Social entrepreneur Nick Hartwright launched the first hotel of its kind; an artsled<br />

social enterprise which opened in June 2016. Offering affordable<br />

workspace for artists and creative enterprises. 18 months down line, Anthony<br />

speaks to General Manager Rahman Arshad and PR Manager Dan Turner<br />

about the eye catching art deco building – the Green Rooms.<br />

Tell us how it all started.<br />

Dan: Okay. I guess, I should say that I'm<br />

very much speaking for Nick on this one.<br />

He started a business called The Mill Co.<br />

Project in 2010. He needed some workspace<br />

and took a derelict warehouse in Hackney.<br />

From there, the business grew very quickly<br />

and Nick became a provider of affordable<br />

workspace. I think it was early 2015, Nick<br />

had a meeting across the road in the<br />

Council offices, and he was actually talking<br />

about another site in Tottenham that he<br />

wanted to take on, to provide workspace.<br />

He saw this building out of the window and<br />

basically said, "What is that over there? That<br />

amazing art deco building."<br />

Then, with the help of <strong>Haringey</strong> council<br />

who are and were very progressive along<br />

with help of the GLA and some money<br />

from private investors, it all came together<br />

and yes, Green Rooms, went from there<br />

really.<br />

And as for the whole idea, is it only for<br />

creatives and artists?<br />

Dan: Certainly one of the reasons why<br />

Nick set the place up was that artists don't<br />

have very much money when they’re<br />

starting out. But we're very much open to<br />

everybody. And I think the lovely thing is<br />

that you will see things here and meet<br />

people here, that perhaps you wouldn't<br />

elsewhere.<br />

Why is a place like this so important for<br />

people in the creative industry?<br />

Dan: It's a tough industry to make your way<br />

in and invariably they need to be in London.<br />

And there aren't many options. For example,<br />

you’ve got a big theatre in town where<br />

they’re putting on a show and they need to<br />

bring in 20 or 30 people to work on that<br />

show for a three or four-month run, where<br />

do you put them?<br />

In the past, they would have put them in<br />

private digs, or they have to use Airbnb’s.<br />

Here we could put a whole group in our<br />

dorms, and while they're here they might<br />

meet other people that are doing really cool<br />

stuff and new ideas will be sparked and that<br />

kind of thing.<br />

Green Rooms is keen to be at the heart<br />

of the local community. What's your<br />

plans, what ideas have you got to do<br />

that?<br />

Rahman: Well for me, I think, there's<br />

already so much to be proud of. The work<br />

not ready to move into permanent<br />

premises." It's that bit in the middle where<br />

it's like, "Well, this is a great testing ground."<br />

Rahman: And for so many people having<br />

premises is too far out of reach. And<br />

actually, that's what we can provide and give<br />

them, that helping hand along the way. Then<br />

when they do leave us we give continued<br />

support to them so they can move on and<br />

be successful in their venture.<br />

How many businesses have you had run<br />

the kitchen so far?<br />

we do with the art exhibitions that we've put<br />

on and supporting local artists. Our comedy<br />

nights and music nights, they’re really<br />

gaining popularity in the area. Green Rooms<br />

is somewhere where people come, relax, stay<br />

overnight, if they would like to and really<br />

congregate and share ideas.<br />

You are also helping people to launch<br />

their food businesses by running your<br />

kitchen for a few months. What type of<br />

businesses are you looking for?<br />

Dan: They’ve got to be at a point in their<br />

business where they've shown that it’s<br />

successful, whether that is with a pop-up or<br />

a food truck or whatever. We give them that<br />

chance to see if it actually is viable. I think<br />

what we offer is that stepping stone, that<br />

middle ground between "I’ve got the<br />

beginning to a really good business. But I'm<br />

Dan: I think we're now on our fourth. A<br />

guy called Esteban who actually lives in<br />

Wood Green was the first one. He worked<br />

really hard and at the end of it he was like,<br />

"Well, these numbers stack up. I can make a<br />

business out of this." I think he's now<br />

looking for permanent premises to set up<br />

Colombian Street Kitchen. We kind of say<br />

to anybody in the area who has a<br />

burgeoning food business ‘come and talk to<br />

us, come in and show us what you've got’.<br />

We're open to ideas really.<br />

Brilliant. Lastly, in five years time, what<br />

are people in the local community going<br />

to say about Green Rooms?<br />

Rahman: I want people to say, it's the place<br />

to be. I think Green Rooms can become a<br />

real hub for people in Wood Green and<br />

really become a symbol for the area as a<br />

place to go and enjoy and have a good time.<br />

And actually also we really, really encourage<br />

people to come and use the environment to<br />

do their work and have a nice atmosphere to<br />

relax and get some work done, share ideas<br />

and that kind of thing. I think it really can<br />

become a symbol of the area.<br />

Plug into Electric Vehicles<br />

September saw a series of events by<br />

<strong>Haringey</strong> Council’s Wood Green<br />

Neighbourhood of the Future programme,<br />

aimed at encouraging the uptake of electric<br />

vehicles.<br />

<strong>Haringey</strong> is one of six boroughs awarded<br />

funding from TFL and the Mayor of<br />

London and whilst the focus of the project<br />

is in Wood Green, there are plans to<br />

increase the number of electric charging<br />

points throughout the borough.<br />

Businesses located in, or regularly driving<br />

through Wood Green are invited to find out<br />

more about switching to electric vehicles.<br />

The project area is based between Wood<br />

Green and Turnpike Lane underground<br />

stations, which will fit in nicely with other<br />

Wood Green initiatives such as the BID, if<br />

successful (see page 24) and the overall Area<br />

Action Plan.<br />

<strong>Haringey</strong> Council’s Carbon Management<br />

Officer Gill Cox organised the very<br />

informative event, supported by TFL, The<br />

Energy Savings Trust, electric vehicle<br />

manufacturers and charging network<br />

operators; highlighting the benefits of EV<br />

from an operational, practical and financial<br />

perspective. The evening event was<br />

preceded by a display of electric vehicles on<br />

Wood Green High Road (Spouters Corner);<br />

the public were treated to the delights and<br />

insights of the: Vmoto scooters, BMW,<br />

Peugeot/Citroen, Mitsubishi Outlander,<br />

BPL/Bluecity, Drivenow BMWi3 & Nissan<br />

Leaf and Nissan NV200 electric vehicles.<br />

Wood Green businesses and residents can<br />

currently trial an electric vehicle, absolutely<br />

free for up to one week. Vehicles currently<br />

available are: the Nissan Leaf – (car),<br />

Peugeot Partner Electric – (van) and the<br />

Citroen Berlingo Electric – (van). Drivers<br />

will need to hold a full driving licence and<br />

adhere to insurance requirements. Trials are<br />

subject to vehicle availability.<br />

Ambitious plans to increase the uptake of<br />

electric vehicles will see the expansion of<br />

the installation of charging infrastructure;<br />

including a rapid charging taxi rank and<br />

electrifying all car club bays in Wood Green.<br />

There are also much more engagement<br />

activities on the way for you to get involved<br />

Setting up a business? When<br />

should you get premises?<br />

Anthony meets with The Mall Wood Green's general<br />

manager Michael Thompson for a chat and some advice.<br />

For a small retail business, what would<br />

you advise for them to get started?<br />

For people starting out in business selling a<br />

product or a service, somewhere like the<br />

Market Hall is the right place to do it. First<br />

of all, businesses are charged weekly rent<br />

for their unit and that is easier to manage. If<br />

you go to rent a shop, by and large, you have<br />

large overheads and have to take on a lease.<br />

You're committed for a long period and you<br />

have to invest more money. Normally you'd<br />

have to also provide a large deposit. You do<br />

pay a deposit for the Market Hall, but it's<br />

not quite so much. More often than not,<br />

with a shop you will also have to pay three<br />

months in advance and you've also got large<br />

set up costs. You really do need to have a lot<br />

of confidence in your business going down<br />

the shop route.<br />

For the person who maybe starts<br />

hairdressing and they're using the front<br />

room in their house and then feel the<br />

demand has exceeded that, the next step<br />

would be to look for premises. You've then<br />

got to work out how much you're willing to<br />

pay. Now essentially, in what we call the<br />

highest footfall areas within any area,<br />

attracts the highest rent. So, going back to<br />

our hairdresser, can a hairdresser afford to<br />

be in the highest footfall next door to<br />

Primark or Superdrug? For a small business<br />

person setting up, a cheaper position in a<br />

lower footfall area may be a better option<br />

and if you've got a good service or product<br />

to sell, people will find you.<br />

There are ways and means of hitting the<br />

higher footfall areas without committing too<br />

much capital. You can use what we call the<br />

retail merchandising units that we have in<br />

the centre of the mall; they're done on a<br />

weekly basis. This way you can test your<br />

concept before committing yourself to a<br />

long lease.<br />

Working within a mall, in a local area,<br />

sometimes what we have found is that<br />

people come along and they just think, "Well<br />

if I sell something I'm bound to make lots<br />

of money." They don't have any belief in<br />

the product they're selling. Quite often we've<br />

said, particularly in the Market Hall, that<br />

they cannot sell a specific product because<br />

someone else is doing the same thing; we try<br />

to ensure there's a mix among them. Then<br />

they ask us what they should sell. But it’s not<br />

for us to say. We wouldn’t take anyone who<br />

didn’t have belief in their product or know<br />

what they wanted to sell.<br />

You talked about people coming in<br />

without any real vision and almost<br />

asking you what they should sell.<br />

What other mistakes have start up<br />

usinesses coming into the mall<br />

made?<br />

I can tell you and this happens with bigger<br />

companies as well; not doing their market<br />

research. It’s the person who thinks, "I like<br />

this product, so everybody else is going to<br />

like this product." It’s the person who agrees<br />

to pay a rent and they haven't really checked<br />

to see the footfall, the customer profile or<br />

the mix there. What we've seen is<br />

sometimes people are given an<br />

opportunity and they rush<br />

into it ill prepared and<br />

those are the ones who<br />

don't succeed.<br />

Can you clearly<br />

see the writing on<br />

the wall with some<br />

people?<br />

Yes, you keep on<br />

saying, "Have you<br />

thought of this, have you<br />

thought of that?" And they say<br />

"Yes, yes." Sometimes you end up<br />

questioning yourself, but generally speaking<br />

you find that these are the ones who don't<br />

succeed.<br />

What do you make of the shops within<br />

shops on the high road? For example a<br />

phone shop leading into a nail bar?<br />

"For a small business<br />

or product to sell, people<br />

will find you."<br />

opportunities to the nail bar person and the<br />

mobile phone person to set up at a<br />

reasonable cost. The interesing thing is this<br />

is small businesses setting up in higher<br />

footfall areas. In fact we've got some<br />

struggling shops here and we've suggested<br />

that some of them think of making better<br />

use of their backspace.<br />

What I would say, is the classic small<br />

business that has succeeded is Nails by<br />

Heena. The Market Hall should<br />

be incubation for small<br />

businesses and we hope<br />

that they will have the<br />

ambition to step into<br />

a big shop. But very<br />

few have done so; in<br />

fact really none of<br />

them have. Heena<br />

came in here and she<br />

set up in front of the<br />

big boarding we had<br />

whilst we were preparing<br />

the store for Primark.<br />

Again, this is where we're<br />

entrepreneurial. She set up with a<br />

store outside that boarding probably in 2008<br />

and now she has got three establishments<br />

within the shopping centre, one in the<br />

Market Hall, one on the bridge and one<br />

down below me. She's also got six or seven<br />

other shops scattered around North<br />

London.<br />

You have to admire the entrepreneurial<br />

spirit. If it didn't work these businesses<br />

would not be there. In some respects it<br />

almost completes the circle that we were<br />

talking about that they are probably small<br />

businesses, the occupancy costs are<br />

probably small and the overall landlord is<br />

making best use of the space. He's giving<br />

What type of business is more likely to<br />

do well in the current climate?<br />

Over a number of years we've been trying to<br />

encourage people to sell a service. We like to<br />

think we're quite far-sighted and we can see<br />

that the demand for people buying things is<br />

on the decline but people want services.<br />

Mauritius Paradise's<br />

secret to success<br />

Situated in the Market Hall in The Mall Wood Green, Mauritian<br />

Paradise has become a popular eatery for many. Anthony catches<br />

up with Kevin, one half of the successful business duo.<br />

Kevin, tell me a little bit about the<br />

business.<br />

We've been open for the past nine years<br />

now. We opened the business to provide for<br />

the Mauritian community, to cater for their<br />

needs. We started very small in the<br />

beginning and we've been growing for the<br />

past nine years and we've been awarded a<br />

couple of times for the best Mauritian<br />

restaurant in the UK.<br />

People know us all over England because<br />

we cater anywhere, outside London, as well.<br />

We have diversified the Mauritian cuisine.<br />

We don't only have the Mauritian<br />

community that comes here; we've got<br />

other local communities as well that come.<br />

We provide a good quality service, good<br />

customer service, good food, and our<br />

customers always leave here with great<br />

satisfaction.<br />

Fantastic, and what were you doing<br />

before you opened a restaurant?<br />

What was your background?<br />

I used to work as a Care Manager and my<br />

wife Anusha used to work for the Ministry<br />

of Justice. I now look after the marketing,<br />

customer service and manage catering,<br />

weddings, contracts with the Council and<br />

other stuff.<br />

We do a lot, 13-14 weddings a year. We<br />

provide venues, we do events, and we do<br />

festivals. We’ve got a lot of people that<br />

come here and enjoy themselves. Good<br />

food, good music. That's what we provide.<br />

What's been the secret of your<br />

success?<br />

It's the chef herself, my wife Anusha; she<br />

learnt the cuisine from her Mom, and that's<br />

the quality she brings here. There are a lot<br />

of top chefs that can't do that. Anusha’s got<br />

a lot of knowledge about cooking, because<br />

she learnt it from scratch. It's like<br />

homemade food. There's nothing<br />

commercial that we do here. It's all<br />

homemade. We don't cut corners. The main<br />

secret is really my wife. She's the main<br />

person in the business. If she's not here, the<br />

business doesn't work.<br />

What made you choose Wood<br />

Green?<br />

We've lived in Wood Green for years, and<br />

we noticed that there was no Mauritian<br />

restaurant. The only one that we knew of<br />

was in Leyton. So we took a gamble. It was<br />

very surprising, because on the first day we<br />

opened the business, we had more than 800,<br />

900 people turn out. After three, four hours<br />

we had to shut because there were no plates<br />

and we could not cope.<br />

You talk about doing council events<br />

and you do weddings. How do you<br />

get these contracts?<br />

Most of them come to me. My website has<br />

been under construction for the past three<br />

years. We haven't had time to look at it<br />

really, but word of mouth spreads so fast.<br />

And with regards to the council it's the same<br />

thing. One of the council staff came to us<br />

to eat food and boom that's it. Every<br />

conference, every seminar they have, we<br />

provide the food. Some days, there are 40<br />

people, 10 people, 30 people. It's been about<br />

three, four years now we've been catering<br />

for them. No issues, no problem, they love<br />

the food.<br />

What advice would you give to<br />

somebody who’s going into business<br />

now?<br />

Be honest with yourself. Don't cut corners<br />

and strive hard. Perseverance is very<br />

important. You'll face challenges when you<br />

have your own business. A lot of challenges<br />

where you have to persevere. By persevering<br />

you get better, you get stronger. Whatever<br />

breaks you down will lift you higher. We’ve<br />

had a lot of new people that want to open a<br />

food business go to the council and for<br />

some reason they say go and see Kevin. He<br />

will advise you. We've been helping a lot of<br />

people, advising a lot of people. We don't<br />

keep everything to ourselves, except the<br />

recipes.<br />

So you're almost the bench mark.<br />

When people want to come into the<br />

area, they know that you know how<br />

to make it work.<br />

Yes. It's amazing because I've been to a lot<br />

of places around England, even in France<br />

and a lot of people say oh yes we've heard<br />

about this place, we know about this place.<br />

What's been your biggest challenge<br />

that you can think of ? What's been<br />

the hardest thing you've had to<br />

overcome in getting the business up<br />

and running successfully?<br />

Family life. You have to look after your<br />

children. It's highly demanding, this job.<br />

Whether you’re well or not well, you have to<br />

be at work. We have two young children and<br />

we have to give them what they need in life.<br />

You can't ignore them because of the<br />

business. People say money is everything,<br />

but for us money is important, but family<br />

life is more important. We have to strive<br />

hard and work hard for them as well. It's<br />

hard to find the time, but we find it.<br />

McDonald's Franchisee<br />

Harry Rashid to talk about<br />

all things business and<br />

communtiy.<br />

Harry Rashid<br />

I'm going to talk to you first and<br />

foremost about your experience starting<br />

off in McDonald's Fleet Street. What<br />

was it like?<br />

It was hard work. I started off as a trainee<br />

manager after finishing my degree in<br />

Business Hospitality Management. As part<br />

of my training, I had to work in every single<br />

station and every area in the store. I had to<br />

learn how the restaurant operated. A lot of<br />

people expect the managers to come in and<br />

wear a shirt and tie. It wasn't like that. I was<br />

in the crew uniform working alongside crew.<br />

The reason why I am excited about<br />

McDonald's is not just because of the<br />

time I spent there, which was a blast. I'd<br />

say it was the first time I really<br />

understood business because I realised<br />

that you can take something as ordinary<br />

as hamburgers and fries, and you can<br />

build something absolutely amazing.<br />

When you came in to McDonald's, was<br />

it a long term plan or was it something<br />

that came up? How did it happen?<br />

"<br />

It was a short-term plan, to be honest. I had<br />

this little master plan of<br />

going and working in<br />

hotels around the world,<br />

getting to see the world as<br />

well as working and<br />

making some money. But<br />

within a couple of<br />

months I just got the bug<br />

and I thought, "Right.<br />

This is where I want to<br />

be. This is my long-term<br />

future."<br />

And how did that future unfold?<br />

I moved up the ranks very quickly. Within a<br />

year of joining McDonald's, I became a<br />

store manager. A couple of years later, I was<br />

given the opportunity of running Leicester<br />

Square, which is one of the busiest<br />

restaurants in the country. I remember in<br />

those days, we used to take about £3500,<br />

between 3 and 4am when all the clubs used<br />

to kick out. And then about three years after<br />

joining McDonald's, I became an area<br />

manager, looking after seven restaurants in<br />

what we called Theatreland at that time;<br />

Shaftesbury Avenue, Regent Street, Leicester<br />

Square, Strand and a bit of Oxford Street. A<br />

few years after that I became a regional<br />

manager. That was my last post where I<br />

looked after 40 restaurants and had over<br />

three and half thousand employees, starting<br />

I had this little master plan of<br />

going and working in hotels<br />

around the world, getting to see<br />

world the as well as working<br />

and making some money. But<br />

within a couple of months I just<br />

got the bug and I thought,<br />

'Right. This is where I want to<br />

be. This is my long-term future.'<br />

Yarmouth. It was kind of a long stretch, but<br />

just having that kind of responsibility and to<br />

be given that opportunity was absolutely<br />

amazing.<br />

Our readers are people who want to<br />

make the transition to having a business<br />

of their own. That's effectively what<br />

you've done with<br />

McDonald's. At<br />

what point did you<br />

start thinking about<br />

going down the<br />

franchisee route?<br />

For about four or five<br />

years prior to me<br />

becoming a regional<br />

manager, I was<br />

working in the<br />

franchisee department<br />

in head office where I’d go and work<br />

alongside franchisees supporting their<br />

businesses. And that's where I really<br />

thought, "Okay. I'll continue with my career,<br />

but I want to become a franchisee in the<br />

long term."<br />

So you moved from supervising 40<br />

restaurants, to owning a restaurant<br />

which first and foremost meant putting<br />

your hands in your pocket. How deep<br />

did you have to put your hands into your<br />

pockets?<br />

Very deep. [laughs] McDonald's restaurants<br />

are not cheap, but McDonald's do support<br />

you. All the information is available online,<br />

but a typical figure for a franchise restaurant<br />

starts from about £125,000 on-wards. You<br />

have to put 25% up and then the remaining,<br />

we've got some really good deals with the<br />

top four banks and they'll lend you the<br />

money for the rest of it.<br />

step out into the community and get<br />

yourself involved. Why is that?<br />

What did you have to go through to get<br />

the restaurant up and running?<br />

McDonald's gives you a restaurant that is<br />

already trading. So you have the employees,<br />

you have the management staff in there and<br />

so on. But you still have to make sure that<br />

you’ve got an employment loan, everything<br />

that you'll be doing,<br />

employee handbooks,<br />

salary handbooks, and all<br />

that. But again, you get<br />

support from<br />

McDonald's on that.<br />

But what I found really<br />

challenging was just<br />

having to go out there<br />

and meet up with the<br />

suppliers, and meet up<br />

with the banks, and the<br />

solicitors and everything<br />

"<br />

else. That was kind of hard work because<br />

everyone wants you to have your business<br />

plan ready. Even though I’d been in the<br />

business for nearly 20 years, I still had to<br />

show them what I was going to do, and<br />

how I was going to operate the business<br />

and move it forward.<br />

But again, there is support available. Not<br />

only from within McDonald's itself, but<br />

also from individuals like yourself with the<br />

drop in sessions that you do. That's a really<br />

good insight on how to put together and set<br />

up yourself in business.<br />

opportunities to the local<br />

school, I'm in<br />

negotiations with sponsoring a couple of<br />

local football teams, as well as giving coffee<br />

grounds to the local allotments twice a<br />

week.<br />

That’s great. Okay, you're in <strong>Haringey</strong>,<br />

you've got your restaurants, you're<br />

reaching out, you're working with the<br />

community, what's your next step?<br />

Next step is to expand. I want to move on<br />

to having at least anything between five to<br />

10 restaurants in the future. That will then<br />

again allow more opportunities within my<br />

organization for my employees. We're<br />

offering apprenticeships, as well as level 3<br />

hospitality and hopefully, at some point next<br />

year, we'll offer our employees a degree as<br />

well in Hospitality Management working<br />

with Manchester University. But, also as I<br />

get more stores, I'll be able to offer more<br />

opportunities to my employees so they can<br />

grow as well.<br />

In talking to you, I like the way you talk<br />

because when you speak about<br />

McDonald's, you use the term "we".<br />

There are other franchisees for other<br />

businesses that I've met, but they don't<br />

take ownership.<br />

Absolutely. In McDonald's, there's<br />

something what we call a three-legged stool.<br />

It’s the three legs of the<br />

stool, and what that is, it’s<br />

the company, it’s the<br />

suppliers, and it’s the<br />

franchisees, all of us<br />

working together to make<br />

the brand better. For me,<br />

20 years ago, I came to<br />

London to work for<br />

McDonald's with<br />

absolutely nothing. In 20<br />

years I met my wife in<br />

McDonald's who still<br />

works for McDonald's as a<br />

training officer. But not<br />

only that, I've managed to buy my own<br />

house in London, I've managed to now<br />

become a franchisee of McDonald's and<br />

that's all through hard work for myself. But<br />

also from McDonald's giving me the<br />

opportunity in the last 20 years as well.<br />

It's absolutely through<br />

hard work and sheer<br />

determination. Anything<br />

that comes in your way as<br />

an obstacle, you just have<br />

to find a way around it.<br />

Sometimes it doesn't<br />

work, but you know<br />

what? You then go back<br />

and try a different way.<br />

and you're doing it. You're making it<br />

happen. What's the difference between<br />

you and the people who say it can't be<br />

done?<br />

I hear a lot of that as well from my<br />

employees and I always say you can achieve<br />

anything that you want. You just have to put<br />

your heart, mind, and soul into it. When I<br />

joined McDonald's and I remember the area<br />

manager coming to see me in the second<br />

week and he said to me, "Where do you see<br />

yourself in five years?" and I said, "In your<br />

job." And he laughed at me and walked out<br />

the door. Well, within a year, I became a<br />

store manager. After a<br />

couple of years, I was<br />

managing the store<br />

manager. I became his boss,<br />

after he welcomed me on<br />

the first day that I started<br />

working for the company.<br />

Seriously, I love it.<br />

talk to me; they want to purchase a<br />

house in London, but say "I can't buy a<br />

house in London." They want to start a<br />

business, but say "I can't start a<br />

business in London." Here you are,<br />

from Yorkshire, coming into London,<br />

I've got a son who's 14 years old, my<br />

daughter is 9 and family have supported us<br />

as well. But as I said, if you want to do<br />

something in life, nothing is impossible.<br />

You can achieve anything as long as you put<br />

your heart and soul into it.<br />

Getting started<br />

in business<br />

Top biz guru Ron Holland shares his tips...<br />

Not so much what to start - but<br />

just start<br />

My best advice is not to dwell too long<br />

on what business to start, because I<br />

really do believe that to ‘analyse is to<br />

paralyse’. Best bet is usually to jump in<br />

at the deep end and start with the<br />

tools, resources and ideas that you<br />

have. You’ll be surprised as to how<br />

many doors then open for the person<br />

who has put his all in, opened a<br />

business and actually made a start –<br />

regardless. Adopt the attitude of ‘Do<br />

it Now!’<br />

Change and grow as you go along<br />

I am a great believer in having a<br />

business plan, but changing that plan<br />

as you go along to suit needs, market<br />

trends, interests, demand, goals and of<br />

course where you want to be heading<br />

in your life at that particular time. It’s<br />

perfectly acceptable to switch<br />

industries, change to a new business<br />

and go where the money is. Don’t get<br />

stuck in a rut trying to make some<br />

impossible business happen, especially<br />

if you can see the writing on the wall,<br />

or your gut instinct tells you that you<br />

are on the wrong path. Survival of the<br />

fittest in these tough economic times<br />

demands that you have to evolve and<br />

adapt.<br />

Put your head up to be shot at<br />

One of the most common traits that I<br />

come across is lack of self-confidence<br />

and the entrepreneur who ‘makes it<br />

big’ soon learns that he has to ‘put his<br />

head up to be shot at’. This may mean<br />

cold calling, asking friends or relatives<br />

for seed corn money, making that very<br />

first sale, committing to some stock<br />

that you can’t afford, getting out on a<br />

limb in one way shape or form.<br />

Everyone who has ever started a<br />

business knows that sometimes you<br />

just have to ‘bite the bullet’. My advice<br />

is to ‘bite’ it sooner rather than later<br />

and get started on a fantastic learning<br />

curve that is going to prove the most<br />

exciting roller coaster ride of your life<br />

– building your own business.<br />

OPM and OPN<br />

Much has been written on the subject<br />

of OPM, which of course is ‘other<br />

people’s money’ and many a successful<br />

usiness has been started with a small<br />

loan, particularly from the bank of Ma<br />

& Pa where often no interest is<br />

required and many times the loan<br />

doesn’t even have to be repaid. Myself,<br />

I prefer to write about and advise on<br />

OPN, which, if you haven’t already<br />

gathered is ‘other people’s noise’. I am<br />

a great believer in the powerful<br />

problem solving capability of your<br />

own brain (the Human Biocomputer)<br />

and to get this working effectively you<br />

will need long periods of Silence,<br />

Stillness and Solitude ($$$). Get rid of<br />

‘other people’s noise’ for once and for<br />

all; buy some ear-plugs, move to a<br />

quieter neighbourhood, do whatever it<br />

takes. Listen to what your brain is<br />

telling you. Stop the internal dialogue<br />

and you’ll hear the Eurekas! which are<br />

the big and small ideas and hunches<br />

and solutions that come from your<br />

subconscious mind, that will ultimately<br />

lead you to success. Noise Kills<br />

Genius! Remember where you heard it<br />

first!<br />

You don’t necessarily need money<br />

to start<br />

Capital is often a draw back, but the<br />

truth is that this is a mindset and a<br />

mental barrier that you need to<br />

overcome. Many times you can get the<br />

money, by going to the right source<br />

and at other times ‘actual money’ was<br />

not needed in the first place. Often<br />

what is needed is a great problem<br />

solving idea - a Eureka! Case in point<br />

is when I nearly went bust in the early<br />

seventies and ended up with seven<br />

empty motorcycle shops. Despite<br />

trying, I couldn’t get the money for<br />

replacement stock so I phoned every<br />

classified advert in the motorcycle<br />

papers and asked them to bring their<br />

machines in on a Sale or Return basis<br />

(SOR). If we sold the bike we<br />

collected a big fat commission and if<br />

we didn’t the owner took the bike<br />

away. I made thousands of phones<br />

calls and literally hundreds of<br />

motorcycles flooded in.<br />

You can’t do this without a mentor<br />

I have been fortunate enough as an<br />

entrepreneur, to attract to me some<br />

great mentors over the years and my<br />

advice is that you do the same. At the<br />

very least make it a point to talk to and<br />

pick the brains of as many people in<br />

your industry or sector, to see how<br />

they did it and in particular how they<br />

got started. You’ll often find that<br />

successful people love to guide, steer,<br />

motivate, advise and in general, put<br />

something back in.<br />

Business Improvement District<br />

rejuvenating Wood Green<br />

Wood Green, <strong>Haringey</strong>’s largest town centre,<br />

was once a classy shopping destination<br />

rivalling most high streets in the UK. We<br />

had some of the very best retail outlets and<br />

we were the talk of London. But sadly<br />

we’ve lost some key names from the high<br />

street and the area is in need of some love<br />

and attention.<br />

The Wood Green Business Forum and the<br />

council have long been looking at ways to<br />

improve the area and the shopping<br />

experience of those who live here and visit<br />

us. One of the initiatives taking shape at the<br />

moment is the Wood Green Business<br />

Improvement District, also known as the<br />

BID.<br />

The BID is a defined area in Wood Green,<br />

where businesses inside the zone make a<br />

financial contribution to improvements in<br />

the area.<br />

It can be set up by business rate payers, a<br />

person, a company or the local authority; in<br />

Wood Green’s case the latter has launched<br />

this initiative with local businesses jointly<br />

leading it.<br />

The defined area for the Wood Green BID<br />

starts from The Lord Nelson Pub, on<br />

Cranbrook Road at the north end of the<br />

High Road, including the Arriva Bus Garage<br />

on the west side. Heading south it includes<br />

Wood Green Underground Station and<br />

crossing over, still looking on the east side; it<br />

also includes all the businesses on Spouters<br />

Corner (The Vue Cinema, McDonald's, Sam<br />

99, Wetherspoons, Nandos, Sainsbury’s<br />

etc...) Incidentally the name Spouters<br />

Corner came from the area's prior use up<br />

until the 1950’s as an open air space used for<br />

speeches, rallies and informal political<br />

campaign meetings, much like Hyde Park’s<br />

speakers corner.<br />

Back to the BID, looking across the road on<br />

the west side the BID includes the Goose<br />

Pub and Morrisons and continues right<br />

down the High Road, including all shops<br />

and businesses on both sides of the road all<br />

the way down to Turnpike Lane.<br />

Within the defined BID area, a levy is<br />

charged on all business rate payers in<br />

addition to the business rates bill. This levy<br />

is used to develop projects and services that<br />

will benefit all the businesses within the area.<br />

When it comes down to how much each<br />

business within the BID will pay, the levy is<br />

simple. Businesses with a rateable value of<br />

£12,000 or over will have a levy of 1.25%,<br />

so a business with a rateable value of<br />

£12,000 will pay £150.00. Any business<br />

with a rateable value under £12,000 will be<br />

exempt; it is estimated that around 40% of<br />

the businesses within the BID will be<br />

exempt.<br />

Businesses that are subject to the levy, vote<br />

in a ballot. This determines whether the<br />

scheme goes ahead. A successful vote will<br />

be determined by two factors: 1. a majority<br />

of total votes cast and 2. a majority of<br />

rateable value of votes cast. Each business<br />

entitled to vote in the BID has one vote in<br />

respect of each property owned by them<br />

within the BID area, regardless of whether<br />

the property is occupied or not.<br />

There are currently 50 BID’s in London and<br />

250 in the UK. They last for a maximum of<br />

5 years and once the term is complete, the<br />

BID will cease, requiring a new ballot<br />

should the BID company want to continue<br />

activities.<br />

Business Improvement Districts can be a<br />

powerful tool for creating a form of joint<br />

venture between local businesses and the<br />

local authorities, allowing them to work<br />

together to make improvements to the local<br />

trading areas. Key improvements that the<br />

Wood Green BID are looking at are<br />

enhanced safety and security, raising Wood<br />

Green’s image as a shopping destination and<br />

a great place to visit; cleanliness is high on<br />

the list and also larger issues like traffic<br />

concerns, retail mix and new developments.<br />

There are no limits on what projects and<br />

services can be provided through the BID,<br />

so if you are within the BID area, it’s a great<br />

idea to start thinking of an additional<br />

service that you would like to see, not<br />

already provided by <strong>Haringey</strong> Council.<br />

A key point is that even though 40% of the<br />

businesses within the BID are exempt from<br />

the levy and voting, it doesn’t mean that<br />

they are not part of the BID; they can still<br />

play an active role and more importantly,<br />

they will benefit from all the improvements<br />

that the BID brings. So it’s a real<br />

opportunity for the smaller businesses to<br />

get involved and look at creative ways that<br />

the BID can help them, such as applying for<br />

match-grants for shop front improvements.<br />

The ballot for The Wood Green BID takes<br />

place in February 2018, with the planned<br />

start for the BID set for 1st July 2018. So<br />

get involved; join the steering group and<br />

help shape the proposals by giving feedback.<br />
