Down Payment: Everyone’s down payment will be different, you will get

in touch with a lender to figure out the best loan program for you.

Earnest Money Deposit: The Earnest Money Deposit is the “good faith”

money that you include with your offer. In Northern Virginia, it is

acceptable to include anywhere from 1%-3% of the offer price though

there is no definitive amount that you “have” to deposit. At the time your

offer is accepted these funds must be ready and available to deposit

with the escrow agent per the terms of the contract. At settlement, the

earnest money deposit is subtracted from your down payment. So if

you were putting down $30,000 and your earnest money deposit was

$5,000, on settlement day you would only need to bring $25,000 to

cover the balance owed from the down payment.

Home Inspection: The home inspection is one of the main

contingencies of the contract. These can vary in price depending on the

size of the property and the scope of the inspector. For a small condo,

you can expect to pay around $350. For a Single Family Home, you can

expect to pay anywhere from $450-$700+.

Lender Fees: This includes the cost of underwriting/processing your

loan, any points paid to reduce your interest rate, appraisal cost and

any other lender-related fees. These costs often total at least $1,000-

$2,000+, plus any points purchased to bring down your rate, usually

coming in at .5-1% of the loan amount, if purchased.

Title Fees: These charges include lender-required title insurance,

optional buyer’s title insurance, deed preparation, title abstract search,

land survey and other general processing fees to prepare the legal and

administrative side of your purchase. These fees usually run $500-

$1,500, plus the cost of title insurance (if required and/or opted for),

which is usually about .25-.75% of purchase price.

Transaction Taxes: You’re responsible for state and local recordation

taxes to record your title and mortgage, if applicable. These are

calculated based on your sales price and mortgage amount and vary by

county.

Pre-Paid Fees/Taxes: Most lenders require buyers to pre-pay property

tax and homeowner’s insurance and they will collect additional fees to

setup your escrow account for future payments.

HOA/Condo Fees: If you’re buying into an HOA or condo association

you may be responsible for advanced payment of Association fees,

capital contribution to the reserve account (usually 2x your recurring

payment), move-in fees or other administrative fees. The cost varies

widely based on the Association.

Misc. Inspections and Other Variable Expenses: Such as termite and

radon inspections, well/septic inspections, movers, utility setup fees, etc.

Absolutely! We work with most builders and provide you all the information you will need to make a decision. The builders and their

sales reps are helpful and friendly but they represent their best interests. We are there to represent YOU and protect your interests!

From your very first visit with the builder, through contract writing and negotiations, design studio selections, construction meetings

and inspections, to closing and getting the keys for your brand new home, we will be there to accompany you as your trusted

advisor. By using our services for a new construction home purchase, you will receive the services we offer, as well as those

provided by the builder, at no additional cost.

HOW DOES FOR SALE BY OWNER (FSBO) WORK?

Homeowners trying to sell their home without agent representation are usually doing so in the hopes of saving money. We search

all FSBOs with homes that match your criteria but if you see one notify us first and let us contact the owner for you and make an

appointment. Most times the homeowner sees our value with bringing a qualified potential buyer and providing the experience

needed to get their home sold and will allow us to participate in the showing and selling process.

WILL YOU INFORM ME OF HOMES FROM ALL REAL ESTATE COMPANIES?

We will keep you informed of all homes from all brokerages including those not on the MLS. We want to help you find the RIGHT

home, which means we need to stay on top of every home that’s available on the market.

HOW LONG IS A TYPICAL OFFER TO OCCUPANCY TIME FRAME?

A settlement time frame is typically 30-45 days from the date that an offer is accepted, depending upon if you are obtaining

financing or paying cash.

HOW MUCH OF A DOWN PAYMENT DO I NEED?

The down payment is the funds you need to contribute on your own when you buy a house. It varies depending on what kind of

mortgage you get. However, you can expect to make a down payment at a minimum of 5% of the value when using a conventional

mortgage. If you are taking out an FHA mortgage, the down payment is around 3.5%. If you are serving or have served in the military

a Veterans loan may an excellent option likewise for a physicians loan. The advantage of a VA mortgage is that you don't have to put

any money down.

Annual Percentage Rate (APR): The total

finance charge (interest, loan fees,

points) expressed as a percentage of the

loan amount.

Appraisal: An estimate of the property’s

value provided by a professional

appraiser.

Closing Statement: The financial

disclosure statement that accounts for

all of the funds received and expected at

the closing, including deposits for taxes,

hazard insurance, and mortgage

insurance.

Comparables: Homes in the area of

interest that have recently sold that have

similar features.

Contingent: Offer on a home has been

accepted, but finalized sale is contingent

upon certain criteria, Typically appraisal,

home inspection or mortgage approval.

Escrow: A procedure in which a 3rd party

acts as a stakeholder for both the buyer

and the seller, carrying out both parties'

instructions until both parties have

fulfilled their contractual requirements.

HOAs: Homeowners’ associations are

formal, legal entities created in many

single-family subdivisions and

condominium/townhome communities

to maintain common areas and enforce

the covenants, conditions, and

restrictions of the community.

Home Inspection: The process in which

a professional inspects the seller’s home

for issues that may not be readily

apparent, and then creates a report for

the buyer to review.
