood. Next meetings<br />

are on <strong>April</strong> 10, <strong>2019</strong> and May 8, <strong>2019</strong>.<br />

BRADFORD COLONY SECTION 3<br />

(BCS3) <strong>2019</strong> ANNUAL MEETING<br />

Our annual meeting is tentatively set for Sunday, May 19 th at 7 PM. The<br />

meeting probably be held at a residence in the neighborhood so as to make<br />

it as easy as possible for residents to attend. Key aspects of this meeting<br />

will be the election of one new Director as well as serve as an open forum for<br />

any residents to discuss various neighborhood issues with the Board as well<br />

as Theodora Daly (ACMP Management). Look for more information on this<br />

meeting in the coming weeks.<br />

(CHC) NOTES FROM THE BOARD<br />

Happy Easter!<br />

Yard of the Month for <strong>April</strong>: Congratulations to 5706 Summerville Ln.<br />

Due to the lack of advertising within the colonies, Charlestown Colony had to<br />

reduce the amount of articles published in the newsletter. Please see the back<br />

of the Krenek Magazine for upcoming area events when available.<br />

HOA Annual Assessments: If you have not paid the annual HOA dues by now,<br />

it is delinquent!<br />

New Application: https://app.townsq.io: The management company<br />

is using a new application which is much more robust than the previous<br />

online website. To register for the application, the HOA account number and<br />

an email address is needed. Within the application, HOA dues can be paid,<br />

messages can be sent to the management company, other requests for home<br />

improvement projects etc. can also be done by click or swipe.<br />

Charlestown Colony Eye Sores: We are still seeing a lot of trash in the park,<br />

abandoned and broken down vehicles in driveways and common areas,<br />

commercial vehicles parked on streets, vehicles parked close to stop signs<br />

and debris in driveways.<br />

A word from the HOA Board: Please stop parking in front of the Park on<br />

Charlestown Colony. The county posted signs for a reason. It is dangerous for<br />

our children and other residents. We will be enforcing our deed restrictions to<br />

the fullest extent. Fines and towing will be enforced. If you are in the category<br />

above, please beware. Also, our association is spending more money to<br />

collect payments that are delinquent. Association dues are mandatory for all<br />

houses in Charlestown Colony. Help keep our legal costs (and yours) low by<br />

paying your assessment on time. If you need to work out a payment plan,<br />

please contact PMG prior to the due date to get one set up.<br />

Charlestown Colony Park: Please contact the Board or PMG if you have<br />

any information. Our community park is enjoyed by many of the residents<br />

and their family members! It has bounced back since the days of Hurricane<br />

Harvey! Let’s keep it looking amazing! There have been reports of trash and<br />

debris in the park where the trash cans were overflowing which is an eye sore<br />

for the residents living around the park. Please remember to pick up after<br />

ourselves. If you are using the park’s trashcan as a personal trash bin, please<br />

stop it and use your own trashcans.<br />

Parked Cars on Streets Close Stop Signs, Commercial Vehicles & Trailers:<br />

• We are still seeing cars parked on the street close to stop signs which<br />

becomes very dangerous for drivers to maneuver around oncoming traffic.<br />

Please park cars safely on the streets to avoid accidents. We love our residents<br />

and do not want to see anyone injured.<br />

• There are several community parking areas around the park and patio homes<br />

in the front of our subdivision. Please do not park there longer necessary.<br />

Please be cognizant of our neighbors. If you haven’t seen tow signs already,<br />

these will be posted soon. Cars parked in Charlestown Colony community<br />

parking spots longer than necessary will be towed at the owner’s expense.<br />

• It is a violation of our deed restrictions to park commercial vehicles, trailers,<br />

etc. in public view for an excessive amount of time. The number of hours<br />

these vehicles can be parked on the street is limited. Please refer to our deed<br />

restrictions. Harris County will be conducting a traffic study in our area to<br />

determine where street tow signs will be posted.<br />

Our Furry Family Members: There have been several complaints about dogs<br />

not being on a leash when being walked and pet owners not picking up after their<br />

animal does their “business.” Please be mindful and respectful of our neighbors<br />

and common areas such as the park and pick up after your pets. There continues<br />

to be a noticeable number of lost and found pets posted on the Nextdoor App. As<br />

we continue to rebuild, please secure the furry family members by fixing broken<br />

fencing or other measures of security for our loving pets.<br />

Debris Removal & Deed Restriction Violations: It is the homeowner’s<br />

responsibility to remove trash and debris from the front of their home. If more<br />

time is needed for repairs, the HOA Board and management company will review<br />

these on a case-by-case basis. Please reach out to the management company.<br />

Annual Dues Payment: Thank you to all who have paid your HOA dues! If<br />

HOA dues have not been paid yet, expect a certified letter soon with penalties.<br />

In order to avoid additional costs and fees, there are several options to<br />

make HOA payments. As of February 1 st , unpaid annual dues are considered<br />

delinquent and subject to late fees and penalties. Our management<br />

company has new policies and procedures in place to collect on past due<br />

HOA assessments. If these have not been paid yet, please make every effort<br />

to pay or make a payment arrangement. The Board worked diligently to<br />

maintain our HOA dues at $330 for <strong>2019</strong> although the neighborhood incurred<br />

additional expenses caused by the flooding. There are several payment<br />

options available.<br />

(CC) HOA MEETING: Our meetings are held the second Tuesday of every<br />

month at the MUD #102 Building which is located at 15300 Falmouth Ave.<br />

under the <strong>Colonies</strong> Water Tower. Watch for our meeting notice signs posted<br />

throughout our neighborhood. We encourage you to attend. The meeting<br />

begins at 7 PM. The entrance to the MUD 102 building is about a half block north<br />

of the intersection of Falmouth and Kentwick. Look for the water tower north<br />

of Falmouth and the driveway lined on one side by a black wrought iron fence.<br />

(CC) GARAGE SALES: Concord Colony residents are not to have more than<br />

two garage sales per year.<br />

Dear Concord Colony Residents, Your Board of Directors and Community<br />

asking you to please take a good look at the exterior of your home and yard.<br />

Landscape your flowerbeds if needed, trim your trees and bushes if needed<br />

Judging for yard of the month will begin this month for <strong>April</strong>. We will announce<br />

the winner in the May issue. You still have plenty of time to get out and make a<br />

difference, let’s get those minds working and those hands dirty. Happy planting.<br />

(YTC) SAFE BACKYARD HABITATS<br />

• Decreasing and eventually eliminating the use of pesticides is essential for<br />

pollinators, birds, other wildlife and for our own health and well-being.<br />

• Native plants are adapted to our climate and naturally resistant to pests and<br />

diseases. They require less maintenance and have additional stormwater<br />

and wildlife advantages.<br />

• The iconic monarch butterfly is in trouble, but you can come to its rescue.<br />

Plant a habitat garden in your yard or expand an existing one to provide for<br />

this beloved species. The more nectar plants and milkweed host plants in<br />

your yard, increases the odds of many monarchs heading your way. Monarch<br />

butterflies and other pollinators feed on nectar, so plant plenty of native<br />

wildflowers and blooming shrubs that collectively provide nectar from<br />

spring, through summer and into fall. Regional guides for native plants that<br />

provide nectar for monarchs are a great resource!<br />

• Add gravel to your birdbath or create a muddy patch in a corner of your yard<br />

to supply butterflies with a shallow place to drink water.<br />

• Monarchs need shelter from harsh weather and predators. A brush pile, a<br />

dense patch of shrubs, a meadow filled with tall grasses and wildflowers or<br />

even just a planting bed with at least 10 plants close together will do the trick.<br />

• All butterflies need host plants for their caterpillars to eat. Milkweed is the only<br />

host plant for monarch caterpillars and without it, monarchs can’t produce<br />

the next generation. Monarch populations have plummeted due to declines<br />

in milkweed, so planting it will help monarchs recover. When you design your<br />

garden, make sure that something is blooming in spring, summer and fall to<br />

provide food for monarchs throughout their migration and breeding seasons.<br />

• Native wildflowers and plants may be obtained at The Edith L. Moore Nature<br />

Sanctuary. This is a 17.5-acre nature sanctuary along Rummel Creek, located<br />

at 440 Wilchester Blvd., Phone: 713-932-1639.<br />
