(BC1&2) NEWS FROM THE BOARD
The Board wishes everyone a Merry Christmas and Happy New Year!!
ANNUAL MEETING
Our annual meeting did not have enough proxies and/or attendance to
meet quorum so it is re-scheduled. Please see notification in TownSq on
new meeting date. It will still be held virtually on-line. The 2021 approved
budget will be presented and election of officers will be held in the
annual meeting.
ASSESSMENT
As a reminder, annual assessment is due on January 1 st of every year and
late fees + interest will be added to your balance if payment is not posted
to your account by 1/31/2021. The payment will have to be received
by PMG’s processing center and posted to your account on or before
1/31/2021 to avoid late fees and interest, not the post-mark date or date
you make an electronic payment since it take time for processing. So
please mail you payment early to allow time for processing. Taking the
payment physically to PMG DOES NOT expedite the process because PMG
does not process the payments in their office, they simply mail it for you.
The assessment is due even if you do not receive an invoice in mail. The
invoice will be mailed some time in late Nov. or early Dec. Not getting
one in mail does not mean you don’t have to pay. We thank all those
homeowners who have always paid timely. In the past Board may have
written-off some late fees if they are only a few days late but we will stop
doing this as it is unfair to others who pay on time. So please be aware
that if you do not allow time for payment processing, a late fee + interest
will be applied to your account every month until it is paid off.
MISC.
As the weather gets cooler, a lot of animals are seeking warmer shelter.
A lot of cats and kittens will actually climb into your car’s engine block to
sleep to keep warm. It is always a good habit if you park your car outside on
the driveway, to gently pound the hood before starting your car. This will
startle any kittens hiding inside to run away. I have had many times having
kittens, even small cats hiding there on winter nights and cold days, giving
them a “notice to get away” will eliminate the chance to injuring them or
displacing them in a strange place if they “hitch hike” in your car.
Most families cook big holiday meals around this time. We can help to
prevent clogging of the sewer system by not putting cooking oil and
grease down the sink or drain, but instead wipe and collect waste oil in
glass jars and dispose in garbage for small quantities, for large quantity
like those used in deep fryers, you can take them to Harris County
Household Hazardous Waste Collection Facility (6900 Hahl Road on
West Little York just north of 290, you may need to check for opening
schedule online or make appointment due to the pandemic); don’t put
food scrapes into the sink, out them in the garbage.
MONTHLY MEETING
Our monthly meeting is scheduled to be held monthly on 2 nd Tuesday at
7 PM. The meetings are still expected to be a conference call instead of
face-to-face meeting. Meeting information can always be found in our
TownSq app.

(BCS3) GARAGE SALES
At present, there are no plans to have a neighborhood wide garage sale
for BCS3 this year. But the Bylaws allow for individual residents to have
up to four garage sales per year. If you are interested in having your own
garage sale, please contact any Board member to let them know you are
planning to do this.

(CHC) NOTES FROM THE BOARD
MERRY CHRISTMAS & HAPPY HOLIDAYS!
Let’s put 2020 to bed! Due to COVID 19, 2020 has been a challenging year
for many of us. We have had to adapt to working remotely which may
shape future office atmospheres post COVID 19. Some of us have lost
our jobs or have been furloughed. If we have school age children, we’ve
had to balance our kid’s educational needs while working from home.
Many of us have 9-months of Cabin Fever! Soon, we will be able to say
good-bye to COVID 19, because now, there is a vaccine! This is the time of
year to reflect on the road ahead of us and be thankful for our family and
friends. It has been a tough year, but we have survived it! We are Houston
Strong and resilient! With that being said, we still need to continue taking
COVID 19 precautions until we’ve been vaccinated especially now with
winter weather on the horizon.

Yard of the Month:
We have continued to do, “Yard of the Month.” However, delivering the
gift cards has been time consuming and a real challenge. If you won yard
of the month and have not received your gift card, please contact Heather
Palomo at 832-418-9020 to claim it. We haven’t heard from anyone.
Due to the lack of advertising within the colonies, Charlestown Colony
had to reduce the amount of articles published in the newsletter. Please
see the back of the Krenek Magazine for upcoming events.
Please Stop Parking in Front of the Charlestown Colony Park!
From Our Board: It is dangerous for our children to play in the park with
cars parked in front of it. Trailers are a deed restriction violation.
Trash Pick-Up:
Trash days are Monday and Thursday: Please do not put the trash out
until the night before trash pick-up. If trash is left out, it is exposed to
rodents.
Parked Cars on Streets Close Stop Signs, Commercial Vehicles & Trailers:
• We are still seeing cars parked on the street close to stop signs which
becomes very dangerous for drivers to maneuver around oncoming
traffic. Please park cars safely on the streets to avoid accidents. We love
our residents and do not want to see anyone injured.
• There are several community parking areas around the park and patio
homes in the front of our subdivision. Please do not park there longer
necessary. Please be cognizant of our neighbors. If you haven’t seen tow
signs already, these will be posted soon. Cars parked in Charlestown
Colony community parking spots longer than necessary will be towed at
the owner’s expense.
• It is a violation of our deed restrictions to park commercial vehicles,
trailers, etc. in public view for an excessive amount of time. The number
of hours these vehicles can be parked on the street is limited. Please refer
to our deed restrictions. Harris County will be conducting a traffic study
in our area to determine where street tow signs will be posted

The management company is using a new application which is much
more robust than the previous online website. To register for the
application, the HOA account number and an email address is needed.
Within the application, HOA dues can be paid, messages can be sent
to the management company, other requests for home improvement
projects etc. can also be done by click or swipe.
Home Renovation Projects:
We will no longer tolerate work being done on the outside of the houses
ie: roofing, paint or any additions without approval from the Board. If it
continues the Board will take action. We all need to work together, every

adhering to these rules all of us keep our property value up.

1. In Chrome, type www.townsq.io in the address bar.
2. Select LOGIN on the TownSq bar.
3. At the bottom of the LOGIN drop down menu, see Need to Register.

Your HOA dues have helped us has perform maintenance on the irrigation
system within our common areas such we can enjoy some green space
around the neighborhood, colored plantings at the entrance and library

Decoration contest. The judging weekends will be Dec. 5 th -6 th and Dec.

theme, (3) originality, (4) Holiday Spirit and arrangement. (5) Bonus points
= connection to Religious theme. To qualify, contestants must have paid
their Georgetown Colony POA dues and be in good standing.

To prevent an overpopulation of stray cats, please consider spay/neutering
your pets. Cats with clipped ears are part of the feral community program
and cannot be removed. If you need assistance with spay/neutering feral
cats in your area, please contact Theresa Caldwell at theresacaldwell10@
yahoo.com. All cats will ONLY be spayed and neutered and returned to
their environment.

ownership and it keeps all of our property values up! Before doing home
improvements, please submit an Architectural Review Form to the
Board for approval prior beginning any exterior work. The forms may be

After careful consideration of the current year’s budget and expected
needs for the community in 2021, the Board has set the 2021 assessment
at $365 per home. Payments are due on January 1, 2021. It is important
that you pay your assessments on time to avoid late fees and additional
penalties. In 2020, the Board had to make the difficult decision to send

several accounts that were unpaid to the Association’s attorney for
collection. They will continue this same process in 2021 to ensure that
assessments are collected.
(YTC) CHRISTMAS
Christmas will be here before you know it. There will be a decoration
contest, judging front yard, front door and mailbox. There will be 3
winners who will receive each receive a $50 gift card to Home Depot. We
will judge them on December 16 th .

HELP HORNE ELEMENTARY!
An easy way to help our school is to turn trash into cash. Horne Elementary
participates in the Box Tops for Education program. Some of the grocery
items we use have Box Tops on them. Each Box Top is worth 10 cents for
the school. You would pick up a dime on street - so cut out the Box Tops
and donate to Horne! Y
ou can find the Box Tops logo on hundreds of products like Cheerios®,
Hamburger Helper® and Kleenex®, in almost every aisle of the store. To
donate the Box Tops, simply bring them to the reception desk at Horne or
give them to a family with children who attend Horne. Let’s collect them

4 ounces cream cheese, softened
1 tablespoon milk
1 tablespoon white sugar
1 1/2 cups frozen whipped topping, thawed
1 (9 inch) prepared graham cracker crust
1 cup cold milk
2 (3.5 ounce) packages instant vanilla pudding mix
1 (15 ounce) can solid pack pumpkin puree
1 teaspoon ground cinnamon
1/2 teaspoon ground ginger
1/4 teaspoon ground cloves
DIRECTIONS:
In a large bowl, whisk together cream cheese, 1 tablespoon of
milk and sugar until smooth. Gently stir in whipped topping.
Spread into bottom of crust. Pour 1 cup of milk into large bowl
and thoroughly mix in pudding mix, pumpkin, cinnamon, ginger
and cloves. When thickened, spread over cream cheese layer.
Refrigerate 4 hours or until set.
