Did you know that the Twin Lakes website has an online Resident
Directory and other password-protected pages, such as FAQs, TLWA,
Contact Info, etc.?
• Go to www.twinlakeshouston.com and in the top banner of the home
page, click on the Register link.
• On the Register web page, there is a form. Before completing this
form, you will need to call Crest Management at 281-579-0761 for the
registration code - ask for Dale.
• Complete the online Registration form. (The registration code is required
at the bottom of this form.) Click on Submit.
• After your form has been approved by admin (may take a day or less),
you will receive an email with your username. Since admin prefers that
you create your own password, you will need to follow the directions in
the email, including clicking on the link provided.
• You can then log into the website by clicking on the Login link in the top
banner of the home page.
• The Resident Directory and other password-protected pages can be
found under the Residents link in the website’s menu.

currently largely by Zoom. We meet for developing and enjoying

AND THEIR VISITORS:
In an effort to ensure the safety of our residents,
their visitors, our guards and the security of our
community, the Twin Lakes Board of Directors is
asking everyone entering the neighborhood to
be mindful of their speed limits. We have received
complaints of drivers rushing past the guardhouse
when the expected speed is 5 mph when passing
through the entrance. Please also remind your
visitors to stop at the guardhouse for check-in
before proceeding into the neighborhood.

RULES FOR REAL ESTATE
OPEN HOUSE SIGNS IN TWIN LAKES
Open House signs are allowed:
• On community property.
• Only the minimum required to direct buyers to homesite with maximum
number allowed 5.
• Can be placed immediately prior to the Open House Opening time and
must be immediately removed after Open House - Maximum 3 hours.
• Must be placed firmly and neatly in the ground.
• Signs only no flags, balloons or banners.
• Signs must be smaller than 2’x2.’
TWIN LAKES HOMEOWNERS ASSOCIATION, INC
RULES: COMMUNITY FACILITY: TENNIS COURTS
1. Tennis Courts are to be used by Twin Lakes Residents and their invited
and accompanied guests only.
2. Use of these facilities by any Unaccompanied Guest and Non-Residents
is strictly prohibited.
3. One resident is required to be present and accompany the use of each
4. Tennis courts are for tennis only. Backboard is for use with tennis balls
5. Residents may reserve one court for no more than two hours.
6. Instruction and ball machines are only permitted on Court 3. Courts
1 and 2 cannot be reserved for instruction. A maximum of 6 players are
allowed on the instruction court at one time.
7. Court 3 is available for individual play and may be reserved by residents
of Twin Lakes.
8. Do not make reservations that you will not honor. A reservation will be
considered forfeited if not occupied within 10 minutes of the reserved
time. In consideration of other players, please remove your reservation as
soon as possible if you do not intend to play.
9. Unreserved courts are available on a first-come, first serve basis.
10. Signup sheets will be posed each Saturday at 10 AM for play the
following Sunday through Saturday. A family may only make up to 3
reservations per week in advance. Reservations must include the family

the lesson. Each tennis instructor must have authorization from Twin Lakes
Homeowners Association, Inc (the “Association”) prior to use of the tennis

13. Trash and discarded balls should be collected and properly disposed
of prior to leaving the tennis courts.
RESERVATION RULES: INDIVIDUAL PLAY
1. Each resident family is allowed a maximum of 3 reservations per week

3. A court may be reserved up to 2 hours at a time.
4. A court reservations will be considered/deemed forfeited if players

Section 4. Trash and Rubbish Removal - No trash, rubbish, garbage, manure or debris of any
kind shall be kept or allowed to remain on any lot. The Owner of each Lot shall remove such
prohibited matter from his lot at regular intervals at his expense and prior to such removal all
such prohibited matter shall be placed in sanitary refuse containers with tight fitting lids in an
area adequately screened by planting or fencing so as not to be seen from the neighboring
Lots. Reasonable amounts of construction materials and equipment may be stored upon a Lot
for reasonable periods of time during the construction of improvements thereon.

If you have a child that is interested in track and field, the Northwest Flyers
Track Club offers a full range of track and field events for boys and girls
ages 6-18 and is sanctioned by USA Track & Field. The Northwest Flyers,
which is celebrating its 34 th anniversary season this year, was founded
by Olympic gold medalist Fred Newhouse to foster the development of
youth track & field in the northwest Harris County area.
Practices will start on March 1 st at Cypress Creek High School track, 9815

The 27 th Annual CFISD Livestock Show Association Show and Sale, held
Feb. 1 st -6 th at the CFISD Exhibit Center, saw an incredible amount of
generosity from the CFISD community through the live auction, freezer
sale, monetary donations and the first-ever online sale, despite the
The Premium Sale (live auction) unofficially raised $281,950, which is
$23,250 more than last year. Final amounts from the Freezer Sale (animals
not placing high enough for the live auction), Agriculture Mechanics and
Horticulture silent auction and additional gifts to students are not yet
available. More than 130 projects had pre-sale commitments to purchase
and animals in the Freezer Sale sold out in record time. In addition, one
new record was set for Grand Champion Turkey:
• Texas Travel Plaza & Cana Tire Inc. paid $20,000 for the Grand Champion
Turkey exhibited by Mason Oehlers from Jersey Village High School.

FOUR HIGH SCHOOLS RECEIVE FIRST WAVE OF
SYNTHETIC TURF FIELDS
Four high schools have finished receiving new synthetic turf baseball
and softball fields as part of the community-supported 2019 bond
referendum. Cypress Ridge, Cypress Ranch, Cypress Woods and Cypress
Falls high schools each received the improvements this year, at an
estimated cost of $14.5 million. The project was designed by IBI Architects
and constructed by ICI Construction.
“A three-phase plan is being implemented for the design and
construction of the fields,” said Roy Sprague, CFISD chief operations
officer. “Phase 1 started in 2019, with those four campuses having
been substantially completed. Phase 2 design work is being completed
and construction is anticipated to start in April 2021 and the Phase 3
campuses design work will start in early 2022.”
Phase 2 is scheduled to include Cypress Creek, Cypress Lakes, Jersey
Village and Langham Creek high schools. Phase 3 is scheduled to include
Cypress Springs, Cypress Park and Bridgeland high schools. The Cy-Fair
High School synthetic turf fields will be constructed as part of the Cy-Fair
Multi-Campus Master Plan Improvements, with design starting in late
The synthetic turf, supplied by FieldTurf USA, allows for almost immediate
playability after rainfall; as well as less groundskeeping and maintenance,
year-round availability and increased safety.
“We are excited for the start of our upcoming softball and baseball
seasons and the recent addition of our four baseball and four softball
turfed fields,” said Ray Zepeda, CFISD director of athletics. “The entire
project will allow us to have a facility that is much more useful and
functional for our programs, athletes and coaches.”
In addition to the surface improvements, the project also increased the
seating capacity at the Cypress Ridge and Cypress Ranch softball fields
and the Cypress Woods and Cypress Falls baseball facilities.
“We are hopeful that this will allow us to host more playoff contests within
our school district,” Zepeda said. “The quality of the materials and the scope
of the entire project reflects our communities’ commitment to having firstclass
facilities for our athletes. We sincerely appreciate the support of our
community and will certainly take great pride in our new facilities.”
