Hungry Hub, a leading

restaurant and dining

portal has been

growing strongly over

the last 6 months. The

app and website service

enables customers

to book all-you-can-eat

400 restaurants, many

A-la-Carte menus. The

its traffic when coronavirus

first struck but

has seen stellar growth

since May 2020. Business

levels are now

nearly double of those

seen at the start of the

Hungry Hub Founder

& CEO, Surasit Sachdev,

was quoted as

saying, “Covid-19 had

a negative impact on

Hungry Hub’s dining

deal business. In response,

we launched a

set-menu food delivery

concept to help restaurants

survive the shutdown.

In June 2020,

many of Bangkok’s top

restaurants, which previously

relied on tourists,

have been reaching

out to Hungry Hub

to provide promotional

offers to our local customer

base. With this

investment, we will be

using the funds to help

top restaurants more

aggressively reach the

local market and expand

our restaurant

base”.

So far Hungry Hub

has secured revenues

of over 500 million baht

for its restaurant partners,

and has seated

more than 1 million

diners since inception.

Thus the interest for

restaurants to participate

in the business

model is high and this

has lead to more choice

for customers.

Hungry Hub’s growth

has also caught the attention

of venture capital

funds and as a result,

the company has

been able to secure

first round funding from

ECG Research.

BOLT RIDE-HAILING APP

TAKES OFF IN THAILAND

Bolt is a ride-hailing app similar

to Uber and Grab, and it is

growing in popularity in Thailand

very rapidly. It launched services

in Bangkok earlier this year and

you can now arrange a Bolt driver

in other cities in Thailand too.

The company behind the app

was created in 2013 and is the

brainchild of founder Markus Villig,

who was only 19 years old at

the time. Originally called mTakso

it was launched in Estonia,

where its current home is. The

name then changed to Taxify

and later to Bolt.

Total revenues in Thailand’s

ride hailing sector are expected

to reach 36.8 billion baht this

year. It is a very competitive

market but bolt expects that user

penetration will reach 18.4% by

2024.

Bolt was further quoted as

saying, “"We put a big focus on

FOREIGN CURRENCY UPDATE

The U.S. Dollar has remained

weak and shows no

signs of a strong rebound any

time soon. The DXY Dollar index,

the main index that measures

the U.S. Dollar’s value

against a basket of major

currencies, fell from 93.68 to

92.80 in sideways trade. U.S.

elections did little to move the

Dollar and stimulus measures

that may affect the greenback

have likely been put off for a

while. Against the Thai Baht,

the move has been more

pronounced. The USDTHB

rate fell from 31.25 to 30.16,

a one year low as the Thai

Baht strengthened in a dramatic

fashion. The rate now

threatens to break the key

30.00 handle and fall below

the 29.97 level, which marked

a multi-year low last December.

All this comes at a time

when Thailand badly needs a

weaker Baht to boost exports.

The British Pound has

been buffeted around by

coronavirus lockdown news

as well as the ongoing Brexit

talks, but has in fact risen

against the U.S. Dollar hitting

1.3282 from 1.2895, before

settling back to 1.3181.

There are a number of resistance

levels to watch for at

higher levels and although the

case for the Dollar to weaken

further is in the frame,

the Pound also has a case

to weaken too. Against the

Thai Baht, the Pound fell quite

sharply from 41.09 to 39.76 as

the Baht gained ground.

The Japanese Yen

strengthened against the

U.S. Dollar and moved from

105.66 to 103.24 but gave

all the gains back to return

to 105.06. Japanese stock

markets hit a 30-year high in

step with large gains on Wall

Street and so the Yen has lost

some of its safe haven appeal.

Against the Thai Baht,

the Yen fell from 0.2936 to

0.2848, a fall of nearly three

per cent.

The Russian Ruble had

a choppy month weakening

from 76.99 to 80.54 to

the U.S. Dollar before regaining

ground to settle at

77.29. News of a vaccine

in Russia was eclipsed

by similar news from the

U.S. and did little to provide

any sustained recovery.

The Ruble weakened

against the Thai Baht,

breaking through the

critical 0.40 level, moving

from 0.4026 down to

0.3907.

The Euro, which is still

consolidating at the top end

of a mid-year rally, moved

from 1.1795 to 1.1833

against the U.S. Dollar in

continued choppy trade.

ECB Stimulus remains on

the cards but it is starting to

look like the central bank is

pushing on a string. Against

the Thai Baht the Euro fell

from 37.11 to 35.64, a steep

drop of nearly four per cent.

and simple numbers are hardly

capable of providing the defining

answer to many economic,

social and political questions,

they are certainly a good way of

obtaining a general overview of

any particular subject.

and provide readers with what

we consider to be the central elements

THAILAND’S

SALARY

INCREASES

EXPECTED TO

According to the Total Remuneration

Survey 2020 by human

resources consultant Mercer

Thailand, average salary increases

in the Kingdom came in 3.7

per cent this year compared to

original budgets for 4.8 per cent.

It is the first time that average

salary increases dropped below

five per cent in over 10 years.

Of course workers in Europe

and the US are used to lower

rises, but in Asia where GDP

per capita is still relatively low in

comparison, rises of 5 per cent

or more are crucial to a country’s

development.

577 companies responded to

the survey of which 73.5 per cent

were foreign companies and the

remainder Thai. Small and medium

sized companies made up 42

per cent and 47 per cent of the

survey pool respectively.

Mercer's career products

leader for Thailand, Piratat Srisajalerdvaja,

was quoted as

saying, "Salaries in Thailand are

projected to increase in 2021,

but it depends on companies and

the spread of the Covid-19 and

its effect on the economy.”

THAILAND’S

POPULATION

DENSITY

CONTINUES TO

GROW

Population density is a measure

of the number of the people

sharing the land and is expressed

in people per square

kilometre.

As of 2018, Thailand had a

population density of 135.9 people

per square kilometre. This is

up from the previous year’s figure

of 135.5, or a 0.32 per cent

rise. Between 2016 and 2017 the

rise was higher at 0.35 per cent

and indeed going back ten years,

rises were typically more pronounced.

In 2008 the population

density stood at 130.9 people per

square kilometre a rise of 0.53

per cent over the prior year when

density stood at 129.5 people per

square meter.

Although it would seem that

things are levelling off the key

thing to consider is that the numbers

are cumulative.

Against worldwide figures,

Thailand sits in about 60th position

in the rankings, with the

likes of the UK and Vietnam coping

with much higher population

densities with 274 and 290 people

per square kilometre respectively.

Not surprisingly, small city

states have the highest densities.

Hong Kong has 6,781 people

per square kilometres whilst

Singapore has 7,894 people per

square kilometre. Macau is the

most densely populated place in

the world with 21,158 people per

square kilometre.

AN INCREASING NUMBER

OF INVESTORS EYEING

PATTAYA HOTELS

Pattaya is poised to become another

bright spot for hotel investment

in Thailand in 2021 as more investors

are exploring investment opportunities.

Historically, demand in the Pattaya

hotel market relied very much on

international tourists. However, many

investors are reimagining the market's

prospects based on domestic

demand potential, in addition to the

ongoing development of the Eastern

Economic Corridor (EEC), according

to property consultancy JLL.

Pattaya is one of Thailand's major

tourism markets with hotel inventory

ranking second after Bangkok and

slightly ahead of Phuket at almost

64,000 rooms. The city has been

put on a spotlight as its hotel sector

benefits from its close proximity to

Bangkok and the development of the

EEC. Many ongoing infrastructure

projects supporting the new economic

zone are expected to stimulate demand

for hotels from both leisure and

corporate standpoints. In addition to

U-Tapao Airport's plan to increase

capacity to five million passengers,

Pattaya is well-positioned to benefit

from the planned high-speed railway

project connecting Suvarnabhumi,

Don Mueang and U-Tapao Airports,

which is planned for completion in

2025.

Despite positive long-term fundamentals,

Pattaya is among Thailand's

major hotel markets that have

suffered badly from the pandemic.

But the market is also getting a radar

of more investors

"In recent months, we have been

getting an unprecedented level of

enquiries from investors who are

looking for opportunities to acquire

investment-grade hotels in Pattaya.

We have yet to see a wide trend of

deeply discounted hotels in the market,

particularly institutional-grade

assets. However, the situation is

delicate, and the landscape could

potentially shift swiftly," says Chakkrit

Chakrabandhu Na Ayudhya, Executive

Vice President of Investment

Sales - Asia, at JLL's Hotels and

Hospitality Group. "Owners are being

pressured by the extended burn rate.

As the crisis prolongs, the pricing

gap between owners and investors

will naturally become narrower," he

explains.

Pimpanga Yomchinda, Vice President

of Investment Sales - Asia, at

JLL's Hotels and Hospitality Group,

says "Since the pandemic started,

we have seen a lot of engagement

from hotel owners. They want to understand

the implications of various

hold and disposal scenarios to get

themselves prepared to make the

most informed decisions. As there is

no one-size-fits-all approach, the best

way for us to understand the situation

is to meet owners on the ground, look

into their needs and help them customise

their asset/portfolio strategy."

Adding to Ms Pimpanga's statement,

Mr Chakkrit says "The disposal

process will need to be refined to

accommodate the current situation

by allowing more flexibility with additional

deal features such as vendor

financing, income guarantee, staged

payments or delayed handover. This

will, in turn, optimise deal certainty

and proceeds."

Investment activity in the Pattaya

hotel market is likely to resume in

2021

"Pattaya has seen no major hotel

transactions since 2018 due largely

to the lack of investment-grade assets

being offered to the market. It is

to be seen whether the pandemic will

unlock some of them over the next 12

months," says Mr Chakkrit.

According to JLL, the average

number of keys for hotels sold in

the last five years in Thailand was

approximately 180. While hotels in

Pattaya have approximately 100

keys on average, almost half of the

hotels across the city have less than

50 keys.

Mr Chakkrit explains, "With a lower-key

count, it is harder to achieve

sufficient economies of scales from

an investor point of view. In addition,

investors are more interested in Pattaya's

upscale hotel segment that accounts

for less than 20% of the city's

total hotel stock. In contrast, the balance

of the stock is in the midscale

and budget segments with strong

competition.

Traditionally, investor demand

for Pattaya hotels would lean more

towards rarer and more sought-after

upscale and upper-upscale segments

because the midscale and

budget segments are viewed as

offering lower profitability and being

difficult to differentiate due to large

supply of rooms."

Domestic investors to dominate

the market

"Due to border restrictions, we

are naturally seeing more engagement

from domestic investors compared

to what we saw in almost 40

hospitality deals (over THB 40 billion

in volume) that we brokered in Thailand

since 2010. We are also seeing

more enquiries from corporates with

diverse income streams and private

equity funds since the pandemic

started," says Mr. Chakkrit.

LOSS FOR THE

THIRD QUARTER

OF 2020

Thai Airways International announced

a large loss for the third

quarter of this year. In the period it

lost 21.52 Billion baht, compared to

4.68 Billion baht in the same period

the year prior. Passenger numbers

dropped 92% year on year due to

Covid-19.

According to the Tourism and

Sports Ministry, incoming foreign

tourists to Thailand year-to-date

stood at only 6.7 million, compared

to more than 30 million in the first

9 months of 2019. Of course most

of the 6.7 million tourists arrived in

January and February before the

travel ban was introduced. Tourist

arrivals for the last month stood at

a glaring zero.

Thai Airways International was

already struggling with losses before

the pandemic struck and is in

the process of a major restructuring.

CP-TESCO

ACQUISITION

It’s a done deal. The government’s

competition watchdog has

approved the go-ahead for CP to

acquire Tesco Lotus stores in Thailand,

but a number of trade commissioners

are still uneasy about

the ramifications of such a deal.

Under the arrangement, CP controls

86.9 per cent of Tesco Lotus

Thailand’s shares and 100% of the

Tesco chain in Malaysia.

The consulting period in the

run up to the deal was strongly

polarized with plenty of objectors.

The deal was considered to be

anti-competitive by many, including

suppliers, consumer watchdog

groups and other retailers.

For CP to enter into the retail

market whilst still having such a

large footprint in food manufacturing

and distribution rang alarm

bells.

The Commissioner of the Office

of Trade Competition Commission

(OTCC), Santichai Santawanpas,

who voted against the deal, expressed

concern that market dominance

could put other suppliers at

a disadvantage and reduce choices

for consumers.

Sanitchai was quoted as saying,

“That said, I don't offer this

warning with the aim of dividing

people over the deal," adding, ”We

would just like to express our concerns

and point out areas where

we do not agree. The ruling is considered

final."

DEVELOPS NEW

SOFTER RICE

GRAIN

Thailand has been the world’s

leading rice exporter for decades,

up until the last few years that is.

Its main exports, the popular Jasmine

and White rice varieties are

more often than not considered

long grain products which are typically

of a harder consistency than

the softer, plumper short grain varieties.

In recent years Vietnam and

India have overtaken Thailand as

leading rice exporting countries.

At the same time, Asian consumers

are starting to prefer softer rice

varieties for dishes such as risotto

and sushi for example, which is exactly

what Vietnam is producing in

abundance.

Research Centre, Chuanchom

Deerusamee, has worked on the

development of a new softer grain

of rice for Thailand called RD79.

She was quoted as saying, “It

never came across my mind that

there’s a market for softer rice until

we started seeing other countries

selling more.”

Sanit Jitnupong, a farmer who

recently switched to growing RD79,

was quoted as saying, “I heard

there’s a need for us to grow more

of this rice to be able to compete

globally. It’s risky to start something

new, but I have nothing to lose.”

RD79 also has other benefits.

It has a higher yield overall and is

able to resist drought better, something

that Thai farmers have been

battling with on and off for the last

few years.

USING BIG DATA TO REDUCE

FUEL CONSUMPTION

Transport is the country’s biggest

energy consumer

Motor vehicles are one of the biggest

sources of fuel consumption in

Thailand and so naturally strategies

to increase the fuel efficiency of cars

play a major role in the Government’s

overall attempts to reduce final energy

use.

The importance of cars to the

country’s energy strategy becomes

especially apparent when looking at

the growth figures. Each year, 3 million

vehicles are added to Thailand’s

roads. At the same time, there is a

trend towards larger vehicles with

higher fuel consumption such as

SUVs, pickups and mini vans. As a

result, Thailand becomes increasingly

dependent on energy imports and

volatile global energy prices.

Emissions resulting from fuel

combustion also have a strong impact

on air quality in our cities. For

example in Bangkok, more than half

of the air pollution comes from old,

unmaintained vehicles, according to

the Pollution Control Department.

“Here, at the Department of Alternative

Energy Development and

Efficiency (DEDE), we have set ourselves

the goal of reducing energy

intensity by 30% within 2036 in line

with the Energy Efficiency Plan 2015.

Transport is one of the priority sectors

to achieve this goal. What we have

done so far is to implement a CO2-

based excise tax in 2016 and the

EcoSticker, an information tool that

shows consumers how much fuel different

car models consume per 100

km. With the help of the Ecosticker,

the consumer can compare different

car models and chose a more efficient

one”, Mr. Chaiyut Sarapa, Director

of Energy Efficiency Promotion Division,

the Department of Alternative

Energy Development and Efficiency

(DEDE), explained.

The EcoSticker is a great tool to

help consumers make a smart choice

and save energy as well as money.

In fact, depending on the chosen car

model, car owners can save up to

60,000 THB each year on fuel costs.

“The limitation of the EcoSticker

is that it currently relies on laboratory

test data, which use assumptions

as well as pre-determined and partly

outdated testing standards. Therefore,

the tests often feature old speed

limits or drive cycles that may not incorporate

various traffic and driving

conditions such as congested roads

,” said Carolin Capone, Head of

Transport Projects at

GIZ Thailand. “Also, fuel consump

tion depends on many more things

that are hardly reflected by the tests,

such as road conditions, driving style,

maintenance of the vehicle, and the

use of air-conditioning” she added.

In fact, research conducted by

the International Council of Clean

Transport (ICCT) has shown that the

divergence between real-world fuel

consumption and laboratory data

can be as high as 50% and has risen

sharply over the last two decades (in

2001, the divergence was less than

10% in Europe). The same is true for

air pollutants such as nitrogen oxides

(NOx), and Greenhouse Gas (GHG)

emissions.

This increasing divergence has

important implications. While for

an average consumer, the gap can

translate into higher-than-expected

fuel costs, this also poses challenges

to the Government in designing realistic

policies and incentive schemes

to foster energy efficiency and manage

emissions.

A digital tool to the rescue

To address the data divergence

and support drivers to save fuel, the

Deutsche Gesellschaft fuer Internationale

Zusammenarbeit (GIZ) GmbH

recently launched a digital platform

called “Moverity”. This digital tool supports

drivers in two ways. On the one

hand, it provides an accurate database

that enables consumers to compare

the fuel consumption of different

car models when they are looking to

purchase a new car. On the other, the

smartphone application helps drivers

save fuel and money by providing

eco-driving tips and by showing how

changes in driving behaviour, new

tyres or a different kind of fuel affect

fuel consumption. Evidence, for example

from the Transport, Health and Environment

Pan European Programme

(THE PEP) by UNECE and WHO

European Region, has shown that the

consistent application of eco-driving

tips alone can save up to 20% of fuel.

Moverity uses a consumer-based

crowd-sourcing approach. This means

it gets the data from a large number of

actual drivers and so the datasets reflect

actual driving conditions in Thailand

rather than laboratory test data.

Moverity is easy to use and can be accessed

through three digital channels:

a website, a smartphone application

and a Facebook Messenger chatbot.

The driver simply types in the amount

of fuel put into the tank when filling up

the car, together with the odometer

reading. The rest is done

by the application. The

platform is now being

transferred to the

Department of Alternative

Energy

Development

and Efficiency

(DEDE),

Ministry of

Energy, who

plans to further

develop

the platform,

especially

enhancing

user-friendliness.

Mr. Chaiyut

said, “Consumer-reported

data,

such as data from

the Moverity platform,

can also help us analyse

and evaluate fuel

consumption from the

actual driving conditions.

Also, the consumer-based data

can help us monitor the impacts

of our policies and steer them

in the right direction to reach our

goals.”
