Reginald Miller is a multifamily acquisitions expert focusing on market rate and workforce housing

developments.

He is an associate broker for Atlanta based Wellington Real Estate Professionals' multifamily acquisitions

team, bringing more than 14 years of experience in the multifamily industry in areas of property & asset

management, investor relations, and acquisitions. Reginald is also the President of The Edsel Group, an

Real Estate Investing – My Journey, My Career My LifeAs a real estate investing expert and coach, I

have built my name on the results I have created – for myself and for my students.

Investing in real estate has changed my life, opening doors for me and my family and affording me an

outlet for all my creative and entrepreneurial energy. Through scaling up a renovation company in

Atlanta with hundreds of transactions to learning to invest passively through creative financing deals

and storage facilities, I have not only overcome many trials and tribulations, but systematized and

organized my days so that I can run several successful businesses.

Day after day, I work hard at what I do, striving to stay ahead of the curve by building on my

knowledge and making shrewd decisions. This did not happen overnight, of course. My early days in

real estate were slow, exhausting and hard, but little by little, I earned a sense of what worked and

what I needed to do to achieve consistent results. Because I taught myself all this learning through

experience and mentors, the process was gradual and required the utmost diligence on my part.

Today, I own and operate South Atlanta REIA. A real estate investors’ association, South Atlanta REIA

is exactly the tool that I would have wanted when I was getting my start, something that aspiring and

established investors can turn to, a means to cutting your learning curve dramatically.

As a coach and teacher, I specialize in helping my students navigate real estate investing, rehabbing,

and storage facilities. These are all complex, involved topics, but I have honed my ability to

communicate the intricacies – and found ways to demystify them efficiently. Seeing the light go off in

my students’ eyes, I know that the magic is happening, and in everyone I teach, I recognize myself –

wide-eyed, hopeful, firmly believing in all the opportunities that real estate investing can present. For

years, I have connected with my students through workshops, offering a glimpse into the thought

processes and techniques that have led to my success.

In order to share my knowledge with as large an audience as possible, I am currently expanding

beyond person-to-person coaching, developing two online courses: Systematizing Your Rehabs to

Scale Up and Self-Storage Investing 101. Both of these courses draw on my years of experience in

real estate investing and break down my ideas and strategies in a way that even beginners can digest.

Renovating my first home in 2012, I knew that I had stumbled upon something big – a calling, a

vocation, a passion. There was no doubt in my mind that I was going to stick with real estate and give

it everything that I had. Collaborating with my husband has been a bonus, and I am grateful every day

for the career that he and I have created together.

From McDonald’s to Millionaire

Greg knew he wanted to be a real estate investor as a teenager attending his first real estate

conference at the age of 19 in 1986. His goal was to become a millionaire. Unfortunately things

didn’t immediately work out the way he wanted and it wasn’t until 1999 when he, along with his wife

Kim, acquired their first rental property. He was all in by 2002 leaving corporate America to pursue

real estate full time. With focus, dedication, and action he was able to achieve his teenage goal of

becoming a millionaire 4 short years later in 2006.

Bankruptcy and Back to Millionaire

Unfortunately, when the great recession hit they were wiped out and had to file bankruptcy in 2010.

Starting out again with nothing but a couple of rental homes that the bankruptcy court didn’t even

want at the time, he took the lessons he learned from the crash and went back to work investing in

real estate rebuilding what they had lost. However, this time he invested in a way to ensure

success regardless of the economy and today they are enjoying the rewards of that.

A Goal to Pass on Proven Experience

Overall Greg has been involved in some way with over 1,000 real estate transactions. He has

wholesaled dozens of homes, rehabbed/flipped hundreds of homes, many other creative

techniques, but most importantly created a nice passive income from his rentals that he still self

manages today.

Greg has always had a passion to help others and has helped many people get started investing in

real estate and has helped many take their real estate investing to the next level. At the same time,

having lost his children and having crossed over the big 50, he was searching for his ‘Legacy’.

Combining his passion to help others with his desire to leave a legacy Greg now has the vision to

help 1 million people in real estate.

After 16 years of education and graduating with engineering degree in hand, I quickly realized I

wanted more than 40 years in Corporate America. After getting into day trading and watching

the volatility in the market take out many traders, I found myself growing a passion for real estate

investing. Specifically investing in flips and rentals, but the focus has grown to investing in

disinvested communities and providing quality housing options for the surrounding communities.

As of April 2017, my company has embarked on its first revitalization project which is a $3.8M, 14

townhome development on a block of property I have owned since 2013 near downtown Houston.

How I Started: The first company I formed was, Invictus Properties and Holdings, a buy, fix, and

rent real estate company with properties in Houston, TX and Memphis, TN. After a few years of

learning the business and gaining more insight on residual income, I gained an in depth

understanding of the possibilities of having money work for me, versus working for money. My

desire to create more impactful changes in the community was the catalyst for Invictus

Development Group. IDG focuses on large multi-family and mixed-used projects that bring market

rate housing and jobs into areas that are primed for revitalization.

Diversification: In 2014 I decided to diversify my portfolio and add business entities. I partnered

50/50 on what would be the highest grossing franchise location of a hair salon chain, producing

$450k in revenue in the 1st year. I sold that business to the salon manager in 2017.

In 2015 I left my corporate job and partnered with a former customer eRail Commerce. I now utilize

my 14 years of railroad experience in the consultancy space. We assist railcar service providers

with marketing, sales, and business development. I assist shippers with logistics, site design and

efficiency studies.

My niche has been partnering with, or buying into existing businesses, helping them grow and

participating in the profit streams associated with the growth I bring to the table. I quickly

learned the profits, after expenses are much more important than gross revenue, which is the

numbers most entrepreneurs brag about. I would rather have a consulting business with no

overhead that brings in $250k in commissions with no overhead or expenses, vs a $1M revenue

business with the average 15%-20% profitability ($150k-$200k).

The Goal: My life's mission is to impart my knowledge and financial literacy to those who would

not otherwise be exposed to the information. Understanding how money works is an important

part of life in modern society, however it's a subject that is not a major part of the curriculum in

the school system. I want to lead by example while bridging the gap for future generations to

start on the road to financial independence earlier than the usual 30-40 years to retirement,

which is the standard taught to the lower and middle class.

Tommy Lester, a native of Atlanta, Georgia, has worked for more than 20 years in Atlanta’s

financial services community with roles in commercial banking and real estate finance at institutions

including BB&T, SunTrust, and PNC. Tommy is also a longtime entrepreneur and angel investor

with business interests that include commercial real estate development, sports & media,

and early-stage technology companies.

Since 2016, Tommy has served as President/CEO of SWAN Development Partners, which

manages the acquisition, rehab, and disposition of single-family homes and small commercial

properties around Atlanta, with a focus on market-rate affordability and neighborhood stabilization.

He also works as a Capital Advisor with StackSource (a fintech start-up that sources equity and

debt financing for commercial real estate projects) and provides consulting & seed-funding to early

stage companies through his firm StartupBFF.

Tommy received a BS in Marketing from Hampton University and currently serves on the

advisory board of his MBA alma mater, Georgia Tech’s Scheller College of Business. He is active

in the Atlanta community as a board member with the DeKalb Private Industry Council, Raising

Expectations, and Big Kidz Foundation.

Tommy is an alumnus of Leadership DeKalb, the Georgia Academy for Economic

Development’s Regional Leadership Development Program, Project REAP, and the Urban Land
