Councillor Coker’s
$100k-plus salary
for 30hrs
a week
• By Louis Day
CITY COUNCILLOR Melanie
Coker spends on average 30
hours a week fulfilling her
council duties while receiving
a six-figure salary from the
ratepayer.
Coker balances her job as
a councillor with managing
her own tutoring business,
A Head Start, spending
30 hours on both in the
duration of a week,
cramming 60 hours into
seven days.
She is paid $108,424
a year for being a
councillor.
Fellow city
councillors have said
they would struggle
to fulfil their council
duties in less than 40
hours a week.
Coker said her
efficiency allowed her to carry
out her responsibilities in a
shorter time frame.
Taxpayers’ Union spokesman
Louis Houlbrooke said it was
fair for ratepayers to expect at
least 40 hours a week from their
elected representatives.
“When we say we think that
councillors in Christchurch
should provide 40 hours a week
to achieve value, that does come
from looking at the salary they
are paid which is significantly
larger than some other councils,
some would not even pay half of
that or less,” he said.
“In those cases, you might
have people who work 20 hours
or less, but in Christchurch, it
is a little bit different because
ratepayers would expect to
see full time value on what is
certainly a full-time salary.”
The Star understands he had
Safety tips for fire
tragedy street
Firefighters and police visited
Vivian St, Burwood on
Saturday, where two children
died in a house fire on July 14.
The blaze killed eight-year-old
Braydon Mulligan-Gibson
and nine-month-old Arianna
Mulligan-Cooke. A number
of residents were visited and
offered fire safety tips.
• By Devon Bolger
JULIET SHERRIFF used to
spend about $150 a week on
takeaways. Now she is 46kg
lighter after using a mobile
phone app to lose weight.
At her heaviest, she was
115.3kg and now two years later
she is maintaining her goal
weight for the first time and now
weighs 69kg.
The 35-year-old, who works
as an agribusiness manager for
Westpac in Christchurch, said
she was always slim as a child,
but after a busy professional life
had her eating takeaways on
the run for breakfast, lunch and
dinner, the weight soon began to
creep on.
“After my pregnancy, I got up
to a really high weight. It was
hard mentally, as I used to be so
slim growing up. I remember
going to a market and pulling
open my wallet, the stallholder
saw my ID from when I was
slimmer and said: “Oh my God,
is that you?”
“This journey was never about
what other people thought of
me, I wanted to do this for me
and do this for my daughter,
Zoey who is four, but that really,
really sucked to hear,” she said.
Sherriff said she started
using the myWW wellness
app in 2018 and was able to
change her mindset and embrace
a more holistic approach to her
health.
“The biggest shift for me was
a programme where I was in
charge. You can eat pasta, you
can drink wine, you can have
started her journey, and pictured after losing 46kg with the
help of a mobile phone app.
the dessert and you can still be
healthy.”
Her biggest vice used to be
McDonald’s, Sherriff said.
“My favourite was a Hunger
Buster Combo, or Bacon & Egg
McMuffin with hash browns.
Now I haven’t had McDonald’s
for two-and-a-half years. I was
also always buying chips and
other snacks from the
supermarket.
“Our food budget has halved.
We probably now only have
takeaways once every three
months.”
When she was sitting at
115.3kg, there was not much joy
left in life for her anymore.
“I was getting out of bed,
wearing only black and keeping
to myself. I was sick of being
a hermit, and I stopped doing
things I loved. Something had to
change.”
The myWW wellness app was
created by the company which
was rebranded from Weight
Watchers in 2018.
Students test
Gang member pleads
guilty to murder
A patched member of the
Nomads gang in Christchurch
will be sentenced next month
for his role in the fatal stabbing
of a gang associate. Matthew
Winara Webber, 31, pleaded
guilty to murder in the
High Court at Christchurch
yesterday. Shayne George
Heappey, 25, was killed
on December 8, 2018, over
Council spends up on
Canty businesses
More than three-quarters of
city council’s spending last
year was with Canterbury
businesses and trading locally
is an ongoing priority to help
boost the city’s economy.
Choosing local suppliers,
where possible, to purchase
goods and services from is
important to help deliver the
council’s “procurement” policy
objectives. Figures for the last
financial year, which ended on
June 30, show that 79 per cent
of all council procurement
spending was with local
businesses.
City councillors would
normally be paid $114,130 but
took a pay cut in response to
the Covid-19 pandemic, now
earning between $108,424 and
$113,424.
Councillors from the city’s
neighbouring Selwyn District
Council are paid $42,789 and
Waimakariri District councillors
$47,814.
Wellington city councillors are
paid a similar rate to councillors
in Christchurch at as much as
$107,769, councillors in Dunedin
can be paid up to $85,786
depending on their responsibilities
and Auckland councillors
can receive anything between
$107,516 and $136,967.
Software company Pay Scale
says the average salary for an
individual working in Christchurch
is $63,000.
Coker said in some aspects she
saw herself as more efficient than
some of her council counterparts,
allowing her to get more
done in a shorter time period.
“I don’t muck around,” she
said.
The Spreydon Ward councillor
said it would be more accurate
to measure her on her outcomes
rather than hours.
However, she said that she
would scale back the time she
was putting into her business if
the community she represented
wanted more from her as its
councillor.
“When I need to put in more
time, I do. When we had the
Annual Plan and were doing
briefings on a Saturday, I was
there for all of them. Wherever it
is required for me to be present, I
will be there.”
Balancing her business with
other commitments is nothing
new for her. When she first
started her tutoring business in
2009, she was finishing off her
PHD in biochemistry.
In 2017, she continued to run
her business while acting as
a Spreydon-Cashmere Community
Board member and also
as Wigram MP Megan Woods’
campaign manager in the lead
up to the general election that
year.
Andrew Turner
FOCUS:
Melanie Coker
was elected as
Spreydon Ward
city councillor
in last year’s
local body
elections.
However, Peter Gaytoni, who
lost out to Coker in last year’s
local body elections in the
contest for the Spreydon Ward,
questioned her commitment to
the role.
“I wonder how seriously she
takes her job if she only put in 30
hours,” he said.
He said the role warranted
closer to 50 hours a week. He did
not think he would have time to
run a business while being
Peter Gaytoni
a councillor.
Acting Mayor Andrew Turner,
who said he would work at least
40 hours a week, questioned
whether Coker actually worked
as little as 30.
“Knowing Melanie as I do, I
wonder whether she has underestimated
herself, she has got a
good attendance record and I
consider Melanie to be a very effective
councillor,” he said.
City councillor Sara Templeton
said it was a full-time job
and warranted a full-time
commitment. She commits 50 to
55 hours to the role on a weekly
basis.
“I would not be able to do my
job to the standard residents in
my area expect on less than 40
hours a week,” she said.
City councillor Anne Galloway,
who said she spent on
average 50 to 60 hours a week
working as a councillor, echoed
Templeton’s comments.
“From a personal point of
view I don’t feel I could do it in
30 hours, I think I would find it
difficult to be involved in community
events, keep up with the
reading, attend briefings and do
all the things I feel like I should
be doing,” she said.
City councillor James Gough,
who spends on average 40 hours
a week in the role, did not think
hours put into it were necessarily
the mark of a good councillor.
“People could spend 60 hours
a week in committee meetings
and briefings without actually
achieving a lot,” he said.
Councillor Tim Scandrett
said while he could not perform
his role in 30 hours, he did not
think this meant Coker couldn’t.
“I mean she has always been
up to speed with things, but for
me, I operate differently to others,”
he said.
He said he would put on
average 50 to 60 hours into
being a councillor on a weekly
basis.
Aziz was heralded as a hero
Drink driver had children in car
•From page 1
Police tested 14,042 motorists
during the month. Sixty-eight
were over the legal limit of
250mcg/l, 32 of those over the
second limit of 400mcg/l.
Senior Constable Andy
Williamson, who attended the
Tai Tapu crash, said the driver
was “incredibly lucky” he didn’t
kill himself or an innocent party.
He was uninjured.
“He was incredibly
remorseful and understood the
consequences of what he had
done,” Williamson said.
Williamson would not
comment on any other aspects of
the crash.
The Star understands he had
been drinking in Lincoln.
Meanwhile, a woman driving
three children to an after-school
activity in Christchurch on
Friday, at 6.15pm was stopped
on Aikmans Rd, Merivale, and
recorded a 733mcg/l breath
alcohol reading.
The woman told police she had
“drank wine” earlier in the day
and was surprised she was over
the limit hours later.
Said Sergeant Harrison
McLennan: “This sort of very
high reading combined with
the distraction of children in
the car and their young fragile
lives is concerning and is the
very reason we continue to
make drink drive prevention a
priority.”
McLennan said the majority of
motorists tested at checkpoints
across Canterbury during the
DRY JULY:
Police focus
on stopping
drink drivers
last month
saw 14,042
motorists
breath tested
and 68 being
found to
be over the
legal breath
alcohol limit of
250mcg/l.
clampdown on drink driving
followed the rules.
“For the month, one in every
206.5 tests resulted in one person
over the limit which is trending
as a better result than last year,”
said McLennan.
It wasn’t just large booze
buses, which require multiple
officers to operate, out in force.
In an effort to thwart social
media sites warning motorists
where checkpoints are, police
trialled micro-checkpoints.
These allowed one or two
patrol cars to be put in high-risk
drink driving areas instead of
usually highly visible booze
buses. They set up on the side
of the road with a sign telling
vehicles to pull over and drivers
were tested.
At micro-checkpoints, police
used small, hand-held devices
that allowed them to do the full
process on the roadside and get
an evidential breath reading
rather than needing to go back to
a station, as is the case with larger
checkpoints.
Said McLennan: “The
utilisation of micro checkpoints
alongside the larger booze bus
checkpoints hugely impacted
our goal to be anywhere anytime
with 236 checkpoint locations
during the month compared
to an average of 30 checkpoint
locations when just using
the bus.”
Finance chief joins hospital exodus
• By Matt Slaughter
Justine
White
David Meates
ANOTHER Canterbury and
West Coast district health board
manager has resigned just a day
after the chief executive David
Meates did the same.
An email to CDHB staff
yesterday said Justine White, the
chief financial
officer and executive
director
of finance
and corporate
services for the
Canterbury
and West Coast
DHBs will finish
her role on
August 28.
Along with
White and
Meates, DHB
planning,
funding and
decision support
executive
director Carolyn
Gullery
resigned on
Monday and
chief people officer
Michael Frampton resigned
in July.
It is understood the board and
senior clinical leaders have been
clashing with the management
team because they believe their
concerns have not been addressed.
In July, Prime Minister Jacinda
Ardern was written to by the nationwide
Clinical Leaders Group,
outlining its concerns about the
state of facilities and cost-cutting
by the board.
White is moving on to become
chief financial officer for the
Auckland District Health Board
after nine years at the CDHB.
The email says White has
“successfully driven large scale
change, including the in-sourcing
of food and cleaning services
that have driven millions of dollars
of efficiencies and enabled
more care within constrained
resources. She led the settlement
of one of New Zealand’s largestever
insurance payments following
the Canterbury earthquakes.
“She has also played an essential
role in Canterbury’s
facility repair and construction
programme, which is the largest
ever capital development programme
in the history of New
Zealand’s public health system,”
it says.
White has chaired the 20 district
health boards’ chief financial
officers group since 2012 and
led the redesign of the insurance
programme for all 20 DHBs.
Meanwhile, Meates announced
yesterday
he will
step down
from his role
on September
4.
In a statement,
he said
his time with
Carolyn
Gullery
the health
boards had
been “so
incredibly
rewarding.”
“DHBs are some of the largest
and most complex businesses in
New Zealand and I have been really
fortunate to work with some
of the most gifted and talented
teams, both in Canterbury and
on the West Coast.
“The care provided by clinical
and support teams, both in our
hospitals and in primary and
community care, has been exemplary
in spite of them working in
environments that in many cases
have been and remain challenging,”
he said.
The donation was
October
renaming for
controversial
Bully Hayes
• By Matt Slaughter
BULLY HAYES Restaurant &
Bar in Akaroa is set to change its
controversial name in October.
The restaurant, which has been
called Bully Hayes for 25 years,
came under fire in June.
Historian Scott Hamilton called
its name out for glorifying Bully
Hayes, a 19th-century American
ship captain, and ignoring the
crimes he was accused of in the
Pacific, including human trafficking
and abducting and raping
young women and children.
Restaurant owner Wayne Jones
has already been testing new names
on the sign at the front of the restaurant
to the public’s suggestions.
Jones said a new name has not
been chosen yet but some of the
names that have been written on the
sign above its door include Jonesy’s,
Hilly Bays and Wayne’s World.
Rebranding the restaurant will
likely cost between $20-$30,000.
Said Jones: “We’re probably
going to choose something early
[or] mid-October when we do our
menu change and tie it into that.”
Akaroa residents have been
suggesting new names, but
Jones said Bully Hayes is still the
preferred option for most.
back into the game.
Meredith Wilson will take over
Wilsons Sports Bar on Riccarton
years after he sold the business
and retired.
“I’m really looking forward to
it. It’s familiar territory, I know
the people (customers) and it
seemed a comfortable fit,” he
said.
Wilson taking ownership again
will be the start of a transition of
the business to his son Andrew.
While Wilson senior will still
his role will be to oversee the
“I’m quite happy to be an ornament
at the end of the bar . . . to
meet and greet people,” he said.
Andrew.”
Wilson, 75, began his career in
the hospitality trade as a barman
at the Rolleston Hotel in 1966.
It whetted his appetite for
the industry and after a stint in
Publican out of retirement
HE’S BACK: Well know publican Meredith Wilson has come out of retirement and
bought back Wilson’s Sports Bar on Riccarton Rd.
Blacks at the other,” he said.
“We would have three weddings
at one time – it wasn’t
unusual to have someone turn up
and sit through the wrong one. It
was a huge operation.”
Three years later he bought
the Blue Pacific in Kaikoura. In
the early-80s, he ran the Prince
of Wales Hotel on the corner of
Colombo and St Asaph Sts.
From the Prince of Wales, Wilson
took over the Grenadier Cafe
and Bar with John Harrington of
Harrington breweries in 1986-87.
He sold up just before the 1987
stock market crash.
In the 90s, he operated “The
Swamp” (the Islington Tavern)
and the Occidental Hotel in
Hereford St.

Lessons learnt from house fires
• By Matt Slaughter
NOT MANY people are lucky
enough to say their family has
escaped two accidental house
fires.
Even fewer can say their son
escaped another one after he
moved out of home into a flat.
Rachel Thomas can, and at a
busy time for Canterbury firefighters
over the last few weeks,
she has some advice on how to
survive accidental house fires.
The mother
of three, who
now lives in
Bryndwr, said
fire safety
training she
received
through
her job as a
Rachel Thomas
nurse before
these blazes
happened could have saved her
family’s lives.
She is taking part in a University
of Otago study into people’s
behaviour in response to accidental
house fires in New Zealand
and hopes her experiences will be
used to educate people on what to
do during them.
The first fire Thomas was in
was 18 years ago in Bishopdale.
It started when a four-year-old
put a piece of kindling inside a
gas heater. It caught fire and he
placed it behind a couch which
ignited.
All of her family members escaped
thanks to the child alerting
her and smoke alarms sounding.
About four years ago, Thomas
and her husband had to evacuate
again when a three-in-one heat
lamp in a bathroom of their Nelson
home caught fire.
Just a year prior to this, her
son Matthew’s Nelson flat was
destroyed when a pan being
used for deep frying caught fire
and flames travelled through an
extractor fan into the ceiling.
The pan was removed from the
house while it was fire by one of
his flatmates, who received burns
to the hands but the fire had
already spread into the roof.
Everyone escaped.
DAMAGED: The bathroom
of Rachel Thomas’ home
after the second accidental
house fire she was in.
Thomas said these fires have
taught her valuable lessons,
including the importance of
evacuating quickly when fires
start and not trying to extinguish
them yourself, even if flames appear
to be small.
Said Thomas: “We automatically
think, it’s small, we can sort
it but actually, we often can’t,
and therefore, we need to evacuate
and phone the emergency
services.”
She said completing fire safety
training like she did through her
workplace can help people learn
how to react in fires and minimise
the damage caused by them.
“Ever since doing that fire training,
I’m aware of all the ways fires
can start, every time we’ve moved
houses I’ve made sure there are
smoke alarms, we’ve done an
evacuation thing with the kids, I
don’t turn electric blankets on if
there’s stuff on the bed.
“Probably because of that
training, it just meant I could
move into automatic mode and I
did the right things,” she said.
•If you have been in an
accidental house fire and
want to take part in the
University of Otago study,
Fire and Emergency NZ’s guide
for what to do in a burning house
If there’s a fire in your
house, you’ll have around
three minutes to get
out before it becomes
unsurvivable.
1 If there are others in the
house, shout “fire, fire, fire.”
2 If there’s smoke, get on
your hands and knees
and crawl low and fast to
escape smoke.
3 The smoke will be hot
and poisonous, and if
you breathe it in, it can
kill you. Remember: get
down, get low, get out.
4 If you can, close doors
behind you to stop the
fire spreading.
5 If you can’t get out of
the house, close the door
of the room you’re in and
put a towel under it to
stop the smoke coming
in. Go to the window and
yell “fire, fire, fire.” Wait for
help.
6 If you can’t open a
window (if it has security
stays, for example),
consider using a chair
or other furniture to
break the glass. Use
bedding to cover any
remaining sharp pieces
of glass to escape
unharmed.
7 As soon as it’s safe,
phone 111 immediately
either from a mobile
phone or a neighbour’s
house.
8 Meet at your agreed
safe meeting place —
somewhere safely away
from the house.
9 Once you’re out of the
house, stay out. Never go
back inside.
Mosque attack study secures funding
THE CANTERBURY Medical
Research Foundation has
awarded almost $1 million in
funding to health researchers
– including a team studying
the loved ones of survivors and
those widowed by the March 15
mosque attacks.
This is the 60th year CMRF
has provided funding to
Christchurch-based health
researchers. This year’s funded
projects include studies on heart
failure; Alzheimer’s disease; Parkinson’s
disease; cystic fibrosis;
Legionnaire’s disease and pneumonia.
Researchers studying the
ongoing impact of the mosque
attacks have also been awarded
more than $92,000.
University of Otago, Christchurch
researcher Dr Ruqayya
Sulaiman-Hill, will study the
psychological, physical, cultural
and social effects of supporting
loved ones who were at the two
mosques during the 2019 attacks.
She and her team hope to
interview an estimated 250 adult
family members of survivors.
The study will also involve
in-laws of those who died,
acknowledging the strong sense
of family responsibility common
in Muslim communities, as
many moved to Christchurch to
provide support to close relatives
after the attack.
Sulaiman-Hill says preliminary
interviews with the loved
ones of survivors have identified
significant impacts.
“We know those injured or
present in the mosques had highly
traumatic experiences and many
people believed they were about
to die. Anyone from these groups
are likely to be at risk of mental
health disorders so we want to also
understand the impact that living
with these survivors has had on
their close family members, which
is likely to also be significant and
prolonged.”
Clinical psychiatrists and
psychologists, Muslim research
assistants and specialist mental
health nurses are part of the
study group. Participants will be
provided with appropriate mental
health services and referrals
for any other supports identified
through the study.
CMRF chair Geoff Cranko said
the foundation has provided $30
million in funding to Canterburybased
medical researchers since its
inception 60 years ago.
“The research we fund makes a
difference in the short, medium
and long term, not just to health
researchers but also to patients
and families in the region and
across New Zealand.”
The CMRF is able to fund projects
that improve and save lives
because of the ongoing generous
support of the Canterbury community
and its donors, he said.
“Due to Covid-19, the funding
of medical research is really critical
right now. Although resource
Other projects funded are:
A urine test to diagnose
Legionnaires’ disease ($110,000)
Dr Amy Scott-Thomas, University
of Otago, Christchurch
RESEARCH: Dr Ruqayya
Sulaiman-Hill of the
University of Otago,
Christchurch. She is the
lead researcher on a
new Canterbury Medical
Research Foundation-funded
study of the impact of terror
attacks on those supporting
loved-ones present at the
two mosques on March 15.
Legionnaires’ disease is a
common type of pneumonia
in Canterbury and kills one in
10 patients hospitalised with it.
Early detection is crucial but less
than half of patients can provide
the mucus sample necessary for
diagnosis. Scott-Thomas and her
team have developed a urine test
to pick up the most common
strain in New Zealand and will
trial it against existing tests. If
successful the test could be sold
worldwide.
Finding brain changes in
Parkinson’s disease with
dementia ($109,226)
Dr Tracy Melzer, University of
Otago, Christchurch
Cognitive decline and dementia
are serious aspects of Parkinson’s
disease but little is known about
associated brain changes. Melzer
will analyse a decade’s worth of
brain scans of people with the disease
to find markers of cognitive
decline and dementia.
Novel biomarkers for heart
failure ($109,719)
Dr Sarah Appleby, University of
Otago, Christchurch
Heart failure is a leading cause
of death and hospitalisation in
New Zealand. Current testing for
detection and follow-up of heart
failure is excellent for the majority
but less so in people who also
have conditions such as obesity
and atrial fibrillation. Appleby
will explore new biomarkers in
these patient groups.
Super charging heartprotective
hormones ($109,252)
Dr Nicola Scott, University of
Otago, Christchurch (3641112)
Natriuretic peptides (NPs)
favourable effects that mitigate
heart failure symptoms and
delay its progression. Scott will
investigate how to ‘super charge’
the effect of these protective
hormones.
A new drug for inflammatory
tissue damage ($106,307)
Dr Louisa Ashby, University of
Otago, Christchurch (03 378 6223)
White blood cells protect
us from infection but in some
inflammatory conditions such as
rheumatoid arthritis and Covid-19
they can damage healthy
tissue. Ashby is looking for a new
drug to stop the harmful effects
of white blood cells.
Finding a chink in
Dr Nina Dickerhof, University
of Otago, Christchurch (nina.
Dickerhof will study how
Streptococcus pneumoniae, a
common cause of bacterial pneumonia,
survives exposure to an
antimicrobial oxidant produced
by the immune system. The research
may provide clues to new
antimicrobial strategies.
($100,000)
Professor Gail Gillon, University
of Canterbury (021705861)
The annual Wine and Art
auction will not be held this year
because of Covid-19 but CMRF
will still award the grant.
Positive health and life
outcomes are associated with
higher levels of literacy. In some
areas of Canterbury more than
60% of children begin school
with low levels of oral language
putting them at risk of persistent
difficulties. Gillon and her
team from UC Child Wellbeing
Mauger rectifies faulty well repair
• By Louis Day
CITY COUNCILLOR Phil
Mauger has intervened once
again after a business owner was
left to fix a well believed to be
broken by a council contractor.
Gloucester Cottage Day and
Medi Spa owner Adriaan Bakker
said up to 8000-litres of water
could flow out of the broken
well around
the back of the
business and
the ground surrounding
it in
the space of an
hour.
This would
Phil Mauger
result in water
flowing 120m
along the street
to the frustrations of nearby
residents until being caught by a
drain.
This had been a reoccurring
issue for Bakker since the
lockdown period until Mauger’s
contracting company fixed the
issue within three hours earlier
this week, at his own cost.
Bakker said problems with the
well first arose when he allowed
a council contractor to use his
business to store equipment while
they were performing works to
Gloucester St in 2014.
He said when the contractor
left the site after finishing the
works to the street, it left the well
in a worse condition in what it
was found in, damaging the pipe
attached to it.
The contractor agreed to repair
the damage it had inflicted on the
well which seemed to have done
the job, up until recently when
thousands of litres of water began
flowing out of it.
Bakker said this is when it
came to his attention the contractor
had not repaired the broken
pipe but just slipped a bigger pipe
on top of it to give it the appearance
of being replaced.
City council head of three waters
and waste Helen Beaumont
acknowledged a contractor from
the Stronger Christchurch Infrastructure
Rebuild Team, which
was established to repair the
city’s horizontal infrastructure
following the earthquakes, may
have damaged the well.
However, she said the damage
had been “subsequently
repaired.”
“There was no evidence to suggest
that council is responsible for
the ongoing maintenance of this
well and we advised the property
owner that any repair or complete
this were fixed by the
council, I would probably
not receive half of the
complaints I get.’
– Phil Mauger
decommissioning of the well was
his responsibility,” she said.
City councillor Jake McLellan,
who alerted Mauger to the situation,
said he found it frustrating
the city council decided against
doing the repairs itself.
“This was a SCIRT work sure,
but we are responsible for those
works so there is no question that
if this is a faulty SCIRT repair we
are responsible to fix it,” he said.
Said Mauger: “If the little things
like this were fixed by the council,
I would probably not receive half
of the complaints I get.”
Mauger not only fixed the well
in under three hours, but also
managed to fit a pump on it so
it could be used as a source of
drinking water in the event of an
earthquake or natural disaster
that would implicate the city’s
water supply.
In May, Mauger’s company
repaired 50m of road in
Dallington. Before that he also
repaired the two walkways
beneath Anzac Bridge in New
Brighton, at his own cost.
The future is full STEAM ahead
for Selwyn House students
The greatest gifts that we
can give our primary and
middle school students are
the freedom to be curious,
a thirst for knowledge, and
a belief in their abilities.
That is exactly what Selwyn
House School is nurturing
in its students through its
strong focus on STEAM
learning.
STEAM stands for
Science, Technology,
Engineering, Arts, and
Maths – a powerful
combination of topics that develop
the knowledge and skills that will be
most needed in the next generation’s
workforce. It is an integrated approach
to learning that encourages students to
think critically and creatively, and that
arms students with tools and methods to
explore new ways of problem-solving and
communicating.
Selwyn House School Principal, Dr
Lyn Bird, says this approach to learning
is particularly important for young
female students if they are to denounce
the archaic gender stereotypes that
see females continuing to be underrepresented
in careers in the STEAM
fields.
“The beauty of a girls-only education
is that those gender biases do not exist
within this environment. At Selwyn House
School our students are exposed to a rich,
future-focused curriculum that includes
subjects such as Coding, Robotics and
Artificial Intelligence alongside the core
subjects of English, Science and Maths.
With access to the best modern facilities
and outstanding teachers, our students
develop the vital 21st century skills of
collaboration, creativity, critical thinking,
and communication. And importantly,
they develop the belief that they can tackle
a problem in the real world – without
ever questioning whether their gender
makes them any less capable of finding a
solution”.
“We are preparing our students to be
the future creators, problem-solvers and
leaders, no matter where their passions
lead them.”
New look for council
events programme
A NEW-LOOK city council
public events programme
will get under way in
September.
Council events and
arts manager Lucy Blackmore
says the rejuvenated
programme acknowledges
the need for change in
a post-Covid-19 events
environment and has been
created in partnership with
the community.
“We had already been
looking at changes to our
annual events programme
and talking to key partners
and interested people
and groups. However, the
pandemic has fast-tracked
this rethink,” Blackmore
says.
“It is the biggest revamp
the community events
programme has undergone
for many years.”
Two of the major
changes include Sparks
taking a break in 2021
and the New Brighton
Fireworks Spectacular
moving permanently from
November to July.
The planning period for
Sparks – usually held in
February each year – was
severely affected by the
pandemic lockdown. However,
the much-loved event
will return in 2022.
In 2021, Symphony in
the City – featuring three
shows over three weekends
by the Christchurch
Symphony Orchestra in
Victoria Square – will be
held instead of Sparks.
Blackmore says moving
the fireworks to July will
both mark Matariki and
launch KidsFest.
All three events will fall
under an Ōtautahi Winter
Festival umbrella.
“Matariki celebrations
have been identified
through consultation with
the community as being
important to Christchurch
The 2020-21 programme highlights include:
•The Go Live! Festival celebrating local
music from Thursday, September 24 until
Saturday, October 3 this year.
•A New Year’s Eve concert special in North
Hagley Park, featuring a highly anticipated
headline band.
•The Summer Series Symphony in the
City, featuring the Christchurch Symphony
Orchestra performing three concerts in
Victoria Square early next year.
•The Summer Series Lazy Sundays, Kite Day
and Summer Theatre.
•The Walking Festival in April next year.
•A new Ōtautahi Winter Festival that will
entertain people with lights, performance,
visual arts and stargazing – incorporating
a lighting event similar to CHCH IS LIT. The
latter ran in July 2020 to help fill the gap
created by the postponement of Botanic
D’Lights. The new lighting event will run
in the central city and New Brighton from
June next year and feature more significant
lighting and trails than this year.
•The New Brighton Fireworks in July,
marking Matariki and launching KidsFest
while also sitting under the Ōtautahi Winter
Festival umbrella.
residents who want to celebrate
New Zealand’s own
unique culture,” she said.
“Holding the fireworks
earlier in an evening will
also mean that families
don’t need to be out so late
and allow people to visit
New Brighton restaurants
and cafes before or after the
show.”
A community event, The
Walking Festival, will move
from October to April next
year.
The changed-up programme
includes a new
event, Go Live! Festival,
which will celebrate the
city’s music scene and
put the spotlight on more
than 30 local acts and 100
performers at 10 indoor
and outdoor venues across
Christchurch.
Blackmore says the programme
refresh provides
more certainty for events,
lifts central city activity
to support the economy,
ensures a cost-effective programme
and delivers more
diverse events to capture a
wider audience.
“The changes also
offer more programme
flexibility, if required,” she
said.
“They support a more
agile approach to our
events programme so that
we can quickly respond to
any changes in pandemic
alert levels.”

OPINION
Hospital car parking still election issue
From the
editor’s desk
Barry Clarke
THE DEBACLE that is
Christchurch Hospital car
parking has become a political
football again.
A week ago, when Judith
Collins was in the city she made
a commitment to sort out the
long-running saga if National
gets into power.
In a tweet Labour’s Megan
Woods said: “Please be assured
that we understand just how
much of a problem the lack of a
car park is – I have been working
on the details of a solution that’s
pretty much there – more to say
very soon . . .’’
Hopefully, it comes very soon
and it is something substantial
for the people for Christchurch.
The Star has relentlessly campaigned
for better car parking
at the hospital in recent years,
prompted by the now gone park
and ride from Deans Ave, which
would see people standing out in
the rain in the winter – patients
and visitors – trying to get to the
hospital.
It was an appalling situation.
The National-led coalition
Government had done about
zilch to sort the problem when it
was in power pre-2017.
Labour’s Canterbury MPs
made a number of undertakings
to do something about hospital
car parking in the run-up to the
election, and backed that after
they got into power in late 2017.
Three years ago, then new
Greater Christchurch regeneration
minister Woods said work
was being done behind the
scenes to find solutions to parking
woes. But she couldn’t say
when changes would be made,
and if any relief will come before
winter 2018.
“We’ve got to leave no stone
unturned. Winter’s coming,”
Woods told The Star at the time.
“We’re driving it as fast as we
can after a period of inaction by
the previous Government.”
There were some solutions and
eventually the park and ride was
closed. Most hoped pinned on a
standalone hospital car parking
building – a no-brainer in the
city the size of Christchurch.
The Ministry of Health had
been tasked with building one
by this year but that has been
delayed. No surprises there.
Port Hills MP Ruth Dyson
said the winter (2018) deadline
was still the “ideal” goal to sort
car parking issues out.
“We haven’t got there yet,
there’s a few things floated
around,” she said at the time.
Eventually, the Lichfield St car
park was made available. But it
WET:
Passengers
rain for the
Deans Ave
park and ride.
PHOTO:
MARTIN
HUNTER
wasn’t cheap – $2.80 an hour,
far more than the $5 a day at the
park and ride.
Waiting times for appointments
at Christchurch Hospital
are long; so the Lichfield St car
park was never a cheap option.
Several weeks out from another
election, the car parking
issue has arisen again.
No surprises there.
The coming week in our history
August 6, 1936 – Jack
Lovelock won New Zealand’s
first Olympic athletics gold
medal at the Berlin Olympics
in a 1500m race witnessed by
120,000 spectators – including
Adolf Hitler. Lovelock’s win
famously caused BBC radio
commentator, 1924 sprint goldmedallist
Harold Abrahams,
to forget his broadcasting
etiquette: “My God, he’s done
it! Jack! Come on! … He wins!
He’s won! Hooray!” Lovelock’s
time of 3min 47.8sec broke the
world record for the 1500m.
Meanwhile, on August 6, 2012,
Valerie Adams won a second
Olympic gold. She finished
with silver at the shot put event
behind Nadzeya Ostapchuk
but the Belarusian athlete was
later disqualified after testing
positive for an anabolic steroid.
August 7, 1991 – Entertainer
Billy T. James died of heart
failure at the age of 43.
Born William Taitoko, the multitalented
musician toured the
world with the Maori Volcanics
Showband in the 1970s. He
adopted the stage name Billy
T. James because Australians
could not pronounce his
surname correctly. James came
to prominence in the television
variety show Radio Times, but he
is best remembered for the Billy
T James Show, six series of which
were screened by TVNZ between
1981 and 1986.
August 8, 1915 – The
high point of the New Zealand
effort at Gallipoli. Ottoman
forces recaptured the position on
who had relieved the New
Zealanders.
August 9, 1930 – Fullback
George Nepia played his last
he was one of the stars of the
1924–25 All Blacks, dubbed the
Invincibles. He played in all 32
matches on the team’s tour of the
British Isles, France and Canada.
Still only 25, he appeared in his
last test match in 1930, the final
won the match 22–8 to clinch the
series 3–1. After the Invincibles
tour, Nepia only played five more
test matches for the All Blacks.
One reason was his
non-selection, on racial grounds,
for the 1928 tour of South
Africa. He was also restricted
by injury and was unavailable
for several tours. After suffering
financial hardship during the
Great Depression, Nepia moved
to secure his family’s future
by accepting an offer to play
rugby league in Britain in the
mid-1930s. He returned to New
Zealand in 1937 and played in
the Kiwis famous 16-15 win over
Australia.
August 10, 1840 – HMS
Britomart arrived at Akaroa, a
week before a shipload of French
colonists landed there. The
Britomart’s captain raised the
Union Jack to confirm British
sovereignty over the area.
August 11, 1962 – The
Wellington-Picton ferry
Aramoana entered service as
the country’s first roll-on rolloff
ferry. Cars and rail-freight
wagons could now readily cross
Cook Strait and be driven on and
off the ferry at the beginning and
end of each voyage.
August 12, 1975 – John
Walker became history’s first
sub-3min 50sec miler, recording
3min 49.4sec at Gothenburg,
Sweden. He broke the mile
record of 3min 51.0sec held by
his long-time rival, Tanzanian
Filbert Bayi. Former mile record
holder Peter Snell argued that
this was a greater achievement
than Roger Bannister’s first sub-
4min mile.

OPINION
YOU MAY HAVE seen
talk of the Government’s
planned water reforms in
the news recently.
As a water service provider,
the city council has
been part of Governmentled
discussions on what
shape the reforms might
take.
We don’t know all the
details yet, but we do know
it is intended to be a threestage
process.
The first stage of the
process opens the door for
councils to receive a share
of the $761 million funding
the Government is
providing to upgrade water
services and stimulate
investment and jobs.
The Government announced
on Tuesday that
$100m of the funding allocated
will go to Canterbury.
Councils who opt into
the stage one package will
need to commit to sharing
information on their water
networks and services with
neighbouring councils and
central Government.
Latest Canterbury news at starnews.co.nz
Three-stage process
for water reforms
They will also be
expected to begin discussions
about ways that water
services might be delivered
differently.
We have to make a
decision by the end of this
month about whether we
want to opt into stage one
of the reforms. We’ll make
this decision in public on
August 25.
If we do agree to take
part in stage one, it does
Acting Mayor
Andrew Turner
not lock us into the next
stage of the reform process.
The Government has
signalled that in the second
stage of the reforms it
wants to see councils joining
forces on a regional
or multi-regional level
to set up new entities to
deliver water services. It
is intended these entities
will be public-owned, with
councils as share-holders.
We will only consider
progressing to stage two
when all the details of
the reform process are
known and we have a full
understanding of all of the
implications. And we will
engage and consult with
our communities first so
that we know their views
before we make any major
changes.
There is plenty of land
Funding
Covid-19 spend
I read that the Government
is borrowing about
$1 billion each week, and
around $30 billion in total,
to cover expenses relating
to its comprehensive Covid
response.
These are significant
sums of money. It is likely
the Government will want
to find ways to save money,
so that more funding is
available for nationally
important projects that,
among other considerations,
will save human
lives.
I have a suggestion to
make in this regard. I suggest
introducing cameras
at the four Rata and Rimu
St stop signs, in Riccarton,
to catch the many offenders
who illegally fail to stop
at the signs that are displayed
prominently there.
Given my frequent
observation that about 75
per cent of drivers treat
these stop signs daily as a
give way sign, the money
raised from imposing fines
on transgressors could be
directed to a project/s of
national importance. – Dr
Gregory Lee, Avonhead
Contractors’
compo
Trevor Sennit’s response
to my criticism of Isaac’s
claim for ratepayer-funded
cuts to the heart of the
problem.
His argument that
compensation is required
because margins are
“wafer thin” is nonsense.
While the contracting out
as a cost-cutting strategy
predated the John Key/
Bill English “rock star
economy” they fired the
starting gun by cutting the
enforcement of employment
law, immigration
laws, environmental protections,
sub-contractor
protections and oversite of
contracts.
Margins were reduced
by outfits undercutting
reputable businesses by
treating lax enforcement
as a commercial opportunity.
Honest and reputable
businesses had to either
follow suit or pack up and
close.
When the proverbial hits
the fan it is up to the workers,
ratepayer and taxpayer
to pick up the tab.
It is time for corporate
accountability and
responsibility following
their euphoric ride on
the post-Canterbury
earthquake gravy train. –
Perfect crispy-skinned pork belly
There’s no better way
perfectly cooked, moist
pork belly with golden,
crispy crackling. This
sure-fire recipe uses a salt
Try it – this is bound
pork belly
Crispy golden pork
belly
8 servings
PERFECTION: Baking pork belly with a salt crust draws
moisture out of the skin and allows it to bubble and crisp
up while staying golden in colour.
Ingredients
1kg pork belly
1 cup table salt
For the marinade
¼ cup soy sauce
⅓ cup rice wine
2 tbsp brown sugar
2 cloves garlic minced
Directions
Using a paper towel, pat skin of
pork belly until it is completely
dry. Mix marinade ingredients
in a bowl and then pour into a
rectangular pan that is big enough
to hold the pork belly.
Place pork belly into the pan,
making sure only the meat
touches the marinade and the
skin stays completely dry. If the
marinade level is too high you
can pour some of it out.
Place in fridge for several hours
or overnight.
Preheat oven to 180 deg C.
Completely line a roasting pan
with foil (this will make clean-up
much easier).
Pour 2cm of water into bottom
of pan. Place a wire rack on top
of roasting pan to hold the pork
belly.
Place the pork belly on the wire
rack. The meat will cook above
the water, with the pork juices
dripping down below.
Make sure the pork belly is level
(if one part is lower/shorter the
skin will not cook evenly. if you
have to, use something oven-safe
to prop up a shorter part to keep
it completely level).
Spread 1 cup of salt evenly
across the pork belly skin. Place
into top half of oven. Bake for
about 40min until meat looks
cooked.
Remove pork belly and increase
oven temperature to 240 deg C.
The salt that was poured over
pork belly should have formed a
crust. Remove this crust and wipe
off any excess salt from the pork
belly skin.
Once oven has reached desired
temperature, place pork belly
back into oven.
Bake for another 30min until
skin is completely bubbly and
crisp.
Let pork belly cool a few
minutes before cutting with a
sharp knife and serving.
GARDENING 29
GARDENING ADVICE
Today’s winning question came
from Sarah and Maureen.
Congratulations!
Our family loves roses and my
Q mum is an avid gardener on a
beautiful lifestyle property,
however she always has
diffi culty with her roses. She
gives them such TLC, even going to talk
to them however they always struggle to
fl ower. She is wanting to know how she
can encourage healthy and abundant
fl owers? What is the best natural
spray for rust and brown
spots?
A
It’s lovely to hear how much your mother adores her roses. Care of roses
is an all year-round effort. Start in spring with an early application of a rose
fertiliser that is high in pot ash, such as Daltons Premium Rose Fertiliser,
as this encourages strong growth and the production of abundant blooms.
Continue applying fertiliser until mid-December, and then recommence
again in mid-February until mid-April (remember to avoid applying fertilisers over the
hot summer months).
Add Daltons Garden Time Compost around plants during the growing
season, mulch with crushed bark to improve water retention and continue dead
heading (removal of dead fl owers). If some of the roses are badly infected
with rust and/or black spot, it may be practical to remove these varieties and
replace with roses that are more resistant to these diseases, such as iceberg.
After pruning in winter, apply a copper spray to the roses and remove any
fallen leaves. Good hygiene is essential and can help reduce infections of
rust and black spot in the following season.
Unfortunately, there is no effective organic spray for the two signifi cant rose
diseases. However, if the plants are well fertilised and the soil is continually
improved the roses should be much healthier.
You may fi nd it helpful to read our
free How to Grow Roses Guides
which include tips from the experts:
WITH THE ground drying out a
little after several nor’west days,
there’s a window of opportunity
to get out in the garden before
spring rain becomes a spoiler.
Here are some of the things that
can be done in August.
Potatoes
Such a staple and stalwart crop,
you need to start gearing up for
the upcoming potato-planting
season.
Those of you who know your
spuds will already have seed
potatoes quietly “chitting” away
somewhere cool indoors.
Once the sprouts are finger
length and the soil has warmed,
they can be planted out in
September. The sprouting phase
does take four to six weeks; hence
you need to get a wriggle on if
you want fresh new potatoes in
December.
While the seed spuds are
sprouting, take an hour or two
to prepare the soil, work it over
with a fork, blend in well-rotted
compost and, a week before
planting, work through some
potato fertiliser. Adding the spud
food prior to planting prevents
burning the delicately sprouted
seed potatoes.
Vegetables
If your patch has been vacant
over winter, now’s the time to get
it ready for spring planting before
the soil warms up. Hoe off weeds
and, when the soil isn’t boggy,
turn it over and blend in layers of
$70
PACK!
compost or sheep pellets – one or
the other, not both. Then, rake it
level and leave to settle for a few
weeks.
Seedlings to plant out now
include silver beet. Rows of
radishes can go in, too. Try
different varieties or the reliable
round red ones. Remember,
both the leaves and roots can be
eaten.
Asparagus crowns are dormant
and ready to be planted. Look for
the biggest and fattest clumps,
and avoid anything that are dry
and withered.
Spring flowers
With the official start of spring
just around the corner it is time
to start dusting of those vases and
filling them with spring flowers
such as daffodils, snow drops,
hyacinths, anemone, ranunculus
and irises. When picking these
flowers, only pick the flower
stem.
Leave the foliage in the
ground and allow it to die
down naturally, as this supplies
the hard-working bulb all the
nutrients it needs to produce
flowers for next season.
Fill the vase to the top with
water and change it every third
day.
TASTE: There are many
varieties of silver beet, shop
around for your seedlings.
Hurricanes to win
scenario
As it stands:
Third place on 16 points (+7)
Remaining games:
The scenario:
the Crusaders lose their final
Basically, they need a
The ‘all three teams
scenario
Yes it’s possible. The Crusaders,
For this to happen the Crusaders
would need to earn just two
to beat the Crusaders without a
then the title would be decided
Tamatea’s 300th game one of
the highlights in a ‘miracle’ career
• By Will Evans
RICCARTON stalwart Shane
Tamatea will make his 300th
premier grade rugby league
appearance for the Knights
when he runs out in front of
the Crosbie Park faithful for a
crunch encounter with Eastern
Eagles on Saturday.
“It’s hard to put into words
– the fact I’m still playing is
maybe a miracle in itself,” said
Tamatea, who made his debut
as a teenager back in the 2000
season.
“When I first started I never
expected I’d be playing 300 games
later, but it means everything. It’s
one of those things you don’t really
think about, but now that I’m here
I just look back and think time’s
flown.”
Tamatea is in the midst of
his 21st consecutive season
of Massetti Cup football. His
consistency and durability at
club level has been recognised
by rep selectors in the past,
debuting for the Canterbury
Bulls side that narrowly went
down to Mt Albert in the 2005
Bartercard Cup grand final.
He was a regular for the Bulls,
South Island Scorpions and
Canterbury A combinations
for several years and played in
Canterbury’s Centenary match
against Wellington in 2012. But
the high standards Tamatea
maintains are perhaps best
exemplified by winning the 2018
CRL Sportsman of the Year
award at the age of 37.
Tamatea stepped back
into a player-coach role with
Riccarton’s Canterbury Cup side
in 2017, but he still managed six
premier games that year and
returned to the top level the
following season. Remarkably,
the veteran has missed just one
game since the start of 2018.
“THe teammates are the ones
that keep me going every year,
seeing all the fullas coming
through. I’ve probably played
with 500 different players over
the years.
“I’ve been lucky in terms of
injuries. But I’ve tried to look
after my body as best I can.”
THis season could be his last.
“To be honest, I had my doubts
this pre-season. I was grinding
away through pre-season and
struggling a bit, I’d put on a wee
bit of beef and was struggling to
carry it around. But I got past
that and managed to talk myself
into having another year.
“All things being equal it
probably will be me at the end of
this year – I’ll probably step back
into a trainer or assistant coach
role with the team.”
Tamatea is quick to emphasise
his milestone is something for
the Knights as a whole – and
everyone who has helped him
along the way – to celebrate,
rather than being merely an
individual accomplishment.
Feisty yet frugal Volvo station wagon
VOLVO HAS HAD a long and
notable motorsport heritage.
I became familiar with some
of that during my many visits to
Wellington to watch the Nissan-
Mobil 500 street race in the late
80s and early 90s.
While the Volvo T5 wagon
looked a little out of place on the
race track, it certainly had speed,
and it clocked up much success
globally, especially in European
touring car championship races.
The T5 had a square, boxy
shape that earned it the nickname
Swedish taxi, but the point is it
was amazingly successful, and
when I first drove it in road-going
form in 2004 I was blown away
with its power and performance.
Since then Volvo has marketed
many fine wagons and has
impressed with its power plants,
feisty engines which also double
as being frugal.
Enter 2020 and another Volvo
wagon has landed – the V60 T8
R-Design, another very quick
station wagon, yet also amazes
with its 2l/100km combined cycle
fuel usage claim.
That’s down to hybrid
technology, today’s V60 has a
turbocharged and supercharged
four-cylinder petrol engine. The
1969cc unit develops a hearty
246kW and 430Nm, if that’s not
enough, add into the equation
a rear-mounted electric engine
which adds 65kW and 240Nm,
it’s no surprise then the V60 is
swift when the accelerator is
given a nudge.
Volvo claims a 4.5sec standstill
to 100km/h acceleration time,
that’s quick and also translates to
a 3.5sec overtaking time – 80-
120km/h.
What’s more, the V60 feels fast,
it is fully responsive and delivers
in a fluid, decisive manner,
typical of both turbocharging and
supercharging techniques.
While its performance is every
bit as exciting as its predecessors,
it must be remembered that
hybrid technology is there for
a reason, and in this age where
caring for the environment has
become a major priority, the V60
also addresses that with plug-in
electric storage capability. The
system isn’t as generous as you
would get from a fully electric
vehicle, but it definitely has
purpose.
Volvo also claims and electric
range of around 30-40km,
which would satisfy for a daily
commute; however, there’s no
driver-selectable EV mode,
what happens is that the V60
will happily run all the time on
electric power only, but if you
FUNCTIONAL: Under the tailgate, the Volvo’s wagon
section can house up to 529-litres of cargo.
VOLVO V60 T8: Hybrid system allows up to 30km of motoring on one charge.
are forceful with the throttle
the engine will burst into life
and give you immediate
acceleration.
I was determined to make
the V60 to work electrically
for my commute, it does so
willingly, but there were a couple
of times when keeping pace with
traffic meant petrol power cut
in, however, the end result is
that massive fuel savings can be
achieved.
During my time in the
evaluation car the fuel usage
displays were listing between
3-4l/100km with 2.2l/100km
showing instantaneously at
100km/h, the engine turning
over well below 2000rpm in
eighth gear. Yes, the V60 has
a traditional torque converter
gearbox and, as you would
expect in a luxury car, the
transition of ratios is almost
seamless, the mechanicals are
fully refined.
You need no special technique
to drive the V60, it is very
orthodox and is built with
the sophistication we have
come to expect from this great
Scandinavian car maker.
It also gets a five-star safety
rating, no surprises there, Volvo
is sold universally as being
one of the world’s safest car
manufacturers.
• Price – Volvo V60 T8,
$121,400
• Dimensions – Length,
4761mm; width, 1850mm;
height, 1427mm
• Configuration – Fourcylinder,
four-wheel-drive,
1969cc, 246kW, 430Nm,
eight-speed automatic
• Performance –
0-100km/h, 4.5sec
• Fuel usage – 2l/100km
I’ve made no secret over the
years of my affection for the
traditional station wagon, and
the V60 really appeals to me. In
practical terms, the rear cargo
section can hold up to 529-litres
and loading it is far from a chore,
the ride height is at an easy level
for lifting the groceries out of the
supermarket trolley and into the
vehicle.
That load space doesn’t
compromise the rear seating area
either, the V60 is spacious.
On the road it is quiet and
extremely comfortable, the spring
and damper rates are biased
towards comfort, which is no
surprise, the V60 is a true touring
car and it needs to cocoon the
occupants.
Because it sits low at just
1.42mm there is little body
movement when the tight corners
arrive.
Interestingly, the steering isn’t
quite as involving as I would have
expected for a car that sits on
substantial tyres (Continental,
235/40 x 19in), nevertheless, the
driving experience is satisfying,
and I particularly like the feel you
get as electric drive pushes from
the rear.
It gets a load of kit for its
$114,900 price tag (evaluation
car $121,400). The controls are
laid out for ease of use, many
functions are operated through a
large central touch screen display,
which is very intuitive.
Two Star Media employees
drive Volvos. I’m always being
reminded of the safety criteria
which influenced the decision
to buy into the brand. Nothing
has changed, Volvo has set the
benchmark in this area, and
when you are inside the car you
feel that quality build.
The V60 is remarkable in terms
of what it represents, its speed
puts it most definitely in the
performance car category, but it
is also a thrifty fuel miser. Add in
the wagon effect and you’ve got
many cars in one.
That’s just as you would expect
from Volvo, it is something just
that little bit different all round,
but spectacular nonetheless.
From family cars to work trucks and
supercars to fixer-uppers.
Getting what you paid
for on settlement day
In the movies, the day someone gets
the keys to their newly bought home is
portrayed as a golden, stress-free time. The
reality can be rather different, especially
if you find your dream home has turned
into something akin to Nightmare On
Elm Street since you agreed to buy it.
“The trick to a stress-free settlement
is to do as much as you can in advance,
starting with when you’re signing the sale
and purchase agreement,” advises Kevin
Lampen-Smith, chief executive of the Real
Estate Agents Authority (REAA).
“The sale and purchase agreement is the
legally-binding contract agreed between
you and the seller that details the property,
the conditions of sale and the price.
Make sure that there is an agreed list of
chattels, with notes as to their condition,
in this agreement. If the property is full of
rubbish, and you want it gone before you
take possession, make that a condition
of the sale. If there are holes in the fence
that the seller has promised to fix, get that
in writing on the agreement: don’t rely
on verbal assurances that something will
be done prior to settlement. It’s far better
to get all these niggly details sorted out
before you sign the agreement than face
protracted battles down the track.”
As a buyer, you are generally entitled to
one opportunity to inspect the property
before settlement day. If the property has
sitting tenants, ask your lawyer to ensure
there is a ‘final inspection’ clause inserted
in the sale and purchase agreement before
you sign it. This inspection is to make sure
that it is in the same or better order it was
when you viewed it and agreed to the sale.
It is not designed to give you the chance
to uncover new defects, or to give a rental
agent the chance to appraise the place’s
value.
“A seller does not have to accommodate
any extra requests to visit the property
prior to settlement,” Lampen-Smith says.
“Remember that the seller may have
worth $26,000
a lot on their plate; making the property
available so your interior decorator can
measure up for new curtains is unlikely to
be a high priority.”
Your real estate agent will usually
arrange the inspection with the seller,
and accompany you to the property. Most
experts recommend that this inspection
takes place around 24 hours before
settlement day so there are no hold-ups to
the transfer of funds and ownership.
When you come to inspect the property,
everything should be as it was when you
decided to purchase it (as reflected by the
sale and purchase agreement). Lampen-
Smith says you can expect chattels to be
in a reasonable working order unless it has
been agreed and documented otherwise.
You cannot complain to the seller that the
oven isn’t clean enough, but you can raise a
complaint if it is missing, or it is a different
model to the one cited in the agreement.
Don’t forget to check that garage door
openers and pool covers are in situ, or that
locks work properly.
If there is a problem, the REAA says
you should speak to the real estate agent
and your lawyer in the first instance. Your
lawyer should work with the seller’s lawyer
to reach a satisfactory solution, such as
getting the seller to make any necessary
repairs, or to deduct any costs from the
eventual settlement.
Making the final inspection 24 hours
before settlement is due gives you and the
seller time to reach an agreement over
anything outstanding.
“Like any property transaction, success
often depends on doing things right at the
start,” Lampen-Smith says.
“Get the details right at the beginning
and you’ve got a greater chance of a happy
ending.”
For independent advice on buying
or selling property, check out
www.reaa.govt.nz.
Make sure there is a legally-binding contract agreed between you
and the seller that details the property, the conditions of sale and
the price, as well as a list of chattels with notes as to their condition.
PROPERTY IN CHCH
We have achieved
record breaking
prices recently!
Even the experts are confused!
But the answer is simple. Recent massive
inwards migration of 47,000 has created a
huge stimulus and sellers market anyone
selling should take advantage of.
Listings were short before the huge
migration inflow but now the listing
situation is almost critical.
This is the time to get a great price and
I will charge you less to do it.
