Timeline of Events<br />

Before an offer is accepted, it is vital sellers underst<strong>and</strong> the timeline of what to do. Following the steps in<br />

order ensures a smooth <strong>and</strong> overall positive experience.<br />

GETTING STARTED<br />

1. SIGNING A LISTING AGREEMENT The client will meet with their new agent <strong>and</strong> negotiate the listing<br />

agreement. The agreement will state the price value of the property, what day it will go “live” on the<br />

market, duration of time it will be listed <strong>and</strong> total commission paid.<br />

2. PREPARING YOUR HOME Before the property goes “live” on the market, the <strong>Lesti</strong> Team will need some<br />

time to prepare the property. This could take anywhere from a week to several months. During this time,<br />

the agent will coordinate a selection of the following:<br />

– Inspections<br />

– Painting<br />

– Work needing completion<br />

– Ceaning<br />

– Staging <strong>and</strong>/or staging consultation<br />

– Professional photography<br />

3. GOING LIVE After the property has been prepared, the agent will input the listing on the Multiple<br />

<strong>Listing</strong> Service, also known as the MLS. Once completed, the property will be marked as active, or live<br />

<strong>and</strong> the property will now be available to show to potential buyers.<br />

ON THE MARKET<br />

1. IN THE FIRST WEEK This is the time for the seller’s home to shine! The first week the property will be<br />

viewed the most. It is crucial to have an open house held on Sunday <strong>and</strong> during the Broker’s Tour to<br />

maximize potential viewings.<br />

2. SHOWINGS The <strong>Lesti</strong> Team created tips <strong>and</strong> a checklist (in this packet) on how to prepare the seller’s<br />

property for people to view.<br />

Receiving an Offer<br />

All of the work up to this point is to get an offer. We take a<br />

collaborative approach <strong>and</strong> provide the buyer’s agent<br />

information they will need to write us the best possible offer<br />

on your home. This strategy helps get you the best terms<br />

without the head ache of going back <strong>and</strong> forth.<br />

We will then schedule a time to look over the offer/s <strong>and</strong><br />

decide together our next move. This may include accepting<br />

the offer, countering back, or declining based on the terms.<br />

IN CONTRACT<br />

Once an offer is accepted <strong>and</strong> signed, we will then have a transaction coordinator read over the<br />

details <strong>and</strong> create a timeline. The coordinator will be in charge of the timeline dates <strong>and</strong> all details to<br />

ensure the buyer is always staying on track <strong>and</strong> everything is completed on time. The coordinator is<br />

also in charge of the paperwork <strong>and</strong> the signatures needed to complete the file.<br />

At this point, we will give the buyer the allowed amount of time to inspect the property, do their due<br />

diligence, work on their loan (if applicable) <strong>and</strong> open escrow with a neutral third party company<br />

who will h<strong>and</strong>le all money transfers. Your agent will be in close contact with the buyer’s agent <strong>and</strong><br />

your escrow officer to give you updates on how things are progressing almost daily.<br />

CHECKLIST FOR PREPARING YOUR HOME<br />

BEFORE SHOWINGS:<br />

» Have a plan for pets. Keep in garage, take on a walk;<br />

make sure litter boxes <strong>and</strong> bathroom areas are cleaned.<br />

» Put valuables away <strong>and</strong> out of sight, including medications.<br />

» Open all curtains <strong>and</strong>/or shades.<br />

» Open all doors except front/back door <strong>and</strong> closets.<br />

» Turn on air fresheners, bake cookies, or boil<br />

cinnamon on the stove. Create an inviting smell.<br />

DURING AND AFTER SHOWINGS:<br />

» Leave the home. A potential buyer may feel uncomfortable<br />
