a property selling for $1m<br />
above its rateable value<br />

<strong>The</strong> three-bedroom property<br />
at 113 Beach Rd recently<br />
changed hands for $2.4 million<br />
in spite of a RV of $1.38m,<br />
the sale contributing to New<br />
Zealanders spending $12 billion<br />
more on residential property<br />
this year compared to 2019.<br />

1033 sq m section, was designed<br />
by architect Doug Bellamy in<br />
1970 and has two bathrooms and<br />
two car parks, but no garage.<br />

AFTER SEVEN months, it has<br />
finally been revealed how city<br />
councillors voted in deciding<br />
to sell off council-owned bus<br />
company Red Bus Ltd.<br />
In early May, city councillors<br />
agreed to sell the company in a<br />
meeting held behind closed doors.<br />
Last month, the company was sold<br />
to local company Ritchies Transport<br />
for an undisclosed fee with<br />
63 staff losing their jobs.<br />
How city councillors had voted<br />
on the matter had been withheld<br />
from the reaches of the public eye<br />
up until earlier this week when<br />
the city council released the voting<br />
records.<br />

Pay for charity’s chief executive still a secret<br />

SECRECY CONTINUES to shroud<br />
the pay of a charity chief executive<br />
whose salary is supported by the<br />
ratepayer.<br />
Christchurch Foundation chief<br />
executive Amy Carter’s salary,<br />
which is funded by a contribution<br />
from the city council, increased<br />
from $214,078 to $221,192 during<br />
the previous financial year.<br />
While Carter told <strong>The</strong> <strong>Star</strong> she<br />
had taken a pay cut since then she<br />
would not reveal what it was.<br />
“It is a reflection of the fact that<br />
we are in the Covid world and I was<br />
happy to do it,” she said.<br />
<strong>The</strong> city council has made a contribution<br />
of up to $600,000 towards<br />
the foundation since it began to<br />
help cover its operational costs,<br />
including the salaries of staff.<br />
However, as a result of securing<br />
alternative operational funding<br />
earlier this year, the foundation has<br />
requested a reduction in funding<br />
from the city council to $540,000.<br />
<strong>The</strong> foundation was established<br />
in late 2017. Its latest annual report<br />
shows that it has raised $12.4 million<br />
for Christchurch-focused causes<br />
from its inception to the end of June.<br />
Over the previous financial<br />
year, $718,000 was distributed<br />
from funds raised by the<br />
foundation towards city councilowned<br />
community facilities.<br />
A total of $11.4 million has now<br />
been raised by the foundation for<br />
victims of the March 15 terror<br />
attacks, $9.5 million has been<br />
distributed.<br />

“Again, I’m grateful to have<br />
been welcomed into many homes<br />
and that so many have taken the<br />
time to give us honest feedback.”<br />
<strong>The</strong>re was a range of views<br />
emerging, from support for the<br />
project’s potential to concern<br />
as well as many questions and<br />
requests for more information,<br />

of dollars to prop it up<br />
all while not achieving<br />
strategic objectives.”<br />
Dalziel echoed Gough’s<br />

“From a technical point<br />
of view, Red Bus is not a<br />
strategic asset and doesn’t<br />
deliver any of the council’s<br />
levels of service. It’s a<br />
competitor in a market<br />
that I don’t think is in the<br />
interests of the city,” she said.<br />

EATING YOUR greens and<br />
having a positive outlook,<br />
alongside a regular glass of<br />
wine, is the recipe for a long and<br />
healthy life.<br />
So says Dora Smith, who<br />
turned 104 on Sunday, celebrating<br />
with family and friends at<br />
her residence the Rose Court rest<br />
home, in Cashmere.<br />
<strong>The</strong> great-grandmother had a<br />
sad start to life when her mother<br />
died of tuberculosis when she was<br />
four, and her father also contracting<br />
the illness and dying when<br />
she was five.<br />
Dora and her two older brothers<br />
grew up in the Methodist<br />
children’s home at Papanui.<br />
“<strong>The</strong>y were good to you, but<br />
it was hard for me seeing my<br />
friends coming home from<br />
school, their mothers meeting<br />
them. (<strong>The</strong>re was) no love, you<br />
don’t have real love like from a<br />
mother or father,” she said.<br />
Dora also contracted TB, when<br />
she was aged about nine. She<br />
survived to live through the Great<br />

epidemics. But when it comes<br />
to memories, she cuts out the bad<br />
and only remembers the good.<br />
“And that keeps you happy,” she<br />
said.<br />
Dora and husband Bolam, who<br />
passed away in 2011 after 70 years<br />
of marriage, lived in Cashmere<br />
and brought up five children.<br />
Bolam worked as a gardener, and<br />
while times after the war were<br />
tough, they had a big vegetable<br />
patch and the family never<br />
wanted for anything.<br />
Dora enjoys a tipple, and believes<br />
a glass of wine contributes<br />
not only to her positive outlook,<br />
but good health generally.<br />
She can be found having one,<br />
but more generally two, glasses of<br />
port wine on a Friday afternoon,<br />
while chardonnay is another<br />
favourite.<br />
“It’s been only in my later years,<br />
I couldn’t afford to have it earlier<br />
with five children,” she said.<br />
Eating vegetables and laughing<br />
a lot had sustained her throughout<br />
her life, and the years had<br />
gone by so quickly she did not feel<br />
her age at all.<br />
“I don’t feel 104, I didn’t<br />
think too much about it, I<br />
didn’t think it was anything to<br />
celebrate.”<br />

A COLLABORATION between<br />

could look to change the public’s<br />
approach to beggars throughout<br />
the city’s streets.<br />
<strong>The</strong> city council, police,<br />
Christchurch City Mission<br />
and Central City Business Association<br />
are currently working<br />
in conjunction on an education<br />
programme around street begging.<br />
<strong>The</strong> programme is in its<br />
very early stages of development<br />
and is hoped to be framed up for<br />
implementation next year.<br />
While the<br />
direction of the<br />
programme<br />
is yet to be<br />
determined,<br />
city councillor<br />
Anne Galloway<br />
hoped it would<br />
communicate<br />
to people<br />
“their help may<br />
harm” when giving money to<br />
beggars on the street.<br />
“<strong>The</strong>re is only a handful of<br />
genuine homeless people across<br />
the city at the moment. <strong>The</strong> people<br />
who are in streets begging are<br />
for the majority hustlers, and are<br />
often there because they are supporting<br />
a drug habit,” she said.<br />
Christchurch City Mission<br />
chief executive Matthew Mark<br />
said it was better to give money<br />
to community organisations like<br />
the city mission.<br />
“If the driving force of someone<br />
being on the street is an<br />
addiction then I would suggest<br />
giving them cash is not the best<br />
way to provide a solution for<br />
them,” he said.<br />

ST ALBANS residents believe<br />
the “unique character” of the<br />
suburb is under threat with<br />
the possibility of two housing<br />
developments being constructed<br />
in the area.<br />
One of the developments from<br />
Wolfbrook Property Group Ltd<br />
has seen its resource consent<br />
application for 47 Mersey St approved.<br />
It comprises of six twostorey<br />
residential units.<br />
A similar development<br />
from<br />
the company<br />
has also been<br />
proposed for 138<br />
Westminster<br />
Emma<br />
Norrish<br />
St. Its fate will<br />
be decided by a<br />
commissioner.<br />
Resident June Peka said there<br />
was concern amongst the community<br />
about how the two developments<br />
would align with the<br />
area’s “unique character.” She lives<br />
next door to the proposed development<br />
on Westminster St and recently<br />
bought a property near the<br />
approved Mersey St complex.<br />
“<strong>The</strong>y are going to be hugely<br />
visible and in my opinion, ugly,”<br />
she said.<br />
Brad Nolan, another resident<br />
who lives next door to the Westminster<br />
St development, thought<br />
the new addition to the community<br />
would be “just awful.”<br />

director James Cooney declined<br />
to comment.<br />
Peka forwarded her concerns<br />
about the developments to the<br />
Papanui-Innes Community board.<br />
However, chairwoman Emma<br />
Norrish said there was nothing<br />
the board could do.<br />
“With the way the Resource<br />
Management Act is structured<br />
there is actually nothing we as a<br />
community board can do which<br />
we find incredibly frustrating,”<br />
she said.<br />
“We think her [Peka] concerns<br />
are valid and the developments<br />
differ from the existing housing<br />
in the area.”<br />
Mark said the number of<br />
genuinely homeless people across<br />
the city had been decreasing over<br />
the years.<br />

Peka believed the developments<br />
contradicted the Severn Design<br />
Guide which encompasses a portion<br />
of the St Albans area. While<br />
the Westminster St site is technically<br />
located outside the design<br />
guide, it sits only a street-width<br />
away from its boundary.<br />
<strong>The</strong> Severn Design Guide, which<br />
was published last year in May, is<br />
streets is a fluid number but when<br />
we did a street count three and<br />
a half years ago, those who were<br />
visibly homeless on the street was<br />
in excess of 200 whereas our latest<br />
determination is that there is<br />
less than 30 presently,” he said.<br />
“That [reduction] is due in<br />
a large part to the work the<br />
Christchurch City Mission is<br />
doing and also the housing first<br />
initiative.”<br />
Senior Sergeant Roy Appley<br />
said the main reason police were<br />
involved in this initiative was<br />
to ensure all people on the city’s<br />
street were safe.<br />
“It is still very early on and we<br />
need to find out what the issue<br />
really is,” he said.<br />
“<strong>The</strong> others are talking about<br />
identified within the District Plan<br />
and officially recognises the space<br />
as a character area.<br />
<strong>The</strong> purpose of a character area<br />
is to ensure distinct characteristics<br />
are either identified, retained<br />
or enhanced when properties are<br />
built on or redeveloped.<br />
<strong>The</strong> Severn Design Guide<br />
promotes a high level of street<br />
amenity including established<br />
front gardens, generous street<br />
widths, mature street trees and<br />
grassed berms as well as a high<br />
proportion of original houses<br />
from early to mid 20th-century,<br />
primarily consisting of singlestorey<br />
wooden bungalows.<br />
<strong>The</strong> character guide also calls<br />
for new housing in the area to be<br />
complementary to the old, with<br />
a consistent size, form, scale and<br />
roof profile among houses.<br />
<strong>The</strong> two developments will<br />
have trees and gardens towards<br />
the front of the property but they<br />
are two-storey which goes against<br />
the Severn Design Guide.<br />

Real estate Auctions are heady, emotional<br />
times for buyers and sellers. Becoming well<br />

you though! Today we cover vendor bidding.<br />
What is a Vendor bid?<br />
A vendor bid is made by or on behalf of the<br />
vendor during an auction. It is usually made by<br />
the auctioneer to start the bidding, keep the<br />
bids moving, or to persuade buyers to raise<br />
their bids to get to the reserve price. <strong>The</strong>re<br />
are rules about the use of vendor bids.<br />
When are vendor bids allowed?<br />
Vendor bids may be made when all three of<br />
the following conditions are met:<br />
1. <strong>The</strong> property at auction has a reserve price.<br />
2. <strong>The</strong> reserve price has not been reached.<br />
3. <strong>The</strong> bid is clearly identified by the<br />
auctioneer as a vendor bid.<br />
What sort of Bidding is not allowed<br />
• Dummy or shill bids — these are bids made<br />
by people who appear to be genuine bidders<br />
but are in fact bidding on behalf of the<br />
vendor to persuade genuine bidders to raise<br />
their bid. Dummy or shill bids are illegal.<br />
Vendor bidding at or over the reserve price<br />
— <strong>The</strong> auctioneer (or anyone else acting for<br />
the vendor) cannot make a vendor bid at or<br />
over the reserve price.<br />
• Not identifying who is making the vendor<br />
bid —if the vendor, their agent, or anyone<br />
else makes a vendor bid, they must clearly<br />
identify themselves. To avoid any confusion,<br />
the auctioneer should say ‘This is a vendor<br />
bid’, rather than using industry jargon such<br />
as ’<strong>The</strong> bid is with me’ or other language<br />
that may not be understood.<br />
What is the Passed in Price, is this a Vendor Bid?<br />
If the property is not sold during an auction, a<br />
vendor bid cannot later be referred to as the<br />
amount at which the property was ‘passed in’.<br />
<strong>The</strong> only amounts allowed to be quoted are<br />
bids from genuine prospective buyers.<br />

Property Management Rule Change Goalposts Move<br />
I often say that even after 15 years in the<br />
property management industry, I am still<br />
surprised and challenged on a regular basis.<br />
This time it is the Government who have<br />
decided to make what may seem a small<br />
change to the wording in relation to Healthy<br />
Homes Statement requirements, but in fact<br />
could make a huge impact!<br />
Up until very recently it was our<br />
understanding (and this is what we had<br />
been told, and the information listed on<br />
the Tenancy Services website), that all new<br />
tenancy agreements created on or after 1st<br />
<strong>December</strong> <strong>2020</strong> must include a full healthy<br />
homes statement.<br />
As you can imagine everyone in our industry<br />
has been working tirelessly to ensure that<br />
any tenancies with fixed term expiry dates<br />
close to that date had the statement ready to<br />
go, and of course any property that it looked<br />
likely would have the tenancy agreement<br />
dated from 1st <strong>December</strong> became an urgent<br />
priority to avoid having to wait for it before<br />
we could draw up the tenancy agreement,<br />
and potentially causing delays for both<br />
landlords wanting properties tenanted, and<br />
of course tenants being able to move into<br />
their new home.<br />
However, by changing one word – this has<br />
completely moved the goal posts! <strong>The</strong> wording<br />
was previously all new tenancy agreements<br />
MUST include a healthy homes statement, and<br />
instead is now MAY be required to include a<br />
healthy homes statement.<br />
So, what does this actually mean? If the<br />
tenancy agreement is a fixed term tenancy<br />
signed on or after 1st <strong>December</strong> <strong>2020</strong>, but<br />
before 1st July 2021 and as long as the term<br />
ends before 1st July 20<strong>24</strong> a healthy homes<br />
statement does not need to be included.<br />
However, it is important to remember that<br />
a healthy homes statement of intent is still<br />
required, as well as the 2019 requirement<br />
for an insulation statement, and landlord<br />
insurance details.<br />
Of course while this has given us some<br />
breathing space, it is still best practice to<br />
continue working to get the statements<br />
completed so you are prepared for the end<br />
of a tenancy any time after 1st July 2021<br />
when the statement will be needed, and of<br />
course, well at this stage, the conditions<br />
will be required to be met. It is better to be<br />
ready to go.<br />

AS FAR as guide dogs go, Jessie J<br />
had a few issues from the start.<br />
<strong>The</strong> nine-year-old labrador has<br />
been assisting Morgan Jones, of<br />
Spreydon, who is blind, partially<br />
paralysed and an amputee after<br />
falling from a train in his childhood.<br />
Jones said he took to Jessie J<br />
when he met her six years ago;<br />
after all, who could not like her<br />
soft fur and penchant for cuddles.<br />
However, some warning<br />
signs began to surface soon after,<br />
such as her tendency for diverting<br />
from her duties to graze on<br />
grass, and chomp down on her<br />
harness as if it was a bit on horse<br />
reins.<br />
She has nevertheless served<br />
Jones well over the years,<br />
although has more recently displayed<br />
another trait which does<br />
not bode well for an enduring<br />
career into her golden years –<br />
that of jay walking.<br />
“It’s a bit scary,” Jones said.<br />
She had begun taking an arc<br />
out to the right when crossing<br />
the road, perhaps due to having<br />
had a fright with traffic. Guide<br />
dog instructors had tried their<br />
best, but Jessie J either would not,<br />
or could not, change her newfound<br />
habit.<br />
Alas, this means that the black<br />
labrador who has a proud career<br />
behind her, has been ushered<br />
into an early retirement.<br />
News of the retirement comes<br />
after Jones and Jessie J featured<br />
in the book Friends Indeed: Assist<br />
Dogs and <strong>The</strong>ir People by Sue<br />
Allison, published in October.<br />
<strong>The</strong> story presenting the two as<br />
an inseparable duo is, however,<br />
still accurate to some degree, as<br />
Jones has kept his floppy-faced<br />
companion by his side.<br />

lockdown, isolating the pair at<br />
home.<br />
“It meant during lockdown, I<br />
was stuck at home, stranded. I<br />
couldn’t go for a walk, not without<br />
someone else,” Jones said.<br />
However, at least he had Jessie J<br />
as company during that time.<br />
“I would’ve been quite lonely<br />
without her to be honest,” Jones<br />
said.<br />
Jones is on a waiting list for<br />
a new guide dog, and could be<br />
matched as soon as next month.<br />
He is looking forward to getting<br />
his independence again,<br />
although it might mean finding<br />

keen worker, he has many extracurricular<br />
passions such as going<br />
to dance classes where Latin and<br />
modern jive are his favourites.<br />
He has completed a biology degree<br />
and still hopes to land a job<br />
in the conservation sector.<br />
At the age of six, Jones fell<br />
from a train viewing platform<br />
when the safety rail broke. He<br />
was on the way to his grandparents<br />
in the Marlborough Sounds<br />
with his father.<br />
“It can be a challenge sometimes,”<br />
Jones said of living with<br />
the resultant injuries which left<br />
him blind, partially paralysed<br />
and with his right leg amputated<br />
below the knee. However, his<br />
disability just made him all the<br />
more determined.<br />
“It just gives you a buzz when<br />
you succeed,” he said.<br />

I usually spray my peach tree<br />
Q early in the season, but this year<br />
I forgot. While the foliage and<br />
immature fruit are doing well, I’ve<br />
just noticed a few hints of leaf curl. Will<br />
this affect the crop, is it too late to treat,<br />
and with what?<br />
A<br />
Leaf curl is quite common on peach trees and<br />
can only be prevented by early sprays of<br />
a copper compound. Once the fungus<br />
has entered the leaves, there is no way<br />
to control leaf curl during the season.<br />
Fortunately, leaf curl will not affect the fruit, in<br />
fact, usually the infected leaves will fall off the tree<br />
during summer.<br />
At the end of the growing season (autumn), apply<br />
a spray of copper oxychloride to all parts of your<br />
peach tree and repeat the process in spring before<br />
bud burst (when the buds are swelling but before they<br />
have opened). Garden hygiene is particularly important -<br />
when pruning the tree in winter, carefully collect and remove<br />
old leaves that may still be carrying remnants of this fungus.<br />
Apply Daltons Garden Time Fruit & Citrus Fertiliser in mid-<br />
February and feed through till autumn. Recommence again in<br />
early spring when plants are coming into growth, then feed at<br />
six weekly intervals until mid-<strong>December</strong>.<br />

Rugg gets Canty cap – 16 years later<br />

SHORT OF promotion to the<br />
Black Caps, celebrating a title or<br />
playing a match-winning hand,<br />
receiving a provincial cap can be<br />
a career highlight for a first-class<br />
cricketer.<br />
So Paul Rugg, who has two<br />
State Championship games for<br />
Canterbury on his record, was<br />
bowled when he was belatedly<br />
presented with the red and black<br />
hooped headwear, 16 years after<br />
he played.<br />
<strong>The</strong> 42-year-old filled in behind<br />
the stumps when Brendon<br />
McCullum and Michael Papps<br />
were on test duty against South<br />
Africa in early 2004, but Rugg<br />
was not presented with his Canterbury<br />
cap until this season.<br />
In a fitting gesture it was handed<br />
over by current men’s coach<br />
Peter Fulton, who played alongside<br />
Rugg when Canterbury<br />
played four-day matches against<br />
Central Districts in Rangiora<br />
and Otago at Alexandra.<br />
A supply shortage meant Rugg,<br />
who still plays for Weedons<br />
in the Canterbury Country<br />
premier grade, had to settle for<br />
a baseball-style cap issued to the<br />
Wizards one-day side.<br />
Rugg duly kept it as a reminder<br />
of a fleeting first class career that<br />
spanned just 10 days, though<br />
now it has been usurped by a<br />
more precious memento.<br />
“At the time it didn’t matter<br />
too much to me, I was just pretty<br />
stoked to be selected for Canterbury.<br />
I’d worked pretty hard to<br />
get there,” he said.<br />
“<strong>The</strong>n over time you think ‘it<br />
would have been nice to have it<br />
and wear it in a game’.”<br />
Rugg was next in line when<br />
Papps, McCullum’s deputy behind<br />
the stumps, was selected to<br />
debut as an opener.<br />
Although frustrated not<br />
to have played more often, a<br />
glimpse at the team photo illustrates<br />
just how many quality<br />
players were in that squad – only<br />
Rugg, Brendon Donkers and<br />
Stephen Cunis did not represent<br />
New Zealand at the highest level.<br />
Rugg said the company he kept<br />
was his fondest memory.<br />

<strong>The</strong> cap presentation was<br />
driven by Fulton, a fellow country<br />
cricketer.<br />
“With him becoming coach<br />
he probably thought it was a<br />
good opportunity to show the<br />
rest of the guys how special it<br />
is, whether you play one or two<br />
games or a hundred,” said Rugg,<br />
who is also chairman of the<br />
Weedons club.<br />
“It was quite an honour,<br />
especially to get it in front of the<br />
current squad.”<br />
Rugg was rapt his boys Austin,<br />
9, Andy, 7, and Spencer, 5, witnessed<br />
the occasion.<br />
“It was pretty cool. <strong>The</strong>y got to<br />
talk to Tom Latham and Henry<br />
Nicholls. Henry Shipley and Will<br />
Williams are country boys as<br />
well,” he said.<br />

BMW wagon with performance edge<br />
WHEN I LOOK back at my first<br />
real car I wonder how much<br />
influence that model has in the<br />
way I view cars today.<br />
That car was an early F-series<br />
Holden, and up until the<br />
time where vee engines were<br />
introduced into the Commodore<br />
in the late 80s, most Holdens sold<br />
up until then had an in-line sixcylinder<br />
engine.<br />
I remember mine for its<br />
smooth, uninterrupted flow of<br />
power, and every time I drive<br />
inline sixes I relate to the feel and<br />
sound, even today the experience<br />
is not dissimilar. Given that my<br />
wife and I own two cars with<br />
that configuration, there must be<br />
some long-lasting effect.<br />
<strong>The</strong> latest inline six to come<br />
my way for evaluation was<br />
BMW’s M340i and it represents<br />
everything I like in a driveline.<br />
What’s more, its body style was<br />
another plus - it was a Touring<br />
wagon, all-up the package is<br />
something I see as being very<br />
desirable – definitely a Lottowinning<br />
dream car<br />
<strong>The</strong> 3-Series is my favourite<br />
BMW car line, it is traditional<br />
in many ways, and with an M<br />
badge you can bet the 340i has<br />
something special on offer in<br />
terms of performance. Of course,<br />
you don’t have to go high power,<br />
the 3 Touring is also available<br />
with two diesel engine options,<br />
four and six-cylinder. <strong>The</strong> range<br />
starts at $85,100 for the 320d,<br />
the 330d adds $14,700, while<br />
the M340i as evaluated sits at<br />
$129,300, and for my money it’s<br />
worth every cent, it is a fabulous<br />
all-round vehicle and certainly a<br />
compromise if you don’t want to<br />
join the masses and buy a sport<br />
utility vehicle.<br />
<strong>The</strong> heart of the M340i is its<br />
engine, not only does it have all<br />
the traditional BMW hallmarks<br />
of efficiency and sultry smooth<br />
behaviour, it is turbocharged,<br />
and that adds to the unfaltering<br />
delivery that makes this design so<br />
desirable. If you are wondering<br />
if this engine just arrived out of<br />
nowhere, it’s been around in the<br />
BMW Z4 for a few years now<br />
and, of course, it’s the same as<br />
that is fitted to Toyota’s latest<br />
Supra.<br />
BMW rates the 2998cc unit<br />
at 285kW with a beefy 500Nm<br />
of torque available at just<br />
1850rpm. <strong>The</strong> result is a potent<br />
flow of force from idle through<br />
to red-line. <strong>The</strong>se outputs are<br />
enough to produce a standstill<br />
to 100km/h time of just 4.5sec,<br />
while its mid-range acceleration<br />
is extraordinary with a blistering<br />
3.9sec time to make 120km/h<br />
from 80km/h.<br />

Drive is transmitted through<br />
a quick-shifting eight-speed<br />
automatic gearbox. In typical<br />
BMW fashion, power is then<br />
directed to the rear wheels, and<br />
herein lies another surprise,<br />
all 3-Series Touring wagons<br />
get xDrive, BMW’s power<br />
proportioning four-wheel-drive<br />
system. When the electronic<br />
traction control devices deem<br />
more grip is needed, drive is then<br />
transferred seamlessly to the<br />
front.<br />
Purists need not worry, the<br />
M340i still feels like a rear-wheeldrive<br />
car, and if you like it to<br />
be playful you can adjust the<br />
traction control settings so that<br />
bias to the rear is predominant.<br />
I didn’t alter the settings at all, I<br />
simply don’t drive to that extreme<br />
any more but it is nice to have<br />
that feel and knowing that if you<br />

do present a corner too quickly,<br />
or that there is a slippery exit, the<br />
systems are in place to keep you<br />
out of trouble.<br />
Drive is forceful, the engine<br />
reacts solidly to throttle request,<br />
providing instant acceleration<br />
along with a tantalising sound,<br />
there is an angry bellow out of<br />
the exhausts, although that only<br />
manifests under a heavy throttle,<br />
otherwise the engine has a sweet<br />
aural tone and only lets you know<br />
it is enjoying its work.<br />
That feel is transmitted<br />
throughout the entire car, not<br />
only is it exciting in terms of<br />
power flow, the M340i handles<br />
like a traditional sports sedan, the<br />
wagon section is no handicap in<br />
terms of how it feels in a corner,<br />
it has impeccable handling<br />
manners with high grip levels and<br />
a feel at the steering wheel that is<br />
natural, yet involving.<br />
<strong>The</strong> M340i sits on high<br />
performance, 19in Bridgestone<br />
Turanza tyres, there’s more<br />
rubber at the rear than there is<br />
at the front (225/40 and 255/35),<br />
steering feel is sharp and accuracy<br />
unsurpassed.<br />
Road works near Glenroy on<br />
my favourite inland route – State<br />
Highway 72/scenic route – meant<br />
looking for other roads on which<br />
to evaluate, I decided on the<br />
northern section of that road<br />
from Loburn to Waddington and<br />
could tell the M340i enjoyed the<br />
freedom of those straights and<br />
fast flowing corners. It was in its<br />
element on the high country run,<br />
it is a genuine touring car and one<br />
which delights with its ability.<br />
It can be forced into corners<br />
quickly, rewarding with its<br />
balance and directional stability,<br />
the suspension is sublime,<br />
creating athleticism along with<br />
balance.<br />
A lot of the latter is due to a<br />
marginally lowered ride height<br />
from that of its stablemates,<br />
at 1.4m it sits low meaning<br />
gravitational movement is<br />
negated to full effect. That’s<br />
something you get in an M-Sport<br />
car, the chassis mechanicals are<br />
engineered for performance,<br />
there’s also a premium brake<br />
package which provides<br />
immediate surety when speed<br />
needs to be chiselled off quickly.<br />
Not only does the M340i<br />
reward the driver with its highspeed<br />
capability, it is also the<br />
everyday car which does its<br />
