Please park within 18” from the curb, do not park straight into the curbs

within the cul-d-sac sections, park facing with the traffic flow and always

stop completely at stop signs.

Pool Access

Please contact Paragon Property Management Office to activate

existing cards and obtain new wristbands OR obtain new cards and new

wristbands, phone 210-580-4230.

Pool

The pool hours will stay the same. Pool hours are Tuesday-Sunday 6 AM-

10 PM. These hours will be enforced. There are cameras at the pool and

officers will be sent out if necessary. Remember, no smoking, cussing,

rough housing, pets, unaccompanied children under 14 at the pool. The

rules are posted at the pool for your reference. Our pool contractor has

informed us that he will be giving the pool a heavy dose of chlorine/

chemicals on Friday mornings in order to support the weekend crowds.

We suggest that you DO NOT swim before 9 AM on Fridays in order to

avoid any skin irritation. Thank you for your cooperation in this matter.

You MUST be current on your HOA dues or be on a payment plan to

gain access to the pool. There will be a $20 convenience fee for the

management company to get you an activated pool card. You should

be able to pay this fee over the phone with a credit card. You will need

to turn in your old access card to a Paragon Property employee or pay

a $10 charge for a new card. You can pick up your card from Paragon

Property or wait for delivery (could be up to 2 weeks). You will need to

sign paperwork and give them your old card in order to get an activated

card and 2018 bands. If you are a new renter to the community, please

call Paragon Property at 210-580-4230 to fill out a Renter’s Information

Form so that you will be in the system and able to get pool cards/bands.

Décor of The Season:

Copperbrook is happy to announce we will be awarding trophies 4

times throughout the year now! Best Spring yard will be judged on April

15 th or later. Best Summer yard will be judged on July 15 th or later. Best

Halloween yard will be judged on October 31 st and best Christmas yard

will be judged on December 25 th . So, keep those yards looking great so

you can earn bragging rights!

Alarm Permits:

Our contracted officers have asked that we remind our residents that it

is a requirement by Harris County that you register your alarm system

with the County. It is $35 to get a new permit and $10 to renew it each

year. The fees are waived if you are over 65, but you must still register

your alarm. Residents face a $75 false alarm fee if officers respond to your

alarm and it isn’t registered. You can get details about registering your

alarm here: www.hcsoalarmpermit.com.

Crime Alert:

Residents need to know that there has been a marked increase in crime in

our community and surrounding areas, including recent car burglaries and a

burglary/assault in March 2018. Harris County MUD 130 pays for the contract

officers for our community. They are being extra vigilant and are aware of the

increase in activity in recent months. Copperbrook appreciates our officer’s

efforts, but we as residents MUST do our part as well. Upon speaking to one of

our contract deputies at the December Board meeting, he indicated that the

flood lights above the garage that are motion activated, are a great deterrent

and a great way to alert officers to movement when they are making their

rounds at night. We would like to encourage neighbors to protect each other’s

lives and property by watching for and reporting suspicious activities... the

residents become the “eyes” of the patrolling deputies. If you see something,

SAY something! The object is to prevent a crime from happening by having

a deputy check out even the slightest irregularity in your street’s normal

routine. Our deputies would prefer to spend 10 minutes checking out a call

rather than follow up on a crime that has already been committed. Please

don’t hesitate to call 911 when you see anything suspicious. And PLEASE

lock your cars and remove all valuables! If you would like to learn more about

Violation/Past Due letters: Simply stated, if you get a violation letter or

you are past due in your HOA dues, PLEASE call the Paragon Property at

210-580-4230 to discuss a payment plan or get an extension on a needed

repair to your property. The management company and Board of Directors

are not unreasonable and will make every reasonable effort to work with

residents if you will make an effort on your part to either initiate the repairs

or pay the fines, whichever the case. Communication is simple and vital

to keeping the issue from escalating. The Board of Directors along with

Paragon Property plan to be consistent and proactive in keeping our

community looking great, feeling safe and making sure dues and fines are

collected in a timely manner and homes and yards are kept up to a standard

RENOVATIONS

We are aware that on occasion homeowners receive letters from

the management company that are considered unwarranted by the

homeowner. If you plan to do a small renovation or do major cleaning

and you know that you may have something unsightly in your driveway/

front yard for a short period of time, please call Paragon Property and

make them aware of your activities so that she can make a note on your

account in order to avoid a letter being sent out. If you are planning a

major renovation to the exterior of your home by painting your house,

replacing your fence or adding storage to your yard, remember to contact

our neighborhood’s Architectural Review Committee. You can call Paragon

Property (our management company) to inquire about the proper forms

needed to make your submission and they will gladly email the forms to

you. We hope to have these forms available for download on the community

website soon. The Architectural Review Committee will review the request

to make sure the request meets the neighborhoods deed restrictions. The

committee’s approval must be granted before making such changes to

the facades of the home such as paint colors, roof colors and burglar bars

(which are prohibited on the front doors or any windows). Also, sheds and

canopies should not be visible from the street. If you submit a request to

the Architectural Review Committee and it gets denied, please call Paragon

Property (our management company) to inquire as to why your project

was denied. It may be as simple as additional information is needed (ex:

paint color, pictures, lot survey). If you are thinking about a project you are

invited to attend the monthly HOA meeting to get any questions answered

prior to submission. If you need a copy of the deed restrictions, please email

SAFETY

Park and Pool Safety: Parents please accompany all children to the park

and pool for their safety. The playground opens at sunrise and closes

at sundown. Please call 911 if you see any suspicious activity, persons

or vehicles. This area is monitored by surveillance cameras, however

as homeowners, we need to assist the police and play an active role in

keeping our community safe!

Neighborhood Safety: PLEASE lock your doors and remove all valuables

so that there is little temptation and hopefully nothing taken if they

do break in your vehicle. There have also been reports of crimes at the

new park (Charles Austin Park) and so we urge you to be aware of your

surroundings at all times. Please be alert to things such as unknown cars

idling, circling the neighborhood, increased traffic at a particular home

and driving slowly as if to stall for time. If you see this behavior, please

call 911 and report the suspicious activity. It would be helpful if you could

provide any of the following information to the 911 operator or sheriff’s

department when you call: description of the vehicle, person(s), time of

day and/or license plate number. Please be discrete and keep in mind

safety is priority. Also, if you notice a lot of traffic and multiple vehicles

coming and going from a location please call the sheriff’s office and inform

them of the high traffic volume of that location. It takes a community

effort to keep a community safe. The HOA is cooperating with the local

law enforcement in keeping this a safe community for our families.

Surveillance Cameras: Surveillance cameras are installed at the pool

house. The cameras are positioned to monitor the pool areas, the park

grounds and the parking lot. HOA Board members have 24-hour access

to view the ongoing activities of these areas. All suspicious activities will

be reported to the Sheriff’s Office immediately.

COMMITTEE INFORMATION

If you’re thinking about getting more involved in our community, joining

a committee is a great start! Feel free to attend a monthly meeting to

learn more about these opportunities. The Copperbrook HOA is looking

for volunteers for the following committees:

EVENTS COMMITTEE: The events committee oversees the newly

organized welcoming committee, which will be providing welcome

baskets to new homeowners. The event committee is also responsible for

decorating the monuments at Christmastime organizing the bi-annual

garage sales and hosting the neighborhood events such as National

Night Out and Snow Day at the Park.

NEIGHBORHOOD WATCH COMMITTEE: The Copperbrook

neighborhood watch committee NEEDS volunteers who are willing

to drive around at different time to help keep an eye on things. The

HOA would like to add more volunteers to provide greater coverage

throughout the 24 hour day. If you would like to volunteer, please call

Milton Turner at 281-859-6044. We could really use more patrols from 10

PM to 6 AM. Volunteers can select their time and will be requested to

drive down each street and report any suspicious activity to the police

and to inform the neighborhood watch committee chair of any activity

observed. You will be issued a decal to place on your vehicle so as to

identify you as part of the Crime Watch if requested.

PARK AND YARD COMMITTEE:

The park and yard committee check the park and pool areas to report

any maintenance that needs to be done and also helps select the yard

of the season.

LIVESTOCK SHOW AND SALE

The 27 th Annual CFISD Livestock Show Association Show and Sale, held

Feb. 1 st -6 th at the CFISD Exhibit Center, saw an incredible amount of

generosity from the CFISD community through the live auction, freezer

sale, monetary donations and the first-ever online sale, despite the

COVID-19 pandemic.

The Premium Sale (live auction) unofficially raised $281,950, which is

$23,250 more than last year. Final amounts from the Freezer Sale (animals

not placing high enough for the live auction), Agriculture Mechanics and

Horticulture silent auction and additional gifts to students are not yet

available. More than 130 projects had pre-sale commitments to purchase

and animals in the Freezer Sale sold out in record time. In addition, one

new record was set for Grand Champion Turkey:

• Texas Travel Plaza & Cana Tire Inc. paid $20,000 for the Grand Champion

Turkey exhibited by Mason Oehlers from Jersey Village High School.

“The support from the community was amazing,” said Denise Kubecka,

director of career and technical education. “The common message

community members shared was that they were there to ensure our

FFA students were rewarded for their hard work and they did not want

the pandemic to take anything away from that. So many wanted to be

a part of this event that the students will remember for a lifetime. The

community’s outpouring of support was heartwarming. This would not

have happened without the parents, community members, countless

CFISD departments and, of course, our ag teachers working together on

the common goal to put our students first. Thank you to all. We did it!”

FOUR HIGH SCHOOLS RECEIVE FIRST WAVE OF

SYNTHETIC TURF FIELDS

Four high schools have finished receiving new synthetic turf baseball

and softball fields as part of the community-supported 2019 bond

referendum. Cypress Ridge, Cypress Ranch, Cypress Woods and Cypress

Falls high schools each received the improvements this year, at an

estimated cost of $14.5 million. The project was designed by IBI Architects

and constructed by ICI Construction.

“A three-phase plan is being implemented for the design and

construction of the fields,” said Roy Sprague, CFISD chief operations

officer. “Phase 1 started in 2019, with those four campuses having

and construction is anticipated to start in April 2021 and the Phase 3

campuses design work will start in early 2022.”

Phase 2 is scheduled to include Cypress Creek, Cypress Lakes, Jersey

Village and Langham Creek high schools. Phase 3 is scheduled to include

Cypress Springs, Cypress Park and Bridgeland high schools. The Cy-Fair

High School synthetic turf fields will be constructed as part of the Cy-Fair

Multi-Campus Master Plan Improvements, with design starting in late

2021.

The synthetic turf, supplied by FieldTurf USA, allows for almost immediate

playability after rainfall; as well as less groundskeeping and maintenance,

year-round availability and increased safety.

“We are excited for the start of our upcoming softball and baseball

seasons and the recent addition of our four baseball and four softball

turfed fields,” said Ray Zepeda, CFISD director of athletics. “The entire

project will allow us to have a facility that is much more useful and

functional for our programs, athletes and coaches.”

In addition to the surface improvements, the project also increased the

seating capacity at the Cypress Ridge and Cypress Ranch softball fields

and the Cypress Woods and Cypress Falls baseball facilities.

“We are hopeful that this will allow us to host more playoff contests within

our school district,” Zepeda said. “The quality of the materials and the scope

of the entire project reflects our communities’ commitment to having firstclass

facilities for our athletes. We sincerely appreciate the support of our

community and will certainly take great pride in our new facilities.”

VEGETABLES: Plant vegetables such as tomatoes, sweet corn and

snap beans and pepper, as well as cucumbers, lima or butter beans,

cantaloupe, okra (if the soil has warmed sufficiently - 70 degrees F. or

higher), southern peas, pumpkin, squash, peanuts and watermelon.

LAWN: Re-sod or replant as needed with turfgrasses adapted to this

part of Texas and suited to the planting location (shade or sun). • When

resodding semi-shaded areas with St. Augustine, use ONLY the variety

Floratam for best pest resistance. See www.plantanswers.com/grass.htm.

TREES AND SHRUBS: Plant container-grown trees and shrubs as soon as

possible. In shady areas, where grass is difficult to grow, consider planting a

dependable groundcover such as English ivy, Asian jasmine, vinca or one of

the prostrate junipers. • Prune spring flowering and evergreen shrubs during

early March. However, be sure to prune spring flowering shrubs after they have

bloomed. • Fertilize with a pre-plant application of a slow-release fertilizer

analysis such as 19 - 5 - 9 at the rate of 3 pounds per 100 square feet of garden

planting area. Early March is the ideal time to fertilize landscape plants because

you give them food just before the spring growing season starts.

NATIONAL PLANT A FLOWER DAY - MARCH 12TH

Spring is just around the corner and March 12 th is the day to participate

in National Plant a Flower Day. Each year this day is dedicated to the

planting of flowers and looking forward to the spring season. Flower

gardening has become a hobby for many, young and old and National

Plant a Flower Day is a start to the new season each year.

Marigolds and Daffodils are the flowers of this month. It’s good to know

the zone you live in to determine which flowers grow as perennials (those

that grow back every year) in your area and which are considered annuals
