BEARCREEK<br />
PURPOSE OF HUNTER’S PARK<br />
COMMUNITY ASSOCIATION<br />
Hunter’s Park Community Association handles the<br />
financial and legal affairs of the subdivision. Each lot<br />
owner is required to pay an annual maintenance fee<br />
which is used to pay street lights; pay taxes on and<br />
maintain the common areas, such as the swimming<br />
pools, tennis courts, etc.; pay for security; and pay legal<br />
expenses incurred to enforce the deed restrictions.<br />
The Board meets every other month at 6:30<br />
p.m. in the meeting room at the community building.<br />
Residents are welcome to attend. Anyone wishing to<br />
place an item on the agenda should call the HPCA<br />
office in advance.<br />
The Annual Meeting of Members is held on the<br />
4th Thursday of January.<br />
Members hold three year staggered terms and are<br />
elected. The election process is as follows:<br />
1) Mail in ballots will be mailed out with the Annual<br />
Maintenance fee statements.<br />
2) Voting in person will begin on the 1st Monday<br />
after the Annual Meeting ending on the following<br />
Saturday at 7pm.<br />

DEED RESTRICTIONS<br />
Deed restrictions are strictly enforced by Hunter’s Park<br />
Community Association. Copies of the restrictions<br />
are available at the association’s office or by mail<br />
(call 281 463-1216). Complaint forms are included<br />
in every <strong>Bear</strong> <strong>Creek</strong> Newsletter for your convenience.<br />
The association’s office verifies complaints and writes<br />
letters to violators. HPCA will initiate legal action<br />
when warranted, to enforce the deed restrictions.<br />
ARCHITECTURAL CONTROL<br />
You must submit any plans for improvements or<br />
modifications of your home to the Hunter’s Park<br />
Community Association Office. Your plans will be<br />
checked to insure that they comply with the deed<br />
restrictions. This includes re-roofing, playforts (8<br />
ft. height limit), temporary storage buildings, etc.<br />

SECURITY<br />
Hunter’s Park Community Association provides<br />
additional security currently through a contract<br />
with Commissioners Court for four Harris County<br />
Constables. HPCA also hires off-duty deputies on<br />
an as-needed basis for additional coverage.<br />

to report any suspicious person, activity or for vacation<br />
watch. There is a voluntary $2.00 security<br />
contribution on the M.U.D. #6 water bill that goes to<br />
each homeowner. The voluntary contributions can<br />
only be used to pay for security. This contribution<br />
enables HPCA to provide more coverage without<br />
raising maintenance fees.<br />

HELPFUL NUMBERS<br />
WASTE CORPORATION OF TEXAS (WCA)<br />
WCA collects our trash on Tuesdays and Fridays.<br />
Poly-carts, heavy trash and extra bags or items will<br />
be picked up on both days. Recycling picked up<br />
on Tuesdays only. The homeowner’s maintenance<br />
fee does not pay for garbage pick-up. You must<br />
call CWA to start service. Poly-carts and recycling<br />
bins are provided free of charge to homeowners or<br />
residents. When regular pick-up falls on a holiday,<br />
New Year’s Day, Memorial Day, July 4 th , Labor Day,<br />
Thanksgiving Day and Christmas Day, the pick-up<br />
will be made on the next regular scheduled pick up<br />
day. If your recycling day falls on a holiday it will be<br />
picked up the next week on your normal scheduled<br />
recycle day. WCA will collect for recycling, papers,<br />
plastics, aluminum and tin cans that are placed in<br />
the recycling bin. If items exceed container capacity,<br />
please place them adjacent to the bin. If you find<br />
items left in the bin, that are not recyclable, please<br />
dispose of the items in your polycart.<br />
Trees, shrubs, brush trimmings and fencing must<br />
be bundled in lengths no greater than 4 feet, with<br />
no branch diameter exceeding 3 inches. Items that<br />
will be picked up, such as: appliances, furniture,<br />
carpet (up to 1 room, rolled up four feet wide and<br />
less than fifty pounds), cardboard boxes (flattened).<br />
Refrigerators and freezers or any other items<br />
containing Freon must be drained of Freon and<br />
have an accompanying bill to validate such service<br />
was performed.<br />
Items excluded from normal collection are dirt, rocks,<br />
bricks, concrete, tires, batteries, motor oil, cooking<br />
oil, waste generated by a private contractor or any<br />
materials or items deemed hazardous materials. Do<br />
not dispose of these items in a container that is not<br />
visible to WCA personnel.<br />

The Water Board is a tax assessing board that levies<br />
water and sewer taxes and hires a Tax Assessor<br />
Collector to collect them. Severn Trent Services was<br />
hired by the Water Board to manage the utility district<br />
and they can assist you if you have any problems.<br />
The Board meets every 3rd Tuesday of the month at<br />
6:00 p.m. at the Community Building. Members hold<br />
staggered 4 year terms and are elected the 1st Saturday<br />
in April at the <strong>Bear</strong> <strong>Creek</strong> Community Building.<br />

Fellow <strong>Bear</strong> <strong>Creek</strong>ers: As many of you may have noticed things are<br />
looking better and better in the neighborhood. We appreciate the effort<br />
that many of you are putting into your yards and we want to encourage<br />
the entire community to continue to improve our surroundings.<br />
With Spring bringing more rain and rising concerns about flooding, the<br />
HOA is sponsoring a neighborhood wide “Clean Sweep” on <strong>May</strong> 11 th .<br />
To support each other and to keep improving the appearance of our<br />
community and decrease the amount of debris being washed into our<br />
drainage sewers (which increase flood risks), we are asking that residents<br />
clear the streets in front of their homes of leaves, dirt and debris and if<br />
there is a house on your street that needs attention, please pitch in to help<br />
clear the street in front of it. You can stop by the HOA office for trash bags.<br />
The HOA Board members will also be driving the neighborhood passing<br />
out trash bags and water bottles that morning. Arrangements have been<br />
made with WCA to pick up all bags of trash that next Wednesday.<br />
Clearing the streets benefits us all by helping to prevent blocked storm<br />

It is now time to get the yards in order and that includes putting sod or<br />
some kind of acceptable ground cover over the soil. Besides the fact that<br />
ground cover is required in BCV, every time it rains, if only dirt is present<br />
it will wash into the streets, line the curbs and eventually end up down<br />
the gutters adding to our flood woes. Some type of grass and/or ivy is<br />
required for total coverage, zeroscaping is also an option…<br />

Please consider the importance of taking time this week or next for<br />
completing two action items, which matter more than anyone would like to<br />
think about again IF we have a major rain event over the next several months.<br />
INSURANCE COVERAGE: Having flood, homeowner and auto insurance is<br />
good, but not having adequate coverage can become a secondary disaster<br />
after the first one hits. Anyone who has flooded in recent years realizes<br />
that the repair costs can often exceed the current market value of a house.<br />

Floods are not the only disaster that can hit. One of our <strong>Bear</strong> <strong>Creek</strong><br />
families had their house burn a few months ago not long after completing<br />
Harvey renovations. Back in the 1980’s we had a tornado rip through<br />
this community. Glass from what is now the Chase Bank windows<br />
closed Highway 6. Stuff happens. We hope life moves forward without<br />
interruption but sometimes it doesn’t.<br />

Important, important, important: Insurance coverage should include<br />
more than adequate amounts to rebuild your home. It is a mistake to<br />
base your coverage upon market value or worse yet, HCAD tax assessment<br />
value. What the house on your street recently sold for does not matter<br />
either when it comes to your insurance coverage.<br />
There is a clause in most homeowner insurance policies that states if the<br />
homeowner has not maintained coverage sufficient to rebuild the entire<br />
structure - using current construction material and labor costs - then<br />
any settlement with the insurance company for partial damage will be<br />
reduced by the percentage of insufficient labor and material coverage<br />
limits chosen by the homeowner.<br />
Sounds confusing doesn’t it? What this means is better to be over insured<br />
on your home’s value than inadequately insured. The extra premium<br />
amount is not very significant on the front side of a claim. It is a financial<br />
disaster for anyone after something happens.<br />
Please remember that an insurance adjuster is usually not your friend or<br />
advocate for getting your life on track after a disaster. Determining whether<br />
or not a home has full coverage value in the policy is one of the first things<br />
any adjuster will determine before proceeding with a claim settlement.<br />
In other words, it is critical that you talk to your homeowner’s insurance<br />
agent and be sure you have adequate coverage based upon today’s<br />
construction costs to rebuild your entire home, even if that might not be<br />
your intention on this side of a disaster.<br />
Flood insurance is also a must anywhere in the greater Houston area<br />
regardless of whether it is required by the mortgage company or not. If<br />
you are still not convinced, please talk to anyone without flood insurance<br />
who has tried to rebuild with the $15,000-$20,000 provided by FEMA.<br />
Also by now I think everyone understands that the regular homeowner’s<br />
insurance does not cover the damage from rising water no matter how<br />
hard we might try to convince an adjuster that the roof leaked.<br />

Please consider the maximum flood insurance coverage amount of<br />
$250,000 because a foot of rising water can do over $150,000 damage to<br />
a home before adding additional value for contents. Four feet can often<br />
push the repair costs well over $200,000.<br />
TAKE PICTURES: Photograph one room per day if that is what it takes.<br />
Open drawers, cabinets and closets. And please do not forget the garage.<br />
Many tools, lawn equipment and things that we store do not recover well<br />
from rising water. As you go, move the pictures over to a thumb drive AND<br />
also upload them to the Cloud if you have an account. Probably not the<br />
best idea to wait for a completely finished project.<br />
The good news is that the pictures do not need to be edited or made to<br />
look presentable for distribution. Just have them where you can get to<br />

CAMP CORNERSTONE IS THE PLACE TO BE THIS SUMMER<br />

Camp Cornerstone is a week-long camp sponsored by Cornerstone United<br />
Methodist Church and is for children ages 2 through the completion of 4 th<br />
grade. Children must be 2 by June 1, <strong>2019</strong>. Camp hours are 9:30 AM-1<br />
PM. There are 3 sessions throughout the summer and you are invited to<br />

Session I: “Stars & Stripes” is June 17 th -21 st , Session II: “Around<br />
the World” is July 15 th -19 th , Session III: “Outer Space” is August<br />
5 th -9 th . The cost per camp per child is $125 and is due at the time of<br />

KISD Summer Band Camp to be Held<br />
at Morton Ranch High School<br />
The seventeenth annual summer band camp, offered to next year’s 7 th ,<br />
8 th and 9 th grade KISD band students, will be held at Morton Ranch High<br />
School July 15 th -19 th . The camp will include daily section rehearsals, full<br />
band rehearsals and fun music based electives. Lunch is also part of the<br />
camp. The cost of the camp is $130 and will include a t-shirt if registered<br />
by June 5 th . All registrations after that date will need to include a late<br />
registration fee of $25 totaling $155. Any registration request after June<br />
28 th must be sent via email and if approved, payment MUST BE either<br />
cash, money order or cashier’s check.<br />
The camp concludes with the Grand Finale Concert on Friday morning<br />
at 9 AM. After the concert, those students wishing to extend the fun a<br />
little longer can join in the group’s optional trip to Typhoon Texas for an<br />
additional $35 (park admission, meal, bus transportation and drinks are<br />
included in price) for a total camp cost of $165 ($190 after June 5 th ). The<br />
KISD JH Summer Band Camp has been a huge success each year and we<br />
anticipate a large enrollment again this year.<br />
Camp participants will audition for summer band camp placement as<br />
soon as they arrive for the first day of camp. Students should prepare<br />
major scales specific to the student’s instrument and an audition<br />
etude, which can be downloaded from the webpage. Students will be<br />
ability grouped with the number of bands being determined by total<br />
enrollment for the camp. Registration Form, Audition materials and<br />
Travel/Emergency Treatment Consent Form can be downloaded by<br />
campers from the Katy ISD Fine Arts Webpage www.katyisd.org/dept/<br />
finearts. An email confirmation is sent out upon receipt of registration<br />
and follow up reminders from the camp coordinator will be sent before<br />
the camp begins, so make sure your email address is clearly printed on<br />
the registration form.<br />
The camp provides an economical and convenient alternative to those<br />
who may not have had a chance to attend another band camp over<br />
the summer due to scheduling and/or costs. Participants will receive<br />
top quality instruction on their instruments from our own great KISD<br />
and Houston area Band Directors. Join us for the seventeenth annual<br />
Katy ISD Junior High Summer Band Camp and keep your playing skills<br />
sharp for the year! Camp brochures, with the registration form, will be<br />
distributed to KISD band students by their schools’ directors. Camp<br />

Awards Event<br />
Each year 10 Texas library districts are represented at the Texas Library<br />
Association’s (TLA) annual conference and this year Katy Independent<br />
School District librarian Diane Austin, as well as 4 th grader Charlotte<br />
Baker, will be representing District 8 in addition to Katy ISD’s Wolman<br />
Elementary School. Charlotte will be a part of a student group who will<br />
be announcing the grand winner of the Texas Bluebonnet Award.<br />
“I love the Texas Bluebonnet Program because not only are children<br />
motivated to read books but students have the opportunity to choose<br />
the winner unlike many other publishing awards,” said Diana Austin,<br />
library media specialist at Wolman Elementary.<br />
Twenty books are chosen each year for the Texas Bluebonnet Award<br />
Master List. Schools and libraries around the state participate in the<br />
program, encouraging students in grades 3 rd -6 th to read a minimum of<br />
five books from the list. In January, participating students all over the<br />
state of Texas cast their vote for their favorite title. The author of the book<br />
receiving the most votes is the winner and is given their award at the<br />
Texas Bluebonnet Luncheon.<br />

1 teaspoon salt<br />
6 Fuji apples, cored and sliced<br />
3/4 cup white sugar<br />
3 tablespoons all-purpose flour<br />
3/4 teaspoon ground cinnamon<br />
1/2 teaspoon ground nutmeg<br />
1/2 cup all-purpose flour<br />
1/2 cup white sugar<br />
1/2 cup butter<br />
DIRECTIONS:<br />
Preheat oven to 350 degrees F (175 degrees C).<br />
To Make Crust: In a large bowl, mix together 1 1/2 cups flour, oil, milk,<br />
1 1/2 teaspoons sugar and salt until evenly blended. Pat mixture into<br />
a 9 inch pie pan, spreading the dough evenly over the bottom and up<br />
sides. Crimp edges of the dough around the perimeter.<br />
To Make Filling: Mix together 3/4 cup sugar, 3 tablespoons flour,<br />
cinnamon and nutmeg. Sprinkle over apples and toss to coat. Spread<br />
evenly in unbaked pie shell.<br />
To Make Topping: Using a pastry cutter, mix together 1/2 cup flour, 1/2<br />
cup sugar and butter until evenly distributed and crumbly in texture.<br />
Sprinkle over apples.<br />
Put pie in the oven on a cookie sheet to catch the juices that may spill<br />
over. Bake 45 minutes.<br />

INGREDIENTS:<br />
1 1/2 cups graham cracker crumbs<br />
3 tablespoons white sugar<br />
1/2 cup butter or margarine, melted<br />
1 (8 ounce) package cream cheese, softened<br />
1 cup white sugar<br />
1/4 teaspoon salt<br />
2 teaspoons vanilla extract<br />
1/2 teaspoon lemon juice<br />
1 (8 ounce) tub frozen whipped topping, thawed<br />
3 cups frozen blueberries<br />
DIRECTIONS:<br />
In a medium bowl, stir together the graham cracker crumbs and 3<br />
tablespoons of sugar. Mix in the melted butter. Sprinkle evenly into<br />
the bottom of a 9 inch square baking dish and pack down into a<br />
solid crust.<br />
In a large bowl, beat cream cheese with 1 cup of sugar until smooth.<br />
Stir in salt and lemon juice. Fold in the whipped topping until well<br />
blended, then fold in the frozen blueberries. Spoon over the crust<br />
in the baking dish and spread evenly. Cover with plastic wrap and<br />
refrigerate for at least 1 hour before slicing into squares and serving.<br />

Warm weather means our gardens and landscapes are growing fast.<br />
Here are some tasks to keep your landscape beautiful and productive:<br />
Flowers: Time to plant summer blooming perennials and annuals<br />
including plumbago, zinnias, angelonia, purslane, lobularia,<br />
sunflowers, yellow bells, pride of Barbados, duranta and bat-faced<br />
cuphea.<br />
Vegetables: <strong>May</strong> is a great time to plant, from seed or nursery plants,<br />
okra, sweet potatoes, cucumbers, winter squash, pumpkins, basil,<br />
peppers, lima beans, eggplant, garlic chives and Malabar greens. If<br />
you don’t want to dedicate an area of your yard, consider planting<br />
here and there in your flowerbeds. Edible landscaping is a popular<br />
new trend!<br />
Lawns: Water 1/2 to 1” of irrigation per week. A rain gauge or straight<br />
sided container (such as a tuna fish can) will help you know how long<br />
to run your irrigation system to apply 1/2”.<br />
Weeding: Hand pull or hoe weeds while they are still young or better<br />
yet, maintain a 3” layer of mulch in all vegetable and flowerbeds to<br />
deter weeds from getting a start.<br />
Pruning: Remove spent blooms on spring and summer annuals to<br />
promote new blooms.<br />
Fertilizing: Fertilize flowerbeds and vegetable gardens w/slow release<br />
organic fertilizer.<br />
Water: Deep soakings between rain events is better than frequent<br />
light sprinkling.<br />
Birds: Spring migration continues until mid-<strong>May</strong>. Clean bird feeders!<br />
Replace water in bird baths to avoid creating mosquito breeding<br />
spots.<br />
