PREMARKET<br />

The impact of proper premarket preparation cannot be<br />

overstated.<br />

A Premarket property inspection - to reveal any<br />

unknown issues that could compromise the succesfful<br />

completion of future contracts.<br />

Evaluate aesthetic updates <strong>and</strong> upgrades or<br />

renovation if necessary. Flooring, hardware,<br />

appliances, fixtures, countertops <strong>and</strong> paint colors<br />

have incredible impact on time on market <strong>and</strong> offer<br />

purchase price.<br />

Staging is Not the same as interior design. Today's<br />

ON MARKET<br />

Showings will begin according the showing schedule<br />

agreed upon with your broker.<br />

Make sure to leave your home while it is being<br />

shown. Buyers are more comfortable discussing the<br />

property with a broker <strong>and</strong> envisioning themselves<br />

living there, if the owners are not present.<br />

All offers received with be presented to you by your<br />

broker along with an estimate of net proceeds <strong>and</strong><br />

outline of associated sellers' closing costs <strong>and</strong> any<br />

included in the Offer. (these include items such as<br />

personal property or home warranty or seller paid<br />

closing costs, if any)<br />

Once you have received <strong>and</strong> accepted an offer, that<br />

offer will include the following events <strong>and</strong> dates<br />

they are to be completed by:<br />

Appraisal<br />

Home Inspections<br />

Written Mortgage Approval<br />

Closing or Settlement Date<br />

Buyers Final Walk-Through<br />

(usually 24-48 hours prior to closing)<br />

Closing Process<br />

This <strong>Sellers</strong> <strong>Guide</strong> is not all inclusive but will provide<br />

<strong>Company</strong> selling process - from premarket to the<br />

closing table.<br />

CLOSING PROCESS<br />

Your broker will facilitate delivery <strong>and</strong> receipt of<br />

all necessary seller documents required by the<br />

closing attorney.<br />

The closing attorney will prepare documents to<br />

transfer the deed to the new owners.<br />

The closing attorney will calculate pro-rated<br />

property taxes, HOA dues <strong>and</strong> the payoff of your<br />

mortgage(s) if any.<br />

Once the final Closing Disclosures have been<br />

prepared, your broker will review them with you<br />

prior to the Closing appointment.<br />

You will to bring the following items with you to<br />

the Closing:<br />

Drivers License or Alternative Photo ID<br />

Your Checkbook<br />

(*if you would like the closing attorney's office to<br />

wire the proceeds to your bank account)<br />

All Keys to the home<br />

All Garage Door Openers<br />

Any Gate Passes for Community Amenities<br />

After Closing the attorney will wire the payoff of<br />

your mortgage to your mortgage holder.<br />

Approximately 2-3 weeks after Closing any<br />

excess funds in your escrow accounts will be sent<br />

back to you by your lender.<br />
