The heat of summer has descended
on Central Florida in full force.
With scorching temperatures comes
the longing for days of cooling off
in pools and eating burgers and
hotdogs fresh off the grill. And, with
Father’s Day this weekend, more
and more dads are ready to don
their grill master aprons to serve up
their best barbecue. A little time and
elbow grease can ensure Dad’s perfectly
grilled chicken or steaks. Start
this summer with a clean grill, and
maintain it throughout the season.
What You’ll Need
• A long-handled wire brush. You
can also use wadded-up aluminum
foil to scrub away grease.
• A soapy mixture of warm water
and grease-cutting dish soap.
• A poultice of white vinegar
and baking soda for hard-to-clean
grease spots (if necessary).
• A bucket for soaking (if necessary).
Gas grills use a fuel source, such
as propane, butane or natural gas, to
cook food directly over a flame or by

to cook the food. Grilling produces
carbon deposits on every surface
of the grill, and grease and sauces
can stick to them, harboring bacteria
and making regular cleaning very
important. Inadequate cleaning can
also cause uneven heating and parts
to fail prematurely.

up the perfect summer
cookout.
Follow these steps to deep clean
your gas grill before the summer barbecue
season:
• Heat the grill to its peak temperature
for 15-30 minutes, and let
the heat singe off any stuck-on food
or grease.
• Turn the gas off, and disconnect
and remove the propane tank or gas
line.
• Remove components such
as control knobs, temperature
gauges and warming racks that
can be easily taken off, and clean
separately.
• Scrub the grill grates with a
long-handled wire brush, using a
grease-cutting dish soap mixed with
warm water. You can also remove
the grates and soak them in a bucket
of the soapy water for at least 30
minutes.
• Clean the burner tubes and
valves, making sure to remove any
blockages from the burner’s gas
ports and inside the valves.
• Replace disposable pans as
needed, and use the soapy water
to clean the grease-collection tray.
Remember, grease should never be
washed down the drain. Pour it into
an empty can or bottle, let it harden
and throw it away.
• Wipe out anything in the bottom
of the grill and off the lid. If you encounter
any peeling black flakes, this
is usually from carbon and grease,
and you may need to use a putty
knife to scrape it off.
• For any grease spots that can’t
be removed with the soapy water,
use a white vinegar and baking
soda poultice.
• Clean the outside of the grill
according to the material of your
grill.
• Wipe everything down with a
clean cloth, making sure to remove
any wire bristles that may have fallen
off the brush, and reattach any
parts you may have removed.
Cleaning During Each Use
• Use oil on the grates before you
grill to create a nonstick surface.
• Brush the grill grates before and
after each grilling session (food bits
are easier to remove when grates
are hot). You can use a grill brush or,
if you don’t have one, a wadded-up
piece of foil.
• Use dish soap and warm water
to clean the inside of the lid, heat deflectors,
heat plates and burners.
Charcoal grills burn either lump
coal or charcoal briquettes to cook
food. They have fewer parts compared
to gas grills but are just as important
to keep clean. They should
be cleaned after each use to keep
them in prime condition.
• Remove charcoal bricks and
ash once the grill has cooled.
• Clean inside of the grilling bowl
and lid with warm, soapy water.
Scrape off any carbon or grease
flakes.
• Scrub the grill grates with a
long-handled wire brush, using a
grease-cutting dish soap mixed with
warm water.
• Clean out the ash catcher.
No matter what type of grill you
have or how often you use it, it’s
essential to maintain its cleanliness
to keep it at its peak performance.
Take the time after each grilling session
to perform some upkeep, and
be sure to deep clean your grill at
least twice a year. This is the perfect
time to get your grill ready for the
summer season. With a clean grill,
everything cooks more evenly and at
the correct temperature, its parts last
longer, and your food tastes better
than ever. ª
Benjamin Franklin coined the
proverb “an ounce of prevention is worth
a pound of cure.” This holds especially
true when it comes to business between you
and others. Even a single dispute can ruin
your financial stability, friendships, and other
relationships. The days of closing a deal with a
handshake and a promise are over. A person’s
good word doesn’t carry the weight it once did. The world has changed. Today, we
are surrounded by high fashion, high tech, and a high rate of civil lawsuits. It’s up
to you to not be caught with your hand out without signed paperwork to back it up.
Avoid unnecessary heartaches and misunderstanding, if you agree to a promise
with someone and intend that the terms of the promise are meant to be binding,
write it down. Since memories fade, a written agreement, called a contract, is
essential.
Whether you are starting a business, a partnership, building a new home,
borrowing money, making a loan, the time to create the contract is before the
terms of your agreement begins. Decide what you want done ahead of time,
and if you change your mind about the terms discussed in your agreement, don’t
wait until there is a dispute to try and negotiate the circumstances of the change.
A carefully drafted written contract spells out your entire intentions and prevents
those with whom you entered into the agreement from unilaterally later changing
the arrangement at your expense.
Imagine if someone promised to pay you for doing some work without a
contract, such as a merchant who promises to buy your products if you travel to
France and bring your products with you, or if someone promises to transport your
possessions to another state subsequent to you having already relocated. Without a

Use Written Contracts, Not Handshakes or Promises

written agreement, a contract, how would you know whether the agreement
would be fulfilled, and if not, your only recourse would be to try to find the
culprits and find a way to punish them or perhaps tear away from them the
value of what you had lost?
Contracts are legally binding agreements. Attorneys often use the terms
“contract” and “agreement” interchangeably, but not just any agreement is a
legally binding contract.
A contract is formed by a meeting of the minds of at least two parties,
a mutual assent resulting from the expression of an offer by one and an
acceptance of precisely that offer by the other.
Remember, an offer has no effect if the other person does not accept
it. A mere discussion of the offer does not constitute acceptance. Negotiation
often leads people to believe that they can expect other people to commit
themselves to certain things, but until there has been an actual offer and a
clear acceptance, there has not been the necessary “meeting of minds”
to form a contract.
Following are a few tips for forming a contract.
• Write it down
• Be satisfied with your obligations
• Remember Murphy’s Law “anything that can go wrong will go wrong”
• Leave nothing out
• Cover all options
• Use clear language and try not to sound like a lawyer
• Define ambiguous terms
• Use terms consistently

beloved member
Holy Family Catholic Church
and the Diocese of Orlando recently
lost a valued member of their leadership.
Monsignor Fachtna Joseph
Harte passed away May 30 at
age 91. Monsignor Harte knew
from the age of 9 that he wanted
to serve the church. Born in Ireland,
he studied at Mound Melleray
Seminary County in Waterford and
All Hallows College in Dublin. He
was ordained to the priesthood for
the Diocese of Yamika, Washington,
in 1961.
In 1970, he moved to Orlando
to serve in the Diocese of Orlando,
where he was incardinated in 1973.
In 1975, he became the founding
pastor of the Holy Family Parish and
a member of the school board for
Bishop Moore Catholic High School,
where he was previously a teacher.
His new parish established a ministry
in four hotels as the center for
tourism ministry. Monsignor Harte
was named director of ministry to

tourists in 1980. He spearheaded
the project to build a church in the
theme park area, which became
the Basilica of the National
Shrine of Mary, Queen of the
Universe. He was appointed the
first rector of the shrine in 1992.
In 2003, he became chaplain to
his Holiness with the title of monsignor.
Monsignor Harte retired in
2007 but continued to serve with
the shrine. He was loved by many
and will be remembered for his commitment
and leadership in all of his
endeavors.

planning, zoning and

The city of Ocoee’s Development
Services Department has used
Sage, the e-portal system, to process
building permits and call
for inspections for several years.
Recently, officials updated the online
system to process requests for
planning and development review
processes. Since the online system
was in full operation prior to the
COVID-19 crisis, application reviews,
permitting and inspections
are currently running smoothly and
efficiently.

n Make ‘m Smile becomes
the Make ‘m Smile-fari
As a result of COVID-19,
organizers of the national
Nathaniel’s Hope nonprofit
searched out of the box to create
a totally unique event to celebrate
VIP kids of all ages and their
families.
This year’s 18th anniversary
Make ‘m Smile party, originally
planned to bring together the
traditional crowd of 40,000-
plus at downtown Orlando’s
Lake Eola Park, was canceled
due to the coronavirus, a significant
concern among the
medically fragile special needs
community. Organizers, however,
recognized the toll and extraordinary
stress level COVID-19
wrought on VIP kids and families
and felt it was more important
than ever to do something
to bring laughter and joy to this
community.
This year’s Make ‘m Smile event
was re-dubbed the “Make ‘m Smilefari.”
Instead of strolling around the
designated fun zones set up at Lake
Eola, up to 1,600 pre-registered VIP
families cruised caravan-style in the
comfort and safety of their own vehicles
through the Wild Florida park
in Kenansville, which Nathaniel’s
Hope rented for the day. VIP families
participated in a special scavenger
hunt and had the opportunity
to spot 150 exotic animals and native
Florida wildlife, all while being
warmly greeted by volunteers and
cheered on by special characters
at the 2-mile-long parade entry and
exit. Each car also received a special
safari basket bag that included
gift certificates for food venues
and attractions, bottled beverages,
packaged snacks and helpful community
resource listings.

They’re starting to graduate college
and enter the workforce. They
compose a whopping one-third of the
U.S. population. And, despite their
young ages, they’re eager to own a
home. No, we’re not talking about
millennials; instead, the focus is on
Generation Z — those born between
the mid-1990s and early 2010s.
Amazingly, 83% of this young
cohort plan on purchasing a home
during the next five years, per
PropertyShark data. A recent study
by TransUnion reveals that the number
of Gen Zers who now have a
mortgage increased by 112% — to
more than 319,000 — between the
second quarters of 2018 and 2019.
That may not sound like a large number
of mortgage holders, but consider
that the oldest among this group
are only in their early 20s.
What’s more, Gen Z appears to be
a different kind of buyer than Gen
Y and older homeowners. A new report
by Homes.com found that 58%
of Gen Z yearns to reside in diverse
communities versus only 12% who
prefer a homogenous neighborhood.

multifamily unit (5%), or condo (4%).
Among their list of wanted home amenities
are a backyard with a deck or
patio that offers entertainment options
ranked tops (54%), followed
by an open floor plan (rooms that
flow into each other; 44%), a garage
(41%) and hardwood floors. Not
as popular as expected among this
demographic are features like ecofriendly
designs/appliances (22%) or
smart home technology (17%).
Chris Oliver, the spokesperson
for Hauseit, an a la carte broker
services company, isn’t shocked by
these findings.
“Gen Z may be the most informed
generation we’ve ever seen when
it comes to homebuying,” he said.
“Because this generation grew up
with smartphones in the information
economy, they know more than ever
about the homebuying process before
they begin. We’ve seen more
and more young homebuyers who
have done their online research before
coming to us.”
Still, others were taken aback by
some of Gen Z’s home preferences.
“I found it surprising that, while
living in a diverse neighborhood
is their top priority, they also prefer
detached single-family homes,”
Brandon Marianne Lee, an
agent at Triplemint said. “In many
diverse areas, condos are the main
starter home.”
Also, “smart home technology taking
such a low place came as a surprise
to me, because I expected that
the integration of homes with new
technology would be higher on their
priority lists,” said Bryan Stoddard,
owner of Homewares Insider.
Melissa Yocum, owner of
Keystone Real Estate Team, said the
handful of Gen Z home shoppers
she’s represented are quite particular
about what they want.
“I’ve had two young couples who
turned down houses that checked
all their boxes except one: Neither
house had a fenced-in backyard for
their dogs,” she said. “No amount
of talking on my part could get them
to change their minds. I’ve also lost
potential Gen Z sales because a
kitchen wasn’t updated; the changes
they wanted were cosmetic, but they
still walked away.”
Mark Beal, Rutgers University
School of Communication and
Information’s assistant professor of
practice in public relations and author
of Decoding Gen Z (2018), has
a hard time believing that Gen Z is in
any hurry to claim a home and take
on a mortgage.
“Many are starting their first fulltime
jobs and paying rent and utilities
for the first time while also paying off
student loans,” he said. “Based on
my one-on-one interviews with Gen
Zers nationwide for my book, they
are in no rush to purchase a home.
They are prioritizing unique experiences
and travel over homebuying
while they are in their 20s.”
Once this generation is in a better
position to secure a home, they’ll
likely stay true to the preferences
they were polled about.
“They will look for communities of
diversity and inclusion,” Beal said.
“And they will look for places to live
that are within walking or cycling
distance to venues and events, including
restaurants, bars, museums,
theaters and other Instagram-able
experiences, where they can gather
and socialize with friends.”

one-third of renovation projects.
The findings echo trends reported

Can you help us get the word out?
This is as frontline as it gets. Matthew’s Hope is nearing a 40% increase in the number of people we are serving, tripling the number of visits
than pre-COVID-19! Our weekly inventory burn rate is now running 7 times what it was prior to this crisis. These numbers are overwhelming,
and we are now beginning to visually see the homeless of our community, around the community, as we are unable to hide them in plain
sight as we were prior to having to shut down showers, haircuts and our laundry service.
We hope to add back these services, by appointment, soon, but our resources are being stretched well beyond anything we believed
possible to keep up with.
Since this crisis began, Matthew’s Hope has distributed over 8,500 protective masks, over 80,000 pounds of nonperishable food, 58,000
personal hygiene items, 11,800 prepared meals and almost 9,200 items of clothing, and that is just a snapshot!
Our Bus has been converted into a moving pantry, distributing nonperishable foods, hygiene essentials and basic clothing needs. Our
Medical & Mental “Health Care” Team is visiting with each person, comforting, taking temperatures & blood pressures, and making sure
our homeless friends remain compliant on their medications, dress wounds, etc. A third Team is delivering warm, prepared breakfasts and
lunches sponsored by or prepared by some of our Community Partners.

same amount you may have otherwise purchased? Without you, we cannot continue to care for the homeless men, women and children
of our community.
