The above quote is widely attributed to the ancient philosopher Socrates, but<br />
in reality, those are the words of world-class gymnast Dan Millman who wrote<br />
them in 2006. Since then, Millman has become a successful coach, self-help<br />
author, and lecturer.<br />
No matter the source, these words may never ring truer than they do at the<br />
launch of <strong>2021</strong>. This is a time to reassess and adjust.<br />
Housetrends, and all of the clients who support us, definitely went through<br />
changes in the past year. While our first impulse was to try to get back to the<br />
way things were, after some consideration we decided this was actually the<br />
right time to look optimistically forward. After a definite lull, builders, remodelers,<br />
and designers got back to their booming businesses as homeowners made<br />
plans to add function and comfort to their nests.<br />
We’ve decided to celebrate the boom in home renovation and this special<br />
<strong>Idea</strong> <strong>Book</strong> issue of Housetrends reflects that. In a subtle variation from our<br />
typical content, this publication focuses on how the home and garden industry<br />
is changing….what’s trending, what’s new, what there is to look forward to.<br />
Experts have shared with us what they see happening in kitchens and baths<br />
over the next three years. Color professionals have selected their hot hues for<br />
<strong>2021</strong>. And builders and kitchen planners are telling us that working pantries<br />
are definitely worth considering.<br />
We’ll be back with a more traditional version of<br />
Housetrends in March, but in the meantime, we<br />

HOME-BUYERS ARE LOOKING FOR<br />
Here at the Move2Team, we are big believers that successful<br />
staging sells homes. Whether reworking what already exists<br />
in the home to maximize the space, or bringing in stylish<br />
alternatives from an outside source, putting in the effort to<br />
make a good first impression is essential. When it comes to<br />
staying up-to-date on all the latest trends that buyers are<br />
seeking, we can always count on our friends at Design to<br />
Market Home Staging. This month, we sat down with Jo<br />
Potvin, owner and president of Design to Market, to ask her<br />
about the staging must-haves for <strong>2021</strong>.<br />

ABOUT THE CONTRIBUTORS<br />
Ellie Kowalchik, a real estate agent with Keller<br />
Williams Pinnacle Group, leads the top-ranked<br />
Move2Team. A multi-million dollar producer and<br />
company sales leader, she holds the advanced<br />
designations of Seller Representative Specialist,<br />
Certified Residential Specialist, as well as e-Pro with<br />
a focus on technology. She was also named one of<br />
America’s Best Real Estate Agents by RealTrends in<br />
2018, 2019 and 2020.<br />
Jo Potvin is owner and president of Design to Market<br />
Home Staging, a leading <strong>Cincinnati</strong> provider of<br />
solutions that help homeowners find success selling<br />
their homes through staging. Design to Market has<br />
inventory of furniture and décor that is appropriate<br />
for homes of many different styles and price points.<br />
Their focus is to give an identity and personality to<br />
homes that will connect with prospective buyers.<br />
Ellie Kowalchik: What trends are at the top of home<br />
buyers’ must-haves this year when it comes to features?<br />
Jo Potvin: Home office space is critical! In the new environment<br />
we’re living in, working from home has become the standard<br />
for many. As companies re-evaluate how work is conducted,<br />
this could very likely become more permanent in the future.<br />
Prior to COVID, we were also seeing an increase in the focus<br />
on outdoor living. As we head into the warmer months this<br />
spring, outdoor spaces will become a bigger priority. With<br />
families spending more time at home together, these spaces<br />
have become an important option when searching for a new<br />
home.<br />
Ellie Kowalchik: How would you recommend sellers<br />
repurpose furniture and décor that they already have to<br />
appeal to today’s buyers’ needs?<br />
Jo Potvin: In terms of repurposing, neutral furnishings can<br />
be a good backdrop to offset the cost of creating a current<br />
look. Home stagers are well versed in helping homeowners<br />
get the most impact from their currently owned furnishings.<br />
Trends change quickly now, and there may be a point where<br />
repurposing may not be an option. To fill in spaces, or to add<br />
a current look, it could make sense to consider replacing some<br />
items with those provided by a stager.<br />
Ellie Kowalchik: Are any particular design trends from<br />
recent years starting to go “out-of-style?”<br />
Jo Potvin: As we move into <strong>2021</strong>, we are seeing less gray.<br />
Gray was a popular color choice for walls, cabinets and even<br />
carpets for several years. We are now seeing things move<br />
toward lighter, more airy spaces with white walls and color<br />
added through décor such as artwork, decorative pillows and<br />
accessories. We are also seeing a migration in the definition<br />
of “Modern Farmhouse.” Moving forward, the trend is going<br />
toward a more minimalist style with rustic undertones and<br />
textural botanicals.<br />
Ellie Kowalchik: If homeowners are looking to make some<br />
updates to their home this year, what improvements<br />
would you recommend for them to get the most bang for<br />
their buck?<br />
Jo Potvin: Painting is one of the best ways to improve your<br />
space on a small budget. A fresh coat of neutral paint can<br />
make the space look more current without spending too<br />
much money. New light fixtures and hardware such as drawer<br />
and cabinet pulls are also an inexpensive way to add a more<br />
updated look to a space. Flooring is also something to consider.<br />
If budget allows, refinishing worn/damaged hardwood floors<br />
or replacing carpet makes a huge impact.<br />

top trends to<br />
impact kitchen and<br />
bathroom design<br />
decisions over the<br />
next three years<br />
Recently, The National Kitchen &<br />
Bath Association released their annual<br />
Design Trends study. The report<br />
takes a deep dive into all aspects of<br />
both kitchen and primary bathroom<br />
design, with the goal of highlighting<br />
styles, features, materials and innovations<br />
expected to be most popular<br />
over the next few years. The survey<br />
included over 700 respondents from<br />
across North America. More than<br />
half the participants were designers<br />
and the remainder were architects,<br />
remodelers, showroom professionals<br />
and manufacturers.<br />
Here are some highlights from<br />
their research:<br />
It’s no big surprise that the COVID-<br />
19 pandemic will have a substantial<br />
lasting impact on kitchen and<br />
bath design. As homeowners spend<br />
more time at home, kitchens and<br />
primary bathrooms are getting larger,<br />
the volume of outdoor living projects<br />
is increasing significantly and there<br />
is a need for easy-to-clean surfaces,<br />
flexible living spaces and seamless<br />
technology integration for added convenience<br />
and peace of mind. ➻<br />

Aesthetically, design preferences in both the kitchen and bath will continue<br />
to be more contemporary and transitional in style, with the added influence<br />
of a new leading trend of “natural/organic.” This combination feels more<br />
European in style and scale, with clean lines, minimal detailing, the warmth<br />
and texture of natural finishes, and larger windows to bring the feeling of<br />
the outdoors inside.<br />
Traditional design, which consistently had been one of the top three<br />
kitchen and bath styles for more than a decade, is now anticipated to be<br />
one of the least popular. “We expect designs for both the kitchen and<br />
bath to continue trending toward a more modern, organic feel that is both<br />
streamlined and adaptable,” said Bill Darcy, NKBA CEO.<br />
“The kitchen has long been the heart of the home. But especially during<br />
the pandemic, it has emerged as the most prominent, multitasking room as<br />
well,” Darcy says. “We see this continuing with more open-space concepts,<br />
an extension into multi-season outdoor living spaces, larger kitchen island<br />
hubs and increased functionality and storage to allow homeowners to cook,<br />
eat, work, home-school and play, all in the same vicinity.” ➻<br />

Charcuterie<br />
While traditionally a charcuterie is a collection of cold, cooked meats, that<br />
word—and the board it sits on—recently have exploded into a visual and<br />
gastronomical feast.<br />
When it comes to entertaining—small groups or large—it’s hard to beat the<br />
fun and flexibility of these platters. Portions can easily be scaled, and ingredients<br />
selected can be as affordable or high-end as you see fit. Here are a few guidelines<br />
for getting started. ➻<br />

Cheeses: Choose 4+<br />
Selecting a soft cheese, a semi-soft cheese, a firm cheese,<br />
and a blue cheese will provide for a balanced combination.<br />
For example: a brie for the soft, a Havarti or mozzarella for<br />
the semi-soft, and a cheddar for the firm selection. If you<br />
don’t care for “stinky” cheeses, consider one with added<br />
wine, herbs or fruit. Have fun with the cheeses. These<br />
selections seem to generate the most buzz among guests.<br />
Meats: Choose 2+<br />
Consider a reliable classic such as ham or turkey, then add<br />
a spicier selection or two—possibly pepperoni, salami,<br />
prosciutto, cured sausage, chorizo, or even bacon. While<br />
some of these meats can be a bit pricey per pound, you<br />
really don’t need a large amount of each. Guests will be<br />
enjoying tasting portions.<br />
Bread and crackers: 2+<br />
A hearty bread, such as a baguette, ciabatta, or nutty whole<br />
grain loaf, sliced into small sections is great for creating<br />
tasty masterpieces using the meats and cheeses along with<br />
a smear of jam, chutney or mustard. A few clusters of<br />
gourmet crackers work well for staging those smaller bites.<br />
Fruits: 3+<br />
Fruits are great for adding splashes of color to your board.<br />
Clusters of red or green grapes and berries add a visual<br />
punch. Apple slices might work well with your Cheddar<br />
cheese. Pears accompany your brie. Also consider dried<br />
fruits in the form of figs, cranberries or dried apricots.<br />
Spreads: 2+<br />
You should include at least one sweet and one savory<br />
spread. In general, a spicy whole grain mustard is always a<br />
good pick to satisfy the savory side of things, but a hummus<br />
or tapenade will work as well. The sky is the limit on the<br />
sweet side— anything from a local honey to chutney or jam.<br />
Final touches<br />
Small, but mighty details to add include pickles, veggies, and<br />
olives. Add in a variety of nuts—walnuts, cashews, almonds,<br />
pistachios, and pecans—there’s not a bad choice in the<br />
bunch. A sprig of rosemary, or another fresh herb add a<br />
perfect finishing touch.<br />
Assembly<br />
Find the right board to build your platters. Large cutting<br />
boards, marble slabs, slate boards or ceramic platters are<br />
great options. Start with one of your larger items as a focal<br />
point, place the items in order of biggest to smallest. Meats<br />
can be sliced, folded or rolled up in individual tasting sizes.<br />
Soft cheeses should be served with a spreader or butter<br />
knife. Hard cheeses can sliced, cubed, or served with a<br />
knife. The smaller items, such as bread slices, crackers and<br />
nuts should be in a couple different areas so that they are<br />
easily within reach. Mustards and jams can be placed in small<br />
ramekins scattered around the board with spreaders nearby.<br />
While assembly may seem intimidating, you really can’t mess<br />
it up. If you’d prefer to have a visual staring point, find a<br />

Amped up pantries might include a<br />
second refrigerator, oven, microwave or<br />
dishwasher. While entertaining, homeowners<br />
can clear the table and place the<br />
dishes in the pantry and move on to<br />
dessert with a clean backdrop. (If they’ve<br />
played their cards right, they could have<br />
one of their teenagers load the dishwasher<br />
out of sight while guests enjoy<br />
an after-dinner drink.) These pantries<br />
also work beautifully as a staging area or<br />
catering kitchen for parties.<br />
While it may sound like a splurge,<br />
incorporating a working pantry when<br />
building a new home or remodeling a<br />
kitchen might actually allow homeowners<br />
to cut a few corners. Since these areas<br />
are meant to be out of sight, owners can<br />
opt for more affordable options such as<br />
metal shelving and laminate countertops.<br />
And when small appliances and entertaining<br />
supplies—such as serving platters,<br />
barware and the “good” china—are<br />
housed in the pantry, the kitchen may<br />
not need as much cabinetry and countertop<br />
space, says Michelle Moran, partner<br />

BRUSSELS SPROUT SALAD<br />
INGREDIENTS<br />
1 tablespoon butter • 1/2 yellow onion, minced • 1/2 cup unsalted shelled pistachios<br />
1/2 teaspoon red pepper flakes • 20 Brussels sprouts, leaves separated • 1 tablespoon lemon juice<br />
Salt • 2 tablespoons grated Parmesan cheese, optional<br />
PREPARATION METHOD<br />
In a large skillet on cooktop over medium heat, melt butter. Add onions and sauté 4 minutes or until transparent.<br />
Add pistachios and pepper flakes. Continue to sauté 3 minutes. Toss with sprouts and cook 3 minutes.<br />
Add lemon juice and continue to cook about 3 minutes more or until sprouts are bright green and slightly tender.<br />
Season with salt. Sprinkle cheese, if desired, over all immediately before serving.<br />
Yield: Makes 6 servings<br />
