PURPOSE OF HUNTER’S PARK
COMMUNITY ASSOCIATION
Hunter’s Park Community Association handles the
financial and legal affairs of the subdivision. Each lot
owner is required to pay an annual maintenance fee
which is used to pay street lights; pay taxes on and
maintain the common areas, such as the swimming
pools, tennis courts, etc.; pay for security; and pay legal
expenses incurred to enforce the deed restrictions.
The Board meets every other month at 6:30
p.m. in the meeting room at the community building.
Residents are welcome to attend. Anyone wishing to
place an item on the agenda should call the HPCA
office in advance.
The Annual Meeting of Members is held on the
4th Thursday of January.
Members hold three year staggered terms and are
elected. The election process is as follows:
1) Mail in ballots will be mailed out with the Annual
Maintenance fee statements.
2) Voting in person will begin on the 1st Monday
after the Annual Meeting ending on the following
Saturday at 7pm.
HPCA Office:
Office Phone: 281 463-1216
Office Hrs: 9:00 a.m. to 4:00 p.m., Mon- Fri.
HPCA employs two workers to provide coverage for
the office. Every effort is made to have one of the two
employees in the office at all times. Occasionally business
of the association may require us to be out of the office
for a short period of time. If we are out of the office
when you call or if you call after hours, please leave a
message on the answering machine and your calls will
be returned as soon as possible during office hours.
(call 281 463-1216). Complaint forms are included
in every Bear Creek Newsletter for your convenience.
letters to violators. HPCA will initiate legal action
when warranted, to enforce the deed restrictions.
ARCHITECTURAL CONTROL
You must submit any plans for improvements or
modifications of your home to the Hunter’s Park
Community Association Office. Your plans will be
checked to insure that they comply with the deed
restrictions. This includes re-roofing, playforts (8
Please call the office at 281 463-1216 if you need
any additional help or assistance.
SECURITY
Hunter’s Park Community Association provides
additional security currently through a contract
with Commissioners Court for four Harris County
Constables. HPCA also hires off-duty deputies on
an as-needed basis for additional coverage.
Please call the Constable’s Office at 281 463-6666
to report any suspicious person, activity or for vacation
watch. There is a voluntary $2.00 security
contribution on the M.U.D. #6 water bill that goes to
each homeowner. The voluntary contributions can
only be used to pay for security. This contribution
enables HPCA to provide more coverage without
raising maintenance fees.
HAPPY SPRING BEAR CREEK RESIDENTS -
JOIN US FOR THE CLEAN SWEEP ON MAY 11TH!
Fellow Bear Creekers: As many of you may have noticed things are
looking better and better in the neighborhood. We appreciate the effort
that many of you are putting into your yards and we want to encourage
the entire community to continue to improve our surroundings.
With Spring bringing more rain and rising concerns about flooding, the
HOA is sponsoring a neighborhood wide “Clean Sweep” on May 11 th .
To support each other and to keep improving the appearance of our
community and decrease the amount of debris being washed into our
drainage sewers (which increase flood risks), we are asking that residents
clear the streets in front of their homes of leaves, dirt and debris and if
there is a house on your street that needs attention, please pitch in to help
clear the street in front of it. You can stop by the HOA office for trash bags.
The HOA Board members will also be driving the neighborhood passing
out trash bags and water bottles that morning. Arrangements have been
made with WCA to pick up all bags of trash that next Wednesday.
Clearing the streets benefits us all by helping to prevent blocked storm
drains and keeps our streets looking good. BEAR CREEK PRIDE!
SPRING IS HERE!!
It is now time to get the yards in order and that includes putting sod or
some kind of acceptable ground cover over the soil. Besides the fact that
ground cover is required in BCV, every time it rains, if only dirt is present
it will wash into the streets, line the curbs and eventually end up down
the gutters adding to our flood woes. Some type of grass and/or ivy is
required for total coverage, zeroscaping is also an option…
BE OVERLY PREPARED-OR NOT?
Submitted by Bear Creek Resident Bill C.
Please consider the importance of taking time this week or next for
completing two action items, which matter more than anyone would like to
think about again IF we have a major rain event over the next several months.
INSURANCE COVERAGE: Having flood, homeowner and auto insurance is
good, but not having adequate coverage can become a secondary disaster
after the first one hits. Anyone who has flooded in recent years realizes
that the repair costs can often exceed the current market value of a house.
Master #100394 TECL # 22809
!
Floods are not the only disaster that can hit. One of our Bear Creek
families had their house burn a few months ago not long after completing
Harvey renovations. Back in the 1980’s we had a tornado rip through
this community. Glass from what is now the Chase Bank windows
closed Highway 6. Stuff happens. We hope life moves forward without
interruption but sometimes it doesn’t.
Important, important, important: Insurance coverage should include
more than adequate amounts to rebuild your home. It is a mistake to
base your coverage upon market value or worse yet, HCAD tax assessment
value. What the house on your street recently sold for does not matter
either when it comes to your insurance coverage.
There is a clause in most homeowner insurance policies that states if the
homeowner has not maintained coverage sufficient to rebuild the entire
structure - using current construction material and labor costs - then
any settlement with the insurance company for partial damage will be
reduced by the percentage of insufficient labor and material coverage
limits chosen by the homeowner.
Sounds confusing doesn’t it? What this means is better to be over insured
on your home’s value than inadequately insured. The extra premium
amount is not very significant on the front side of a claim. It is a financial
disaster for anyone after something happens.
Please remember that an insurance adjuster is usually not your friend or
advocate for getting your life on track after a disaster. Determining whether
or not a home has full coverage value in the policy is one of the first things
any adjuster will determine before proceeding with a claim settlement.
In other words, it is critical that you talk to your homeowner’s insurance
agent and be sure you have adequate coverage based upon today’s
construction costs to rebuild your entire home, even if that might not be
your intention on this side of a disaster.
Flood insurance is also a must anywhere in the greater Houston area
regardless of whether it is required by the mortgage company or not. If
you are still not convinced, please talk to anyone without flood insurance
who has tried to rebuild with the $15,000-$20,000 provided by FEMA.
Also by now I think everyone understands that the regular homeowner’s
insurance does not cover the damage from rising water no matter how
hard we might try to convince an adjuster that the roof leaked.
6
May 2019 | Bear Creek

Please consider the maximum flood insurance coverage amount of
$250,000 because a foot of rising water can do over $150,000 damage to
a home before adding additional value for contents. Four feet can often
push the repair costs well over $200,000.
TAKE PICTURES: Photograph one room per day if that is what it takes.
Open drawers, cabinets and closets. And please do not forget the garage.
Many tools, lawn equipment and things that we store do not recover well
from rising water. As you go, move the pictures over to a thumb drive AND
also upload them to the Cloud if you have an account. Probably not the
best idea to wait for a completely finished project.
The good news is that the pictures do not need to be edited or made to
look presentable for distribution. Just have them where you can get to
them in case you need them. A suggestion would be to put the thumb
drive in a safe place above any potential water line. Make a second copy
and keep it at a relative’s house. Make a third copy and keep it someplace
else. Better to be overly prepared.
Please remember that most gun safes and other household security safes
are NOT waterproof. Almost all of them will take on water and that can
happen when even a water pipe breaks. (By the way, that is just about
always the same situation with safety deposit boxes in a bank. Think about
the advantages of having a box several feet off the vault floor. People
trapped in a bank vault seem to only run out of air to breathe on television).
Pictures are worth a thousand words is a common old saying. Pictures
taken ahead of a disaster and available for insurance adjusters are worth
thousands and thousands of dollars. We cannot travel back in time to get
what we do not have when they are needed.
GOLF TOURNAMENTS
31ST ANNUAL B. F. ADAM GOLF CLASSIC
May 9, 2019, the Cy-Fair Educational Foundation (CFEF) will celebrate its
31 st annual B. F. Adam Golf Classic at BlackHorse Golf Club. Allegiance
Bank joins the Foundation as our new tournament underwriter. IBI
Group, Linebarger Attorneys at Law and Zenith Real Estate Group are
supporting CFEF again this year as Platinum Sponsors. Gold Sponsors
include Cromdane Steel, Division One Construction, PBK, Salas O’Brien
and Satterfield & Pontikes Construction. The Backyard Grill joins
Carl’s BBQ as our dinner sponsors. Caldwell Companies has been the
tournament lunch sponsor since 2011.
One of the largest non-celebrity tournaments in the Houston area, the
B.F. Adam Golf Classic is a prime example of our trustees and community
business partners working together to raise scholarship funds for
students of Cypress-Fairbanks ISD. Our first tournament raised $3,500
and over the past 30 years the B. F. Adam Golf Classic has successfully
raised almost $3.5M.
CFEF was established in 1970 as a non-profit to raise money to fund
scholarships for high school graduates. Through the generosity of the
Cy-Fair community and commitment from the Board of Trustees, the
Foundation has grown tremendously with scholarship awards totaling
more than $8.5M to graduating seniors from Cypress-Fairbanks ISD. CFEF
is a 501(c)3 non-profit organization, all contributions are tax deductible,
as allowed by the law.
PREPARE FOR SUMMER HEAT NOW!
We’re weeks away from sweltering temperatures, hurricane warnings
and bug invasions. Before summer hits at full force, make sure you and
your home are prepared:
Give Your Air Conditioner a Checkup
• Replace your air filter to make sure the whole system runs smoothly.
• Clear debris on or around your vents or exhausts and clean off any dirt
from the main unit outside.
• Install programmable thermostats.
Test for Ventilation Leaks
• First, look for actual leaks: drafts in your windows and doors.
• Check your attic insulation for leaks and gaps.
Set Up a Barrier for Bugs
• Check caulking around windows and doors, fix any drafts/gaps with
new weather stripping and caulking.
• Spray outdoor perimeter with a pesticide, along with baseboards, sinks,
windows and doors.
Change Your Ceiling Fan Direction
• Run Ceiling Fans Counter-Clockwise for Summer Savings.
Prevent Water Damage
• Make sure your windows and doors are properly sealed and caulked, too.
• Test gutters to look for water coming out of any places it shouldn’t.
• Inspect your roof (remove any debris and leaves while you’re up there).
KISD Summer Band Camp to be Held
at Morton Ranch High School
The seventeenth annual summer band camp, offered to next year’s 7 th ,
8 th and 9 th grade KISD band students, will be held at Morton Ranch High
School July 15 th -19 th . The camp will include daily section rehearsals, full
band rehearsals and fun music based electives. Lunch is also part of the
camp. The cost of the camp is $130 and will include a t-shirt if registered
by June 5 th . All registrations after that date will need to include a late
registration fee of $25 totaling $155. Any registration request after June
28 th must be sent via email and if approved, payment MUST BE either
cash, money order or cashier’s check.
The camp concludes with the Grand Finale Concert on Friday morning
at 9 AM. After the concert, those students wishing to extend the fun a
little longer can join in the group’s optional trip to Typhoon Texas for an
additional $35 (park admission, meal, bus transportation and drinks are
included in price) for a total camp cost of $165 ($190 after June 5 th ). The
KISD JH Summer Band Camp has been a huge success each year and we
anticipate a large enrollment again this year.
Camp participants will audition for summer band camp placement as
soon as they arrive for the first day of camp. Students should prepare
major scales specific to the student’s instrument and an audition
etude, which can be downloaded from the webpage. Students will be
ability grouped with the number of bands being determined by total
enrollment for the camp. Registration Form, Audition materials and
Travel/Emergency Treatment Consent Form can be downloaded by
campers from the Katy ISD Fine Arts Webpage www.katyisd.org/dept/
finearts. An email confirmation is sent out upon receipt of registration
and follow up reminders from the camp coordinator will be sent before
the camp begins, so make sure your email address is clearly printed on
the registration form.
The camp provides an economical and convenient alternative to those
who may not have had a chance to attend another band camp over
the summer due to scheduling and/or costs. Participants will receive
top quality instruction on their instruments from our own great KISD
and Houston area Band Directors. Join us for the seventeenth annual
Katy ISD Junior High Summer Band Camp and keep your playing skills
sharp for the year! Camp brochures, with the registration form, will be
distributed to KISD band students by their schools’ directors. Camp
brochures can also be downloaded from the Katy ISD Fine Arts webpage.
Plan to register early in order to guarantee a spot! Again, registrations
requests made after June 28 th will need to follow special instructions
outlined earlier. If you have already registered and have not received
your confirmation email, contact kisdbandcamp2019@gmail.com to
make sure your registration has been received.
Katy ISD Represented
at 2019 Texas Bluebonnet
Awards Event
Each year 10 Texas library districts are represented at the Texas Library
Association’s (TLA) annual conference and this year Katy Independent
School District librarian Diane Austin, as well as 4 th grader Charlotte
Baker, will be representing District 8 in addition to Katy ISD’s Wolman
Elementary School. Charlotte will be a part of a student group who will
be announcing the grand winner of the Texas Bluebonnet Award.
“I love the Texas Bluebonnet Program because not only are children
motivated to read books but students have the opportunity to choose
the winner unlike many other publishing awards,” said Diana Austin,
library media specialist at Wolman Elementary.
Twenty books are chosen each year for the Texas Bluebonnet Award
Master List. Schools and libraries around the state participate in the
program, encouraging students in grades 3 rd -6 th to read a minimum of
five books from the list. In January, participating students all over the
state of Texas cast their vote for their favorite title. The author of the book
receiving the most votes is the winner and is given their award at the
Texas Bluebonnet Luncheon.
GEYER ROOFING
Warm weather means our gardens and landscapes are growing fast.
Here are some tasks to keep your landscape beautiful and productive:
Flowers: Time to plant summer blooming perennials and annuals
including plumbago, zinnias, angelonia, purslane, lobularia,
sunflowers, yellow bells, pride of Barbados, duranta and bat-faced
cuphea.
Vegetables: May is a great time to plant, from seed or nursery plants,
okra, sweet potatoes, cucumbers, winter squash, pumpkins, basil,
peppers, lima beans, eggplant, garlic chives and Malabar greens. If
you don’t want to dedicate an area of your yard, consider planting
here and there in your flowerbeds. Edible landscaping is a popular
new trend!
Lawns: Water 1/2 to 1” of irrigation per week. A rain gauge or straight
sided container (such as a tuna fish can) will help you know how long
to run your irrigation system to apply 1/2”.
Weeding: Hand pull or hoe weeds while they are still young or better
yet, maintain a 3” layer of mulch in all vegetable and flowerbeds to
deter weeds from getting a start.
Pruning: Remove spent blooms on spring and summer annuals to
promote new blooms.
Fertilizing: Fertilize flowerbeds and vegetable gardens w/slow release
organic fertilizer.
Water: Deep soakings between rain events is better than frequent
light sprinkling.
Birds: Spring migration continues until mid-May. Clean bird feeders!
Replace water in bird baths to avoid creating mosquito breeding
spots.
“I’m In PAIN”
Can Chiropractic Help ME ?
We are often asked, “What’s the best way of finding out whether or not a doctor
of chiropractic can help my problem?”
We believe the answer can be found in a complete chiropractic consultation and examination,
including x-rays. And to help find out for sure, we will do a complete consultation
and examination, including x-rays, if necessary,
(procedures that normally cost $187.00 or more) for $25.00.
We will make this special program available through May.
The only exception to the offer involves personal injury cases (workers’ compensation
and auto accidents) in which there is no charge directly to the patient.
THESE CONDITIONS ARE SOME
OF THE DANGER SIGNALS:
281-855-2277 Headache
Arthritic pain by stiff neck
Loss of sleep
Scoliosis (Curvature of the spine)
Leg pain & numbness
YOUR INITIAL VISIT WILL INCLUDE:
✓ A private consultation with the doctor.
✓ X-rays, if necessary.
✓ A thorough spinal examination including
✓ A confidential report of our findings.
