Welcome to New Hampshire’s Lakes Region! 

New Hampshire’s Lakes Region is one of the most stunningly 

beautiful places in the United States. It’s also easily accessible, 

as it’s less than two hours from Boston, Massachusetts, an 

hour from the Manchester-Boston Regional Airport, and 

within a day’s drive for millions of Americans.

Towering above the New Hampshire forests are majestic, 

often snowcapped mountains. The picturesque White 

Mountains cover about 25% of the state of New Hampshire, 

which boasts 182 peaks over 3,000 feet, including the famed 

6,288-foot Mount Washington, the highest mountain in the 

Northeastern United States. 

Then, there’s the water that links mountains and forests to 

the ocean. The Granite State hosts nearly 18 miles of Atlantic 

Ocean coastline, an astonishing 40,000 miles of rivers and 

streams, and 1,300 lakes and ponds, including the “Tahoe 

of the East,” Lake Winnipesaukee… which brings us to the 

Lakes Region. 

With 72 square miles of surface area and 288 miles of 

shoreline, Lake Winnipesaukee is New Hampshire’s largest 

and most famous lake. This jewel of the Lakes Region is 

surrounded by forested mountains and hosts more than 250 

islands. It takes hours to drive the mostly country lanes that 

encircle the “Big Lake” alone, but “Lakes Region” is plural for 

a reason. The region is home to 273 lakes, ponds, and rivers. 

Each water body is unique and offers a distinct personality,

Alton

Lakes Region 

Alton, NH 

Alton sits at the southern tip of Lake 

Winnipesaukee around the four-mile inlet 

known as Alton Bay. It spans 82 square 

miles, of which 19.3 square miles is water, 

comprising more than 23% of the town. 

This small, prosperous town of about 5,300 

residents offers many activities, including: 

hiking, golf, tennis, and fishing. Alton is 

close to major ski areas and has miles of 

cross country and snowmobile trails. It 

has a quaint village with craft festivals and 

town docking and is the southernmost 

port of call for the Mount Washington 

Cruise Ship. The town is home to Alton 

Bay State Forest, Mount Major State 

Forest, and the 1,780’ tall Mount Major, 

whose summit offers hikers unsurpassed 

views of Lake Winnipesaukee. 

Belmont, NH 

Ideal for working commuters, the approximately 

7,300 resident town of Belmont is 

easily accessible via Route 106 and I-93. 

Located 7 miles south of the Lakes Region’s 

largest city, (Laconia), Belmont is just 

24 miles north of Concord, the state capital. 

This central location offers convenient access 

from the Lakes Region to employment 

and business opportunities in populous 

southern New Hampshire. Belmont has 

waterfront on Lake Winnisquam, Silver 

Lake, and Sargent Lake, offering a variety 

of water sports activities. 

Bridgewater, NH 

Bridgewater, a town of about 1,000 residents, 

is located in Grafton County on 

the eastern shore of 4,105-acre Newfound 

Lake, a popular summer destination in New 

Hampshire. Bridgewater is a low property 

tax town, which is an important consideration 

when relocating or purchasing real 

estate. Recreational opportunities and facilities 

include municipal parks, campgrounds, 

fishing, hunting, boating, snowmobile trails, 

bicycle trails, cross-country skiing, and a 

beach/waterfront recreation area. 

Ashland 

Ashland, NH 

Ashland is a town of about two thousand 

residents in Grafton County. Home to 

Scribner-Fellows State Forest, Ashland 

is located near the geographical center of 

New Hampshire, at the southern edge of 

the White Mountain National Forest, and 

is bordered on the west by the Pemigewasset 

River, and to the east by Little Squam 

Lake, a popular summer destination and 

original filming location of the movie “On 

Golden Pond.” Recreational opportunities 

and facilities include municipal parks, 

fishing, hunting, boating, camping, snowmobile 

trails, golf courses, museums, and 

tennis courts. 

Barnstead, NH 

Barnstead a rural NH town, home to 

the Suncook Lakes, Halfmoon Lake, and 

Locke Lake. Barnstead has an abundance 

of natural beauty with woodlands, lakes 

and agricultural farms. There are many 

year-round activities including snowmobiling, 

hiking, kayaking, canoeing and 

fishing. 

Bristol, NH 

Bristol is a town of about 3,000 residents. It covers 22.4 square miles, of 

which 23.43% (5.3 square miles) is water. Bristol borders the Pemigewasset 

River, the Smith River, and the Newfound River. Bristol is also one of the 

towns that border Newfound Lake, which has been a tourist destination 

since the mid-19th century and is known as one of the cleanest lakes in 

New Hampshire and the nation. Recreational facilities and opportunities 

include municipal parks, tennis courts, snowmobile trails, cross-country 

skiing, bicycling trails, campgrounds, fishing, hunting, boating, a beach/ 

waterfront recreation area, and Wellington State Park.

Center Harbor 

Center Harbor, NH 

This scenic resort town of about 1,000 

residents features shoreline on Lake 

Winnipesaukee and Squam Lake, New 

Hampshire’s 1st and 2nd largest lakes, 

respectively. More than 19% of the town’s 

16.5 square miles is water. The town is 

centrally located between Meredith and 

Moultonborough harbors (hence the name 

Center Harbor) on Winnipesaukee, boasts 

the beautiful 18-hole Waukewan Country 

Club, and offers easy access to not only 

lakes but the White Mountains for the utmost 

in four-season beauty and enjoyment. 

Franklin, NH 

Franklin has a small-town feel but is considered 

a city with about 8,400 residents. It 

is situated at the confluence of the Pemigewasset 

and Winnipesaukee rivers, at the 

headwaters of the Merrimack River, and 

is host to 606 acre Webster Lake. Famed 

Congressman and Secretary of State Daniel 

Webster was born in Franklin. Trestle 

View Park in Franklin serves as a gateway 

to the city’s downtown and a trailhead for 

the Winnipesaukee River Trail. The Franklin 

Falls trail is a popular spot for mountain 

bikers in the region. 

Gilford, NH 

Settled in 1777, the 7,000+ resident 

town of Gilford preserves historical 

charm while attracting newcomers with 

its natural beauty and convenient location. 

The village, with its white clapboard 

antique homes, country store, and annual 

Old Home Day parade, retains the ambiance 

of bygone days. Recognized for its 

quality of life, Gilford is also home to a 

well-respected school system. 

The town’s lovely historic district includes 

the circa 1838 Benjamin Rowe 

House, which is on the National Register 

of Historic Places and serves as one of 

Gilford Village’s museum buildings. 

The Gilford Town Library serves as a 

cultural and educational resource, providing 

books and a wealth of programs and 

activities for every age. Next door is the 

Gilford Youth Center with educational, 

athletic, and events for youth and adults. 

The beautiful Community Church is also 

tucked away in this corner of Gilford. 

Gilford offers convenient shopping, 

including Hannaford and Shaw’s supermarkets, 

Wal-Mart, TJ Maxx, Home 

Goods, and Lowes Home Improvement. 

Gilford also features many fine restaurants 

and marinas on Lake Winnipesaukee, 

and the Pheasant Ridge Country 

Club offers 18-holes for golfers. 

Gilford boasts one of the finest and 

largest (1,700’) town beaches on Lake 

Winnipesaukee, with public docks for 

town residents in Glendale. The town 

also hosts Ellacoya State Park, home to 

an outstanding 600’ long natural sand 

beach offering panoramic views toward 

the Sandwich and Ossipee Mountains.

Enjoy music? The local, 8,000-seat 

Bank of New Hampshire Pavilion plays 

host to top national country, rock, and

Gunstock Mountain Resort is one of 

NH’s oldest and most popular ski areas, 

and it is just ten minutes up the road 

from Gilford’s quaint main street. Along 

with alpine skiing, you can enjoy snowboarding, 

Nordic skiing, night skiing, 

tubing, hiking, camping, zipline tours 

and a mountain coaster, a host of winter 

and summer activities, a fall Octoberfest,

Gilford Village Field has four lighted 

tennis courts, a soccer field, a lighted basketball 

court, two baseball diamonds, a 

picnic area, and a bandstand on 28 acres. 

Lincoln Park offers a scenic waterfront 

and picnic area on Lake Winnipesaukee, 

and the Arthur A. Tilton Gilford Ice 

Rink has an outdoor covered ice skating

Broadview 

Broadview Condominium 

This beautiful community boasts 640’ of shorefront 

on Lake Winnipesaukee, with spectacular 

lake and mountain views across “The Broads.”

Lake Shore Park 

This spectacular property offers single-family 

homes, cottages and mobile homes and sits 

on 128 acres of level, gently sloping land. The 

community features roughly 3,200’ of pristine 

shorefront on Lake Winnipesaukee, with panoramic

Misty Harbor’s magnificent 335’ sugar sandy 

beach on Lake Winnipesaukee is one of the

Washington. Located on both sides of Route 

11B, Misty Harbor is home to 93 one-bedroom

The City of Laconia 

The 17,000 resident “City on the Lakes” is nestled on the shores 

of three of New Hampshire’s largest lakes: Winnipesaukee, 

Winnisquam, and Opechee. 

With the picturesque Winnipesaukee River running alongside 

its downtown area, Laconia is a beautiful place to live and work. 

It is the largest city in the Lakes Region with advantages that 

smaller towns often lack. It hosts the Lakes Region General 

Hospital, a 96-bed general medical and surgical facility, and 

Lakes Region Community College, which offers 28 degree and 

37 certificate programs, as well as numerous non-credit options 

and dual enrollment opportunities for high school students 

across the State. 

Situated near the geographical center of New Hampshire, Laconia 

is the hub of the area known as the “Lakes Region” and 

offers year-round recreational activities. Summer recreation 

includes all of the water sports (boating, sailing, water skiing, 

swimming, yachting, fishing, jet-skiing, and wind-surfing). 

The Laconia Country club is an outstanding 18-hole golf course, 

and Laconia’s downtown offers activity, shopping, and restaurants. 

While you’re there, check out the Belknap Mill, which 

was constructed in 1823 and is the nation’s oldest unaltered 

brick textile mill and “New Hampshire’s official meeting house.” 

A popular lake cruise leaves from Laconia’s famous Weirs 

Beach, aboard the Mt. Washington cruise ship, which holds 

1250 passengers and includes public and charter rides, clambakes, 

moonlight, and select theme cruises. 

As for winter activities, Laconia offers proximity to skiing at 

Gunstock Mountain Resort, cross country trails, snowmobiling, 

ice skating, ice fishing, and winter hiking. 

Many special events take place in and near Laconia throughout 

the year, including country fairs, antique car and boat shows, 

flea markets, regattas, water skiing competitions, and arts and 

craft shows. 

Laconia is host to the famous Laconia Motorcycle Week (the 

third-largest motorcycle rally in the nation) each June, and the 

World Champion Sled Dog races each February. Laconia is also 

home to famous Weirs Beach, a hub for family entertainment 

with indoor arcades, miniature golf, a boardwalk, a sandy beach 

area, and an expansive public docking facility.

Cedar Lodge 

Cedar Lodge is a three-level building with beautiful 

lake and mountain views. It features approximately

Moultonborough’s Communities 

By landmass, Moultonborough is the largest lakefront 

community in the Lakes Region, with 60 square miles of 

land area and 15 square miles of water with 66 miles of 

shorefront encompassing several lakes. Moultonborough 

is noteworthy for having one of the lowest property tax 

rates in New Hampshire while offering an excellent 

school system. The area’s numerous lakes and ponds 

provide many water sport activities. The village’s Old 

Country Store is on the National Register of Historic 

Places, and at the Loon Center, you can walk along quiet 

lakeside paths and listen for their call. 

Moultonborough abuts Sandwich to the north, Tuftonboro 

to the south, and Center Harbor to the west. 

Moultonborough is one of eight towns with shorefront 

on Lake Winnipesaukee. It is unique among its neighbors 

in that its shorefront includes many “fingers” of land 

that jut out into the lake, allowing for countless surprising 

spots to situate a home or cabin. 

The main waterfront areas are along the so-called 

“Neck.” Down the length of the Neck, Moultonborough 

Neck Road eventually leads to a short bridge and onto 

Long Island, which covers about 1,200 acres. Long 

Island is Winnipesaukee’s largest island and one of only 

five bridged islands on the big lake. 

Recreational opportunities include town beaches, 

camping, Squam Lake, Lake Winnipesaukee, and others, 

Moultonborough Airport, and the Castle in the Clouds. 

Balmoral 

Balmoral is one of the larger waterfront communities 

on Lake Winnipesaukee, with approximately 

400 vacation homes and primary residences

have direct boating access to Lake Winnipesaukee.

New Hampton, NH 

New Hampton is virtually at the geographical 

center of New Hampshire. It is a rural 

New England village located at Exit 23 

off routes 93 and 104, offering deal North/ 

South, East/West access to all things New 

Hampshire. Situated between Lake Winnipesaukee 

and Newfound Lake, the Pemigewasset 

River intersects the community. New 

Hampton also has several additional lakes 

within its boundaries: Lake Waukewan, 

Lake Winona, Pemigewasset Lake, Jackson 

pond, and Sky Pond. The village is home to 

the New Hampton School, a college preparatory 

school for high school-aged and postgraduate

Ossipee is a residential town in Carroll 

County. Some of the villages in Ossipee

Located just west of Wolfeboro, Tuftonboro 

is called “The Diamond in the Heart 

of New Hampshire.” The town comprises 

the villages of Mirror Lake, Tuftonboro 

Corner, and Melvin Village. It has miles of 

water frontage on Lake Winnipesaukee and 

Mirror Lake, with scenic lake and mountain 

views. Located on the northern side of Lake 

Winnipesaukee, this charming, small New 

England community has a wonderful feel of

charming Melvin Village features a historic

Many home buyers are drawn to New 

Hampshire’s Lakes Region by fond, 

childhood memories of vacationing at a 

lakeside camp or cottage, with fun times 

spent on the water, the sounds of waves 

lapping gently at the shoreline, and the 

chilling call of the loon. For those who 

want the dream of owning a lake home 

a reality, here are some valuable tips to 

point you in the right direction: 

If it’s a second home, how far is it 

from your primary residence? 

The consensus is that a 2-3 hour drive 

from home seems manageable. If you 

purchase something 6-8 hours away, will 

family and friends use it as well? A long 

ride can get to be a bit taxing over time. 

Big or small lake? 

Lake size is a significant consideration! If 

you’re an avid boater and love exploring 

different towns, islands, and restaurants, 

a big lake such as Winnipesaukee offers 

more variety and places to visit than 

a small 300-1,000 acre lake. A larger 

lake provides the convenience of more 

marinas/filling stations and access to 

recreational activities by boat. For some 

people, however, the peacefulness and 

calm waters of a small lake or pond fit 

the bill better. A smaller lake is ideal for 

kayaking, swimming, and fishing. Small 

to medium-sized lakes can be great for 

watersports as the water is generally 

calmer with less boat traffic. Fortunately, 

with a multitude of lakes in the region, 

there are all sorts of choices available!

Understand the difference 

between “Lakefront” and “Water 

Access Communities.” 

There are many choices. Many of us have 

a vision of a cozy lake cottage sitting 

right on the water on a private lot with 

lake frontage. There are, however, many 

alternatives that make a lot of sense. 

Numerous exceptional “water access 

communities” throughout the Lakes 

Region offer beautiful beaches, boat 

docking facilities, and other amenities 

like clubhouses, tennis courts, indoor/ 

outdoor pools, etc., often at a much more 

affordable price point. 

Be sure to research water quality 

and aquatic plant growth. 

Milfoil and other invasive lake plant 

species can be found on many lakes 

and especially in shallow coves where 

there’s no circulation. Water clarity is 

often better in deeper sections of the 

lake or where there’s an active current. 

Some sections of the lakes may have 

a brackish water color due to minerals 

in the water, logging, plant/tree decay, 

water circulation, etc. Good sources for 

information are the New Hampshire 

Department of Environmental 

Services (www.des.nh.gov), the Lake 

Winnipesaukee Association (www. 

winnipesaukee.org), and well as 

the Winnipesaukee Gateway (www.

Don’t purchase a boat before your 

home! 

First, pick a lake that fits your lifestyle. 

There are 10 horsepower limitations on 

some small ponds and lakes. Pontoon 

boats are popular on some lakes, while 

23-28 feet boats and cabin cruisers might 

be preferred on larger/rougher lakes. 

Know the maximum size boat your dock 

will accommodate. Then go ahead and get 

the boat! 

Understand the difference 

between southwesterly exposure 

and northern or eastern exposure. 

This is probably one of the most 

important issues for many buyers. 

Westerly exposure will add 3-4 hours of 

sunshine to your day—sometimes more— 

and will also extend warmer days as 

Spring and Fall approach. Blazing sunsets 

will also prevail. On the other hand, if 

you have fair skin and prefer to be out of 

the sun, cooler in the summer, and enjoy 

the sunrises and wake early, facing north 

or easterly might be the perfect solution.

NH Fish and Game is an excellent resource 

to connect to NH’s fishing, hunting, 

and wildlife conservation efforts! It offers a 

wealth of information on native species of 

fish, hunting dates and seasons, wildlife fact

or archery license is required for those 16 

years of age and over. According to the NH

out the Franconia Ridge Trail Loop which 

winds over Mt. Lafayette and two other 

peaks – an awesome 8.6 mile journey above 

NH’s treeline. The ultimate hiking challenge, 

of course, would be to tackle Mount 

Washington by way of Tuckerman’s Ravine 

trail from Pinkham Notch to the mountain 

summit at 6,288.’ 

When hiking in NH, it is always wise to 

wear sturdy footwear and bring an extra pair 

of socks, along with plenty of water, sunscreen/insect 

repellent, sunglasses, and appropriate 

clothing and gear for the current 

season. Pick up a copy of the latest AMC 

White Mountains Guide, and always check 

the daily weather report before embarking 

on any of the more challenging hikes.

Pick Your Own Apples! 

Starting in September, you can 

“Pick Your Own” apples at local 

orchards in NH’s Lakes 

Region. New Hampshire has 

many traditional orchards with beautiful old 

growth trees and an expanding assortment 

of apple varieties, including “Red Delicious,” 

“Gala,” “Mac,” “Pink Lady,” and a new favorite, 

“Ginger Gold.” A few younger orchards 

are starting to use innovative, high-density 

growing techniques. Stone Mountain Farm 

on Laconia Rd. in Belmont, for example, is 

a tall spindle orchard designed to allow for 

earlier yields and delicious fruit that can be 

picked without ladders. Definitely worth a

Sanbornton, Stonybrook Farm on Glidden

Laconia Motorcycle Week 

The World’s Oldest Motorcycle Rally ® , Laconia 

Motorcycle Week draws thousands of 

enthusiasts and spectators for stunt shows, 

live music, gypsy tours, beach cruising, bike 

build-offs, displays and much more! 

This event is one of the three most popular 

motorcycle ralleys in the country, on par 

with ralleys in Daytona, Florida and Sturgis, 

South Dakota. 

New Hampshire’s surrounding areas offer 

incredible rides around the lakes, and you 

can either travel them on your own or sign 

up for a number of guided tours. 

Charity rides and runs are available all week 

long during Motorcycle Week, as well as 

races and hill climbs.

Old Home Days

World Championship Sled Dog Day

Sled Dog Derby is held each winter,

Walking & Bicycling (flat trail) 

in the Lakes Region 

The Lakes Region is host to numerous trail systems! 

Here’s a few to check out: 

1. The Winnipesaukee River Trail – (Close to the downtowns 

of Franklin and Northfield). This 5 mile, scenic, historic trail connects 

Tilton, Northfield, and Franklin along the Winnipesaukee 

River and passes the historic Sulphite upside-down covered 

bridge. Walkers on the trail can view mill ruins and remaining 

portions of dams that tell the history of the five mills that operated 

on this river in the mid-19th century. Access points: Central Street 

in Franklin (under the railroad trestle); Cross Mill Road in Northfield; 

Old Surrette Battery property off from Park Street in Northfield 

(across the street from the library); 142 East Main Street off Route 3 

in Tilton; Route 140 at Railroad right-of-way just past McDonald’s. 

2. Moultonborough Falls Conservation Area (Moultonborough, 

NH) is a beautiful natural escape with Red Hill as a backdrop. 

3. Franklin Falls offers an extensive network of walking trails 

(Franklin, NH). 

4. The WOW Trail – an extensive, beautiful paved flat trail network 

great for bicycling, which connects the three lakes of Winnisquam, 

Winnipesaukee, and Opechee. https://www.wowtrail.

5. Chamberlain-Reynolds Memorial Forest (Runs along Squam 

Lake in Center Harbor, NH). 

6. Page Pond (Meredith, NH) is an 827-acre community forest in 

the heart of the Lakes Region. 

7. Ramblin’ View Farm has a network of walking trails that meander 

through beautiful woodlands and open fields near a sheep 

farm in Gilford, NH. 

8. The Cotton Valley Rail Trail begins in downtown Wolfeboro. 

It follows along Lake Wentworth and Crescent Lake, with scenic 

views of the lakes along the way. 

9. Castle in the Clouds (Moultonborough) includes 45 miles 

of trails that traverse the 5,500 acres of the Castle in the Clouds 

property with stunning Lake Winnipesaukee views. 

10. Wellington State Park – With the largest swimming beach in 

the Lakes Region, Wellington also offers walking trails along the 

scenic lakeside with awesome views of one of the deepest, clearest 

lakes in NH. 

11. Stonedam Island (Boat access only) – 112 Acres with 2.7 

miles of undeveloped shoreline. The perfect place for a peaceful
