Fa<strong>the</strong>r-s<strong>on</strong> team make Florida sale<br />

LJ Hooker Palm Beach’s newest recruit is off to a flying start,<br />

locking in his first property transacti<strong>on</strong> with <strong>the</strong> sale of 1a<br />

Florida Road for “not far off” <strong>the</strong> $5.5 milli<strong>on</strong> price guide just<br />

three days after listing. It’s likely BJ Edwards had a little help<br />

from his dad, veteran Palm Beach agent David Edwards, who<br />

gives at least some of <strong>the</strong> credit for <strong>the</strong> speedy sale to <strong>the</strong><br />

property stylists from Coco Republic.<br />

“I had it <strong>on</strong> <strong>the</strong> market for <strong>on</strong>e and a half years back in 2017 when<br />

it was furnished in an ’80s style, so this is a really good ad for styling<br />

and painting a home [before sale],” says Edwards. “It was painted<br />

inside and rephotographed with <strong>the</strong> new furniture… and it went off <strong>the</strong><br />

Richter scale.”<br />

After some competitive negotiati<strong>on</strong>s between several parties, a<br />

north shore family signed <strong>the</strong> c<strong>on</strong>tract for <strong>the</strong> fi ve-bedroom home<br />

which enjoys elevated nor<strong>the</strong>rly views across Palm Beach, Pittwater<br />

and <strong>the</strong> Central Coast and is <strong>on</strong>ly a 300-metre walk from <strong>the</strong> beach.<br />

Edwards says properties in <strong>the</strong> $3 milli<strong>on</strong>-plus price bracket are in<br />

short supply in <strong>the</strong> upper reaches of <strong>the</strong> nor<strong>the</strong>rn beaches and urges<br />

buyers to act quickly if <strong>the</strong>y fi nd a property <strong>the</strong>y like.<br />

“They’re getting knocked down<br />

and replaced by c<strong>on</strong>temporary,<br />

industrial-style buildings. I<br />

think that’s why [our place] has<br />

generated so much interest: it’s<br />

getting back to <strong>the</strong> best of Aval<strong>on</strong>.”<br />

<strong>on</strong> Tuesday after just six days <strong>on</strong><br />

<strong>the</strong> market. There were 58 groups<br />

through <strong>the</strong> wea<strong>the</strong>rboard home<br />

last weekend, but it was a buyers’<br />

agent who was fi rst to inspect who<br />

came up trumps for a local family.<br />

It took many years of planning, two years in council,<br />

a year to find a builder and two years to do <strong>the</strong> build.<br />

But it’s clear Paul and T<strong>on</strong>i Hannaford have no regrets<br />

about chasing <strong>the</strong>ir dream home. It has delivered so<br />

beautifully <strong>on</strong> <strong>the</strong>ir brief, <strong>the</strong>y are having trouble<br />

letting go after 13 very happy years.<br />

But <strong>the</strong> kids have moved out and ano<strong>the</strong>r dream<br />

beck<strong>on</strong>s.<br />

“We love it here but our s<strong>on</strong> has just finished his<br />

masters in architecture and we want to do it all again<br />

with him,” says T<strong>on</strong>i.<br />

The Hannafords first set <strong>the</strong>ir sights <strong>on</strong> Lauderdale<br />

Avenue when <strong>the</strong>y were living around <strong>the</strong> corner in<br />

Clifford Avenue. They jumped <strong>on</strong> <strong>the</strong> chance to buy an<br />

old home in 1998 and started making plans to rebuild.<br />

But when <strong>the</strong> neighbouring, waterfr<strong>on</strong>t<br />

reserve block was listed for sale, <strong>the</strong><br />

opportunity to amalgamate <strong>the</strong> two sites<br />

was too good to pass up.<br />

They engaged Engelen Moore (now Ian<br />

Moore Architects) to design three highend<br />

homes cascading down <strong>the</strong> block,<br />

each capturing <strong>the</strong> lovely North Harbour<br />

views.<br />

A fan of Moore’s ability to “build to<br />

site” using clean lines and seamless<br />

inside-outside flow, <strong>the</strong> Hannafords asked<br />

‘... close enough<br />

to enjoy Manly<br />

but far enough<br />

away to enjoy<br />

<strong>the</strong> quiet and<br />

solitude.’<br />

<strong>the</strong> architect to bridge <strong>the</strong> gap between house and<br />

apartment.<br />

So while <strong>the</strong> three properties each retain <strong>the</strong><br />

sensibility and privacy of a house, <strong>the</strong>y are very much<br />

a lock-up-and-leave propositi<strong>on</strong>.<br />

The Hannafords had planned to live in <strong>the</strong><br />

street level residence, having already enjoyed <strong>the</strong><br />

elevated outlook from <strong>the</strong> original home, but when<br />

c<strong>on</strong>structi<strong>on</strong> was complete, <strong>the</strong>y fell in love with <strong>the</strong><br />

intimate water views captured from <strong>the</strong> lower level<br />

home adjoining <strong>the</strong> reserve.<br />

Paul describes this property as “<strong>the</strong> jewel in <strong>the</strong><br />

crown” of <strong>the</strong>ir boutique development.<br />

“Until you’ve lived here you d<strong>on</strong>’t appreciate how<br />

good it is,” he says. “There are a lot of places that look<br />

good in <strong>the</strong> photos but <strong>the</strong>y d<strong>on</strong>’t work.<br />

This <strong>on</strong>e just works.”<br />

A side drive delivers residents to secure<br />

parking in a shared garage and from here<br />

<strong>the</strong>re are two flights of stairs to <strong>the</strong> fr<strong>on</strong>t<br />

door, past a separate workshop and media<br />

room. There’s also gated pedestrian<br />

access from street level and from <strong>the</strong><br />

scenic walkway c<strong>on</strong>necting Manly to The<br />

Spit.<br />

Once you’re behind <strong>the</strong> home’s fr<strong>on</strong>t<br />

A cosmopolitan makeover and a relaxed beach vibe has piqued buyers’ interest in Dee Why.<br />

Growing up in Dee Why was all about <strong>the</strong> beach for<br />

Hayden Quinn.<br />

The Masterchef alumnus, cookbook author and<br />

podcaster who is now headlining Channel 10’s sec<strong>on</strong>d<br />

seas<strong>on</strong> of <strong>the</strong> popular lifestyle program ‘Taste of<br />

Australia’, says <strong>the</strong> colourful suburb remains his favourite<br />

place <strong>on</strong> <strong>the</strong> nor<strong>the</strong>rn beaches.<br />

As a kid, Quinn says a typical day revolved around “<strong>the</strong><br />

beach, a couple of hot chip sandwiches and lime cordial <strong>on</strong><br />

<strong>the</strong> back deck” with his two sisters and his mum and dad.<br />

“We spent our life down <strong>the</strong>re at <strong>the</strong> beach, we were pretty lucky,” he<br />

tells Dwell.<br />

The suburb has evolved over recent years but Quinn says <strong>the</strong> residential<br />

development and retail revamp has injected a new lease of life.<br />

“It’s become a little busier, <strong>the</strong>re’s more energy and more opti<strong>on</strong>s,” he<br />

says. “It’s become fresher and newer and more exciting. There’s a real<br />

mix of young families, new Australians and <strong>the</strong> oldies… I love it.”<br />

Quinn says Dee Why’s diversity is definitely <strong>on</strong>e of its drawcards.<br />

“One of <strong>the</strong> beautiful things I love about Dee Why is how multicultural<br />

it is,” he says. “You can find great produce and great places to pick up<br />

different cuisines, from Chinese and Italian to Vietnamese and Thai. [Going<br />

really influenced my understanding of different cuisines and<br />

cultures and it’s been great growing up with that diversity.”<br />

A “fair wea<strong>the</strong>r surfer”, Quinn is also a regular at Dee<br />

Why Point.<br />

“For me <strong>on</strong>e of my favourite things to do when <strong>the</strong><br />

surf is cranking is to drive around to <strong>the</strong> carpark <strong>on</strong> <strong>the</strong><br />

headland,” he says. “You’ll see all <strong>the</strong> familiar faces you<br />

grew up with and you love, and <strong>the</strong>y make you feel like<br />

you’re truly at home. It’s a great way to keep c<strong>on</strong>nected to home and <strong>the</strong><br />

people you enjoy spending time with.”<br />

A magnet for families, <strong>the</strong> beach and surrounding parkland sit<br />

directly opposite a strip of eateries where you can grab fish and chips<br />

to enjoy picnic-style <strong>on</strong> <strong>the</strong> grass or dine in with fr<strong>on</strong>t row views of <strong>the</strong><br />

promenade.<br />

Cunninghams agent and local resident Matt Nicastri says <strong>the</strong> suburb’s<br />

walkability is ano<strong>the</strong>r highlight.<br />

“There are very few suburbs that have <strong>the</strong> walkability associated with<br />

Dee Why but still have that relaxed coastal vibe,” he says. “It’s a great<br />

choice if you like that c<strong>on</strong>venience.”<br />

Market snapshot.<br />

Low stock levels have proven<br />

frustrating for agents and buyers,<br />

however Nicastri says <strong>the</strong>re are<br />

promising signs of more activity<br />

for <strong>the</strong> spring market.<br />

Cunninghams has appraised<br />

over 100 properties in <strong>the</strong> last 30<br />

days and Nicastri expects those<br />

appraisals to translate to more<br />

stock, and he’s heard from a local<br />

broker that loan pre-approvals have<br />

increased as well.<br />

“There’s been a lot of c<strong>on</strong>versati<strong>on</strong><br />

around <strong>the</strong>re being too much<br />

development but I looked last week<br />

at how many listings <strong>the</strong>re were and<br />

<strong>the</strong>re were <strong>on</strong>ly 62 for sale,” he says.<br />

“That’s not a lot given <strong>the</strong> density<br />

here, so it shows an appetite for <strong>the</strong><br />

suburb.”<br />

The entry price for a two-bedroom<br />

apartment is around $750,000, says<br />

Nicastri, with houses starting around<br />

$1.5 milli<strong>on</strong>. Premium property can<br />

be found <strong>on</strong> <strong>the</strong> headland, with<br />

prices from $3 milli<strong>on</strong>.<br />

Nicastri says more young families<br />

have moved across in <strong>the</strong> wake of<br />

infrastructure improvements which<br />

include <strong>the</strong> B-Line, with <strong>the</strong> new<br />

buses making light work of <strong>the</strong> city<br />

commute.<br />

“People are attracted to Dee<br />

Why because of <strong>the</strong> town centre,<br />

which has been a really big win<br />

for <strong>the</strong> area,” he says. “It’s really<br />

cosmopolitan and council has<br />

d<strong>on</strong>e a good job improving <strong>the</strong><br />

streetscapes.”<br />

If you’re thinking somewhere<br />

freestanding baths have enjoyed<br />

a l<strong>on</strong>g spell in <strong>the</strong> spotlight. The<br />

good news is you can get your very<br />

own hero tub for a substantially<br />

smaller outlay, with baths starting<br />

around $800.<br />

But before you splash any kind<br />

of cash <strong>on</strong> your bathroom, it’s<br />

important to make sure you have<br />

<strong>the</strong> space to do justice to a standal<strong>on</strong>e<br />

tub.<br />

manager Joanne MacGregor says<br />

it’s usually <strong>the</strong> luxury of a large<br />

space that creates <strong>the</strong> hero effect.<br />

“Freestanding baths are right<br />

<strong>on</strong> trend,” MacGregor tells Dwell.<br />

“People are looking at making<br />

<strong>the</strong> bath <strong>the</strong> hero with beautiful<br />

lighting and tapware. But have you<br />

actually got <strong>the</strong> space for it?”<br />

As a general guideline, it’s<br />

good to allow at least 100mm<br />

between <strong>the</strong> bath and <strong>the</strong> wall <strong>on</strong><br />

Should you take <strong>the</strong> plunge in your bathroom?<br />

all sides. This provides access for<br />

cleaning and <strong>the</strong> impressi<strong>on</strong> of<br />

space to spare. Then you’ll need<br />

to have room for a shower screen<br />

or cabinet doors if <strong>the</strong>y swing out.<br />

Remember to measure all door<br />

openings, hallways and stairwells<br />

that your bath<br />

will need to travel<br />

through to get to<br />

<strong>the</strong> bathroom and<br />

also to c<strong>on</strong>sider<br />

structure can<br />

of <strong>the</strong> bath (filled with water and<br />

people!).<br />

If space isn’t an issue, <strong>the</strong> next<br />

thing to think about is <strong>the</strong> bath’s<br />

main purpose, says MacGregor.<br />

If it’s purely for adult relaxati<strong>on</strong><br />

<strong>the</strong>re’s little more than <strong>the</strong> budget<br />

to c<strong>on</strong>sider. But if little kids will<br />

be using it <strong>on</strong> a regular basis, a<br />

freestanding bath can be a backbreaking<br />

opti<strong>on</strong>.<br />

“If you’ve got a young family a<br />

freestanding bath wouldn’t be my<br />

first choice,” she says. “I would<br />

go with a bath that’s got low sides<br />

and is comfortable to reach into:<br />

maybe a drop-in bath that you<br />

tile around so you have a seat<br />

<strong>the</strong>re where parents can sit while<br />

watching children.”<br />

Finally <strong>the</strong> fun part: design.<br />

MacGregor says you can go<br />

modern with straight lines and<br />

a thin lip, or coastal Hampt<strong>on</strong>s,<br />

which gives you <strong>the</strong> flexibility<br />

of a wider lip and a little more<br />

‘Buy a bath that<br />

doesn’t just look<br />

good...’<br />

c<strong>on</strong>touring. You can even go<br />

traditi<strong>on</strong>al with cast feet –<br />

although keep in mind that<br />

an elevated bath exposes <strong>the</strong><br />

plumbing.<br />

While acrylic baths remain<br />

<strong>the</strong> most popular for being both<br />

lightweight and<br />

affordable, a<br />

statement bath<br />

often calls for<br />

more up-market<br />

materials like<br />

st<strong>on</strong>e, copper or<br />

cast ir<strong>on</strong>. And<br />

when it comes to colour, <strong>the</strong> sky’s<br />

<strong>the</strong> limit.<br />

“Black is very popular at <strong>the</strong><br />

moment,” says MacGregor. “But<br />

depending <strong>on</strong> your budget you<br />

can have your bath in any Dulux<br />

colour.”<br />

owners. Ultimately she advises<br />

customers to go with comfort over<br />

style.<br />

“Make sure you buy a bath that<br />

doesn’t just look good,” she says.<br />

“You want to enjoy using it too.”<br />

Commercial leasing and<br />

sales a ‘real mixed bag’<br />

The commercial real estate leasing and sales market<br />

– especially retail – <strong>on</strong> <strong>the</strong> nor<strong>the</strong>rn beaches has<br />

been volatile post-COVID lockdown, according to<br />

leading agents.<br />

Vincent West, Commercial Licensee at Upstate,<br />

says it been difficult to predict what’s going to happen<br />

next.<br />

“It’s a real mixed bag,” West says. “We’ve been going<br />

through some really high highs and really low lows as<br />

far as transacti<strong>on</strong> numbers are c<strong>on</strong>cerned.<br />

“March, April were pretty much writeoffs<br />

and <strong>the</strong>n May and June were two of <strong>the</strong><br />

biggest m<strong>on</strong>ths we’ve ever had.<br />

“In July it pared back a bit and we’ve<br />

kicked off <strong>the</strong> beginning of August pretty<br />

well.”<br />

West says retail rents in <strong>the</strong> Upstate<br />

portfolio have held surprisingly steady<br />

despite a slight increase in vacancy rate<br />

since COVID hit.<br />

“The transacti<strong>on</strong>s we’ve been doing,<br />

even <strong>the</strong> retail stuff, has been pretty much<br />

at <strong>the</strong> same rates we would have d<strong>on</strong>e<br />

pre-COVID. We’re not tearing up massive deals to get<br />

people in.”<br />

He says The Corso at Manly has been <strong>the</strong> “hardest<br />

hit” due to a lack of internati<strong>on</strong>al tourists.<br />

“The Corso from a retail point of view is pretty<br />

tough at <strong>the</strong> minute because <strong>the</strong> rents <strong>the</strong>re have<br />

always been dictated by high tourist foot traffic.<br />

“At <strong>the</strong> moment, those tourists aren’t <strong>the</strong>re,<br />

although <strong>the</strong>y’ll come back obviously... it’s just a<br />

matter of when.”<br />

‘Businesses<br />

biggest costs.’<br />

Industrial is str<strong>on</strong>g, especially <strong>the</strong> owner-occupier<br />

market.<br />

“If you want to put your business somewhere <strong>on</strong><br />

<strong>the</strong> nor<strong>the</strong>rn beaches in a warehouse, get your wallet<br />

ready because <strong>the</strong>re’s not much <strong>on</strong> offer and prices are<br />

holding str<strong>on</strong>g.”<br />

Office is also solid, with decade-l<strong>on</strong>g oversupply<br />

now almost fully absorbed through <strong>the</strong> Belrose,<br />

Frenchs Forest, Dee Why, M<strong>on</strong>a Vale, Warriewood and<br />

Manly markets.<br />

“The nor<strong>the</strong>rn beaches has had a glut<br />

of office space over <strong>the</strong> past 10 years – a<br />

few too many buildings were built and<br />

<strong>the</strong>y put a lot of stock <strong>on</strong> <strong>the</strong> market – but<br />

that’s slowly drying up and we are starting<br />

to see prices increase.”<br />

Mark Novak, owner of Novak Properties,<br />

says <strong>the</strong>re has been an unprecedented level<br />

of commercial transacti<strong>on</strong>s over <strong>the</strong> past<br />

couple of m<strong>on</strong>ths, with a lot of movement.<br />

“Commercial leasing is really interesting<br />

at <strong>the</strong> moment because every<strong>on</strong>e’s moving,”<br />

says Novak. “Businesses challenged by<br />

COVID have re-evaluated and pivoted, looking to reduce<br />

<strong>the</strong>ir biggest costs, which are staff and rent.<br />

“We would normally do six or eight commercial<br />

leases a m<strong>on</strong>th whereas last m<strong>on</strong>th we did about 20<br />

and <strong>the</strong> m<strong>on</strong>th before 21.”<br />

He adds Novak Properties “does a lot of <strong>the</strong> little<br />

stuff” and that rents have come down sharply at that<br />

end of <strong>the</strong> market.<br />

“The rents are down about 30% <strong>on</strong> what <strong>the</strong>y were<br />

for retail, offices... most sectors.”<br />
