Welcome to New Hampshire’s Lakes Region!
New Hampshire’s Lakes Region is one of the most stunningly
beautiful places in the United States. It’s also easily accessible,
as it’s less than two hours from Boston, Massachusetts, an
hour from the Manchester-Boston Regional Airport, and
within a day’s drive for millions of Americans.
Central New Hampshire is a great place to live. In this
special place where the lakes meet the mountains, there are
enough rest, relaxation, and recreation opportunities to fulfill
a lifetime. There’s something for everyone
to enjoy.
For example, nothing refreshes the
soul like the peace of nature, and New
Hampshire is the second most forested
state in the nation. Over 87% of the state’s
land is covered by lush, dynamic forest,
including more than 3/4 million acres of
National Forest. The annual explosion of
breathtaking Fall colors—red, orange,
yellow, green, golden, brown, even
purple—is legendary, among the finest on
Earth!
Towering above the New Hampshire forests are majestic,
often snowcapped mountains. The picturesque White
Mountains cover about 25% of the state of New Hampshire,
which boasts 182 peaks over 3,000 feet, including the famed
6,288-foot Mount Washington, the highest mountain in the
Northeastern United States.
Then, there’s the water that links mountains and forests to
the ocean. The Granite State hosts nearly 18 miles of Atlantic
Ocean coastline, an astonishing 40,000 miles of rivers and
streams, and 1,300 lakes and ponds, including the “Tahoe
of the East,” Lake Winnipesaukee… which brings us to the
Lakes Region.
With 72 square miles of surface area and 288 miles of
shoreline, Lake Winnipesaukee is New Hampshire’s largest
and most famous lake. This jewel of the Lakes Region is
surrounded by forested mountains and hosts more than 250
islands. It takes hours to drive the mostly country lanes that
encircle the “Big Lake” alone, but “Lakes Region” is plural for
a reason. The region is home to 273 lakes, ponds, and rivers.
Each water body is unique and offers a distinct personality,
perks, property, and price points.
The Lakes Region offers activity choices as abundant and
varied as the nature that abounds in the area. There’s plenty
to do, both on and off the water. You can enjoy everything
from fine dining and spectacular snowboarding, cross country
and downhill skiing, to your choice of 15 area golf courses,
and shopping at more than 60 factory outlet stores.
You can explore quaint New England farms, stores, and
villages, and experience hunting, fishing, boating, swimming,
and sailing like never before. Or thrill to the
thunder and excitement of racing at nearby
New Hampshire Motor Speedway, which
hosts the only NASCAR Cup Series and
NASCAR Xfinity Series events held in the
six-state New England region.
You will also find world-famous musicians
performing in concerts at the 8,000-seat Bank
of New Hampshire Pavilion! Recognized as
Northern New England’s premier summer
concert venue, the Pavilion is situated off the
shores of Lake Winnipesaukee in Gilford,
New Hampshire, and was as one of USA
Today’s 10 Best Concert Venues Across the USA.
Much of the Lakes Region is conveniently located off
Interstate 93. For those who crave the “big city” experience,
Boston is just two hours away, and New York City is within
a day’s drive. The Lakes Region’s location is ideal for second
home buyers, year-round residents, and retirees who want to
invest in an area that has it all.
Visitors from around the world have been drawn to visit New
Hampshire and the Lakes Region,
and some of us are blessed to call
this special place home. If your
dream is to live here, reach out:
we’d like to help you find your
dream home!
Insider’s tips to buying a New Hampshire lake home
Many home buyers are drawn to New
Hampshire’s Lakes Region by fond,
childhood memories of vacationing at a
lakeside camp or cottage, with fun times
spent on the water, the sounds of waves
lapping gently at the shoreline, and the
chilling call of the loon. For those who
want the dream of owning a lake home
a reality, here are some valuable tips to
point you in the right direction:
If it’s a second home, how far is it
from your primary residence?
The consensus is that a 2-3 hour drive
from home seems manageable. If you
purchase something 6-8 hours away, will
family and friends use it as well? A long
ride can get to be a bit taxing over time.
Big or small lake?
Lake size is a significant consideration! If
you’re an avid boater and love exploring
different towns, islands, and restaurants,
a big lake such as Winnipesaukee offers
more variety and places to visit than
a small 300-1,000 acre lake. A larger
lake provides the convenience of more
marinas/filling stations and access to
recreational activities by boat. For some
people, however, the peacefulness and
calm waters of a small lake or pond fit
the bill better. A smaller lake is ideal for
kayaking, swimming, and fishing. Small
to medium-sized lakes can be great for
watersports as the water is generally
calmer with less boat traffic. Fortunately,
with a multitude of lakes in the region,
there are all sorts of choices available!
When choosing a lake, be sure to
consider the future impact of neighboring
properties, zoning regulations, and
commercial properties nearby.
Understand water depths.
Be informed and understand the
difference between a gradual sandy beach
or a drop off of 20 feet right from the
shoreline.
Know the lake/boating regulations
Once you’ve narrowed down your lake
search, here are a few essential questions
to ask your Realtor®:
1. Are there speed limits on the lake?
What about Horsepower restrictions?
And are Jet Skis allowed?
2. Are there any boat size specifications
for public boat launches?
3. Are there any no-wake zones?
4. Will bridges limit any boat access?
5. Is there any water-skiing or water
sports regulation in place?
6. Are there dock size regulations? Are
breakwaters allowed?
7. Can you install a “perched beach”?
8. How will the New Hampshire
Shoreland Protection Act impact setback
and tree cutting requirements?
Understand the difference
between “Lakefront” and “Water
Access Communities.”
There are many choices. Many of us have
a vision of a cozy lake cottage sitting
right on the water on a private lot with
lake frontage. There are, however, many
alternatives that make a lot of sense.
Numerous exceptional “water access
communities” throughout the Lakes
Region offer beautiful beaches, boat
docking facilities, and other amenities
like clubhouses, tennis courts, indoor/
outdoor pools, etc., often at a much more
affordable price point.
Be sure to research water quality
and aquatic plant growth.
Milfoil and other invasive lake plant
species can be found on many lakes
and especially in shallow coves where
there’s no circulation. Water clarity is
often better in deeper sections of the
lake or where there’s an active current.
Some sections of the lakes may have
a brackish water color due to minerals
in the water, logging, plant/tree decay,
water circulation, etc. Good sources for
information are the New Hampshire
Department of Environmental
Services (www.des.nh.gov), the Lake
Winnipesaukee Association (www.
winnipesaukee.org), and well as
the Winnipesaukee Gateway (www.
winnipesaukeegateway.org).
Don’t purchase a boat before your
home!
First, pick a lake that fits your lifestyle.
There are 10 horsepower limitations on
some small ponds and lakes. Pontoon
boats are popular on some lakes, while
23-28 feet boats and cabin cruisers might
be preferred on larger/rougher lakes.
Know the maximum size boat your dock
will accommodate. Then go ahead and get
the boat!
Understand the difference
between southwesterly exposure
and northern or eastern exposure.
This is probably one of the most
important issues for many buyers.
Westerly exposure will add 3-4 hours of
sunshine to your day—sometimes more—
and will also extend warmer days as
Spring and Fall approach. Blazing sunsets
will also prevail. On the other hand, if
you have fair skin and prefer to be out of
the sun, cooler in the summer, and enjoy
the sunrises and wake early, facing north
or easterly might be the perfect solution.
Find a Realtor ® who “knows” the
lakes intimately if you want to
purchase or sell on the water.
There are many technical questions
relating to the Shoreland Protection
Act, dock permitting, and aquatic lake
plants that require explanation. To
ensure a seamless closing and ultimately,
a sound investment, seek the services
of a professional real estate agent with
a strong background in “Lake Property
/ Waterfront Sales.” Many of the sales
associates at Roche Realty Group have
decades of experience selling properties on
New Hampshire’s lakes, and several own
property on the lake themselves!
Call us at (603) 279-7046 (Meredith) or
(603) 528-0088 (Laconia) to learn more.
In summary, all of this information will help
you make an informed real estate decision.
Rely on the knowledge and experience of a
professional real estate agent to help you make
your lifetime dream of owning property on
the lake become a reality!
Hunting / Fishing in NH
NH Fish and Game is an excellent resource
to connect to NH’s fishing, hunting,
and wildlife conservation efforts! It offers a
wealth of information on native species of
fish, hunting dates and seasons, wildlife fact
sheets, watershed education and more.
In New Hampshire, A general fishing, hunting
or archery license is required for those 16
years of age and over. According to the NH
Fish and Game, “By state law, anyone planning
to buy a hunting, archery or trapping
license must complete the respective hunter,
bow-hunter, or trapper education course, or
show a previously issued license of the same
type.” A complete listing of upcoming hunter
safety courses can be found at www.wildlife.state.nh.us/hunting/hunter-ed.html.
Fishing is a very popular sport in New
Hampshire, and in order to protect and
manage our healthy fish populations, NH
fishing licenses are also required by the state.
Classes are routinely offered by the NH Fish
and Game on Basic Fishing, Ice Fishing,
and Fly Fishing.
All information regarding hunting and fishing
licensing can be obtained on the NH
Fish and Game website at: www.nhfishandgame.com/
If you want to learn in depth information
about NH fishing, hunting, wildlife and
conservation you can also subscribe to the
NH Wildlife Journal Magazine which is
currently published 6 times per year. You can
purchase a subscription online at nhfishandgame.com,
or at the Fish and Game headquarters
Take A Hike!
The Lakes Region is a beautiful patchwork
of lakes and mountains and is the gateway
to the stunning White Mountain Range!
Whether you are looking for a short afternoon
climb or you are ambitious enough
to tackle the Appalachian Trail, we guarantee
you’ll find the perfect challenge! If
you are newer to hiking, start with a moderate
climb up Piper Mountain in Gilford,
which offers fantastic views at the top and
can be completed in the morning through
early afternoon hours. Or, try the short
Rattlesnake Mtn. trail in Holderness for
absolutely amazing views of Squam Lake
(where the movie “On Golden Pond” was
filmed.) Experienced hikers will enjoy the
Welch-Dickey Trail in Waterville Valley,
Mt. Chocorua in Albany, and Mt. Monadnock
in Jaffrey, NH. One of NH’s most
popular mountains, Mt. Major in Alton
Bay, offers views of Lake Winnipesaukee
and the White Mountains to the North.
More advanced hikers should also check
out the Franconia Ridge Trail Loop which
winds over Mt. Lafayette and two other
peaks – an awesome 8.6 mile journey above
NH’s treeline. The ultimate hiking challenge,
of course, would be to tackle Mount
Washington by way of Tuckerman’s Ravine
trail from Pinkham Notch to the mountain
summit at 6,288.’
When hiking in NH, it is always wise to
wear sturdy footwear and bring an extra pair
of socks, along with plenty of water, sunscreen/insect
repellent, sunglasses, and appropriate
clothing and gear for the current
season. Pick up a copy of the latest AMC
White Mountains Guide, and always check
the daily weather report before embarking
on any of the more challenging hikes.
