(BC1&2) NEWS FROM THE BOARD<br />
HURRICANE PREPARATION<br />
Hurricane season started on June 1 st . Be prepared while hoping we don’t have<br />
any severe hurricane hit our area. Set up a plan - know how much water is<br />
needed per person to keep on hand, get can food, refill needed medications,<br />
where to go if evacuation is needed etc… There are a lot of resources on-line<br />
or from the county that can help you plan.<br />
WELCOME NEW HOMEOWNERS<br />
If you have recently moved in and are relatively new to our community,<br />
welcome! Please go to the TownSq website (https://app.townsq.io/associa/<br />
signup) or download the free app on your phone and register your information<br />
so you can receive information and notices via emails. You may also download<br />
the deed restrictions so you can be aware of these codes of practices for our<br />
subdivision. The Board would also like to invite you to come to our monthly<br />
meeting so you can participate in improving our neighborhood. The meeting<br />
is the 2 nd Wednesday of every month at 7 PM, held at the MUD building next to<br />
the water tower just north of West Little York on Kenswick Drive and Falmouth<br />
Ave (the address is 15300 Falmouth Avenue). The <strong>July</strong> meeting will be on <strong>July</strong><br />
10 th . If you have any questions regarding assessment dues and deed violation<br />
letter, please contact our PMG management company representative Maggie<br />
McKay (713-329-7148) to get details so you can take the needed actions.<br />
MISC.<br />
Summer is in full fledge. Water your yards sensibly, check for sprinkler<br />
leakages and make sure you are not watering the driveway and sidewalk<br />
instead of the grass. Water is one of the most precious resources. Let’s not<br />
waste it. Please follow the lawn watering schedule sent by M.U.D. 102.<br />
BRADFORD COLONY SECTION 3<br />
(BCS3) MOSQUITO SPRAYING<br />
The HOA has paid to have mosquito spraying done by Cypress Creek Pest Control<br />
in the neighborhood from April to October. This practice was started in the early<br />
2000’s to supplement supposed spraying by Harris County (which this resident<br />
has never seen once in the past 16 years). The location of our neighborhood next<br />
to the bayou and the abandoned sand pit (which has a constant standing water<br />
pond) makes BCS3 a prime area for mosquito potential. Add in the historical<br />
issues with mosquito borne diseases (e.g. West Nile virus, Zika Virus) and the<br />
HOA feels that it is in the best interest of the residents to have this service. These<br />
sprayings are presently taking place at a twice a week frequency. This service<br />
costs about $2,000 per year and makes up about 12% of the <strong>2019</strong> Budget.<br />
(BCS3) GARAGE SALES<br />
At present, there are no plans to have a neighborhood wide garage sale for<br />
BCS3 this year. But the Bylaws allow for individual residents to have up to<br />
four garage sales per year. If you are interested in having your own garage<br />
sale, please contact any Board member to let them know you are planning to<br />
do this. Thank you for your cooperation as to this issue.<br />

CHARLESTOWN COLONY<br />
(CHC) NOTES FROM THE BOARD<br />
Yard of the Month for <strong>July</strong>: Congratulations to 14419 Barkerview Ct!<br />
We have continued to do, “Yard of the Month.” However, delivering the gift cards<br />
has been time consuming and a challenge. If you won yard of the month and<br />
have not received your gift card, please contact Heather Palomo at 832-418-<br />
9020 to claim it.<br />
NO PARKING IN FRONT OF THE CHARLESTOWN COLONY PARK!<br />
From Our Board: It is dangerous for our children to play in the park with cars<br />
parked in front of it. Trailers are a deed restriction violation.<br />
Parked Cars on Streets Close Stop Signs, Commercial Vehicles & Trailers:<br />
• We are still seeing cars parked on the street close to stop signs which<br />
becomes very dangerous for drivers to maneuver around oncoming traffic.<br />

Please park cars safely on the streets to avoid accidents. We love our residents<br />
and do not want to see anyone injured.<br />
• There are several community parking areas around the park and patio homes<br />
in the front of our subdivision. Please do not park there longer necessary.<br />
Please be cognizant of our neighbors. If you haven’t seen tow signs already,<br />
these will be posted soon. Cars parked in Charlestown Colony community<br />
parking spots longer than necessary will be towed at the owner’s expense.<br />
• It is a violation of our deed restrictions to park commercial vehicles, trailers,<br />
etc. in public view for an excessive amount of time. The number of hours<br />
these vehicles can be parked on the street is limited. Please refer to our deed<br />
restrictions. Harris County will be conducting a traffic study in our area to<br />
determine where street tow signs will be posted.<br />
HOA ANNUAL ASSESSMENTS:<br />
If you have not paid the annual HOA dues by now, it is delinquent!<br />
NEW APPLICATION: HTTPS://APP.TOWNSQ.IO:<br />
The management company is using a new application which is much more<br />
robust than the previous online website. To register for the application, the HOA<br />
account number and an email address is needed. Within the application, HOA<br />
dues can be paid, messages can be sent to the management company, other<br />
requests for home improvement projects etc. can also be done by click or swipe.<br />
HOME RENOVATION PROJECTS:<br />
It has been almost 23 months since Harvey devastated Houston and for those<br />
who are still working on repairs, please be conscious of our deed restrictions.<br />
The Architectural Review form is required to complete exterior projects such as<br />
replacing fences, exterior painting and pretty much any other exterior project<br />
attached to the home that can be viewed from the street. The Architectural form<br />
can be obtained from Principle Management Group Houston (PMG). We have all<br />
endured a lot due to the flood and have probably filled out enough forms over the<br />
last few months to last a life time. However, this form is just another step in the<br />
renovation process and keeping the project on track. Our deed restrictions have<br />
these forms in place to maintain the appearance of Charlestown Colony. If exterior<br />
projects are completed without consent, the homeowner could be subject to<br />
make changes such as repainting the house all over again which is costly and<br />
time consuming. Most of the Architectural Review forms can be processed within<br />
10 business days, but it could take up to 30 days. If it is urgent, please indicate<br />
that on the form and include a phone number. PMG may be able to offer a verbal,<br />
“yes” to get the project started while the form is being processed.<br />

ANNUAL DUES PAYMENT:<br />
Thank you to all who have paid your HOA dues! If HOA dues have not been paid<br />
yet, expect a certified letter soon with penalties. In order to avoid additional<br />
costs and fees, there are several options to make HOA payments. As of February<br />
1 st , unpaid annual dues are considered delinquent and subject to late fees<br />
and penalties. Our management company has new policies and procedures in<br />
place to collect on past due HOA assessments. If these have not been paid yet,<br />
please make every effort to pay or make a payment arrangement. The Board<br />
worked diligently to maintain our HOA dues at $330 for <strong>2019</strong> although the<br />
neighborhood incurred additional expenses caused by the flooding. There are<br />

(GC1) TREE TRIMMING<br />
With the newly installed LED street lighting it sure would be nice to let the<br />
light shine through. Please trim your trees along street side. Also, as a rule,<br />
the CFISD buses and Emergency Response vehicles need a 17ft ceiling from<br />
street level to the tree line for adequate ingress/egress. Please contact SCS<br />
Management for a list of preferred tree trimming vendors.<br />
(GC1) HURRICANE SEASON IS HERE!<br />
Please be prepared and pay attention to early warning systems. On May 31 st ,<br />
Congressman Dan Crenshaw, HCFCD and the ACOE met community members<br />
at the junction of Horsepen Creek/Langham Creek to kick-off desilting<br />
project for over 12 acres sand removal from within the channel. This effort<br />
is intended to restore the drainage channels to their original flow capacity<br />
thereby mitigating flood effects into adjacent developed areas. Don’t forget,<br />
FEMA offers flood insurance to assist homeowners recovering from water<br />
ingress. You can check with your home owners insurance agent for details.<br />

Thanks to everyone who attended our successful kickoff to summer<br />
Georgetown Colony 1 Block Party on June 8 th . Many neighbors came together<br />

ST. AIDAN’S SETS SUMMER VBS<br />
Believe it or not, it’s time to start thinking about Vacation Bible School<br />
again and the folks at St. Aidan’s have another great program planned.<br />
Scheduled for the week of <strong>July</strong> 8 th -12 th , St. Aidan’s usually hosts about<br />
80 children. This year’s theme is ROAR: Life is wild. God is Good. We<br />
usually have Bahama Bucks on the last day. That is always a big treat for<br />
our students. And, last year, we hosted Wild Things Zoofari. They brought<br />
a wallaby, a toucan, a lemur and a hedgehog. Everyone really enjoyed<br />
that.”<br />
Cost of VBS is $30. Scholarships are available for families in-need. New<br />
for this year, we are adding Triumph Sports so our students will have<br />
a full-day option. From 12-4 PM, Triumph will run a Bible-based sports<br />
camp. Participants will play dodgeball, kickball, capture the flag,<br />
basketball, soccer and more. Registration for this afternoon session is<br />

This year our camps are themed after the youth’s favorite Disney movies! All<br />
camps are Tuesday through Thursday, 9 AM-2 PM. We will also offer a 50<br />
minute dance class on Tuesday’s from 2-2:50 PM weekly for those who may<br />
want a little extra time! On week 1, we learn It’s A Small World After All! On week<br />
2, we are getting ready for some Monster Mayhem! Week 3 is for all our little<br />
STEM-tastic learners as we head into Wreck It/Race It week. Week 4 we will beat<br />
the heat with some island style fun with water. Our 5 th camp is going to be, shall<br />
we say, INCREDIBLE…as we end the summer with a super hero theme.<br />
Each camp is $100 and includes a daily snack. Campers will bring a<br />
peanut-free lunch daily. All camps include science, math, art, movement,<br />
music and creative play with both indoor and outdoor activities. A<br />
minimum payment of $25 is required at the time of registration to hold<br />
your child’s spot with the balance being paid no later than the first day of<br />
camp. We will not hold camps on the week of <strong>July</strong> 4 th or the week of <strong>July</strong><br />

Camp Hope is our three-week day camp for children ages 5 years old<br />
through 6 th grade. It is an adult mentored student led ministry. Each day,<br />
children will hear a new Bible story; learn what it means to their life by<br />
creating a craft, eating a snack, playing a game and experiencing the<br />
story through expressive arts, STEM and worship. Parents are invited<br />
