In the early part of 2019, we had news outlets reporting

doom and gloom for the Sydney property market, that

buyers had all but disappeared and prices were tumbling.

Yet here we are today enjoying an abundance of buyers

flocking into the market, banks loosening their hold over

lending and properties selling like hot cakes!

– just recently 26 families came through a Premiere

Open Home and the property was sold within two days!

That same week, we had a further five homes go Under

Contract and a prestige property that had been on the

market for some time was suddenly snapped up by a

keen buyer.

Ambient Lighting

Adding a floor lamp or table lamp in your living

area is a great way to make a house feel like a

home. Perfect to be used day and night, they

provide a much softer glow than a typical ceiling

light. We always recommend using warm white

light globes as they really soften the mood within

the home.

If you’re like many of us and can’t keep a cactus

alive, then faux plants are the way to go! When

buying faux plants, it’s a worthwhile investment

to purchase high quality, real looking plants.

Remember, quality over quantity.


There’s nothing like introducing a rug to make

a space feel warm and welcoming in an instant.

We absolutely love jute rugs for their durability

(great for not looking dirty, particularly with pets),

and they work beautifully in a range of homes.

Alternatively, a woolen rug is luxurious underfoot

and there are a variety of styles and patterns

to choose from. We usually recommend opting

for a simple pattern, sometimes less is more.

Remember, the larger the rug, the larger the room

will look!

Sheer Curtains

This would have to be one of our favourite ways

to make a home feel light and airy. We love how

they gently move in the breeze, how they soften

sunlight coming into your home, and how they

also provide a small amount of privacy. We love

white or off white in colour, as it works perfectly

with most houses. For an inexpensive option,

consider the sheer curtains from Ikea, they’re

approximately $70.00 for a pair – you won’t be



Fresh or faux, the options with greenery are

endless! If you’ve got a green thumb, real plants

really do look beautiful! A large Travellers Palm,

Fiddle Leaf Fig or freshly cut Dollar Gum in a vase

is a lovely way to add freshness into your home.


We love a good mirror to brighten a space! We

recommend placing a mirror within a room to

reflect a pleasant view outside. For a timeless look,

opt for a simple frame that isn’t too decorative.

Whatever you do, don’t place a mirror directly

opposite the front door, it pushes away all the

good energy that’s entering the home.

Festive Shortbread

A delicious family-favourite the kids can make with you!


125g butter, softened

150g caster sugar

1 egg

300g plain flour

1 x packet of lollipops


1. Line two baking trays with baking paper.

2. Pre-heat oven to 180 ⁰C.

3. Beat sugar and butter in a bowl using an

electric mixer until creamy. Add egg and beat

lightly. Stir in flour and mix well.

4. Turn mixture onto a floured surface and

knead until smooth. Wrap in plastic wrap and

place in fridge for approx. 15 minutes.

5. Remove the wrappers from lollipops.

Separate colours, place into separate bags

and use a rolling pin to finely crush.

6. Remove dough from the fridge, roll out

onto a lightly floured surface to approx. 3 mm

thick. Use a Christmas cookie cutter and cut

out desired shapes.

7. Place shapes on lined trays then use a

small knife or smaller cookie cutter to cut out

small shapes inside the cookie shapes. Bake

for approx. 7 minutes or until lightly brown.

8. Remove and fill each shape with a

sprinkle of crushed lollies. Bake for a further

2 minutes or until crushed lollies melt and

biscuit is golden brown. Remove from oven.

Set aside on trays to cool.

Hot Tips for Tenants!

The warm weather is here and while you may be relishing the long hot days, it’s also a great

opportunity to keep a list of “to-dos” on your fridge to help ensure you have a stress-free summer

as a tenant! Here’s 2 hot tips:

1. If you’re leasing a rural property with tank

water, did you know it’s your responsibility to

top up the tank? Drought conditions means less

rainwater in tanks, so put a note in your calendar

to regularly check your water tank levels. If you

see your levels are getting low, book a water

delivery truck well in advance so you don’t run


2. Drought conditions and ongoing

development in the Macarthur area has seen an

increase in native wildlife moving through some

suburbs, including snakes. To help keep snakes

away from a property you are leasing: Keep

your lawns regularly mown and your gardens

well-maintained and free of weeds. Ensure your

property is free of rubbish and rats/mice. If you

do spot a snake on your property, stay calm and

don’t provoke it. All native snakes in NSW are

protected under the National Parks & Wildlife Act

and only licensed snake collectors can remove

snakes from a private property.

Ladder to Success!

One of our longest serving staff members has just completed seven years with the United Team,

and she is only 22! Belinda Caprin started out in our former Casula office in 2012, working on

reception every Saturday as a Junior Administration Assistant. Over the years, she has diligently

worked up the ranks into her dream job – a full time Property Manager! Congratulations Belinda!

Q: What was your first role at United Realty?

A: I started working at the Casula office on

Saturdays with United at the end of 2012 when

I was 14. I folded letters, created key tags,

did filing, general office cleaning and helped

the agents with anything they needed. Once I

graduated from year 12, I started working full

time between The Oaks and Bringelly offices.

Q: What have your roles been at United over

the years?

A: Junior Administration roles, then I worked up

to the Database Marketing Coordinator role and

Private Treaty Files Coordinator. I have always

wanted to work in Property Management, so I

worked my way into the Property Management

Team on a part time basis and moved into

Property Management full time in 2019.

Q: What’s the advantage of having worked

for one company for so many years?

A: I feel as though I have a very good

understanding of how the whole office works in

every aspect as I have

been trained in most

job roles.

Q: Do you own

property yourself?

A: Yes, an investment

property up near

Newcastle. Working

in real estate makes
