CALL TO ORDER
The Board of Directors meeting of the Cypress Mill Homeowners
Association Inc. was held on August 28, 2019 at the Cypress Mill
Recreation Center, 14710 Mills Park Lane, Cypress, Texas.
Those in attendance were Larry Ramirez, Jeff Garrett and Kevin
Tolls. Angela Rivera was also in attendance (representing Principal
Management Group). With a quorum duly established, President Larry
Ramirez, called Cypress Mill Board of Director’s meeting to order at 6:04
PM. Larry Ramirez with an open prayer.
SUMMARY OF EXECUTIVE
Board of Director - President announced the last meeting minutes are
available on the community app TownSq.
CONSTABLE
Lt. Rogers updated the Board and homeowners on activity in and around
Cypress Mill community.
CONTRACTOR / VISITOR FORUM
Tech Lawn: Updated flowerbeds, new treated soil.
APPROVAL OF MINUTES
After reviewing and discussion, Board of Directors, Jeff motioned and
approved with a second by Kevin of the meeting minutes of July 2019.
TREASURER’S REPORT
Angela Rivera presented the June 2019 Financials. The Financials were
accepted as presented. The following items noted:
• Operating Funds of $283,028.53 and Reserve Funds of $349,566.88 as
of July 2019.
• July 2019 YTD actual expenses over budgeted by $11,908.26.
HOMEOWNERS FORUM
Homeowners present discussed the following items:
• Homeowner discussed implementing a landscape committee.
• Homeowner shared how pleased they were of removal of basketball
court.
• Homeowner discussed having the governing documents amended.
Also, discussed adult hours for the pool with later hours for adults.
Mentioned mosquito control times as well.
• Board of Director discussed to pay dues twice a year verses once;
reviewing with attorney.

There being no further business to come before the Board, the regular
business session of the meeting was adjourned at 8:30 PM.

Gutters - Gutters need to be cleaned out on a regular basis. This time of
year they fill up with pine needles and leaves. If the gutters are full of
leaves and pine needles, they will not drain properly and will need to be
cleaned. The extra weight will cause the gutter nails to become loose and

RESIDENTS OF CYPRESS MILL:
Having your lawn cut either by yourself or a hired landscaper please don’t
put out your grass clippings out on the sidewalk until trash days, Monday
or Thursdays. We are getting complaints of homeowners putting out
grass clippings before trash days. We thank you for your understanding
and corporation.
SWEEPING/BLOWING DEBRIS INTO STORM DRAINS
According to Herman L. Sanders of the Harris County Watershed
Protection Group, “Sweeping grass, leaves, grass clippings, yard waste,
etc., into a storm drain is cited as a civil solid-waste violation of State
Municipal Solid Waste rules, Chapter 330.15 (a)(1). Civil penalties are $50
to $25,000 per day per violation. Criminal penalties, if pursued, are $500
to $100,000 per day per violation.”

Have you noticed a streetlight out? You can report it to CenterPoint
Energy 24 hours a day at 713-207-2222. Choose a language preference
and then select option “4” for street light outages. Please provide the
streetlight’s six digit number located approximately 5 feet up the pole.
Also, it is helpful to give the street name and address.
TEENAGE JOB SEEKERS
If you are between 12 and 18 and would like to be added to the
teenage job seeker’s list, please fill out the form on our website (www.
krenekprinting.com, click submissions and choose Jobseekers) with

and the name of your newsletter/subdivision. Check the list of jobs you
want on your form. Please make sure your email is correct, we send

HOW TO WINTERIZE A SPRINKLER SYSTEM
Winterizing a sprinkler system requires a homeowner to know the type of
system installed. Proper care and maintenance in the fall prevents heartache
over cracked pipes, ruined seals and broken valves in the spring. Damage to an
underground irrigation system is costly to fix and may require a large portion of
the yard to be dug out to locate the problem. Most systems have a built-in manual
or automatic drain valve that uses gravity to move water from the pipes. Yet the
thin tubing used in irrigation systems has a tendency to shift and sink over time.
This movement allows water to become pooled within the pipes. Any water left
behind has the potential to destroy the plastic and metal within the system as it
expands in freezing temperatures. Winterizing is fairly easy to learn and most doit-yourselfers
already own the necessary tools for the job. To completely remove
water from the system, a purge must be completed using compressed air. Follow
these steps to “blow out” an underground sprinkler system.
Step 1 - Shut Off the Water Supply: All underground sprinkler systems
have a main shut off point. For safety, it is usually located in a basement, a
crawlspace, or buried underground in a valve box. Valve boxes are buried up
to 5 feet underground and may require a long key to shut off. If the original
key cannot be located, contact the contractor that installed the system or
the manufacturer to obtain a replacement. The shut-off valve should turn
easily - do not force it. Simply turn the valve to the “off” position. If the
system operates with a pump, this will need to be drained, disconnected,
and stored indoors for the winter. If it is not a removable variety, wrap it in
insulated blanketing for the winter. This can be purchased at the hardware
store and is similar to insulation used for hot water heaters.
Step 2 - Purge the Backflow Device. Sprinkler heads in a lawn. Systems
that run from community water usually have one of two kinds of
backflow devices: an Atmospheric Vacuum Breaker (AVB) or a Pressure
Vacuum Breaker (PVB). Sometimes a PVB is also called a Reduced
Pressure Device. If the system is supplied with privately owned water,
check the installation plan. If no backflow device was installed, then the
homeowner can skip this step. AVBs are installed below each valve and
are purged with the system. PVBs should not be purged with compressed
air because the heat may cause them to soften and melt. After the system

is purged, return to the PVB and rotate the ball valves and test cocks
back and forth several times. Then, leave them in a half-open position to
prevent moisture from building up on either side of the valves. Draining a
Reduced Pressure Device is much more complicated, and a homeowner
should refer to their manufacturers’ instructions to find the correct
procedure for their device.
Step 3 - Drain the System: Compressed air is a great way to ensure all
of the water is removed from the pipes and valves in the downstream,
a portion of the system. Both pressure and air volume must reach a
critical point to completely purge the system. A range of 40-80 pounds
per square inch (psi) is ideal, with 80 psi being the maximum for rigid
PVC tubing and 50 psi for a polyethylene pipe. To find the appropriate
volume, use this simple formula: gallons per minute (GPM) divided
by 7.5 equals the cubic feet per minute of compressed air necessary.
Most sprinkler systems are given a GPM rating per zone at the time of
installation. Since each system has a unique design, the GPM is marked
on the original design plan. If needed, this can also be calculated
based on the information provided in the manufacturer’s instructions
or on their website. Essentially, the zone GPM is calculated by adding
up the GPM for each nozzle within the zone. Find the GPM rating for
the different nozzle models on the manufacturers’ website. Use a
compressor providing the proper CFM of air within the correct psi range.
If a smaller compressor is used it will take much longer for a complete
purge and will overwork the compressor. An oversized compressor
can still be used as long as it is fitted with a regulator, without an air
pressure regulator the system will “blow out” too fast causing friction
as the hot air passes through dry pipes. This will result in melted pipes
and blown valves - a costly mistake. The backflow device must have
a blowout fitting downstream. If not, compressed air cannot be used
to purge the system, but one can be added any time after installation.
While a metal fitting for the air compressor line is not required, it will
reduce the amount of friction and heat passed into the system and will
prevent unnecessary damage to the system.
Attach the compressor line to the blowout valve. Be sure the isolation
ball cock downstream of the backflow device is closed. During this step,
you should wear eyewear protection. Any loose fittings or nozzles may
pop off unexpectedly and can cause injury. Turn on one or more of the
zones at the irrigation controller and set the compressor to the correct
psi and start it up.
Use two short cycles of compressed air to completely blow out each zone.
Once a zone is blown out do not run it through again. This will cause
undue heat to build up and may cause damage to the pipes underground
that will not be visible until the system is turned on in the spring.
Step 4 - Program the Controller - Four sprinkler heads in a row.
After disconnecting the air compressor, make sure to turn all valves on
the backflow prevention device to the half-open position for the winter.
Also, leave the controller plugged in since the small amount of heat it
gives off will prevent condensation from building up inside the device.
Program the controller to run at a minimum cycle once a week to keep
the solenoid plungers from becoming stuck in one position.
In the spring, remember to turn all the test cocks and ball valves to the
closed position again before pressurizing the system. When the water
supply is re-established, slowly reopen the ball valves to prevent damage.

avoid the holiday weight gain! Here’s how:
• Drink H2O before you eat: chances are, you are thirsty before any and
every meal; drink a full glass of water to quench your thirst first, then
notice you will feel fuller.
• Rainbow plate: make sure your plate has color - fresh/not creamed
items, broiled or grilled vegetables, protein, carbohydrate and again,
water.
• On the side: those side dishes - mashed potatoes, casseroles, stuffing,
dressing, etc. are SIDES not main dishes; make sure to keep these
portions small.

Creamy Spicy Guacamole
You could make this on National Spicy Guacamole Day November 14th!
INGREDIENTS:
3 large avocados - peeled, pitted and diced
1 tomato, seeded and chopped
2 green onions, finely chopped
1/2 lime, juiced
1 tablespoon salsa or more to taste
1 clove garlic, minced
1 teaspoon sour cream
1 teaspoon white vinegar
1/2 teaspoon cayenne pepper
1/4 teaspoon cumin
Salt and ground black pepper to taste
DIRECTIONS:
Mash avocado in a large bowl. Stir tomato, green onions, lime juice, salsa,
garlic, sour cream, vinegar, cayenne pepper and cumin with the mashed
avocado until evenly mixed; season with salt and black pepper. Cover bowl
with plastic wrap and refrigerate until the flavors blend, about 30 minutes.

Three Cranberry Relish
You could make this on National Cranberry Relish Day November 22nd!
Ingredients:
1 pound cranberries
1 (12 fluid ounce) can frozen cranberry juice concentrate
1 1/2 cups sweetened-dried cranberries
1/4 cup orange juice
2/3 cup white sugar
1 tablespoon orange zest
Directions:
Combine all ingredients in a 3-quart saucepan and cook over medium
heat until cranberries pop. Serve warm or cold. As it the relish sits it
thickens up.

Gardening Tips For November
• Brown patch will continue to plague St. Augustine lawns as nights get cooler and humidity and rain continue. Discolored circles will appear in low
areas almost overnight. Apply a fungicide recommended for brown patch according to label directions. Avoid walking through brown-patched turf.
It spreads easily from the bottom of your shoes. If brown patch appears in the same lawn areas every year, add an inch or two of sandy topsoil to
eliminate those low spots.
• Fertilize St. Augustine turf with a winterizing formula to promote root growth over the winter months. Lower your lawn mover blades now and mow
on a schedule that cuts no more than one-third of the grass blade away.
• As chrysanthemums and other perennials finish blooming, cut flowering stalks to the ground to permit all strength to be used in making root growth.
• Feed roses lightly, but avoid nitrogen fertilizers. Do not prune now. Keep up spraying program and water deeply.
• Remove dead foliage and plant debris to help eradicate insects and disease organisms. Thin out and transfer volunteer seedlings. Beds made now
will benefit by weathering before being planted. If soil is heavy, dig six inches deep, leave rough, cover with gymsum and strawy manure, water and
allow to mellow.
• Bananas are more likely to bear fruit if the trunk does not die back in winter. Cut banana stalks back to six feet, wrap with newspaper and burlap.
• Continue mulching for winter. Build up a thick top mulch to protect roots from freezing and winter drying. Don’t throw away those pine tree needles;
they make great acidic mulch for azaleas, gardenias and next Spring’s impatiens.
• Place pansies in beds after weather has cooled. Use a little blood meat mixed in soil under each plant.
• Now is the best time to plant trees and shrubs.
