VLP WEBSITE AND NABR NETWORK

Villages at Lakepointe is pleased to announce the addition of our

community website and mobile app via NABR network! Not to be

confused with Nextdoor, the NABR site is for residents of VLP and has

many functions. Please be on the lookout for emails and instructions

for setting up your account. This site has links to Graham Management

and the website, options to ask questions, pay dues, check design

applications and more. The goal is to make NABR an official place to go

for important updates and contact information, making communication

for residents more simplified. Go to NabrNetwork.com or contact Graham

Management to set up an account.

Once you register on the website with your email address, you will receive

notification of any community related announcements such as MUD

projects, garage sales (coming April 17 th !) and the monthly community

meetings and will be directed to the website.

MONTHLY HOA MEETINGS:

We encourage all residents to participate in the monthly HOA meetings.

It is your forum to ask questions, share suggestions and stay connected

with neighbors and planned activities.

When: The first Monday evening of each month (except on Holidays and

in December) at 6:30 PM.

Where: Meetings are being held via Zoom until further notice. Please

visit the community website for information on how to access the Zoom

meetings as well as to verify the meeting dates, view previous meeting

minutes and more.

VLP POOL RULES

The VLP pool is open 5 AM-10 PM year round for your enjoyment.

Please consider the following while using the pool:

The pool closes at 10 PM daily. Please be considerate of our neighbors

and exit the pool at this time. Anyone inside the pool area after 10 PM will

be considered trespassing.

**During this time, there is a limited capacity of swimmers allowed at

the pool at one time. Please be considerate of other residents and adhere

to the current restrictions set forth due to COVID. At this time, NO guest

visitors are allowed to use the pool. Please see signage posted at pool

regarding current mandates on capacity. **

In addition to these reminders, a complete list of rules is posted at the

pool.

VLP SAFETY TIPS

Officer Glentzer patrols VLP and shared the following valuable tips.

• Safety and awareness are key!

• If you SEE something, SAY something. Don’t be afraid to call in suspicious

activity and behavior. It gives our officers reason to investigate further

and could deter criminal activity.

• Call 713-221-6000 with non-emergency issues and 911 with emergencies

• Let our very own Deputy Glentzer (713-471-1882) know if you will be

away so he can keep an eye on your home

• At all times, be aware of your surroundings. Always lock your vehicle and

promptly remove packages and deliveries from your door step.

WATER USAGE

TNG is the operator for MUD 370. Villages at Lakepointe, Lakes on Eldridge

North and Nanaksar Colony make up MUD 370.

The meter readings and total monthly usage are listed on your invoices.

To conserve water, check for things like running toilets or leaks. TNG is

also a good resource and can be reached at 281-350-0895.

DESIGN GUIDELINES

The Design Guidelines are detailed descriptions of criteria related to the

outside of your home and landscape. A complete list of these guidelines

can be found on the community website.

As VLP approaches 20+ years, it is critical to keep the integrity of the

neighborhood by upkeep of homes and yards. Please take a look at this

information to see if there is anything you can do to your residence to

help keep our home values up.

PET OWNER FRIENDLY REMINDERS

Please remember to adhere to county laws regarding your pet by always

having your pet on a leash when outside of your house or backyard. This

is a law in Harris County; details can be found under Animal Regulations

at public health.harriscountytx.gov.

This is a safety precaution as well, due to the drainage ditch that runs

through VLP and can be a place where coyotes and other animals can

be found.

Additionally, please pick up after your pet. Germs and disease can be

spread in fecal matter, not to mention the mess it causes when stepped

in. Trash cans have been installed in common areas in VLP for your

convenience. Be a good neighbor and pick up your pet waste, including

other resident’s yards and walking paths.

TREES AND SIDEWALKS

As a reminder, it is the responsibility of the homeowner to trim the trees

on their property. This includes the trees on the outside of the sidewalk

that lines the property. Many have overgrown tree branches that hang

down and pose a danger to pedestrians. If someone is injured by a tree

on your property, you will be liable - so please go ahead and trim those

branches! Notices and reminders have been sent to homeowners about

this ongoing neighborhood concern. Thanks to all those who have

already taken steps to take care of their trees!

Many residents have also voiced concerns about the condition of

sidewalks that have become significantly uneven, largely from tree

roots, soil erosion, etc. Like the low hanging branches, these uneven

sidewalks also pose a risk to pedestrians and are the responsibility of

the homeowner to correct. Homeowners would be liable for any injury

caused by faults in the sidewalks on their property. Graham Management

has been notified of sidewalks in the common areas that need attention.

As VLP reaches just over 20 years, consistent upkeep is necessary to keep

our community looking good and to keep residents safer.

COMMUNITY GENEROUSLY SUPPORTS 2021

LIVESTOCK SHOW AND SALE

The 27 th Annual CFISD Livestock Show Association Show and Sale, held

Feb. 1 st -6 th at the CFISD Exhibit Center, saw an incredible amount of

generosity from the CFISD community through the live auction, freezer

sale, monetary donations and the first-ever online sale, despite the

COVID-19 pandemic.

The Premium Sale (live auction) unofficially raised $281,950, which is

$23,250 more than last year. Final amounts from the Freezer Sale (animals

not placing high enough for the live auction), Agriculture Mechanics and

Horticulture silent auction and additional gifts to students are not yet

available. More than 130 projects had pre-sale commitments to purchase

and animals in the Freezer Sale sold out in record time. In addition, one

new record was set for Grand Champion Turkey:

• Texas Travel Plaza & Cana Tire Inc. paid $20,000 for the Grand Champion

Turkey exhibited by Mason Oehlers from Jersey Village High School.

“The support from the community was amazing,” said Denise Kubecka,

director of career and technical education. “The common message

community members shared was that they were there to ensure our

FFA students were rewarded for their hard work and they did not want

the pandemic to take anything away from that. So many wanted to be

a part of this event that the students will remember for a lifetime. The

community’s outpouring of support was heartwarming. This would not

have happened without the parents, community members, countless

CFISD departments and, of course, our ag teachers working together on

the common goal to put our students first. Thank you to all. We did it!”

FOUR HIGH SCHOOLS RECEIVE FIRST WAVE OF

SYNTHETIC TURF FIELDS

Four high schools have finished receiving new synthetic turf baseball

and softball fields as part of the community-supported 2019 bond

referendum. Cypress Ridge, Cypress Ranch, Cypress Woods and Cypress

Falls high schools each received the improvements this year, at an

estimated cost of $14.5 million. The project was designed by IBI Architects

and constructed by ICI Construction.

“A three-phase plan is being implemented for the design and

construction of the fields,” said Roy Sprague, CFISD chief operations

officer. “Phase 1 started in 2019, with those four campuses having

and construction is anticipated to start in April 2021 and the Phase 3

campuses design work will start in early 2022.”

Phase 2 is scheduled to include Cypress Creek, Cypress Lakes, Jersey

Village and Langham Creek high schools. Phase 3 is scheduled to include

Cypress Springs, Cypress Park and Bridgeland high schools. The Cy-Fair

High School synthetic turf fields will be constructed as part of the Cy-Fair

Multi-Campus Master Plan Improvements, with design starting in late

2021.

The synthetic turf, supplied by FieldTurf USA, allows for almost immediate

playability after rainfall; as well as less groundskeeping and maintenance,

year-round availability and increased safety.

“We are excited for the start of our upcoming softball and baseball

seasons and the recent addition of our four baseball and four softball

turfed fields,” said Ray Zepeda, CFISD director of athletics. “The entire

project will allow us to have a facility that is much more useful and

functional for our programs, athletes and coaches.”

In addition to the surface improvements, the project also increased the

seating capacity at the Cypress Ridge and Cypress Ranch softball fields

and the Cypress Woods and Cypress Falls baseball facilities.

“We are hopeful that this will allow us to host more playoff contests within

our school district,” Zepeda said. “The quality of the materials and the scope

of the entire project reflects our communities’ commitment to having firstclass

facilities for our athletes. We sincerely appreciate the support of our

community and will certainly take great pride in our new facilities.”

We have done everything we can to try and reopen our doors, including

becoming the first theater in the country to install hospital grade UV lights

in our air filtration system. We even offered a safe and distanced indoor

concert as well as an indoor offering from our educational touring unit

this past fall. And when those projects proved financially challenging and

COVID numbers spiked again, we created “Light Up the Lot” and moved

all our programming outdoors. We’ve never given up. We never will give

up. But due to circumstances beyond our control, we find ourselves

needing to pivot once more. Which brings us to the announcement of

Easy Banana Cream Pie

You could make this on National Banana Cream Pie Day March 2nd!

INGREDIENTS:

3 cups heavy cream

1/2 cup crushed ice

1 (3.5 ounce) package instant banana pudding mix

1 (3.4 ounce) package instant vanilla pudding mix

3 bananas, sliced

1 (9 inch) pie shell, baked

1 cup heavy cream

DIRECTIONS:

Using an electric mixer, whip 3 cups heavy cream on low speed until

it starts to thicken. Add crushed ice and continue to whip another 4

minutes. Increase speed and add vanilla and banana pudding mixes,

whipping until pudding mixes are blended fully with the cream and the

mixture thickens. Increase speed to high and beat until mixture is stiff.

Line the bottom and half way up the sides of pie crust with banana

slices. Cover bananas with half of the banana cream mixture and top

completely with banana slices. Top with the remaining banana cream

mixture. In a small bowl, whip 1 cup cream until stiff peaks form. Using a

pastry bag, pipe cream onto top of pie, covering completely. Refrigerate

1 hour before serving.

Blueberry Popovers

You could make this on National Blueberry Popover Day March 10th!

INGREDIENTS:

3 tablespoons butter, cut into 6 equal-sized pieces

1 cup whole milk

3 eggs, beaten

1/4 cup white sugar

1 teaspoon vanilla extract

1 cup all-purpose flour

1/2 cup fresh blueberries

1 tablespoon white sugar

1 teaspoon ground cinnamon

1/4 cup confectioners’ sugar, or to taste

1 lemon, halved

DIRECTIONS: Preheat oven to 375 degrees F (190 degrees C). Put a piece of butter

into each of 6 large muffin cups. Put muffin tin in preheated oven until butter melts,

about 5 minutes. Set aside.

Beat milk, eggs, 1/4 cup sugar and vanilla together in a large bowl. Whisk flour into

the milk mixture until you have a batter. Divide batter between muffin cups. Drop

even amounts of blueberries into each batter portion. Stir 1 tablespoon sugar and

cinnamon together in a small bowl, sprinkle evenly over the batter portions.

Bake in preheated oven for 5 minutes. Reduce heat to 350 degrees F (175 degrees

C) and continue baking until popovers are no longer moist in the center, about 25

minutes. Dust tops of popovers with confectioners’ sugar. Squeeze lemon juice over

popovers. Serve warm.
