ur location —thanks to the tropics and westerly

winds that blow off the African coasts—

is a perfect landing pad for hurricanes. But

this also makes Florida’s insurance a industry

risky business. Because of the heightened risk of

property damage, many home insurance companies here

try to mitigate their losses through high premiums. But

that’s not the only way they can offload risk.

Many insurance providers can offer a lower rate

through the use of an endorsement, which is an amendment

to an insurance policy that changes the terms or

scope of a standard policy. This amendment often changes

the terms so that the homeowner shares more of the

risk. And this can work well for both parties—provided

the homeowner meets certain criteria. Otherwise, an endorsement

could leave a homeowner at even greater risk.

One of those endorsements that should be carefully

considered is the ‘Preferred Contractor Endorsement,’

which can lead to a frustrating claims process. The Preferred

Contractor Endorsement amends a policy so that

the insurance provider, rather than the homeowner,

chooses the contractor in the event of damage. Oftentimes,

this preferred contractor will be specifically named

in the policy. This endorsement means that when the insurance

company agrees that damages to your home are

covered under your policy, they can decide, at their discretion

when and how these damages are repaired.

There are several reasons why the Preferred Contractor

Endorsement could be a bad idea for many homeowners.

Firstly, it would mean that the homeowner would

have to pay their deductible in full before any repairs

begin, which can be tens of thousands of dollars, depending

on the policy. The homeowner would also have to

take on some risk, since the preferred contractors are not

ones they already know and trust. It is not uncommon for

faulty repairs done by the preferred contractors to lead to

even greater damages down the line.

If you decide to conduct repairs before the preferred

contractor can, fail to pay your deductible, or fail to give

the contractor access to your home, you open yourself up

to a windstorm of litigation.

Nevertheless, this endorsement might be a good idea

for homeowners who would prefer an expedited service

during the claims process, while speedier service is

not guaranteed, the insurer tends to move faster with a

Preferred Contractor Endorsement. It is suggested that

homeowners should only consider this endorsement if

they feel confident that they can pay their deductible in

full. This lowers the probability of a lawsuit down the line,

since you would be satisfying their duties under the policy.

The Preferred Contractor Endorsement would also

suit homeowners who are comfortable with taking on

some extra risk, as they would be giving up the right to

select their own contractor such as those who have experience

in home construction and who would be knowledgeable

about home repairs.

Finally, homeowners of new homes could benefit

from this endorsement, given that new constructions do

not tend to necessitate claims thanks to their unused and

updated features, including roofs and pipes.

If you are a homeowner looking for a lower policy premium,

and you meet the criteria above, then the Preferred

Contractor Endorsement might be an option for you. Be

sure to talk to your insurance agent to ensure you are binding

the right type of policy for you and your needs. But if
