GREAT REAL ESTATE,
GREAT GUITARS
Dan Conn Discusses Strategic Moves by Special Properties,
and the David Gilmour Guitar Collection
PHOTOGRAPHY PROVIDED BY TAV JINIVIZIAN,
POLLY SAMSON AND CHRISTIE’S IMAGES LTD. 2018
2018 wasavery exciting year at
Christie’s–can you please comment
on some of the highlights
both for the auction house and our
real estate business?
Yes, 2018 was asensational year for
Christie’s with record-setting sales of
$7 billion led by the historic sale of the
David & Peggy Rockefeller Collection,
which was the most significant
collection benefiting philanthropic
organizations ever sold at auction.
Christie’s International Real Estate,
with Special Properties, was aglobal
sponsor of this sale, underscoring the
integration of art and real estate under
the Christie’s brand.
Inside of the real estate world at
Christie’s, we launched our New York
City brokerage at the start of 2018,
making Christie’s International Real
Estate’s New York brokerage the only
brokerage owned by and operated within
a global art auction house – directly
serving those clients whose passions
range from the collection of jewelry,
watches, handbags and wine, great
works of art, to the ownership of the
world’s most extraordinary real estate.
We opened our real estate gallery in a
central space in Christie’s Rockefeller
Center auction house in New York. In
2018, we also expanded with our Boca
Raton Affiliate into Palm Beach, Florida,
and opened a new brokerage in Aspen
under the Christie’s International Real
Estate brand.
Our global network continues to
expand. Last year, we invited qualified
brokerages in Vancouver, Thailand,
Dan Conn, CEO,
Christie’s International Real Estate
Taiwan and La Baule, France, to join.
Existing Affiliates also expanded into
new markets, including Ilija Pavlovic,
who agreed to expand into the wonderful
Balkan countries of Serbia, Croatia,
Slovenia, Montenegro, and Macedonia;
and other Affiliates into Antigua and
Barbuda in the Caribbean; Tampa
Bay in Florida; and Queensland and
Victoria in Australia. We also put the
finishing touches on Ilija’s expansion
into Westchester, Rockland and Orange
counties in New York State, which we
have just announced and which provides
us with significantly enhanced coverage
of the most important communities
surrounding New York City.
Another highlight of 2018 of which
I am extremely proud is our network’s
philanthropic efforts. Last year, our
first-ever Children’s Activity Book was
created to raise money for All Hands
and Hearts’ Resilient Roofing Project in
Puerto Rico. This first edition funded
permanent roofs for four families
still recovering from 2017’s Hurricane
Maria. The Children’s Book is available
at Christie’s offices and salerooms
throughout the world as a thoughtful
amenity to offer clients visiting with
children, as well as at children’s events
hosted by Christie’s internationally.
Special Properties fully supported this
initiative as they do other charities in
their local markets.
What are some exciting events and
initiatives at Christie’s real estate
coming in the first half of 2019?
Among the most exciting upcoming
initiatives is that Ilija Pavlovic has
opened a brokerage operation to serve
the important New York tri-state
markets of Hudson Valley counties of
Rockland and Orange in addition to
Westchester County under the Christie’s
International Real Estate brand. He
also continues to expand throughout
important strategic markets in New
Jersey. His impressive expansion plan
has seen recent office acquisitions
and openings in Ramsey, Summit and
Montclair in New Jersey with more new
offices coming soon.
Ilija has an incredible eye for
architecture and design, which is
evident, obvious in fact, from his
masterful renovation of Mahwah’s
Darlington Mansion. This love of
architecture certainly contributes to his
team’s success in marketing real estate for his
offices since the beginning of 2017, with all offices
achieving dramatic growth in market share in
their respective markets. These results earned
Special Properties Affiliate of the Year honors
at the 2018 Christie’s International Real Estate
Global Owner’s Conference in Buenos Aires.
In April, we will bring together the owners
of approximately 100 of our global Affiliate
brokerages in Paris to provide the opportunity to
learn from and network with each other to grow
their businesses and serve their clients, and we
will come together for our 2019 awards ceremony
in the private Hall of Battles in Versailles. As
always, it will be a great pleasure to have the
Special Properties team with us as we celebrate
our Affiliates’ 2018 achievements and look
forward to another exciting year ahead together.
We also continue to grow our network with
new Affiliates coming into the network to
represent Taiwan, Corsica and Spain’s Costa de
Sol. We are also working on our expansion into
The Hamptons, New York, under the Christie’s
International Real Estate brand.
If our readers would like to visit
Christie’s auction house at 20
Rockefeller Center in NewYork
City, can you recommend a day
itinerary for them?
I wish this magazine were arriving
on doorsteps today. Inside of the sales
galleries of 20 Rock when I was walking
through this morning, we were featuring an
exceptional variety of collection highlights.
In the West Gallery, we have the highlights
of the George Michael collection, which
will be sold both live and online in March.
We are also featuring highlights of our
impressionist, modern and surreal sales. In
our other galleries, we have Martian, lunar
and other meteorites; handbags, watches
and spirits (including some beautiful Pappy
bottles that would find a welcoming home
in my liquor cabinet); magnificent jewels;
a collection of automobiles (two Porsches
and a stunning Packard); and a collection
of fashion photography that includes what
may be the most iconic fashion photograph
in history, Richard Avedon’s Dovima with
Elephants, Evening Dress by Dior, Cirque
d’Hiver, Paris, 1955.
A bit later in the year, and admittedly
this is a function of my own personal
interest, I would recommend the June
preview of more than 120
guitars from the personal
collection of the Pink
Floyd singer and
songwriter David
Gilmour that will
be auctioned
for charity, and
of course the
slightly earlier
spring marquee
sales including
Christie’s Post-War
and Contemporary,
Impressionist, and
Modern Art sales,
which are always
headlined by the
world’s greatest artistic
figures. Our previews
are almost always
open to the public,
and our auction
calendar is easy
to find at www.
christies.com.
Another important
guitar that will be
auctioned in the
David Gilmour
Collection is
Gilmour’s 1954
White Fender
Stratocaster
#0001.
CRUISE ON
THE QUEEN
MARY2
Relive History — and CreateYour Own
— OnThisTransatlanticTrip
WRITTEN BY LOIS ALTER MARK FOR USA TODAY
PHOTOGRAPHY PROVIDED BY CUNARD LINE
For cruisers who love days at sea or
history buffs who like alittle luxury,
there is nothing like aweek-long
transatlantic crossing on Cunard’s
iconic Queen Mary 2.
The world’s only liner offering
regularly scheduled transatlantic
crossings between New York and
Southampton, this is a bucket list item, for sure.
If you’re thinking, “What will I do for seven days
at sea?” you are in for a huge surprise. Ed Sheeran
wrote his latest album on a transatlantic cruise
last summer; Wes Anderson, Roman Coppola and
Jason Schwartzman worked on Isle of Dogs on
their cruise; Sting performed a set in the QM2’s
Royal Court Theater; and the cast of The Greatest
Showman premiered the movie on the ship.
Even if you don’t plan to be that creative, there’s
enough to keep you as busy as you want to be.
There are more than a dozen restaurants, bars and
lounges, endless nooks and crannies to explore
and a Daily Program packed with movies, classes,
games, sports and shows.
One of five immigrants came to America on a
Cunard ship, and opting for the westbound crossing
gives you apowerful opportunity to imagine what
your ancestors felt like as they made the trip. It
makes the sight of the Statue of Liberty as you sail
into New York on this magnificent ship even more
meaningful and emotional.
Plus, when you sail westbound, you turn back
the clock and gain an hour almost every day of
your trip. Here are just a few of the ways to take
advantage of that extra time.
Clockwise from top:
The QM2’s Queens
Grill duplex suites with
balconies and private
butlers take luxury to a
whole new level. You’ll
want to spend a lot of
time in the gorgeous spa
on the Queen Mary 2.
Take in the view while
running off those extra
calories.
JOGGING TRACK
On other cruises, you get to walk off many of your
calories during sightseeing excursions while you’re in
port.
Since you’re never in port during a transatlantic cruise,
you have to make the effort to get in those steps, but
it’s easy on the QM2, thanks to a fully-equipped fitness
center, five pools, daily classes featuring yoga, dance and
fencing, and, of course, the outdoor jogging track.
Located on the Promenade Deck, the track (three times
around equals a mile) offers the best views of all, whether
you’re running, power walking or just taking a casual
stroll.
CANYON RANCH SPA CLUB
Buy a six-day pass as soon as possible
for unlimited access to the QM2’s
Canyon Ranch world-class spa facilities.
Sure, the treatments – massages,
facials, acupuncture –are pampering
but, trust me, you’ll feel blissful just
chilling in the Aqua Therapy area,
where you can alternate between
saunas, steams and water features,
or napping in the soothing relaxation
room.
pampered on the Queen
Mary 2. Afternoon tea is
QUEENS GRILL
The QM2 is all about
luxury, but if you want to
really take it to the ultimate
level, book a Queens Grill
suite, which comes with
your own personal butler
and concierge.
Queens Grill guests
have their own restaurant
and access to an exclusive
lounge, where they can take
afternoon tea or enjoy pre-dinner
canapes. You’ll actually feel like royalty.
KENNELS
Cruising has gone to the dogs. Or rather, the
dogs have gone cruising.
The QM2 features 24 kennels – the only ones
at sea – so guests can take their furry family
members across the pond with them without
having to endure the challenges of flying. A
dedicated Kennel Master oversees the four-legged
guests (yes, cats are allowed, too), feeding them,
taking them for walks and taking care of their
every need.
During the day, guests can spend as much
time as they’d like with their pet, who receives
a special amenity gift pack upon arrival. Each
animal even has their own life jacket and a staff
member assigned to them in case of emergency.
Talk about VIP treatment.
GODIVA CHOCOLATE
AFTERNOON TEA
Tea is an afternoon
tradition on the Queen
Mary 2, beautifully
presented and a delicious
way to tide yourself over
until dinner.
But if you want to up
the indulgence, head over
to Sir Samuel’s on Deck 3
for the Godiva Chocolate
Afternoon Tea. Besides your choice of tea, you
get to pick arich treat from the Godiva Patisserie
selection along with handmade white chocolate
scones served with lime marmalade and clotted
cream. In case that’s not enough, you also get two
chocolates from the discovery table.
STEAKHOUSE AT THE VERANDAH
The Steakhouse started out as a pop-up but
was so popular, it’s taken over The Verandah on
Deck 8. Servers start by bringing out a tray of
each of the uncooked cuts to explain the different
varieties. When you’ve made your choice, they
then bring out a box of beautiful knives for you to
choose from.
If you’re not a meat eater, don’t worry; there
are plenty of other options, including fish and
veggie burgers. Be sure to try the sticky bread
with maple syrup, which is a meal in itself.
FIVE THEMED TRANSATLANTIC CROSSINGS WORTH CONSIDERING
WRITTEN BY BROOKE PERRY PHOTOGRAPHY PROVIDED BY CUNARD LINE
No doubt about it, a
transatlantic voyage
aboard the world’s most
famous ocean liner is a
bucket list adventure. But
imagine setting sail with
a guest list that includes some of the
world’s most accomplished artists,
authors and actors. In 2019, Queen
Mary 2 continues her long tradition
of culturally enriching themed
crossings with an array of inspiring
invited guests aboard five unique
voyages.
YOU LOVE WWII HISTORY — Hear the
first-hand accounts of D-Day and the
Battle of Normandy as told by six
WWII veterans on a themed voyage
in partnership with The Greatest
Generations Foundation. The heroes,
en route to participate in a series of
commemorative events marking the
75th anniversary of D-Day, will be
on hand for lectures, Q&A sessions
and a chance to learn more about the
crucial role Cunard played in WWII.
Departing New York City, May 24
YOU LOVE FASHION — High fashion
meets the high seas during
Transatlantic Fashion Week. Set
sail with an A-list group of fashion
industry insiders, including royal
milliner Stephen Jones OBE, shoe
designer Stuart Weitzman, and iconic
American model Pat Cleveland, for
this fourth annual voyage featuring
runway shows, styling workshops,
Q&A sessions, and interactive
talks led by fashion historian Colin
McDowell MBE. Departing New York
City, July 28
YOU LOVE THE SYMPHONY — Join
acclaimed British conductor
Anthony Inglis, music director
of London’s National Symphony
Orchestra, for a special sailing
featuring opportunities to watch
the National Symphony Orchestra
prep for performances in the ship’s
Royal Court Theatre, watch open
rehearsals, and talk to members
of the orchestra. Inglis will also
participate in a Q&A session with
passengers. Departing New York City,
Sept. 15
YOU LOVE THE COSMOS — Former
NASA astronauts and other
distinguished space explorers
gather for World Space Week at sea
featuring talks, Q&A sessions, spacethemed
experiences in the ship’s
Art Deco-embellished planetarium,
and plenty of stargazing. It’s worth
noting that Queen Mary 2 is home to
the world’s only planetarium at sea.
Departing Southampton, Sept. 26
YOU LOVE LITERATURE — British
novelists Louis de Bernières and
novelist Sebastian Faulks, and
Pulitzer Prize-winning U.S. novelist
Elizabeth Strout, will be joined by
Smooth Sailing
WHEN TO GO | Queen Mary 2 offers
Transatlantic Crossings from mid-
April to mid-December. Peak season
sailings in July and August are the
most expensive and the most popular.
CHOOSING A CABIN | Queen Mary 2
offers three cabin categories and
the one you choose can dictate your
experience. Think of Queens Grill as
first class, Princess Grill as business
class, and Britannia as coach.
FARES | Fares vary depending on
cabin category, demand and season,
from $999 to $1,549 per person in a
Britannia Inside cabin to $5,519 to
$6,799 in a Queens Suite (higher for a
butler-staffed Penthouse, Royal Suite
or Grand Duplex).
PORTS OF DEPARTURE | With
the exception of a handful of
extended voyages, Queen Mary 2
offers Eastbound and Westbound
crossings between New York City
and Southampton. Pro tip: Choose a
Westbound crossing and experience
an awe-inspiring early morning
arrival into New York Harbor,
complete with a sail past the
Statue of Liberty.
of London, he is tired of life.” Thankfully, there
are plenty of properties around the city – from
luxurious grand dames to charming boutiques –
to help prevent that from happening. Even better,
some of these hotels have hosted royalty, and are
close to bucket-list attractions like Buckingham Palace and
Big Ben, so you know they’re worth their salt. To help you
map out your holiday, we rounded up our favorite hotel in
ten popular London neighborhoods.
THE GORING,
BELGRAVIA, WESTMINSTER
Let’s not bury the lede: This Westminster property
is where Kate Middleton spent the night before her
wedding to Prince William. The Goring hotel, which
opened in 1910 just down the road from Buckingham
Palace, has a longstanding legacy with the royal family,
and you, too, can live out your fairy-tale fantasies
here. Book a stay and take advantage of the five-star
hospitality and luxurious details, including bespoke silk
wallpaper, an antique elevator and spacious hallways
(said to have been designed to accommodate ladies’
voluminous gowns). Quintessentially British, it’s all a
“Downton Abbey” dream come true.
SANDERSON LONDON
HOTEL, SOHO
Don’t judge a book by its cover
– or a building by its facade. In
the case of Sanderson London
Hotel, the corporate exterior
contradicts the edgy, whimsical
décor (originally designed by
Philippe Starck) waiting inside.
There are plenty of areas that vie
for attention, from the 80-foot
glowing lobby bar to the courtyard
garden with Mad Hatter-themed
afternoon tea and evening DJs.
The dramatic cocktail bar with silk
purple curtains, the tranquil spa
with meditation beds and a chillout
zone, and the cozy billiard
room with a two-story stained-glass
window will also ensure you’re
occupied when you’re not out
exploring Soho – home to gayfriendly
bars and clubs, record
stores, boutique shops and hip
eateries.
THE MONTAGUE
ON THE GARDENS,
BLOOMSBURY
Splendid afternoon tea service,
lavish Victorian décor and topnotch
hospitality – it doesn’t get
more British than The Montague
on the Gardens. Located within
walking distance of the British
Museum, the hotel is a relaxing
respite following a full day of
exploring. Comfy beds and evening
turndown service cap off the day
well. Relax on the outdoor cigar
terrace or grab a drink in the plaidquilted
bar. Even better, hide out
in the hotel’s private garden.
the super-exclusive Strand
be one of the city’s poshest
WHERE TO STAY
ROSEWOOD LONDON, HOLBORN
Located on a busy thoroughfare in Holborn, the Rosewood London makes
its sophisticated persona known from the start. The stately face of this
Edwardian mansion – complete with a majestic arch and neoclassical
columns – is a clue to what’s inside: a stunning white marble staircase,
a dazzling copper-gilded hall, two outstanding restaurants (one casual
and one fine-dining) and a deluxe spa with high-end treatments and
crystal steam rooms. Rooms, with their lavish marble bathrooms, are also
noteworthy. And although the ambiance is undoubtedly upscale, tongue-incheek
artwork by cartoonist Gerald Scarfe lightens the overall mood.
THE LANESBOROUGH, KNIGHTSBRIDGE
With sparkling chandeliers and rich window dressings, The Lanesborough
– on a coveted corner near Hyde Park – was not designed for pared-down
tastes. No, it’s all about lavish Regency style here. But make no mistake, you
won’t be sacrificing convenience for style – rooms also feature
modern comforts like tablets and unlimited movies on demand.
The 24-hour butler service means you won’t have to exert any energy
packing and unpacking, and tea and coffee are served with the daily
wake-up calls. Other property highlights include the intimate Library Bar,
which stocks hard-to-find cognacs; a fine-dining Celeste restaurant; an
18,000-square-foot spa; and the Withdrawing Room, a charming space
for a drink or lunch.
PORTOBELLO HOTEL, NOTTING HILL
Notting Hill is arguably London’s prettiest neighborhood – and Portobello
Hotel, a charming, 21-room boutique property on a quiet street, adds to the
photogenic vibe. Gwyneth Paltrow, Natalie Portman, Naomi Campbell and
the White Stripes are among the celebs that have found refuge here – and
that will make sense the moment you step inside. Rooms are outfitted with
antique beds, Victorian claw-foot bathtubs and historic pieces of art. (Much
of the décor has been sourced from the local market.) Although there aren’t
many on-site amenities, the cozy, well-stocked honor bar is a nice touch, and
some great restaurants and nightlife venues are a short walk away.
Adding to the extravagant experience
is the stately Victorian facade, which
gives way to concierge and butler
CHRISTIE’S
As the world’s oldest auction house, Christie’s has
long captivated collectors of fine art, antique
furnishings, bespoke jewels and rare wines. And
while it would be easy to consider this rarified
world off-limits to casual browsing, Colin Kemp
says otherwise. He’s been at the door of Christie’s
in London for nearly 20 years, offering a warm
welcome (and free coffee) to all who make their way to the firm’s
stately global headquarters in St. James’s.
Christie’s could hardly find a better ambassador than Kemp,
who was named “Doorman of the Year” in the Mayfair & St
James’s 2019 Community Awards. “I spend the whole day outside
welcoming people. The only time I’m inside is when furniture or art
works are being delivered. I always encourage people to come in,
look around and enjoy themselves,” he said in a recent interview.
Christie’s is open to all during its regular business hours, Monday
through Friday, 9:30 a.m. - 4:30 p.m. In addition, the auction house
recently introduced Christie’s Lates, a monthly series of free, afterhours
evening events that combine specialist talks and a sneak
peek at upcoming auctions with a chance to mingle with art lovers
and aspiring collectors over food and drinks.
James Christie’s eponymous firm was established in London
in 1766, though historical records suggest his first auctions date
back even earlier, to 1759. After a short stint in the Royal Navy,
the young Scotsman took up auctioneering, quickly earning a
reputation as a charming and charismatic connoisseur of both the
Old Masters and emerging artists.
Now well into its third century, Christie’s survives and thrives,
offering more than 350 auctions each year overseen by experts
in more than 80 categories ranging from watches and wine to
design and decorative arts. Christie’s affiliates include Christie’s
IRON & GLASS
Custom Ironwork and Glass Define the High Art of Home Design
WRITTEN BY JOSEPH RITACCO
PHOTOGRAPHY PROVIDED BY ARTIQUE GLASS STUDIO AND CACCIOLA IRON WORKS
With its diverse assemblage of home sizes and styles, northern
New Jersey has become a prime setting for local artisans to ply
their trades.
“The real estate market is strong, and homeowners are very
much into the details of home design,” said Jay DeMauro, owner
of Artique Glass Studio in Glen Rock. “The residents are pretty
design-forward, and there’s always a lot of renovation.”
Artique Glass Studio has served area homeowners since 1987,
specializing in stained glass, leaded glass, antiqued mirrors,
custom frames, shower enclosures, mosaic, eglomise, and ceilings and domes.
“Project sizes can range from a single cabinet to a whole house of windows,” said
DeMauro.
Ceilings and domes, he added, are not an everyday request, but the company
has done eight of them, including homes in Wyckoff and Saddle River. In projects
large or small, the attention to detail paid by Artique Glass Studio’s small team
of artisans has struck achord with homeowners.
MASTER CRAFTSMEN
Detailed stained-glass
ceiling domes created by
the artisans of Artique
Glass Studio in Glen
Rock are first intricately
designed on paper,
while elegant, sweeping
staircases, like the one
above, are customdesigned
and created by
the craftsmen of Cacciola
Iron Works in Paterson.
Both northern New Jersey
firms are staffed by master
craftsmen.
“There’s a ‘click and receive’ mentality these
days,” said DeMauro, “but our customers like the
fact they’re having something handmade just for
them.”
The Glen Rock studio reflects his oldschool
approach to craftsmanship. The walls
are adorned with samples of Artique Glass
Studio’s range of offerings. “It’s a room full of
suggestions,” said DeMauro. “Customers often
come in wanting one thing but choose something
else when they get to the studio.”
Among the most popular requests in 2019 are
mirrors, which are being utilized by homeowners
in more decorative ways. “Mirrors are being used
in different places, including backsplashes and
inside cabinetry, and leaner, big framed mirrors
— not necessarily mounted to the wall — are
being added to bedrooms and bathrooms,” said
DeMauro.
Eglomise patterns in wall mirrors serve as a
type of “glass wallpaper,” he added. Stained and
leaded glass can fit most major manufactured
windows, and homeowners are utilizing them in a
variety of places around the house, including the
front door and bathroom.
DeMauro is also observing a push toward more
colorful designs in 2019. “There’s been a recent
history of whites, grays and silvers,” he said, “but
we recently had inquiries about reds and teals. It
keeps it fresh.”
All projects are handled in-house at Artique
Glass Studio’s two large workspaces, where
necessary materials and equipment, including
sandblasters and glass cutters, are kept.
“We customize each piece,” said DeMauro. “We
do all of our drawings and patterns by hand and
make everything by hand.”
Custom designs and expert craftsmanship are
the hallmarks of another North Jersey business,
Cacciola Iron Works, which has provided
ornamental iron work to area residents for nearly
40 years in the form of interior railings, exterior
railings, gates, fences and other custom projects.
The Paterson-based company was founded by
WWW.SPECIALPROPERTIESRES.COM 27

MASTER CRAFTSMEN
three brothers and is now operated by a second
generation of Cacciola family members.
“Most companies only do aluminum railings,
while others only do high-end projects,” said
Antonino Cacciola, co-owner of Cacciola Iron
Works. “We do everything. That’s what makes us
different — we can do any type of metal work.”
Sixty percent of the company’s business,
said Cacciola, is aluminum railings, which he
recommends for exterior projects because they
don’t rust and are maintenance-free. As for
interior railings, he recommends iron, stainless
steel or bronze, as they are sturdier and create a
more authentic, hand-forged iron look.
“The style has become more minimal, with a lot
more linear looks,” he said. “People want quality
railings without over-the-top designs. We’ve also
seen a lot more requests for interior glass railings.
Overall, the style has taken a more modern
approach.”
Interior projects often begin with the main
staircase. “It’s the focal point,” said Cacciola, “and
sets the standard for the style being created inside
the home.”
For the larger homes in the area, Cacciola Iron
Works offers higher-end brass railings with patina
finishes, but the style in North Jersey tends to
be more transitional clean lines that are mostly
black, rather than gold. Stainless-steel railings
and French-style railings, said Cacciola, are also
common in the area.
“In the early 2000s, big bay houses were being
built, so the quality of products would suffer
because the square footage was so much,” said
Cacciola. “Now the homes are being built smaller,
so the finishes are alot nicer, as homeowners are
willing to spend more per foot.”
In past years, Cacciola Iron Works customers
were primarily Bergen County residents, but wordof-mouth,
advertising and social media exposure
has led to an expansion into Summit, Short Hills,
Chatham, Mendham and Westfield, as well as areas
of the Jersey Shore and New York City. Company
growth has not changed the family’s longstanding
commitment to customer service.
“We still make appointments, visit the
customers’ homes with samples and give estimates
within a day or two,” said Cacciola. “Most of our
sales are from customers choosing samples right
out of my truck.”
All fabrication is done at the company’s Paterson
workspace, and finishing work is done on-site
during installation.
“Most of what we do is the same as when we
started in 1980,” said Cacciola. “We just took it to
the next level.”
Large, custom-designed
doors by Cacciola Iron
Works are scaled to the
impressive front entry
and classic façade of this
grand home.
Five-Star Amenities Are De Rigueur
In Luxury Condos and Apartments
WRITTEN BY IAN SPELLING
Who wouldn’t want
to live in a five-star
hotel and enjoy all
the great amenities
that suggests?
Well, you can,
and people are…
without the hotel
part of the equation. In fact, they’re
calling it “home.” It’s happening
all over, but especially along the
Hudson River waterfront from
Fort Lee to Jersey City, as brandnew,
luxury high-rise rental and
condominium buildings deliver that
five-star experience.
We’re talking state-of-the-art,
often-architecturally striking
structures created as self-contained
communities. We’re talking gyms,
games rooms, two-lane indoor
bowling alleys, barbecue pits, dog
walk paths and outdoor movie
screenings. We’re talking 24-hour
concierge service, as well as quick
commutes – via bus, PATH train,
ferries and/or light rail — to New
York City, neighboring Gold Coast
towns, and social/retail/commercial
centers, including Jersey City and
Hoboken. And let’s not forget the
incredible views of Manhattan.
“I’ve been in the business for 18 years, and I’ve
never seen anything quite like this,” says Juan
Rivera, who serves as regional vice president
Hudson County and manager,
Hoboken Office, for Special
Properties Real Estate Services. “I
think it’s the consumers demanding
more. That’s what I’m seeing. Rent
prices are going up, condo prices
are going up, HOA fees are going
up, so the consumer is saying, ‘If
I’m going to pay this kind of money,
I want a return on it. It’s got to be
worth my while.’ Developers have
realized that, and they’re offering
it, which creates competition in that
space. They’re all trying to outpace
each other, and that benefits the
consumer.”
Francesco Mazzaferro, leader
of the Special Properties Real
Estate Services-affiliated Team
Francesco, cited another unique,
tempting amenity. “Everybody loves
the home delivery services, like
Fresh Direct,” Mazzaferro notes.
“A big feature that alot of the new
buildings have is a massive walk-in
refrigerator. When those deliveries
arrive, the building’s concierge can
keep them there for the residents.
That’s something new and different,
and it’s a pretty impressive
amenity.”
And then there are the surroundings. Often,
these self-contained communities are situated
in beautiful areas along the waterfront. “So,
you have your building, with all of its amenities
Weehawken.
right at your fingertips, but you also have the
walkability and great restaurants and the easy
commute,” Mazzaferro explains. “That’s what
people want. They want to be close to work and
have the proximity to New York, to all the major
airports.”
Rentals tend to be one- and two-room
apartments ranging from 1,000-1,500 square feet,
priced at roughly $3,500-$6,000 a month, while
condo properties typically offer two or three
rooms and between 2,200-2,800 square feet, with
open living rooms, and can cost $1 million and
up. Way up. Popular rental buildings include
The Modern, while Mazzaferro cited The Avenue
Collection and Nine on the Hudson as hot condos.
Rivera notes that many renters/buyers are
young professionals. “Some have families, small
children,” he says. “We have football players
and popular social media influencers and a few
celebrities, plus just local people who don’t want
to own ahouse anymore and want that luxury
lifestyle. And there are alot of international
buyers and renters, too, Asians and Russians.
Brazilians are starting to become more of a
player in the Gold Coast area. It’s a nice mix.”
The Gold Coast, Rivera pointed out, is one of
the fastest-growing markets in New Jersey. “We
see no end in sight,” he enthuses. “There’s a
lot happening there. It’s getting more and more
gentrified. We’re pulling an audience from all
markets, all corners. It’s definitely worth taking
a look.”
Mazzaferro concurs. “Right now, in New
Jersey, you can have pretty much anything you
want, every kind of lifestyle option,” he says.
“Really, the Hudson waterfront has become the
sixth borough of New York. That’s what people
are calling it, and there’s a reason for it.”
Uniquely designed,
the Freak X, Black and
Gold, and Skeleton X,
Blue, are extraordinary
timepieces in Ulysse
Nardin’s X collections.
Tradition. For Swiss watchmaker Ulysse Nardin,
it means haute horlogerie — the “high art of
watchmaking.” Founded in 1846 in Le Locle,
Switzerland by 22-year-old Ulysse Nardin, the
company that still bears his name continues
to execute the craft with detailed perfection
as it stands out amongst the world’s most
distinguished watchmakers.
In the company’s earliest days, accurate measurement of
time was acritical element in the successful navigation of the
high seas and the need for precision was absolute. Although
Nardin lived miles from any ocean, he was well-aware of the
rising demand for marine chronometers. He invented one that
was so precise, it became the official marine deck chronometer
of fleets all over the world, including the U.S. Navy. In fact, by
the 1870s the company had supplied navigation instruments to
over 50 navies and international shipping companies.
“The magic of Ulysse Nardin is that we combine true
horological craftsmanship and design with the very latest
technologies,” says François-Xavier Hotier, the company’s
U.S. president. Today, we stay true to the spirit of innovation,
precision, and reliability — with an added focus on research
and development.” According to Hotier, Ulysse Nardin’s
nautical history inspired the creation of its Marine and
Diver collections, but it’s really the spirit of exploration and
adventure that links them all. “We are always looking to push
the boundaries in watchmaking,” he says.
While many of the company’s timepieces retain the original
nautical theme, they’ve added Classic and Executive lines, and
even the avant-garde (and revolutionary) Freak. The iconic
to a display of Ulysse
Nardin timepieces and
a demonstration of
detailed watchmaking by
a Ulysse Nardin master
watchmaker. The event
was held during Christie’s
Annual Real Estate
Conference.
Freak creations have no dials or hands, simply
a rotating carousel movement to indicate the
time.
The watches are works of art that combine
a level of craftmanship and attention-to-detail
that is truly remarkable. A great example is
the U.S. limited-edition Executive Tourbillon
Stars and Stripes. In addition to offering the
very latest technology, it showcases the timehonored
tradition of micro-painting, where the
design on the face is created using a brush the
width of a single eyelash.
The company’s culture of innovation
continues in 2019 with a line of fine
chronometers that are at the same time classic
and cutting-edge. Reinterpreting their Freak
and Executive watches, they’ve added the “X”
collection, which debuted in January at the
Salon International de la Haute Horlogerie
in Geneva. These precision-crafted watches
feature anew, highly-technical movement
and are available in carbonium, a sustainable
material from the aeronautical manufacturing
sector, and brought to watchmaking for the
first time by Ulysse Nardin. The design is both
stunning and futuristic — and a fine example
of how Ulysse Nardin continues to reinvent
and stretch limits with their collections.
A significant contributor to the company’s
success has been its determination to master
all elements of the craft in-house. To this
end they acquired master enamellers Donzé
Cadrans and they retain control over the
production of high-tech materials and
the in-house production of the watches’
movements.
When asked to describe Ulysse Nardin’s
target market, Hotier replied, “On one hand,
the Ulysse Nardin customer is someone wellversed
in watchmaking – collectors who value
the uniqueness of the Freak Vision and Free
Wheel, and the complexities of how they tick.
On the other, we have customers who are
drawn to the design and technology of Ulysse
Nardin. Typically, this customer already
owns a classic dive watch or chronograph
and they are looking to enter the world of
haute horlogerie and high-tech timepieces.
Many tend to be drawn to the energy and bold
designs of our Freak and Skeleton collections.”
During Ulysse Nardin’s timeline of
accomplishments, it has been recognized
with over 4,000 awards for its technology and
innovation. Most recently, these have included
the Sport Watch Prize at the 2017 Grand Prix
d’Horlogerie in Geneva (for their Marine
Regatta), as well as the Watch of the Year and
Best Holidays Man’s Watch prizes at the 2017
Temporis Gala Awards in Bucharest.
Ulysse Nardin’s collection of exceptional
timepieces can be found at several exclusive
retailers in the tri-state area. Consult the
auction, held in
December 2018.
Two breathtaking, rare colored
stones made headlines when they
were sold during Christie’s 2018
global jewel auction season—the
Pink Legacy diamond on November
13, 2018 and the Bulgari Fancy
Vivid Blue diamond ring on
December 5, 2018.
The extraordinary 18.96-carat Pink Legacy
diamond was bought by Harry Winston at
Christie’s Autumn Geneva Luxury Auction for
an astounding $50,375,000, the top price achieved
across all houses at the Geneva auction.
After five minutes of energetic bidding, the
near-perfect diamond, previously owned by the
Oppenheimer family of De Beers Jewellers,
became the most expensive pink diamond ever
sold at Christie’s. Swiftly renamed to “The
Winston Pink Legacy,” the diamond is the largest
and finest Fancy Vivid Pink diamond ever offered
by Christie’s at auction.
The stone was given the official grade of
“Fancy Vivid,” determined by the Gemological
Institute of America (GIA), meaning it has the
most saturated and deepest color possible—
something that can be said of only 0.001 percent
of diamonds.
The color of The Winston Pink Legacy, which
was discovered in South Africa, is extremely
impressive—and very pink. While most pink
diamonds exhibit a color modifier like purple,
orange, brown, or grey, this stone shows
absolutely no trace of a secondary color. Its even
color distribution, combined with a balanced
saturation, tone, and straight pink hue, qualify it
for the coveted ‘Fancy Vivid’ color grading.
The Winston Pink Legacy is not only nearly
perfect in color, but it’s also massive. In the
Fancy Pink diamond range, diamonds of more
than five or six carats are rarely encountered and
fewer than 10 percent of pink diamonds weigh
more than one-fifth of a carat. In 250 years of
Christie’s auction history, only four Fancy Vivid
Pink diamonds of more than 10 carats have ever
appeared for sale.
The November sale in Geneva attracted more
than 4,000 visitors to the Four Seasons Hotel
des Bergues, with registered bidders from 51
countries across six continents participating in
the “Magnificent Jewels” sale. The Winston Pink
Legacy realized a world auction record forapink
diamond price-per-carat of $2.67 million.
Rahul Kadakia, Christie’s International Head
of Jewelry, explained that an impeccable mixture
of circumstances caused this rare diamond to be
so sought-after. “The Winston Pink Legacy is the
perfect combination of provenance, impressive
size, and spectacular color, and had never
appeared on the open market before,” Kadakia
says. “All of which explains why we had six
keen bidders battling to win on that evening in
Switzerland. Rare gems of this caliber show up
maybe once every 50 to 100 years at auction,
and stones at this level are almost priceless.”
Art advisor, Joseph Friedman, representing
the vendor of The Pink Legacy (before it was
renamed), said his client is exceptionally
pleased with the auction result and Christie’s
expert handling of every aspect of the
auction. “She is especially pleased that so
many people were able to view The Winston
Pink Legacy diamond when it traveled on
exhibition to London, Hong Kong and New
York, ahead of the auction in Geneva.”
The Bulgari Fancy Vivid Blue diamond
ring, sold at the Christie’s New York auction
of “Magnificent Jewels” in December, realized
a remarkable $18,312,500. New to the market,
it is believed that aprivate family owned the
superb stone since the 1970s. It was described
as a “miracle of nature” and may be counted
among the finest blue diamonds ever to have
come to market.
Angelina Chen, Senior Specialist, Jewelry
at Christie’s Americas, said the blue diamond,
also officially graded as Fancy Vivid like The
Winston Pink Legacy, was a“highlight of the
auction season.”
“It was priced well, and it was astraight
Another ultra-rare
diamond sold at
Christie’s New York
modifier—like greyish or dark/deep blue,”
she says. “Similar to the Pink Legacy, there
was competitive bidding in the room, the
phones, and via Christie’s Live Channel.”
Blue diamonds attract such extraordinary
prices because they are so rare and remain
one of the earth’s deepest secrets. According
to geologists, blue diamonds were formed in
the hot layer between the earth’s crust and
its core at depths reaching 400 miles more
than 500 million years ago. They develop their
brilliant color from the mineral boron, which
is found in the ocean.
To augment its other fascinating traits,
Chen says Christie’s feels it may be a much
older stone “because of the beautiful cushion
shape and other facet features.” Additionally,
its size cannot go unstated. “To get to a
significant size of 8.08 carats is no small feat
for a fine white diamond,” she explains. “So,
consider how rare it is for a top-level Fancy
Blue Vivid diamond.”
The Christie’s New York December auction
of “Magnificent Jewels,” at which the Bulgari
Blue diamond was sold, achieved atotal
of $69,225,750. The New York auction that
produced landmark sales concluded Christie’s
global jewel auction season.
JEWELRY
BRANDS AS
INVESTMENTS
Angelina Chen, Senior
Specialist, Jewelry at
Christie’s Americas, and
David Warren, Christie’s
Senior International Jewelry
Director, speak on the top
jewelry brands that make
the best investments.
Chen says six brand
names that immediately
come to mind as good
investments are Cartier,
Fabergé, Harry Winston,
JAR, Lalique, and Van Cleef.
Any of these names on a
jewel will transform the
value of the piece, as pieces
designed and produced
by these makers represent
a very high standard. That
said, much depends on the
piece.
“Cartier was such a
prolific producer, for
example, that a signature
on traditionally-designed
items will improve the
value, but not necessarily
dramatically,” Warren
explains. “A signature
on a 1920s Cartier ‘Tutti
Frutti’ piece—the most
sought-after of the brand’s
products—however, can
potentially transform the
value to millions of dollars.”
But not all signatures
enhance the value, as both
the maker and period are
important with signed
pieces. “For jewelry from
top brands, the signature
provides a level of comfort
in terms of quality,”
Warren says. “With a
20th-century signed piece
from manufacturers such as
Boucheron, Bulgari, Cartier,
Chaumet, Fabergé, or Van
Cleef & Arpels, you know
that the piece will be of a
high standard in terms of
design, quality of stones,
and the way in which it has
been made.”
BANKING ON SUCCESS
UNITY BANK
A Conversation with Chairman of the Board David Dallas
WRITTEN BY NANCY COHEN
PHOTOGRAPHY BY DUSTIN COUGHLIN, COURTESY OF UNITY BANK
For many who believe in superstitions,
Friday the 13th heralds bad luck,
but for David D. Dallas, Unity Bank’s
chairman of the board, and his
brother, Robert H. Dallas II, this
was anything but true. On Friday,
September 13, 1991, the two original
founders of Unity Bank opened the
doors to one of the most successful
community-oriented commercial
banks in New Jersey.
Unity Bank ranks among the most
successful banks in New Jersey.
What is this attributable to?
Two things – our passionate and steadfast
philosophy on building a customer service-based
culture and our commitment to our employees
who are the single most unique resource in
reaching our goals. We are acustomer-centric
institution that is resolute in our focus that every
interaction with our customers, whether it be
over the phone, at one of our 19 branch offices
or via the internet, is a positive one from the
point of sale and well beyond. From our smallest
depositors to our largest mortgagors, each and
every customer makes us stronger and deserves
our fullest attention and deepest respect.
Equally significant, and truly our most
important asset, is our employees. The same
deference is paid to the individuals who give their
time and talents, from our board of directors
to those who have customer interface on the
banking floor, all working as a team to make
Unity Bank a success. We put a lot of time and
effort into employee training at every level and
foster an entrepreneurial environment.
What is unique about the experience that
Unity Bank brings to its customers?
We take great pride in having an open-door
policy that cultivates flexible and individualized
service; and that means access to key decision
makers. When a customer has an issue and asks
to see the bank president or even myself, we
typically always grant that request. Additionally,
for a bank our size, our technology is highly
advanced. The two components together are
pretty powerful and allow us to bring a different
level of service than larger institutions.
How does Unity Bank differentiate itself
from other lenders in the real estate
financing area?
After years in this business, we know
what works. Our process is personalized and
streamlined which limits the time between the
Both professionally and
personally, real estate
is an important aspect
of David Dallas’ life.
As the chairman of the
board of Unity Bank, he
oversees the commercial
bank’s mortgage lending
business, and in his free
time he has been very
involved in the total
restoration of his historic
lake home in Kinnelon.
approval process and the actual lending. Unity
Bank stands by its core values in providing
community-oriented commercial banking
services to local entrepreneurs and families. Our
closings happen within weeks, not months. This
is a critical factor for individuals and families
who are waiting to move into a home or start a
business.
You recently purchased a home at Lake
Kinnelon.What attracted you to the
property?What have you enjoyed about
the renovation process?
I own ahome in Clinton which lies in central
New Jersey, arelatively flat region with lush
farmland, cornfields and lots of open space.
In January 2017, I purchased a second home, a
historic lake home in Kinnelon – built on the
rugged slopes of the Ramapo Mountains with
huge wooded areas and numerous lakes — in
a gated community called Smoke Rise, created
out of the estate of Francis Kinney, founder
of Kinney Brothers Tobacco Company. I am
fortunate to now share time in two distinctive, but
equally beautiful landscapes. The new property
has a rich history and breathtaking topography
on 65 acres directly on Lake Kinnelon and
features a 20-room Cotswold-style architecture
home. What started as a partial renovation
turned into a 20-month total restoration. But the
process was exciting and the outcome a dream.
Unity Bank is guided by a mission to build
stronger and more vibrant communities and
drive economic growth for all neighbors. Whether
through the banking services they provide or
through partnerships with local non-profits, they
work tirelessly to foster community development
and prosperity.
Situated on the slopes of
the Ramapo Mountains,
this 20-room Cotswoldstyle
home in Smoke Rise,
Kinnelon, was purchased
in 2017 and restored
over 20 months by David
Dallas who enjoys the
wooded and lake views
from the historic home.
ABOUT TOWN
THE CITY OF
SUMMIT
Top-TierTown for Commuters and Homeowners
WRITTEN BY BOB PROBERT PHOTOGRAPHY BY ANNE-MARIE CARUSO, JAMES EMOLO AND CHRIS MARKSBURY,
AND PROVIDED BY MAYOR NORA RADEST AND REEVES-REED ARBORETUM
Not far from Manhattan, and
within a comfortable commute,
sits the City of Summit atop the
Second Watchung Mountain
in Union County, NJ. It is
considered one of the state’s
most desirable communities and
the town’s 22,000 residents are
likely to agree, as the population and residential
investment in the city steadily grow.
Incorporated in 1869, this small, affluent city
is well-known for its stately homes, highly rated
schools and vibrant “destination” downtown
district, which was placed on the National
Register of Historic Places in 2011 for its
architectural heritage. On any day of the week,
the charming district attracts residents and
visitors to its mix of unique retail shops, service
businesses and popular restaurants, as well
as commuters to the bustling NJ Transit rail
station, located near the Village Green.
New to the city since mid-March, the Special
Properties Real Estate Services office at 47
Maple Street is managed by Robert Gavura,
regional vice president for Morris, Somerset
and Union counties. “We thought Summit would
be a great place for our newest location, one
that is consistent with the Christie’s brand,”
said Gavura. “In addition to the energetic
downtown, there’s accessibility to shopping,
major transportation arteries and, of course, the
convenient commute to New York.”
Gavura is not alone in his praise of Summit.
Mayor Nora Radest refers to city’s allure as
“The Trifecta” —aquick, 40-minute NJ Transit
commute to New York City, great public and
private schools, and the vibrant downtown. She
has lived in Summit since 1989 and served for five
years on the Board of Education before becoming
Centered around the historic John Hornor Wisner House, left, the Reeves-Reed
Arboretum is a 13.5-acre preserved landscape of historic and contemporary gardens, and
forested woodlands, located within the City of Summit. The Wisner House serves as the
administrative center of the arboretum, and contains an art gallery and exhibits. Above,
the charming downtown streets and sidewalks of Summit complement the unique shops,
popular restaurants and historic architecture that define the historic district.
Another asset in Summit that
Mayor Radest takes pride in is the
city’s robust economic climate. “Our
first-floor, retail downtown vacancy
rate is just 1.3 percent, which is
outstanding,” she said, adding that
“approximately 17,000 non-residents
commute into town every day to work
here.”
Attracting many of those workers
are several large institution and
corporate employers, including
Overlook Hospital, McKinsey
& Company, J.P. Morgan and
the headquarters of Celgene –amajor
pharmaceutical corporation with $13.5 billion in
2017 revenue.
Not satisfied with the status quo, though,
Summit has embarked on an ambitious, multiyear
redevelopment project that promises even
greater upside. The city has accumulated a
10-acre parcel of land in the downtown area
that currently generates just $200,000 in annual
property taxes — what Mayor Radest calls, “a
very, very low number.” The redevelopment
is expected to increase Summit’s ratable base,
keeping taxes lower throughout the community.
The area, as envisioned, will combine
residential, commercial/retail, office,
entertainment and open space for
community gatherings. “Pedestrian
walkability is crucial,” said the
Mayor, “and we see these 10 acres
as a beautiful little hub that will
enhance the rest of the downtown,
and create more opportunities for
people to live there, commute into
the city or to places nearby.”
Admirers of Summit typically
associate the city with stately homes
and upscale neighborhoods like the
Memorial Field area or the north
side of town. But the current stock
of available housing is as robust and diverse as
the town itself. Quality properties can be found
at many price points, from a three-room, $200,000
co-op, to one-family units in the $500,000 range,
to a $2 million, four-bedroom home overlooking
a golf course. The record transaction for Summit
was asix-bedroom home situated on six acres of
property located on the north side of town, which
sold for $8 million in 2015.
Regardless of price though, Gavura said,
“Special Properties/Christie’s International Real
Estate provides everyone with the same high level
of service because we believe every homeowner
deserves the same, luxury experience.”
NEW VICE PRESIDENT
TEAM BUILDING
IN A NEW TERRITORY
Robert Gavura Collaborates with Sales Agents as Coach and Partner
WRITTEN BY LESLIE PERLMUTTER
PHOTOGRAPHY BY CHRIS MARKSBURY
Robert Gavura believes
that “You should
light a fire in people,
not under them.”
Special Properties
Real Estate Services
recently announced the
appointment of Gavura
as its regional vice
president for Union,
Morris and Somerset counties in New
Jersey. This appointment is part of
Special Properties’ ongoing plan to
open new brokerage offices and expand
the reach of the brand power of Special
Properties and Christie’s International
Real Estate in northern New Jersey.
Gavura is excited about this
significant expansion for Special
Properties, and he is looking forward
to the opportunity to help lead the
way. “As we continue to grow as an
organization, my experience of leading
and managing in various markets,
ranging from major cities, to urban
locales, and suburban enclaves, gives me the wisdom necessary
for this journey. Whether the market is going up or down, it’s
all about mindset; believing in yourself and the people you
serve is everything.”
Team building is one of Gavura’s primary areas of expertise,
and he explains what this skill adds to both the real estate
office and to the customer’s experience. “Culture is important
to any office; values, integrity, and service make up the
personality of the office. Iseek to hire people who appreciate
the importance of service and client relationships, Realtors
who embody this culture. The ensuing collaboration boosts
office morale, and in turn, fosters growth.”
Gavura, a financial expert turned real estate professional,
has more than 15 years of experience in the real estate
industry, including a deep background in real estate
management and brokerage office leadership. He is
consistently recognized for his
innovative thinking and creativity,
strategic business acumen, and the
ability to effectively organize multiple
real estate offices and agents, all
while promoting cost control and the
consistent growth of brokerage profits.
He attributes numerous personal
qualities and skills to his success. “The
thing I am best at is sales coaching;
I see an opportunity to bring out
greatness in every agent. To that end, I
employ an innovative approach for all
personalities. Ikeep people challenged
and try to keep them self-motivated,
rather than have to constantly motivate
them myself. I am a good listener; I
strongly believe that collaboration is
critical to achieving goals. And finally,
I consider myself an accountability
partner; caring is essential to be a great
coach.”
Robert Gavura
Before he took on his new role at
Special Properties, Gavura served as
regional vice president for another
national real estate brand, where he led eight brokerage offices
and more than 450 agents across Manhattan, Hudson County,
and Westchester County, NY. Prior to that, Gavura served as
the executive sales director for the Hoboken-based brokerage
office of the same national brand. It was in that position that
he developed his exceptional sales coaching and team building
skills: He designed and conducted a weekly program to grow
and develop the brokerage’s agents, facilitated coaching and
training workshops for those agents, and implemented a system
of accountability to ensure agents reached their sales goals.
The formidable combined power of his experience, skills
and positivity are now being directed at expanding Special
Properties’ and Christie’s recognized customer service and
unique real estate approach to Union, Morris and Somerset
counties. Gavura lives in Ridgewood, and when he is not
working, he enjoys golf, tennis and wine collecting.
BROKER ASSOCIATE
KEEPING IT REAL
Claudia Sanchez … ‘Your Neighbor,Your Realtor, Your Friend’
WRITTEN BY IAN SPELLING
PHOTOGRAPHY PROVIDED BY SPECIAL PROPERTIES RES
Claudia
Sanchez
Claudia Sanchez, one of Bergen County’s top
Realtors, keeps it real when it comes to selling
homes. With 20 years of experience in the real
estate industry, she has connected buyers to
sellers and sellers to buyers, resulting in over 350
successful closed transactions. She views herself, as
her tagline states, as “Your Neighbor, Your Realtor,
Your Friend.”
Filled with positive energy, an understanding of the current
market conditions and trends, the experience needed to negotiate at
the highest professional level on behalf of her client, performing in
a discreet and ethical manner, and an “I got YOU covered” attitude,
Sanchez sees success when her clients smile. “Success for me comes
when I have done the best job for my clients,” she says.
Sanchez views her task as two-fold: For the seller, her mission
“is to get them the highest price the market will allow,” and, for
the buyer, “it is getting them into a house that will become their
home, at fair market value.” She further says, “The transaction,
for either buyer or seller, should be one of ease and joy —a
smooth transaction. For the seller, they are often selling their most
valuable asset, a place they may have called ‘home’ filled with many
memories. For abuyer, they are often buying their most valuable
asset, a place they will call ‘home’ where memories will be made.”
It is an approach that has helped Sanchez generate over $170
million in sales volume in the past decade alone. Along with her
determination of connecting buyers to a place they will call ‘home,’
and moving sellers onto their next journey, she is a firm believer
in family, friends and community. “I love the community where my
husband and I are raising our family,” Sanchez notes. “I support
the schools, the recreational programs, the various charities
and organizations within my community, and local businesses.”
Originally from Manhattan, Sanchez is a resident of Allendale where
she serves as co-president of the Allendale Chamber of Commerce
and is a member of the Allendale/Saddle River Rotary, the Valley
Hospital Auxiliary/Allendale Branch, and the Allendale PTO.
Sanchez joined Special Properties Real Estate Services in
January 2019. She is eager to leverage their marketing tools and a
company philosophy that matches hers in its personal touch and
belief in customer/client service and relations. She is excited to be
a part of Christie’s International Real Estate with their powerful
brand name that has been recognized, trusted, and admired for well
over two centuries. “I feel energized — this is going to be a most
positive experience for my clients and a most fulfilling adventure
for me,” says Sanchez. “Every home is special. Every client is
special. Every home is someone’s castle. That being said, everyone
and every home deserves the Christie’s Experience!”
TEAM FRANCESCO
Multi-Skilled Real EstateTeamTargets Hudson County
WRITTEN BY LESLIE PERLMUTTER
PHOTOGRAPHY PROVIDED BY TEAM FRANCESCO
Francesco Mazzaferro has the distinction
of being a top-producing Realtor, with
a 20-year portfolio of exceptional sales.
Honored by the New Jersey Association
of Realtors with the Circle of Excellence
Platinum Award for multiple years,
Mazzaferro has also been recognized
by The Wall Street Journal/Real Trends
as a sales leader based on closed sales volume,
ranking him among the 100 most influential
Realtors and as a Top 1% Realtor, both in the
United States and internationally.
Twelve years ago, Mazzaferro formed a unique
team of Realtors, now known in the field as Team
Francesco and currently consisting of Mazzaferro,
Robert Harris, Johanna Fine, Samantha Morales,
Secil Cetinler and Hector Quintero. The team
provides concierge-style real estate services to
buyers, sellers, renters, landlords, investors and
developers. Mazzaferro’s considerable personal
charm and his well-known dedication to his clients
have been responsible for his meteoric rise in
the industry; Team Francesco has also played a
considerable role in his success. Recently, Special
Properties Real Estate Services announced the
affiliation of Team Francesco with the brokerage’s
Hoboken office.
The team is uniquely qualified to serve Special
Properties’ clients. Led by Mazzaferro, the team
collectively is fluent in English, Italian, Spanish,
German, Russian, Swedish and Turkish. Their
combined experience spans everything from
the resale and rental market to commercial,
multifamily and investment properties; new
construction; pre-foreclosure and short sales.
The team supports each other every step
of the way—even in non-real estate ventures,
such as philanthropic initiatives. Mazzaferro
was particularly proud of his team when they
supported Johanna Fine’s recent efforts on
behalf of the Boys & Girls Club of Jersey City.
For Mazzaferro, who has been a Hudson County
resident for nearly 30 years, it is imperative to
maintain close ties to the community through
charitable support and active participation.
Mazzaferro is thrilled with the new affiliation.
“We are excited to bring our individual and
collective team skills to Special Properties. We
share the commitment of both Special Properties
and Christie’s International Real Estate to provide
the most superior client experience for each and
every real estate transaction.” For that reason,
Mazzaferro feels that the alliance is “a perfect
match. We share the same philosophy. Clients come
first. Everything we do is done in the best interest
of the client, and this is absolutely true at every
price point. The success of this philosophy is borne
out by the fact that we have a lot of repeat clients.”
Mazzaferro considers himself “very lucky.” He
values each team member and is happy to be working
with them. “I feel that people choose to do business
with people they both trust and like,” he said.
Team Francesco joins Special Properties at a
particularly exciting time for the company, as
the brand expands, both in terms of numbers
and territory. “Since the launch of our Hoboken
brokerage office in May 2018, our real estate family
at this urban location has grown exponentially. The
addition of Team Francesco to this enthusiastic
group, brings a higher level of assurance that
Hudson County can access the most qualified
agents in our industry,” said Sonja Cullaro,
executive vice president for Special Properties Real
Estate Services.
GOING FOR THE GOLD
THE ELITE GROUP
A Force to Be Reckoned with on the Gold Coast
WRITTEN BY CYNTHIA BURNS PHOTOGRAPHY PROVIDED BY THE AGENTS
The Gold Coast is one of
the most competitive,
high-priced real estate
markets in northern New
Jersey. For a real estate
firm to succeed here,
it takes knowledge and
understanding of the
market, leadership with
vision, and Realtor associates who are
highly motivated, such as the Elite Group.
Comprised of Paul Carpio, Derik
Palmieri, Christopher Pillari and office
manager Daniela De Bari, the Elite
Group is a recent addition to Special
Properties’ fast-growing Hoboken
Office, where Regional Vice President
Juan Rivera shares and implements the
company’s vision for the Gold Coast and
Hudson County at large.
Extending from Fort Lee in Bergen
County to Jersey City in Hudson,
the Gold Coast includes prized and
developing communities along the
Hudson River waterfront.
“Our vision is to be a dominant force
along the Gold Coast,” says Rivera. To
that end, the Elite Group was recruited
to join Special Properties after their
meteoric rise in the industry attracted
Rivera’s attention.
“Special Properties offers a support
system that is unmatched and ensures
that we can pursue and meet our goals,”
says Pillari.
The four team members combined
their individual skills and joined
forces about two years ago. Their
collective expertise encompasses all
aspects of residential and commercial
sales, investment, renovation
and redevelopment of properties.
Individually, Carpio oversees
investments while Palmieri handles
acquisitions and Pillari focuses on sales,
particularly in the luxury market. De
Bari keeps it all in order.
“Our knowledge, combined with the
power of the Special Properties and
Christie’s brands, allows us to create a
positive, full-service experience for every
client,” says Carpio.
MEET THE TEAM
Christopher Pillari/Sales. Pillari
identifies luxury market acquisitions for
residential, mixed and commercial use.
His experience includes working with
sellers, investors, builders, developers,
buyers and property managers.
Derik Palmieri/Acquisitions. Palmieri
has a keen eye for identifying properties
that need remodeling or are candidates
for new construction. He assists local
builders in locating promising properties
with solid profit potential.
Paul Carpio/Investments. “I am in
charge of development. I represent
builders, deal with investors and own a
construction company,” says Carpio. His
construction crew can be relied upon to
remodel homes that garner advantageous
profits. He notes that Jersey City remains
one of the hottest markets along the
Gold Coast, with several established and
emerging neighborhoods.
Daniela De Bari/Office Manager.
Described as the backbone of the
team, De Bari is responsible for all
administrative aspects, including
transaction coordination, marketing,
virtual staging of properties, social media
and bookkeeping. She has a particular
knowledge of residential renovation and
rehabilitation, having worked with her
family and the Elite Group on investment
properties.
The Group’s knowledge of myriad
aspects of real estate “brings a different
value proposition to the table,” says
Rivera. “The Gold Coast is a critical
market for its growth potential, proximity
to Manhattan and its transportation
system.”
NEW YORK MARKET
MOVING INTO
NEW YORK STATE
RegionalVice President and Broker of Record Andy Emery
Anchors Expansion for Christie’s International Real Estate
WRITTEN BY LESLIE PERLMUTTER
PHOTOGRAPHY BY CHRIS MARKSBURY
Andy Emery has been appointed Regional Vice President
and Broker of Record for Westchester, Rockland and
Orange counties, New York, by Christie’s International
Real Estate Westchester and Hudson Valley. Sonja
Cullaro, executive vice president, notes, “As a former
branch manager and branch vice president at real estate
brokerages in New Jersey, Andy brings the knowledge
and understanding of both urban and suburban
communities, and he will be a tremendous asset as we
bring the power of Christie’s into the State of New York.”
Emery is particularly excited about the opportunity for growth
and the chance to offer the Christie’s International Real Estate brand
experience to a new marketplace. “The Christie’s brand is known to
be outstanding for marketing luxury homes. However, it is really
about the luxury experience, regardless of home price. This is true
for both clients and agents. This market is diverse and broad; the
potential is huge. This expansion allows us to offer apremier real
estate experience to many communities which are in close proximity
to New York City and thus highly desirable. This, in turn, offers our
agents an incredible opportunity for growth.”
Emery has more than three decades of industry experience and
brings a deep background in sales, management and executive
leadership to Christie’s International Real Estate. Most recently,
he was involved in both residential home sales and brokerage
leadership throughout Bergen, Passaic and Hudson counties in
New Jersey. Additionally, from 2010 to 2017, Emery served as
president and as a director of the RealSource Association of
Realtors, a3,000-member regional Realtor association based in
northern New Jersey.
In addition to his ability to negotiate lucrative real estate deals,
Emery is repeatedly recognized for his keen skills in sales, recruiting
and team building, business development and expense control, and
his ability to effectively communicate across cultural boundaries and
limitations. When asked to identify his greatest strengths, Emery
answers succinctly: “Identifying opportunities and developing
agents,” which is exactly what he will be doing in his new position.
And, as usual, both clients and agents will benefit from his expertise.
Emery currently resides in Allendale. He has four children and
two grandchildren, and has always been an active member of his
community. These days, in his spare time, he enjoys his daughter’s
equestrian pursuits and fly-fishing.
Making Its Mark in the NewYork Market
Jacqueline Morales Homes Team recently joined Special Properties
Real Estate Services. Led by Jacqueline Morales, the team is based
in the Mahwah Special Properties office and also operates in
Westchester, Rockland, and Orange counties under the Christie’s
International Real Estate brand name.
Morales who has been in the real estate business for ten years
after spending 19 years at Citibank in a leadership position,
formed the team about a year and half ago and is thrilled with the
advantages it provides to both customers and agents. “From the client’s
perspective, there is always someone to call, always someone who is
available — the level of customer support is higher. From the agents’
perspective, we back each other up and feed off of each other; positive,
healthy competition and motivation drives the team to succeed.” In fact,
so much so, they quadrupled their production and were awarded as a
top producing team for 2017 and 2018.
For her part, Morales is excited that she has “found my niche in doing
something that I love, combined with something that I’m good at —
coaching and mentoring agents to succeed.” Morales grew up in Bergen
County and has lived in Rockland for the last 25 years. She has always
been very involved in her community and in philanthropic organizations,
and in her spare time, she enjoys the beach and reading. However, what
she “absolutely loves is mentoring and coaching; Jacqueline Morales
Homes Team is right up my alley.”
Her son, Nicholas Morales, is also a team member. Morales points
out that Nicholas is “also the marketing director/coordinator. He thinks
outside of the box. He has reformatted our listing presentation; he is on
top of social media and he has given us a new, fresh look. As a result, we
are getting a lot more first-time home buyers.”
Joseph Hendrick also brings unique skills to the team. “Joe was an
inspector, and his experience with home inspection is invaluable; he can
spot potential issues, and as a result, we can be very proactive. He is
also incredibly personable.
Laura Kaspyrzak brings Bergen County market expertise to the already
formidable team. Born and raised in Ramsey, Laura is immersed in the
history of that town, and she brings a wealth of knowledge to the group.
Last, but certainly not least, is the team administrator, Amanda Van
Dunk, who also happens to be Jacqueline’s daughter. “She’s on top of
everything. She manages the calendar, greets all the calls and tracks our
leads. Amanda is the rock; she keeps everyone going.
The fact that they are active in both New York and New Jersey is a
huge benefit for Jacqueline Morales Homes Team customers. “The fact
that we are licensed and operating in both states gives our clients a lot
of flexibility.”
Ahusband-and-wife business partnership between Elvis
and Claudia Inoa was a reaction to the customers, says
Claudia, an experienced real estate agent with licenses in
New York and New Jersey.
“When I first got my New Jersey license, I couldn’t be
in too many places at once,” she recalls. “Elvis started
picking up the slack in New Jersey — meeting with
inspectors and doing
other tasks for which he
didn’t need a license.
When he started coming
to showings with me, the
clients fell in love with
him.”
Realizing the benefits
that a partnership could
provide, Elvis soon
earned his New Jersey
real estate license
and continued to help
Claudia with real estate
matters in the Garden
State.
“Elvis has a customer
service background
from his experience as a
manager of supermarkets
and grocery stores,” says Claudia and Elvis Inoa are committed to
Claudia. “He has always providing the highest levels of service to
connected with people their clients in New Jersey and New York.
and knows how to roll
out the red carpet for our clients. That’s his gift.”
With Elvis shouldering some of the load in New Jersey, Claudia
has been able to devote more time to her New York business
opportunities, with a focus in Rockland County.
Regardless of neighborhood, Claudia and Elvis are committed to
providing clients with exceptional service.
“I’ve always had customer service as the top priority, before even
thinking about the sale,” says Claudia. “We want to provide elite
service to our clients, whether they are buying a $50,000 co-op or
a $1 million house.”
For sellers, the Inoa team implements marketing strategies that
accentuate each property’ features, often designing a customized
presentation that incorporates photography, video and effective
staging services to achieve maximum visibility in print and online. For
buyers, the team provides close personal attention and identifies the
right property that meets client needs.
Elvis and Claudia Inoa have also aligned themselves with Tom
Ferry, a leading real estate coach who has perfected the sales skills,
marketing systems, and business and team building techniques
necessary to help agents succeed in their markets.
“We go where our clients take us,” says Claudia. “We listen to
their needs and desires, and give them the best experience, the
“Christie’s Experience.”
he says, “and I’m more laser-focused in the morning. I’m up appear to be
fit for Antonio
The remainder of his daily routine, both inside and
Henriques.
outside of work, revolves around his real estate career. “I’m
very involved in my work and my clients often become my friends,” says
Henriques. “When I hang out with them, we’re talking about real estate, so
even when I’m not doing real estate, I’m doing real estate.”
A self-described gourmet, he enjoys a variety of international dishes,
including those from his native Portugal. He often dines at Liberty House
Restaurant in Jersey City, where he orders a porterhouse steak and relaxes
with an espresso and cigar while enjoying the view of New York City.
In the summertime, he enjoys spending time with friends and family
– boating or on the beach is where you can find him. He also enjoys
vacationing in Europe while visiting his native Portugal.
At home, he likes to relax with some good music. “I like listening to the
Rat Pack,” says Henriques. “I wasn’t around in that era, but I love the music
of that era. I like having a drink and enjoying some Frank Sinatra and Dean
Martin songs.”
Alena Ciccarelli’s successful real estate
career fuses many of her passions, including
architecture, interior design, business,
language and personal
goal of helping her buyers and investors find
the hidden potential of their purchases.
Married with two young children –a
spends much of her spare time with her
family. They recently purchased a home at
the Jersey Shore, where they spend as much
Ciccarelli does make time to travel, having
lived abroad in Italy. She also visits her
currently resides in Hawaii.
Closer to home, she like to explore the
A devoted traveler, Oveissi was married last year in French Polynesia.
Hawaii and spent her honeymoon in French Polynesia,
with Tahiti, Taha’a and Bora Bora among the islands she visited with
her husband. She recently did some island-hopping in Greece, exploring
Mykonos, Santorini, and Athens, and later in the year ventured down to
the Caribbean island of Barbados.
“When I am not working on real estate deals, I’m collecting passport
stamps. Iam inspired by other cultures, the architecture, the cuisine,
the lifestyle.”
Up next is a visit to Cuba with a group of close friends, followed by the trip
of a lifetime to celebrate her father’s 70th birthday in Africa. “We’re marking
his milestone birthday with safaris and motorcycle rides through a handful
of countries. It’s safe to say the apple doesn’t fall far from the tree and
neither does the spirit of adventure.”
Closer to home, she spends the fall and winter months going out in
Manhattan, while the spring and summer are spent down on the water. Once
it’s warm, you can find her at the Jersey Shore, either hanging out on the
beach or boating at Tices Shoal. “I’m a total beach bum,” says Oveissi. “If it
was up to me, I’d be on the beach all day.”
She describes reading as her “escape,” and tries to read two books each
month. She also loves cooking, and always immerses herself in the culinary
scenes of the places she visits. Her specialty is Persian food, but be careful
about asking for recipes. “I cook with love and I usually wing it, so I can’t
re-create the dishes I make,” she jokes. “People always ask me if I can make
it again, and I can’t.”
At home, she likes spending time with her 100-pound pitbull, Damu.
GOHAR GRIGORYAN
Gohar Grigoryan’s favorite activity is
spending quality time with her family, which
she defines as having “a presence in my
children’s lives.” For the mother of three,
that means being on the go
a lot. Whether it’s her kids’
basketball games or dance
performances, she is there.
Her commitment to
the important people and
pursuits in her personal
life also applies to the
Family. It’s all
about family for
Gohar Grigoryan
– especially
spending time
quality time Grigoryan dedicates to her
best interests of my clients,” she says. For
Grigoryan, that translates to treating each
transaction she handles as if it is for herself,
mindful that buying or selling a home is a
significant financial decision.
Always eager to learn, Grigoryan advances
