NEW MEGA PROJECT

FOR BALI HAI PIER GETS

THE GO AHEAD

Pattaya City’s proposals for a 2.9

billion Baht mega project to develop

the area around Bali Hai Pier has

gained broad approval following a local

public meeting chaired by Pattaya’s

deputy mayor Ronnakit Ekasingh,

and will now be sent to the Eastern

Economic Corridor committee and the

cabinet as part of due process.

The project is expected to be a joint

venture funded by both the private

sector and the government.

Three main aspects to the project

were discussed, the first of which was

the development of the pier area and

terminal for cruise ships. Once the

cruise industry gets back on its feet,

Pattaya is expected to be a major port

of call on regional cruises. The expansion

of the pier will ensure that Pattaya

as a resort city captures a large

share of tourists that have elected to

enjoy a cruise in Asia.

Secondly a recreational area covering

15 rai will be built on the nearby

waterfront, which will include landscaped

gardens, a department store,

an additional boat pier to accommodate

a yacht port and a light rail station

that will be the end point of the

Pattaya monorail. A tramline to connect

the pier to Walking Street is also

expected.

Pattaya City Mayor, Sonthaya Khumpluem,

was quoted as saying, “The

pier design has already been completed.

The next step is to present

the design to relevant agencies for an

EIA (Environmental Impact Assessment),”

adding, “The Cruise Terminal

is planned to be constructed at the

pier to support EEC (Eastern Economic

Corridor). Meanwhile, the Pattaya

Walking Street is to be renovated and

improved to make it truly world class

for shopping, eating and nightlife.”

The third part of the project is to

create a 38,000 square meter commercial

area near to Walking Street

that will become a new Central Business

District (CBD).

Sensitive to the qualities that make

Walking Street so popular currently,

the project is expected to take into account

all of the characters of the existing

area and build on them rather than

to make changes that may be too drastic

and that may change the perception

of the already successful hotspot.

In addition to the Bali Hai Pier project,

the development of other landmarks

is also on the cards.

Sonthaya Khumpluem was also

quoted as saying, “We are planning to

develop several major Pattaya tourism

places which are Pattaya Walking

Street, the Bali Hai Pier and Thap

Phraya Hill," adding, “Meanwhile, a

world class Sky Walk is planned to

be built at Thap Phraya Hill which will

feature stunning views and architecture.”

Pattaya is taking all the steps

during the pandemic to improve the

city for when tourism returns in order

to make Pattaya a world class destination.

BUOYED BY SUCCESS IN

Thailand, as a country that

has arguably been under-reported

in the world’s news media

as beating the Coronavirus, will

likely see benefit to its property

market especially where overseas

buyers are concerned, despite

current travel restrictions.

Not only has the Kingdom

stamped out the spread of the virus

to virtually zero local cases,

but has also reported a high rate

of recovery owing to its superior

medical services.

Chairman and co-CEO of

Noble Development Plc., Thongchai

Busrapan, was quoted as

saying, "Buyers in Singapore,

Hong Kong and China are now

considering a property investment

in Thailand because the

country is perceived as a new

medical hub and a safe haven.”

Whether a beachfront lifestyle

in Phuket or Pattaya is

sought, or a cityscape location

preferred, Thailand has plenty of

property options on offer.

Noble Development is in the

process of launching a condo

in Bangkok’s Ratchadaphisek

Road and is marketing the development

to Chinese buyers

once travel restrictions are lifted.

However, virtual viewings

and off plan sales are happening

whilst travel restrictions are still

in place. To that end, Noble has

invested in a digital platform to

allow seamless virtual viewings

and sales.

Mr. Thongchai was also quoted

as saying, "The Chinese buyer

market bottomed out after the

Covid-19 outbreak eased up,"

adding, "More property buyers in

China went to online channels."

Noble achieved 895 million

baht in presales revenue in the

first half of 2020, of which 68 per

cent was from Chinese buyers.

Meanwhile, Pruksa Real

Estate is similarly marketing to

Chinese buyers. Pruksa's chief

executive, Piya Prayong, was

quoted as saying, "Appropriate

management of the Covid-19 situation

in Thailand will create an

opportunity to draw foreign buyers

to condo projects.”

Active marketing online has

been successful and is being

further rolled out.

Piya Prayong was also quoted

as saying, "Demand from

buyers in China and Hong Kong

remains strong," adding, "We

need to help them buy or transfer

units more conveniently because

they cannot travel here."

According to property consultant

CBRE, enquiries for Thai

property were coming in from far

and wide including Singapore,

Taiwan, and Europe. Europeans

especially are seeing rising

Covid cases and are considering

second homes in safe locations.

As such there is confidence that

the property market in Thailand

will pick up in the near future.

Managing director of CBRE,

Aliwassa Pathnadabutr, was

quoted as saying, "Not only will

Thailand's reputation for containing

the outbreak help attract

foreign buyers, but also our

strengths in the tourism hospitality

industries," adding, "Thailand

should capitalize on our

key strengths, not only as an investment

destination but also for

second homes.”

Despite (or perhaps because

of) my 45+ years of involvement

with information technology,

I’ve never really been an ‘early

adopter’ of new technology when

it comes to domestic use. However,

given the constant buss

of smart this and smart that I

thought now would be a good

time to try some basic and not

expensive so called smart technology

out.

So, as with a lot people, I decided

to dip my toe in the water

of using smart light bulbs alongside

the smart life app (because

that’s free!) to see what was involved.

Smart Life simplifies your life

by giving you complete streamlined

control over all your smart

devices in one app, simply

download it from Google play or

the Apple store.

On paper, it seems quite

easy. Simply follow these steps!

Launch the Smart Life app

and click on the ‘lighting’ option

and choose ‘light source wifi’.

Tap the ‘+’ icon on the top right

corner.

Connect your smart device to

a power source and make sure

it’s activated. We are concentrating

of smart light bulbs, so in order

to activate it you turn the light

switch on-off 3 times, after which

the bulb should flash rapidly.

You now have two options

to detect your smart device —

Quick Connection and AP Mode.

Quick connection is the best

place to start a novice.

- If you want an automatic

quick connection, tap ‘Confirm

Indicator Rapidly Blink’. If your

smart device is activated (flashing)

and connected to the right

wireless network, the Smart Life

app will detect it and you’ll be taken

to the next step.

You’ll have to enter your wireless

network password. Confirm

your home network and tap ‘Connect

Now’. Choose the Smart Life

app network in your phone settings

— labeled ‘SmartLife-XXXX’

— and go back to the Smart Life

app and tap confirm.

Wait a moment for the system

to connect.

Your device is

now connected to

the Smart Life app

and you can control it remotely.

However, be aware that most

smart bulbs support 2.4GHz Wi-

Fi networks while some also support

5GHz networks. Please connect

to a wireless network that

your device supports.

Now this is important and

caused me to faff about a bit as a

lot of routers now support 2.4 and

5Ghz meaning that in effect you

have 2 networks in your house,

and if your smart bulb only supports

2.4 you need to ensure it

connects to the 2.4 network. I

ended up changing the network

settings to give me 2.4 and a 5

Ghz network each with their own

name and so I could choose

which frequency I wanted to connect

to.

However once that was sorted

and everything connected OK I

could control my lighting, change

colours and setup different animations

all via the Smart Life

app. The whole thing cost me the

priceof the bulbs vis Lazada so

about B1,000 for 3 bulbs. For a

little more expense you can purchase

then link in to link into Google

Home or Alexa and use voice

commands.

NISSAN INCREASES

PRODUCTION AS

DEMAND SOARS

Nissan is experiencing increased

demand for its well liked models

such as the Kicks e-Power SUV and

is expanding its production in Thailand.

Accordingly, it is looking to hire

2000 new staff at its production facility

in Samut Prakan.

The President of Nissan in Thailand,

Ramesh Narasimhan, was

quoted as saying, "The increased

production comes on the heels of

growing exports, in particular for the

Nissan Kicks e-Power and Nissan

Navara,” adding, "Within Thailand,

we also see strong demand for the

all-new Nissan Almera, the urban

sedan, and the Kicks e-Power."

Nissan vehicles made in Thailand

are exported to more than 100

countries worldwide. The surge in

demand follows a dampening of

business sentiment earlier in the

year.

Mr. Narasimhan was also quoted

as saying, "The increased demand

for Thailand-made vehicles demonstrates

the quality of our team and

our products," adding, "Nissan's investment

and additional job creation

will positively contribute towards the

automotive supply chain and the

Thai economy."

A DIFFICULT

ECONOMIC

RECOVERY

WITHOUT

FOREIGN TOURISTS

According to Fitch ratings agency

Thailand will have a difficult recovery

ahead if a lack of foreign

tourist arrivals persists for a long

time. Last year, Thailand welcomed

a record 39.8 million foreign tourists,

but since April this year, the number

has dropped to zero.

Global head of sovereign and supranational

ratings at Fitch, James

McCormack, was quoted as saying,

"I think it is very hard to see Thailand

mounting an aggressive recovery

in [economic] growth in the absence

of some kind of improvement

in the tourism sector.”

Yet there are other areas of the

economy that can begin to make

up for the lost revenue. Exports of

goods and merchandise may grow if

the global economy picks up steam.

As well, the government has

joined many other governments

around the world in increasing

spending and public debt in order

to offset the effects of the economic

damage done by the coronavirus.

The public debt to GDP ratio

is currently at 48 per cent but it is

expected to rise to 57 per cent. How

the government manages this extra

debt will be key.

Mr. McCormack was also quoted

as saying, "The real focus is what

happens afterwards. The policy

framework that Thailand has had for

many years is a prudent approach

for public finance, so we expect that

to continue in the aftermath of the

crisis and for any elevated level of

government debt to be brought back

down again.”

AGODA LAYS OFF

STAFF BUT SEES

RESILIENCE FOR THE

FUTURE

On-line travel portal Agoda announced

that it is in a good position

to weather a long-term downturn in

the travel industry after laying off

1500 out of 5500 employees. Of the

remaining 4000 employees, 2,200

are based in Thailand.

Regarding the layoffs, Agoda’s

chief executive, John Brown, was

quoted as saying, "It was one of

the hardest days of my professional

career," adding, "But from a cash

flow perspective we are okay and

do not have to cut more staff even if

the situation continues for 1-2 more

years."

For domestic bookings, customers

are choosing a higher class

of accommodation since their local

travel trips are typically shorter

than international holidays. As well,

cheap domestic flights have enabled

people to save money and this has

often been used to upgrade to more

luxurious hotels.

The most popular domestic

tourism destinations for Thais are

similar to those that were preferred

by foreign tourists, namely Phuket,

Pattaya, Chiang Mai, Bangkok, and

Hua Hin.

FOREIGN CURRENCY UPDATE

The US Dollar has been

largely flat in terms of its value

on the international markets.

The DXY Dollar index,

the index that measures the

U.S. Dollar’s value against a

basket of major currencies,

fell from 94.6 to 93.6 in a

choppy month.

With the U.S. Elections

coming up volatility is expected

to increase but at

the same time the dollar will

likely not make a significant

directional move one way or

the other. A look at stock market

activity may give some

guidance as to the future

dollar outlook. A protracted

outcome to the U.S. election

could lead to more volatility

in both the currency markets

and the stock markets. Watch

for any oversized stimulus

that may weigh on the dollar

in the medium term. Against

the Thai Baht, the USDTHB

rate fell from 31.69 to 31.25 in

keeping with the weakening

Dollar, although both moves

are quite muted.

The British Pound has

had quite a lot of news behind

it in recent weeks. A rally

to 1.3061 against the US

Dollar faded and the Pound

dropped to 1.2909. A temporary

failure of Brexit talks

could have been a major factor,

but equally a significant

rise in Corona cases in the

UK could also be behind the

move. The fact that the Brexit

talks did not send the Pound

lower could be an indication

that the news was already

priced in and so an upside

surprise could be in store,

depending on further discussions.

Against the Thai

baht, the Pound rose to a

high of 40.99 from 40.38

before falling back to 40.91

The Japanese Yen actually

weakened against the U.S.

Dollar, moving from 104.61 to

105.39 even though the Dollar

has also given up some of

its value. The likely reason is

a recent stock market surge,

which often inspires a risk-off

trade in the Yen. Against the

Thai Baht, the Yen fell from

0.2970 to 0.2936 illustrating

the compounded weakness

of both the US dollar and the

Japanese unit.

The Russian Ruble continued

to weaken against the

US Dollar moving from 75.29

to hit 79.59 before dropping

back slightly to 77.76. The

trend could be set for more

near term weakness. The

Ruble’s continued move was

mirrored in the RUB/THB

rate, which fell from 0.415 to

0.401, briefly dipping below

the key 0.400 mark.

The Euro, which had

mounted a monster rally

against the US Dollar from

1.08 to nearly 1.20 over the

last few months continued to

give up a small part of those

gains and moved from 1.1817

to 1.1727, in largely choppy

trade. News of more possible

ECB stimulus on the cards

may have lead to the modest

decline. Against the Thai

Baht, the Euro moved from

36.83 to 37.10 and then back

to 36.51.

AIRLINES

FIGHTING FOR

SURVIVAL

Malaysia Airlines will have no

choice but to shut down its entire operations

if the company’s lessors do

not back its latest restructuring plan.

The news comes after rejection by a

number of lessors to the proposals.

Malaysia Airlines group chief

executive officer Izham Ismail was

quoted as saying, “There are creditors

who have agreed already. There

are others still resisting, and another

group still 50:50,” adding, “I need to

get the 50:50 ones (on board) with

those who have agreed. I understand

quite a sizeable amount of creditors

have agreed.”

According to Izham a plan was

being floated to reorganize Malaysia

Airline’s balance sheet over the next

five years, with a view to reaching a

break-even point in 2023. However

this assumed that South East Asian

travel markets return to their pre-covid

levels by mid or late 2022, something

that is by no means assured. As well,

a cash injection is sought from the

airlines major shareholder, Khazanah

Nasional

The airline’s parent company,

Malaysia Aviation Group (MAG), was

quoted as saying in an email to Reuters,

“(MAG) is confident that there

are appropriate legal mechanisms

available should that support not be

universal,” adding, “MAG reiterates

that the spirit of its restructuring plan

is not intended to create unnecessary

pain among its creditors but is done

in good faith to drive for the long-term

survivability of MAG and its dependent

value chain of partners.”

DANONE SELLS

ITS STAKE IN

YAKULT

Yakult, the Japanese company

that sells the popular probiotics

drinks in Thailand, China, Indonesia

and Japan amongst many other

countries has announced that its

capital tie up with French food giant

Danone has come to end. Danone

sold its 6.61 per cent stake in

Yakult forcing the share price down

and marking the end of twenty

years of share ownership.

Yet the companies will still work

together. In a statement, Yakult

was quoted as saying, "Yakult and

Danone will maintain their longterm

amicable relationship and

continue to promote probiotics in

the future.”

The Danone-Yakult capital partnership

started in the year 2000

when Danone bought a 5 per cent

stake of the company. It increased

its stake to 21 per cent not long

after.

Yakult’s business is very robust,

using local agents called “Yakult

Ladies” to reach all corners of its

market. Last year, the Japanese

company sold a whopping 6.36

million probiotic drinks every day

in Indonesia on average, and 8.12

million units per day in China. How

ever with a joint venture involving

Danone in India the company only

sold 238,000 units per day there.

Sources at Yakult were quoted

as saying, "We couldn't make Danone

fully understand our expertise,

including marketing by Yakult Ladies,

our unique home-delivery sales

network."

Hisayuki Shimokawa, an analyst

at Tachibana Securities in Tokyo

was quoted as saying, "The collaboration

between Yakult and Danone

had few synergistic effects in the

first place, and therefore it will only

have a little impact on Yakult's management

even if Danone ceases to

be a shareholder," adding, "It will

be important for Yakult to expand

its business in China and other Asia

countries.”

INDIA'S EXPORTS

OF RICE TO RISE

ON LOWER RUPEE,

THAI DROUGHTS.

India's rice exports could rise as

much as 42 per cent based on lower

exports from Thailand and Vietnam

as well as a lower Indian Rupee.

According to B.V. Krishna Rao,

president of the Rice Exporters Association,

India’s rice exports could

the worlds second largest rice exporter.

Thailand to start a new life away

of town or limit your exposure to

other expats then you may want

to join an expats club which you

can attend weekly and learn

useful information about visas,

insurance, bank accounts, driving

licences and other essential

items about life in Thailand.

It’s important to draw a line

between your family life and your

expat friends, all too many foreigners

cause problems in their

family by discussing their private

life with their friends. Don’t let

anyone know the financial arrangements

between you and

your partner, this should remain

between you as a couple. In the

same way that Thais can sometimes

cause problems by discussing

private matters with their

families, foreigners can create

the same problems by discussing

with and taking advice from

their friends.

community can provide you

with a much needed connection

answer to many economic,

social and political questions,

UNABATED

The number of mobile

phone subscriptions in Thailand

has sky rocketed, and

continues to grow even though

many thought that saturation

would occur some years back.

In 1998 Cellular subscriptions,

prepaid and post paid

combined, totaled only 3.8 per

100 persons of the population,

but by 2009 that had reached

96.7 per 100 people.

That is not to say that almost

everyone was connected since

many people had multiple contracts.

Yet it was thought that

numbers would flatten out after

hitting the 100 mark.

Not so. In 2010 the number

of subscriptions surpassed

100 and hit 106.7. A year later

then grew to 114.7 and by

2012 hit 125.3. Fast-forward to

2018 and the number hit 180.2

subscribers per 100 people.

The number continued to grow

at an average rate of 26.84 per

cent per year and shows no

sign of slowing down.

The number of people with two

or more phones also continues

to grow. It is speculated that as

people upgrade they are loath

to dispose of their previous

handset and keep it going as a

spare, along with a another mobile

subscription to boot.

RESILIENT IN

THE REGION

GDP per capita is a method

for evaluating the wealth of citizens

in a country. It is not exactly

the same as average income,

but it is a good measure

that takes a country’s Gross

Domestic Product and divides it

by the population.

Thailand has seen strong

growth in GDP per capita in recent

years. In 1980 it stood at

only US$719 USD but rose to

US$3,017 by 1996. The advent

of the Asian Financial crisis saw

this growth stop and GDP per

capita decreased to between

US$1,867 and US$2,057 for the

next 5 years. Yet it soon picked

up steam rising to US$4,471 by

2008 and US$5,175 by 2010.

The last full year data of

2019 shows GDP per capita in

Thailand standing at US$7,762.

This compares well with the

Philippines at US$3,294, Indonesia

at US$4,163 and Vietnam

at US$2,739, but some

way behind China, Malaysia

and Singapore at US$10,098,

US$11,136 and US$63,987 respectively.

BURGER KING SEEKS TO APPEAL

TO THAI CUSTOMERS

The company that operates

Burger King in Thailand, (Burger

Thailand), is looking to expand its

offerings to include Thai food so

that it can tap into the growing domestic

market.

The company's general manager,

Tanawat Damnernthong, was

quoted as saying, “Burger King will

no longer offer customers just a

burger, but instead add more Thai

items at the shops, including rice

porridge, snacks and desserts, to

reach a wider group of Thai customers,"

The move comes on the back

of a continuing expansion plan despite

the onset of the coronavirus

and a reduction of foreign tourists.

The new Thai offerings will be

in keeping with the trend of a lower

number of foreigners entering

the Kingdom for the foreseeable

future.

It also comes at a time when

other fast food outlets are increasing

or promoting their Thai offerings.

For example, Chester’s has

for some time offered spicy chicken

and rice dishes, McDonalds has a

number of Thai style offerings and

KFC is famed for its spicy chicken

and its ultra spicy Wing Zaps.

Burger King’s plan is in place

to reduce the likelihood that Thai

customers will choose other

brands if faced with a burger-only

menu.

Tempting campaigns such as

buy-one, get-one-free are already in

place for burgers and will be rolled

out for new products from time to

time on a promotional basis. Prices

will be set to be in keeping with the

spending power of Thai customers.

The ability for customers to customize

burgers will continue.

In addition to the new menus,

the stores will undergo some

changes to be more Thai-friendly.

Graphics and menus in Thai will

be used in branches as well as

more Thai style décor.

The aim is to make up for

the reduced foreign business by

selling more to the local market.

Home delivery is expected to be a

strong driver.

Currently there are around

100 branches of Burger King in

Thailand, against 240 McDonald’s

branches and a whopping 700

KFC branches.

Penetration of the brand’s

awareness is still low but is growing

as people gain perception from

online searches.

opening hours are longer com

pared to shopping malls and this

allows for higher sales turnover as

customers visit the gas stations at

all hours.

Out of seven new branches

opened already this year or

planned for later in 2020, four will

be at PTT and Shell petrol stations.

Mr. Tanawat was further quoted

as saying, "My personal goal is

200 Burger King branches in Thailand

in the near future,"
