We are very happy to present our annual Sherfey Group Market Report for Stinson Beach real

estate. Overall, 2018 trended very similarly to 2017 with 21 property sales. Of the 21 properties

sold, four were sold off-market and, notably, the Sherfey Group represented parties in all four

transactions.

2018 was the first year since 2009 that not a single oceanfront property sold. While the average

price per square foot throughout Stinson Beach was down 11%, the price per square foot of real

property in Seadrift increased 45%. Two Seadrift lagoon property sales exceeded $4 million each,

and the highest sale price outside of Seadrift was $3.495 million.

In 2018, we saw an increase in the number of properties sold in the Calles and Patios. The average

sale price on the Calles/Patios went up 15% in 2018 to $1,716,500 which is $1,655/square foot.

In the Hill/Panoramic neighborhoods, the average sale price softened 23% to $1,994,786 which

is $1,029/square foot. Despite the fluctuating inventory the buying market remains strong and

property in Stinson Beach in demand.
