PATTAYA HAS THE

POTENTIAL TO BECOME

A HOT SPOT AFTER COVID

According to property consultants

CBRE, Pattaya is well positioned to

enjoy success after the pandemic. Indeed

even whilst international tourists

are yet to return, Pattaya has several

plus points for domestic tourists, chief

among them is the fact that it is a short

driving distance from Bangkok. It is

also a well-developed city of a good

size and has infrastructure that can

support an influx of tourists without

being overwhelmed.

Recent upgrades such as improvements

to the beach areas will undoubtedly

make Pattaya more attractive to

Bangkokians looking for a weekend

getaway or for a longer holiday by the

sea.

Pattaya, and Jomtien in particular,

have for quite some time been the

preferred locations for second homes

for Bangkok residents. Condo projects

along Jomtien second road, although

positioned for Chinese and Japanese

tourists, have also found local buyers

over time, and this may be set to accelerate.

With property prices in Pattaya

and Jomtien significantly lower

than Bangkok, affordability remains in

check and a second home by the sea

is seen as a sought after asset.

There are more reasons to laud the

future prospects of Pattaya and its surrounds.

Bang Saen, the beach resort

that lies slightly further north in Chonburi

province has long been a tourist

destination for Thais. Up to 95 per

cent of weekend hotel bookings in the

resort area were made by locals even

before Covid struck. This compares to

approximately a 50/50 split between

local and foreign tourist bookings in

Pattaya. Yet Bang Saen can become

quite overcrowded and infrastructure

is not suitable for additional domestic

tourism. On one weekend this year,

police had to shut down the highway

to the beach in order to limit the number

of visitors.

Domestic tourists who find Bang

Saen overcrowded will likely venture

slightly further south to enjoy Pattaya

as an alternative place. After all, with

foreign visitors no longer there in high

numbers, Pattaya and Jomtien has the

capacity to welcome more domestic

tourists for the foreseeable future.

Other reasons for the bright future

outlook include the significant additional

investment in transport links

to Pattaya. A high-speed rail line will

cut journey time and will mean there

is no need to even drive anymore. A

proposed local monorail system will

enhance people’s stay once arrived

and the widening of Jomtien beach

will open up even more shoreline for

visitors.

In the interim period the government

is spurring domestic tourism

by subsidising hotel stays, using a

stimulus measure called “We Travel

Together”. Up to 40 per cent of hotel

costs are subsidized for up to 5 days

up to a total of 3,000 baht per night.

This campaign is likely to be extended

and enhanced following the successful

rollout to the initial promotion.

It is expected that once international

tourists return to Thailand, Pattaya

is likely to become a hotspot since

domestic tourist numbers will still be

elevated leading to a buoyant local

economy.

CP’S ACQUISITION

OF TESCO LOTUS

STILL UNDER

SCRUTINY

The Trade Competition Commission

is still considering the

planned acquisition of Thailand’s

Tesco Lotus supermarket chain

by CP Group. A ruling is expected

to be forthcoming within the

next month or so after CP submitted

more documents.

Currently CP already owns

all of the 7-Eleven stores in the

Kingdom as well as all of the

Makro hypermarkets.

Chairman of the Office of

Trade Competition Commission

(OTCC), Sakon Varunyuwatana,

was quoted as saying, "We've already

given a working guideline

for the ad hoc committee to find

a proper conclusion, particularly

in the areas of the market size

of CP after the merger with Tesco

Lotus, shareholding structure,

impact on similar or identical

businesses, the effect on goods

suppliers and consumers, as

well as market dominance.”

The committee has spent

some time in consultation with

business sectors that may be affected

by the deal.

Mr. Varunyuwatana was also

quoted as saying, "The committee

pledges to speed up the

vetting as soon as possible,"

adding, "The outcome is likely

by next month, which falls within

the 90-day requirement for the

OTCC to consider the acquisition

deal and rule if it could lead

to a monopoly or undue market

dominance against consumer

interests under the 2017 Trade

Competition Act.”

NATURAL RUBBER

PRICES CLIMBING

Rubber prices are expected

to continue their recent surge

as the coronavirus leads to increased

demand for rubber

gloves globally.

Prices for Grade 3 smoked

rubber sheets reached 60 baht

per kilogram, the highest price in

more than a decade.

Thailand is the 4th largest

exporter of processed rubber

and rubber products. Most of

Thailand’s output is rubber sheet

used in tyre production, but the

recent demand for rubber gloves

has lead to producers shifting

their production output to latex.

The Kingdom is expected to produce

30 per cent of the world’s

latex output this year compared

to 20 per cent last year.

Yet, whilst Covid-19 has benefitted

rubber prices it also presents

difficulties for doing business,

such as moving people

overseas and opening plants.

Kittipol, was quoted as saying,

"Many investors in China, Germany

and Japan are interested

in investing in Thailand, such as

in the rubber gloves and tyre industries,

but Covid-19 is a key

stumbling block for their investment

right now”

CHESTER'S SEES

SUCCESS WITH

HOME DELIVERY

Chester's Food Co., the company

behind the Chester’s fast

food restaurants has reported success

with its delivery service, with

spending increasing per customer

as clients try to max out their orders

in each delivery.

Vice-president Rungthip Prommachat

was quoted as saying,

"Despite the easing of the virus

crisis, our sales via the delivery

channel remains healthy and registers

continuous growth, with average

spending per visit as high as

350 baht compared with 150 baht

per visit spent at the restaurant”,

adding, “We will try our best to

keep this growth momentum."

The company has embarked

on overhauling its restaurants and

menus to more align itself with the

younger customers who make up

a growing part of the business.

restaurants are an example of one

such feature, embracing the fact

that younger customers like to use

their phones more.

Chester's Food expects revenue

to increase this year by 10 per

cent.

and political questions, they are

certainly a good way of obtaining a

general overview of any particular

subject.

readers with what we consider to

be the central elements of these

figures.

billion by 2000. After that, exports of

goods took off in an accelerated fashion.

By 2008 the number increased

to US$109 billion and by 2010 further

still to US$175 billion. A small decline

in 2009 coincided with the great financial

crisis where goods exports

dropped to US$151 billion, but rebounded

quickly the following year.

After 2011 the numbers climbed

above US$200 billion dollars per

year and never looked back.

THAILAND’S

EXPORTS OF

GOODS GREW

DRAMATICALLY

OVER THE LAST

DECADE

Thailand’s total goods exports

came in at US$251.1 billion in full

year 2018. Yet as little as 20 years

ago, Thailand’s export of goods were

very low compared to the most recently

released numbers.

Exports of goods from Thailand

include all movable goods including

non-monetary gold that transfers

from a resident to a non-resident,

and usually, but not always, across

Thailand’s borders. This is distinct to

“goods and services” which includes

non-tangible items.

In 1995 goods exports totaled

just US$56 billion and rose to US$63

RELIANCE ON

INTERNATIONAL

TOURISM REMAINS

HIGH

As recently as 2018, Thailand’s

tourism receipts as a proportion of all

its exports stood at a whopping 19.9

per cent.

The year before, the ratio stood

at 18.7 per cent and in the prior 12

months at 17.5 per cent.

Tourism receipts include all expenditure

by international inbound

tourists including expenditure for hotels,

goods and service, meals

and internal travel. Prepayment of

services before arrival is also included.

The growth in recent years comes

off a 2005 low of just 9.4 per cent, although

this is still high compared to

many other countries.

Between 2005 and 2009 the ratio

fluctuated between 10.5 per cent and

11.4 per cent before ascending rapidly

to hit 14.8 per cent in 2013.

The average annual rate of increase

since 1999 has been 2.66 per

cent.

With nearly a fifth of all exports

tied to international tourism, reliance

on this sector is high. Of course with

the advent of Covid19, 2020 numbers

will likely see the largest drop

on record, yet it is hoped that it can

be a new base with which to build up

from again. In the meantime, a shift to

domestic tourism is likely to provide

a buffer to any delay in the Kingdom

opening up to foreign tourists.

After a much heralded birth,

Advanced Info Service Plc

(AIS), Thailand's largest telecom

operator, has announced

coverage in all 77 provinces

(counting Bangkok) with 5G

stand-alone service, the first in

the nation to do so.

"After expanding our 5G network

to 77 provinces, with 100%

coverage for industrial estates

in the Eastern Economic Corridor,

AIS is continuing to fulfil

its mission to support a revival

of the national economy by expanding

the locations served

by 5G stand-alone networks to

cover all 77 Thai provinces,"

said Wasit Wattanasap, head

of nationwide operations and

support at AIS. "This represents

another crucial step in extending

the AIS 5G network, which is

of huge benefit to the industrial

sector."

AIS say the new 5G network

slicing technology improves the

capabilities of both networks

and resources to be compatible

and flexible, enabling confidence

AIS is the only operator in

Of course what you need

now is a smart phone that can

handle 5G, and this is not as

expensive as you might think.

I did a quick online check and

a ‘no brand’ phone can be had

for under B2,000, although well

known more reputable brands

seem to start at around B6-

8,000.

Time to think of a phone upgrade?

On a separate news item,

you will be sad to hear (or may

be not!) that the well known

game ‘Farmville’, once an absolute

must for a lot of Thais is to

soon close it gates.

At its peak, FarmVille had

more than 80 million players

tending to crops and raising

animals - and asking Facebook

friends for help.

But the social network will

stop supporting Flash-based

games in December, rendering

it unplayable.

FOREIGN CURRENCY UPDATE

The US Dollar, which had

been weakening for several

months, has found some resurgence

of strength lately.

The DXY Dollar index, the

index that measures the U.S.

Dollar’s value against a basket

of major currencies, rose

from 92.37 to 94.58, a move

of more than two per cent. Behind

the move may be a combination

of factors not least

of which could have been a

fall in stock market valuations

and with that, a rush to cash.

On the flip side, the Federal

Reserve’s ultra dovish view

could mean that any strength

in the Dollar may be fleeting.

Against the Thai Baht, there

was choppy trade with the

Dollar fetching between 30.95

baht and 31.45 baht before

breaking out to 31.62 baht.

This suggests some baht

weakening was in the mix and

the possibility that more could

be on the way.

The British Pound rallied

quite dramatically to 1.3449 to

the US Dollar but reversed as

Brexit news and a resurgence

of the coronavirus took its toll.

Talk of possible negative interest

rates also impacted the

Pound. It fell just as quickly

as it rose, moving down to

1.2744. Further falls could be

possible as Brexit continues

to dominate the news and key

deadlines for decisions loom.

Yet the Pound did not fall in

isolation and so USD strength

could also be behind some of

the move. Against the Thai

baht, the Pound rose to a

high of 41.79 before falling

back to 40.32.

The Japanese Yen

strengthened against the

U.S. Dollar, even though the

Dollar has also risen in value.

This could be due to the Yen’s

safe haven status kicking in at

times of stock market selloffs. Yet

the move was short-lived with a

rebound taking place to 105.56.

Against the Thai Baht, the Yen

rose from 0.2921 to 0.2972, indicating

baht weakness.

The Russian Ruble had a volatile

month strengthening from

75.73 to 73.43 to the Dollar before

embarking on a weakening

trend that saw it move to 78.06.

The move from the lows was in

excess off five per cent marking

a start to a new period of heightened

volatility for the Russian unit.

The Ruble’s recent weakness

was mirrored in the RUB/THB

rate, which fell from 0.4200 to

0.4050.

The Euro, as the largest

weighted currency against the

US Dollar, had rallied up to the

key 1.2000 mark, but gave back

much of those gains in the following

few weeks, falling to 1.1639.

With the trend reversing, some

more downside may be expected,

but the Dollar weakness may be

transient so a return to the Euro’s

rally mode can’t be ruled out

either. Against the Thai Baht, the

Euro moved in a choppy fashion

from 37.13 to 36.76. This means

that despite the Baht weakening

slightly, the Euro weakened to a

greater extent.

It’s a sad day when an airline has

to take the decision to ship up to half

of its entire fleet to the desert for longterm

storage, but Hong Kong’s Cathay

Pacific Airways is contemplating

exactly that. The desert climate is dry

and so suits aircraft storage, but the

question is: will these planes ever

emerge from storage, or will some of

them simply be scrapped after several

years.

Transport analyst at brokerage

Bocom International, Luya You, was

quoted as saying, "I think given what

we know right now about Cathay's

fleet, they're essentially uniquely unsuited

for the current markets," adding,

"We know that wide-bodies make

even less economical sense to fly

right now when load factors remain

abysmal. Therefore, it's much more

cost effective to ground than to fly."

Cathay has been caught out quite

severely by the corona virus since it

has no domestic routes to fall back

on – all of its routes are international

and most utilise wide-body aircraft. It

is flying only 8% of its pre Covid passenger

numbers.

Although Asian countries have

been quite successful in controlling

the virus, this success has, in a large

part, been exactly due to the shutting

of borders and restrictions of international

travel, a trend that is likely to

continue for some time.

MYANMAR OPENS

UP BIDDING ON

CHINA BELT AND

ROAD PROJECT

In order to enhance transparency

regarding the building of the huge

New Yangon City project and to

challenge a bid from a Chinese company,

(The China Communications

Construction Company (CCCC)),

Myanmar has partnered with German

consultancy Roland Berger to

open up the tender process. Known

as the Swiss Challenge, the process

will see other companies compete

for building works.

Myanmar’s Union Minister of Investment

and Foreign Economic Relations,

Thaung Tun, was quoted

as saying in a statement, "The

unbundling of the development

project, while safeguarding its commercial

viability, will ensure that

international global best practise is

adhered to, including through open

international competitive tendering."

It comes as Myanmar tries to

please the U.S. and China at the

same time. This is a difficult task not

least because the USA has blacklisted

CCCC because of building

work on disputed South China Sea

projects.

Chairman of the Singapore Institute

of International Affairs, Simon

Tay, was quoted as saying, "Asian

development needs have not been

met by the West. They don't understand

the gaps we face in Asia”,

adding, "The US is important to

Myanmar but China is critically important."

Roland Berger has been selected

because it has worked with Myanmar

on several projects since 2012.

EASES LOAN RULES

FOR ELECTRIC

VEHICLES

The Indonesian financial services

authority has eased both end

user loan requirements for the purchase

of electric vehicles (EVs) and

business loan requirements for businesses

involved in their manufacture,

including parts and component

makers.

Other measures to spur the

adoption of electric vehicles include

the exemption of limits for loans for

the building of charging stations.

The moves are expected to boost

consumption whilst at the same time

cut emissions, especially on Jakarta’s

traffic-clogged highways.

They are in keeping with the government’s

2019 reforms that aim to

grow the domestic EV industry in Indonesia.

right now, as an expat in Thailand

it’s important that you never get

into a situation where you need

to urgently renew yourpassport.

is due to expire within the next

12 months to consider renewing

asap. In the current circumstances

we would encourage anyone

whose passport is expiring in the

next 2 years to apply to renew

now and avoid the delays which

are most certainly coming later

this year.

having your plans spoilt by waiting

for something you need and

as an expat living in a foreign

country your passport is vital to

your everyday life.

you to travel on a regular

for a second British passport

Whilst walking is a less strenuous

form of exercise than jogging or

other aerobic activities, it is still

good for your health and can be

considered a great way to become

more active and lose weight.

It is a largely overlooked form

of exercise, but regular walking has

been shown to decrease the risk

of heart disease, type 2 diabetes,

stroke and other chronic illnesses.

You can walk around 1,000

steps in just 10 minutes and most

people generally walk for about 40

minutes per day naturally anyway;

that’s about 4,000 steps. Try doubling

this and you will start to see

the benefits of walking as a way to

keep fit. Just 30 to 40 minutes extra

walking every day can increase

cardiovascular fitness, strengthen

bones, reduce excess body fat, and

boost muscle power and endurance.

The best way to proceed is to

arrange a walk to a destination.

This could be to go to work or to go

a shopping mall. Try missing out a

ride on the bus or a drive, and walk

instead. Some people look for scenic

routes or destinations such as

a walk along a river or khlong, or

to a tourist destination, or even to

a place that is interesting but that

may have been overlooked by

mainstream tour groups.

Before you start a longer than

normal walk you should wear light

clothes and comfortable shoes. It

is also necessary, especially in hot

weather, to remain fully hydrated

so be sure to take a bottle of water

with you and drink well before you

set off. For those who start to walk

over longer distances more regularly

it is worth investing a good

pair of walking shoes and some

comfortable clothing. Yet ultimately,

walking doesn’t really require

any special equipment and is essentially

free.

Although, according to several

studies, walking does not need

to be vigorous in order to improve

your health, to get the best health

benefits you should try to walk more

briskly than normal, rather than just

taking a leisurely stroll. Try to build

up your walking routines gradually

and then you will find it will become

easier over time.

Walking up stairs is also a good

method to get your circulation going.

Look to cross the road using

footbridges or include on your walk

some steps to a park plateau or to

a monument.

It is also worth trying to find

some organized walks or advertising

for walking partners. Then you

can enjoy the walk whilst talking to

others and it will be much more fun.

Walking is great because you

can walk in urban areas as well as

the countryside. In Pattaya you can

walk along the beach. In Bangkok

you can walk in parks. There are

plenty of places to go.

If you haven’t exercised for a

long time then walking is a great

exercise to get you started.
