It’s incredible how quickly the South-West is transforming

into a powerhouse of growth and opportunity. Two years

ago, the road to our office at Bringelly was a quiet country

drive with nothing but views of cows and trees. Today it’s

an almost completed, four lane main arterial route to the

future Badgerys Creek Airport, with major junctions and

traffic lights leading to future residential subdivisions and

industrial hubs.

The future of the South-West is certainly looking bright,

and despite a slowing market this past financial year, our

sales department successfully marketed and negotiated

over $305,433,000 worth of property – that’s more than

$49,000,000 above last financial year’s results!

With the planned Aerotropolis bringing approximately

20,000 new jobs and an array of business opportunities

to the region, the population is also set to grow from

current figures of approximately 2 million to an estimated

3 million by 2030.

2019 is the fifth year that United has sponsored The

Oaks Tigers Senior Rugby League Football Club,

and it’s a much-appreciated partnership.

“Being a small town and a small club, sponsorship

is vital to keep the club functioning each and every

year,” says The Oaks Tigers Mitchell Brasington.

“Five years ago, the club had next to no sponsors

and United Realty was one of the ones who jumped

on board to help out and have stuck with us ever

since. Without the support of United and other great

sponsors, the club wouldn’t survive.”

Mitchell says when United owner Ed Borg visits the

club, it’s a great opportunity for the players and club

to show their appreciation for his support.

Camden Amateur Swimming Club has been another

lucky recipient of United’s annual sponsorship for

the past two years. Sponsorship has enabled the

club to fit out swimmers with sponsored hoodies,

club shirts, State Representative gear and more.

United has also been a regular at the club’s annual

carnival and end of season Christmas party where a

United team of swimmers goes head to head in the

pool with Camden’s top relay swimmers – and yes,

the United team have lost two years running!

“We’ve also sponsored one of the local swimmers

from the club, a local junior cricketer, Thai Kick

boxer and three up and coming late model race car

drivers,” says United’s Edwin Borg. “It’s great to be

able to support these local athletes as they pursue

their sporting dreams.”

Camden South race car driver Darryl Grimson

is one of the individuals United Realty sponsors.

Darryl has been racing across Australia since 1983,

starting off in Limited Grand Nationals at Liverpool

Speedway and competing in the USA in the late

model series. For the past decade, he has been

racing Late Models and United have been alongside

him all the way.

“Ed and I have worked in partnership to develop a

late model team, with Ed purchasing the Master built

Chassis Late Models and providing sponsorship

to support the continuous running costs of getting

the car to the track. Ed is a great supporter of Late

Models and provides sponsorship and support to

the NSW Late Model Club as well,” says Darryl.

At the race meetings, Ed and the team work together

to make sure we are race ready. I don’t think we would

be able to achieve the racing outcomes we have if it

wasn’t for not only Ed’s generous sponsorship, but

the genuine interest he takes to work together and

support us to improve each season.”

Do You Know Your Compliance Obligations?

Owning an investment property can be a very rewarding

experience, but if your home is not compliant, it can

cost you financially in the long run.

Legislation is in place to help protect both tenants

and landlords and the Property Management Team

you engage to manage your property, should be up to

date with all landlord responsibilities and obligations.

Here are just a few compliance requirements landlords

should be aware of:

Pool Compliance

All pools must have a Certificate of Compliance from

a registered pool certifier before a tenant can occupy

a property. A Compliance Certificate is different from

a Pool Registration, as pools can be registered but

not compliant. At United, we insist on pool compliance

PRIOR to placing a tenant into any property. According

to NSW Fair Trading, landlords must install childresistant

safety barriers to separate a swimming pool

from any building or place adjoining the property, and

ensure fences are designed, constructed, installed

and maintained to comply with relevant Australian

standards. A CPR sign must be displayed near a pool,

and pool owners must register their pools online on the

NSW Government’s Swimming Pool Register.

Blind Cords

Window coverings, such as blinds and curtains with

cords and chains, can cause injury and death to young

children and babies if they become wrapped around

their necks. According to Fair Trading NSW, all loose

cords must be made safe by way of either a safety

device or by cutting the cord loop and attaching a

tassel at the end of each strand. If you are installing

new blinds or curtains in your rental property, ensure

they have warning labels and cords are secured and

out of reach of children.

Protections for Domestic

Violence Victims

Under new Residential Tenancy Laws, tenants who

need to escape a violent partner will be able to terminate

their tenancy immediately and without penalty in

circumstances of domestic violence. According to NSW

Fair Trading, a tenant who is a victim of DV, can also,

in an emergency, change the locks of a property they

lease without the landlord’s consent in accordance with

a Tribunal order or after the tenancy of a co-tenant is

terminated. The tenant will need to provide a set of the

new keys to the landlord or agent within 7 days of the

locks being changed, unless agreed otherwise.
