This helpful checklist will give your home extra appeal.<br />

If you check off most of the listed items, you’ve gone a long<br />

way toward making a sale!<br />

IN EVERY ROOM<br />

Clean and de-clutter.<br />

Cleanliness signals a well cared for home. Every room should be spotless and<br />

clutter-free.<br />

Clean, repair or replace any old or worn window treatments, and wash windows.<br />

Remove any garbage, litter boxes or other potential sources of odor.<br />

Replace blown light bulbs and low-wattage bulbs with 100-watt bulbs.<br />

Patch any holes, and touch-up scuffs and scrapes on walls and trim.<br />

KITCHEN<br />

Organize the pantry and/or cabinets, including the spices and under the sink<br />

Deodorize the garbage disposal, dishwasher and refrigerator.<br />

Repair or replace any drippy faucets.<br />

Keep appliances spotless – including the range hood, drip pans and light bulbs.<br />

SHOWING TIME TIPS<br />

First impressions count. Dress up the entry with a wreath or a few potted plants.<br />

Set the thermostat at a comfortable temperature.<br />

Refresh the air, possibly with an essential oil diffuser (or baking cookies works!).<br />

WHAT IS “STAGING”?<br />

Staging is arranging a home to<br />

maximize viewing impact to achieve<br />

a higher perceived value and higher<br />

price. You can hire a professional<br />

stager (we have talented people we<br />

can recommend), or, if you can look at<br />

your home with a critical eye, you can<br />

save money by doing it yourself.<br />

GO WITH THE FLOW<br />

Beginning at your front door, observe how a visitor might walk through each<br />

room, and from room to room. Make sure pathways are clean, clear from clutter,<br />

and promote flow, and that furniture is properly placed.<br />

CREATE A CLEAN SLATE<br />

Buyers prefer clean open spaces, and need to visualize the home as their own.<br />

Help them do this by removing about one-third of your current furnishings and<br />

at least half of all your personal items.<br />

LIGHTS SET THE “STAGE”<br />

Proper furniture placement can help bring out a room’s full potential, but lighting<br />
